Summer with Style

M

y favorite time of the year has finally arrived. What’s not to love about long sunny days and warm nights, a relaxed summer schedule, and the opportunity to wear flip-flops everyday? If I ever go missing this time of year, just drive to the coast and you will find me there. As my fellow beach lovers would agree, the calmness and beauty of the beach restores one’s soul. It’s where I lived when I was first on my own; it’s where I got married; and it’s my absolute favorite destination to spend time connecting with my family and friends. I must confess, the opportunity to intertwine my love of all things beach with my work as an editor is one of the most enjoyable aspects of my job. I recently had the joy of spending time on one of North Carolina’s most unique and captivating islands, Bald Head Island, in a sprawling home that captures coastal living at its finest. As you breeze through the pages of this feature home, I hope you enjoy the exquisite design and momentarily escape to the calm of island life. Back on the mainland, interior designer Beth Keim gives us the privilege of escaping through her incorporative designs that reflect the perfect balance of texture, color, and patterns. We also bring you a stunning visual of how an Eastover family escapes to their own oasis recently constructed in their backyard. Serene colors and sophisticated details make this vacation home on Bald Head Island a calming retreat. By Nancy Atkinson Photography by Dustin Peck

E

ach summer for 12 years, the North Carolina couple walked down a stretch of beach on Bald Head Island with their children, dreaming of the day they would have their own vacation home on the island. They fell in love with one special house, which they named the “Dragon House,” for the charming weather vane that graced its roof. Two years ago, when they began actively searching to buy, the Dragon House came on the market. The couple jumped at the chance to own it. When it was first built in 1997, the home sat all alone on the southern stretch of the barrier island. Formerly known as the Texas Sea Ranch, it was designed by award-winning architect Chuck Dietsche and described as “a romantic jewel box of native wood and stone.” The home’s original design featured walls and ceilings of unfinished wood, a stone fireplace, and actual trees used as structural support columns in the home’s living room and foyer. Home to two previous owners, its last residents painted the natural wood walls and ceilings in vibrant hues of Country French yellow, green, and orange with strong teal and red accents. They replaced the original tree trunks with lighthouse-shaped columns painted teal, creating an eclectic farmhouse feel. The family loved the home’s location and its original architecture, but they knew changes were needed to make it their own. Their goal, in addition to adding another bedroom and laundry room for their guests, was to restore the integrity of the home’s original architecture and allow it to shine.

The dining room table was handmade to look like distressed wood from the sea. The soft upholstered chairs were given durable fabric for maintenance-free wear.

They assembled a team of the best designers and builders to help them achieve their goal, bringing in architect Cothran Harris, builder Parker Dudley, and interior designers Vicky Serany and Julia Ross from Southern Studio Interior Design. One challenge facing the team was the new addition, which Harris seamlessly integrated into the home’s existing architecture. The logistics of building and designing on an island presented another obstacle — getting to the island meant taking a ferry, and transportation to the house was only allowed by golf cart. “We had to think ahead, being efficient and organized,” Serany says. “If you’re missing a pillow or if anything breaks and needs to be repaired, that could mean extra time you just don’t have.” But the biggest challenge may have been in the home’s main living area, where the new owners wanted the lighthouse-shaped columns removed. “This was a big decision because removing them meant adding steel beams to the ceiling for support,” Serany explains. “It was worth the effort because it opened the living space and made a huge difference.” A new color palette was chosen to bring the serenity of the natural environment inside, drawing inspiration from the gorgeous views of the beach outside every window. New mosaic tiles around the fireplace and existing countertops in the kitchen helped dictate the new colors. “The kitchen granite features

greens, blues, and tans,” Serany says. “It looks like the ocean, so we kept it.” Careful thought was given to which elements of the home’s interior should stay and which should go. “We wanted to do everything with respect for the home, keeping elements that reflect the existing structure and the coastal lifestyle — informal, casual, and carefree — without looking too beachy or themed.” The family’s lifestyle drove most of the decision-making. In the kitchen, the island was completely reworked to add seating and make it more functional. The high quality, custom-made cabinets were carefully removed, repainted, and reinstalled. “The owners wanted dining room chairs to be very comfortable,” Serany says. “They sit for hours to play games and do puzzles. We used durable fabric throughout so they won’t have to worry about maintenance.” The sleeping quarters were given special attention, with extra space built in for children and guests. The bunk beds in the children’s room were custom made to take advantage of the views in an unusually shaped room. The upstairs guest room has an additional twin bed built-in on top of the existing bed, and the new guest room has a built-in window seat that doubles as a twin bed. The foyer lighting from Ro Sham Beaux in Charleston, South Carolina, was hand-beaded to mimic shells from the ocean. “The details are subtle, and that’s what gives them great impact.” Some of the furniture came with the house, passed down from the original owners, including the iron bed and upholstered chairs, which Serany had reupholstered in the master bedroom, foyer table, and sea chests. “Keeping pieces of this home’s original history was important,” she says. “Layering in old and new gives this home its personality and character and makes it feel warm.” The new owners love their new home, calling it a magical place for their family — the calming retreat they’ve always wanted.

When designer Beth Keim is left to her own devices, the results are livable, practical, and always stunning.

W

hen longtime clients came to designer Beth Keim about their newest home, it was easy to get giddy about the project. “I’ve known the homeowners for some time, and I know what their taste and style is,” Keim explains. “They pretty much let me run with a plan, and for me, that type of project is the absolute most fun.”

Keim came up with a design plan for the whole home. “Even if we can’t do the whole house at once, it’s best to plan for the whole house so that a cohesive look is in place when the time comes for other spaces,” Keim says. The homeowners wanted to stay in the Myers Park area and found a perfect newly constructed home to purchase. Since it was brand new, structurally there were no changes to be made and every focus could be turned to designing the inside beautifully. “We June / July 2017 | Home Design & DecoR Charlotte 55

touched everything but the floors,” Keim recalls. “Paint, wallpapers, rugs, fixtures — you name it.” With a plan in place, Keim got to work on the homeowners’ one directive — “It can’t be fussy or high maintenance; it has to be very livable.” With such flexibility, Keim was able to have some fun with the design, using eight different wallpapers from brands like Osborne & Little, Phillip Jeffries, and Harlequin. “People get scared of wallpaper, but it’s one of my favorite elements in design. It’s not as permanent as people fear it is,” Keim says. “It’s perfect for big walls, accent walls and can even save you from purchasing a ton of art, because the paper itself can be a focal piece.” Keim even upholstered some French doors that lead into an office for extra privacy. “The living room leading

into the office is one of my favorite parts of the house,” Keim admits. “It’s such a wow-factor when you walk in, and the upholstered doors are just yummy.” In the breakfast nook, Keim swapped the traditional chairs for a banquette and added a “killer light fixture” for added interest. Using accessories from some of her favorite Charlotte spots like Slate Interiors and Costwold Marketplace, Keim was able to round out the design with some truly unique pieces. “When you need to quickly accessorize with pieces that are unique or one-of-a-kind, I love to buy from local shops. Online stores tend to be too trendy, and you see the same pieces over and over.” Over three short months, the design came together, and while the homeowners were on vacation in the summer, Keim was able to install everything so they would have a completely new look when they arrived home. The homeowners couldn’t be happier, saying they’re thrilled with the finished product. “We absolutely love everything about Beth’s design, but our open kitchen and den is by far the favorite,” they gush. “The kitchen is the hub of our family, and we love having the open space. It opens up to our backyard where there is a constant rotation of neighborhood kids playing.” When asked what her rule of thumb is when designing a home, Keim is quick to say she doesn’t have one — she is a self-proclaimed rule breaker. She can, however, offer a few trade secrets. “My advice is to splurge on custom runners in hallways and foyers,” Keim advises. “The standard runner sizes are just too small to really make an impact in the space.” She also suggests layering patterns, te0xtures, and colors for a genuinely personal look, and of course, hiring a professional to help with the daunting task of decorating a home.u

The infinity-edge pool and oversized hot tub impart the serenity of a personal spa with sleek, straight lines, mirrored in the stone fireplace and resin wicker furniture, which give contemporary flavor to the outdoor space.

Growing up in a large Italian family, Alicia Brady learned very early in life the importance of setting aside time for making memories with the ones you love. Throughout the ever-changing landscape of their cross-country moves from Massachusetts to California and eventually to Charlotte, one thing remained constant: entertaining family and friends against the backdrop of their home’s cherished outdoor spaces, Brady’s parents’ lived by the motto, “the more the merrier.” Now married to her husband, Jon, and the mother of two, Brady wanted to create these same special memories with her own family in their Eastover home, nostalgic for the enjoyment of her own childhood. “During my entire childhood we had a pool, and my fondest memories are of my large family along with all the neighborhood 62 Home Design & Decor Charlotte | June / July 2017

kids enjoying our backyard and pool year-round. My parents entertained often, and I have the same love of sharing a special place and experience with others,” Brady says. “My ultimate dream was to create a luxury pool and outdoor space where my children, as well as my five siblings and their growing families, could come, hang out, and relax together.” As a special 40th birthday gift for Brady, her husband set the wheels in motion to make her dream a reality with a complete backyard renovation that would transform their space into a larger, more functional entertainment area. The finished project, completed in April 2017, is a sleek yet livable space that extends the square footage of their home. It includes an all-season outdoor living area featuring a hot tub, heated pool, outdoor wood-burning fireplace, and a large covered porch with

Architect Paul Poetzsch with Poetzsch Architecture designed the porch, which was built by TriSquare Construction. “Paul was amazing in executing special decorative details on the stucco porch, which give the design a unique appeal,” Brady says. The home’s original porch was scrapped and replaced by a much larger, freshly-updated

Custom fencing was provided by Todd Lowe and his team at Charlotte Dreamscapes, and backyard landscaping was provided by Arborscapes. version that complements the contemporary feel, while also maintaining the integrity of the home’s existing aesthetic with brick and dark window slats. The larger footprint offers adequate space to accommodate a sectional couch for the televisions, well as a ten-person dining table. B&B Pools completed the pool and surrounding hardscape with extensive bluestone work and creative design by Kevin Crook. “Kevin worked relentlessly with me to execute the overall vision of the pool, fireplace, and hardscape design,” Brady explains. The hot tub is designed to accommodate many guests and the heated pool features a serene infinity edge that overflows to the sunken lower deck with the fireplace. Another key component in the design is a spacious tanning ledge with submerged chairs that stay cool in the hot summer sun. An umbrella option is also available to provide shade as needed. The pool’s back wall is accented with three simple waterfalls for visual and audible effect. A custom enclosure for Jon’s Big Green Egg (he loves to grill!) seamlessly incorporates the design materials from the fireplace and back pool wall, giving the entire design a cohesive look. The Brady family is eagerly anticipating their first summer in the backyard oasis, though their space is designed to be accessible in any weather. “We are just beginning to enjoy the benefits of the new backyard living area and are excited to be able to utilize everything year round,” Brady says. “There’s nothing more exciting than anticipating the lifetime of fabulous memories we’ll make here with our kids, extended families, and friends.”u

Tips for keeping your outdoor furniture looking new longer.

pholstered outdoor cushions and rugs are usually the stars of any outdoor living area – bringing life, color, and personality to the patio. So, how do you keep them looking new longer? “While outdoor fabrics do resist mildew, they can’t do their job if they have soil build-up,” says Laurie Simons, owner of Fiber-Seal of Charlotte. “This is a common misconception. People think outdoor fabrics are impenetrable, but they do require some care. Though the fabric may be mildew resistant, dirt and leaves are not and these can grow mildew and stain the fabric.” But don’t worry; there are ways to combat these common problems. Follow these suggestions from Laurie to ensure your outdoor cushions and rugs look their best this summer and year round.

• Protect and seal outdoor fabrics with a reliable fabric care system – like a customizable Fiber-Seal service. • Dirt and spills should be cleaned immediately. • At the beginning of patio season, wipe down outdoor cushions with a clean, damp rag to remove dirt and debris collected during storage. • Vacuum outdoor furniture and rugs regularly. For rugs, flip them and vacuum the underside first, where a lot of dirt and debris can get trapped. Remember, most dirt isn’t always visible to the naked eye. • If cushions do get wet or rained on, standing them on end helps them dry properly. • Before putting the cushions away for storage, have them cleaned by a professional to ensure they are clean and in pristine condition for the next season. • Make sure furniture and cushions are completely dry before covering or storing. • Resist the recommendation to use bleach solutions. This is best left to upholstery cleaning professionals who know how to do this safely.

A custom build or remodel is the realization of a long-held dream, and clients are naturally filled with anticipation, excitement and even a bit of nervousness. In preparation of their project they have pored over gorgeous online images and meticulously created their Houzz ideabooks and Pinterest boards. As inspiring as these sources are, I have noticed that they can also have an unintended, overwhelming effect that can all too often overshadow the positive feelings and lead to crippling anxiety and self-doubt. Where once these homeowners delighted in dreams of a Pinterest-worthy home they would proudly show off, they now only see potential missteps. They lose confidence in their vision and start second-guessing their decisions. They are afraid to get it wrong. A recent client of mine was incredibly excited, but equally anxious to begin a longawaited renovation on her kitchen. As we scoured her Pinterest and Instagram pictures, I could definitely see a common thread emerging. But when I made suggestions based around design elements she clearly loved, she immediately refused. “I couldn’t do that,” she said. “It’s too popular, too trendy.” She had a completely valid point. But as I questioned her further, it was obvious to me that, trendy or not, these design elements were really where her heart was. In fact, she had always loved them – they just happened to have recently reached mass appeal. Two weeks later, I attended Southern Living’s Annual Design Summit. I was so excited (and admittedly star-struck) to rub elbows with so many of the South’s greatest talents in architecture and design as well as the editors of some of my favorite magazines! I listened intently to all the speakers, but was especially appreciative of Bobby McAlpine and Susan Ferrier’s words of wisdom. “To thine own heart be true,” they essentially said. Trendy or unheard-of, they urged standing out, being different, and following your heart no matter what (you fear) others may think. Their advice resonated with me and also validated my own beliefs. So often I see clients deciding against things they sincerely love because they are afraid that loving them just isn’t enough. They are seeking perfection and they don’t trust that their own vision will get them there. It really doesn’t matter whether what you love was popular years ago, is unprecedented to date, or is the hottest thing going. Be brave. Have faith in your vision. Have faith that your builder and/or designer can make it work. Let the things you love drive your design. Shades of White

A first-floor renovation, especially a kitchen renovation, can test your patience, but after it’s installed and finished, the hassle of it all begins to fade. When it’s an entirely new look, the key to achieving a cohesive result is to come up with a plan. I was delighted to help the Houser family create a bright, airy, light-filled space complete with new furniture pieces and a whole new color scheme. We said goodbye to an impractical kitchen and an outdated family room. The Housers and I agreed on a design direction, choosing shades of white as our palette. Since the family room was open to the kitchen, continuing the color scheme allowed the room to feel even more open, clean, and spacious. We chose Benjamin Moore’s China White, which has slight warmth to it, for both the walls and the cabinetry in the kitchen and family room. Then, we pulled in shades of grey through the furniture, carpet, and kitchen accents. Texture and accessories was all it took to give these spaces additional warmth – layering rugs, adding tall palms, and big art (both in a mixed media canvas and a beautiful hand-woven wall piece). When working with tall windows, I like to punctuate the height by adding tall panels, tall lamps, and height with the palms. We simplified the wall art in the family room by repurposing two mirrors on either side of the fireplace. The kitchen’s biggest problem, I felt, was the former peninsula. It cut off the walking path and only allowed for a smaller round dining table. Enter the long seven-foot island centered down the middle – a huge prep surface, as well a room to spread out homework and simple meals. We removed an awkward wall, added a beautiful back splash, new

Cost vs. Value

When taking on a home remodeling project, one of the first questions to consider is “how much should I spend?” While other major purchases like cars or property are somewhat easy to comparison shop, home remodeling projects can be a bit more challenging. After many years of living and breathing this business, I have yet to find a rule of thumb that works universally for everyone — there are simply too many factors to come up with one scientific model. However, focusing on these three major factors are an excellent starting point by which to streamline your efforts. Home’s Market Value Free online tools like Zillow or Trulia can give a general assessment of the home’s current market value, or, if homeowners are skeptical of those tools, a professional appraiser or realtor can evaluate the property. Either way, understanding the home’s value is a critical factor in determining how much to invest in the remodel. If a move could be pending in the near future, overspending is unwise if the project won’t

add significantly to the market value. On the other hand, not spending enough could lower market value or make it harder to sell. Remodeling Costs in Area While helpful tools like Remodeling magazine’s Cost vs. Value report can give general figures of a particular project’s cost, talking with a seasoned professional in your area will garner the most precise and personalized information. A reputable design and remodeling professional can give you real-world examples of cost projections based on their experience with projects of a similar scope. They can also factor in unique circumstances such as home’s age, preferred finishes and fixtures, specific design challenges to be addressed, as well as the homeowner’s level of involvement in design and construction. Enjoyment Value Enjoyment value is personal, something to which only the homeowner can assign a dollar amount. I recently met with a client


at the conclusion of her substantial kitchen remodel. She acknowledged that on paper she probably won’t get back 100% of the dollars she invested, but the joy she gets from being able to more comfortably host her extended family and friends for holidays and social gatherings was well worth the investment.
