Karols Korner Have the January Blues struck yet? Maybe it’s time to book up the diary with some thing to look forward to, this is the right time for me to plan a few key events over the year so as I have something to look forward to every 8-10 weeks. Days out, spa sessions, visiting friends and theatre trips, all feature high on my To Do list just now and once booked in, give me some lovely things to chase away those winter blues! February is a great month to tackle those projects at home too! I’m planning on revamping a set of drawers, having had great advice from Jon at Newark Paint & Hardware, who assures me that even I can do it – hmmm we’ll see! Once done though I’ve already chosen the lovely new treasure to sit on top of it (from Grace Gentle of course), so now all that’s left is to get started! Where was my cup of tea? Have a great Feb

Five Tips To Feed The Flame by Kate McLelland Ask any long-established, middle-aged couple how they keep romance alive, and there’s a good chance they will laugh out loud. It’s not surprising. The number of people aged sixty years and over heading off to the divorce courts (aptly dubbed “Silver Splitters”) has ULVHQ E\ IRUW\ ÀYH SHU FHQW RYHU the last decade and one of the main reasons for this dramatic statistic is that people are now living longer and seeking more from their relationships. So what is the secret when it comes to keeping love alive? +HUH DUH ÀYH NH\ WLSV WR NHHS your relationship fresh: 1. Challenge yourself and your partner Trying out new pastimes and hobbies or travelling to new places can be great ways to revive a tired relationship, but the key word here is “new”: it’s important to move out of your comfort zone. You’ll be surprised how quickly the spark returns

when you do something unexpected or face a challenge together. 2. Hug more, praise more Have you both fallen out of the habit of touching, hugging and smiling? Giving the odd kiss or word of encouragement? It may be GLIÀFXOW WR VWDUW KXJJLQJ DQG kissing your partner if you don’t usually behave in that way, but begin by looking for small opportunities to offer praise and physical reassurance and gradually build up from there. With luck – and given enough time - your partner will respond in the same way. If not, then have an honest discussion about why physical contact is important to you. 3. Don’t create your own stereotypes You’re not “mum” and “dad” to each other. Avoid the trap of falling into cosy stereotypes that prevent you from expressing your individuality. Remember that friends and family may also be reluctant to see you change, so gently assert yourself if you’re feeling under pressure to conform to their expectations. 4. Eavesdrop on your own conversations Listen to yourself as you talk

with your partner and make a mental note of any negative conversational habits. Some couples constantly put each other down, while others know each others’ thoughts VR ZHOO WKH\ WHQG WR ÀQLVK each others’ sentences. Neither approach is particularly helpful if you want to refresh your relationship, so if you’re not happy with what you hear, start working out ways to improve your communication. 5. SAINT MARKS PLACE Under new ownership with Big plans to help bring more vitality to the town and provide Newark’s loyal customers with an attractive retail environment. The 150,000sq ft open air shopping centre has recently welcomed 2 new retailers, La Di Da, a specialist ladies Occaasion Wear boutique, and Trespass, the outdoor clothing and Pursuits specialist. Alongside major retail brands such as M & S, Wilkinsons, New Look & Game, there really is something for the whole family at St Marks. St Marks is also full of independent retailers, offering a wide array of products & services, from beautiful flowers, to local artists work. You can even while away some time having coffee or lunch overlooking the market square. Following the recent letting to Trespass and Ladida, Topland have agreed to let Unit 11 to another National Retailer that will bring a new and exciting use to the scheme. Topland are also in discussions with a range of major retailers on Unit 7 and 21. Solicitors are instructed to let a unit in Saracens Head Yard to a local independent trader which will further reinforce the variety of offers in this scheme. St Marks has been acquired by a 8

privately owned property investment company, “ Topland Group of Companies”. in May 2015 for over £19m. The scheme is anchored by major national retailers, Marks and Spencer and Wilkinson, along with a 512 space secure NCP car park and 32 retail units with other High Street names including New Look/Game/Holland & Barrett/WH Smiths. The scheme forms an integral part of Newark’s attractive central retail area linking the historic Market Place and Stodman Street with the town’s bus station / the towns principle covered car park operated by NCP and a major new Asda store. The purchase forms part of Topland’s drive to acquire more shopping centres / major multi let assets and follows their acquisition of the Saddlers Centre in Walsall in 2013. Topland have retained specialist retail agents GCW (London) and FHP (Nottingham) to lease the remaining 4 vacant units and to create new exciting retail space to attract more household names to Newark and Saint Marks Place, in particular.

They are happy to talk to you about their work and you can purchase original works of art from them. Whilst Unit 7 is free, the gallery will work with Topland, to provide special events and exhibitions. Posters are in place requesting musicians and street performers to register their interest. There are only three rules, no racist material, no bad language and no political motivated performances. These three rules have no flexibility There has already been a great response, and a covered area is being looked at to allow electrical facilities to allow for musicians instruments and amplifiers. So if you'd like to be involved in a slot showing your skills, then call in at the gallery to register your interest. GoPhotography are also looking at the following ideas. Newark Past and Present - Here we asking the public to bring in their old photographs of Newark on selected days, and we can either scan and reprint these or exhibit the originals as part bog the exhibition. Formerly Worthington Simpson, In 1901 the company established itself in Newark and built the factory on Hawton Lane, Balderton, Newark. The company became part of the Flowserve Corporation in 2001. Approximately 300 people are employed at Newark, and through new and old images, show the contribution of the company to the people of Newark. We'll also be running several general photography competitions with GoPhotography, and these will be; "Newark's Next Top Model" Looking for male or females looking for a photo-shoot. "Me and My Horse/Pony", Here we'll come out and take a series of images with your horse or pony. "My Pet Portrait" - Bring your pet in or take them to an allocated photo place and get a great shot for memories. All these are free to enter and cost nothing for the studio or location shoot. Images taken will be shown to the entrants before publication, allowing

Spring being just around the corner reminded me of the time last year me and Sarah decided to visit a wedding show to give us some inspiration for our impending Big Day. “Why?”

“Then what is she doing here with that owl?”

So, after a good talking to, we continued with our investigations. But there seemed nothing here that was of any practical use for the Groom About Town. It was then I chanced upon the kind of stall I had been waiting for all day - the eyebrow stall!

I elbowed my way to the front of the queue, muttering something about sorting out the caterpillars above my eyes. “Tom, please don’t.” But it was too late. I presented my eyebrows to the nice lady. She glanced from one fuzzy outcrop to the other, emitting a worrying tuttut with each inspection. “Well sir, it’s gonna take a lot of hard work, but together, we’ll get there.” She then rolled out a set of miniature tools that were either for repairing the disaster above my eyes, or she had stolen a Lilliputian’s car repair kit. She then produced a tiny comb and proceeded to comb my eyebrows (I’m not

making this up by the way). Then suddenly, some powder appeared. Wary of edging into guy-liner territory, I was about to object when she reassured me, “Don’t worry about the powder sir, it’s waterproof.” This confused me further. “Madam, I anticipate my wedding day being emotional. However, I don’t think I’ll be reciting my vows whilst standing on my head. In any case, I thought you might be trimming them, I believe the correct term is shaping? She stopped in mid-powder. “I’m sorry sir, we don’t do that here. That’s a different stall.” I turned to Sarah who, noting that I appeared to be wearing a slightly more alarmed expression than usual,

declared that maybe arranging our wedding was something best left to the experts, which as it transpired, didn’t include me. “Look Tom,” she sighed, “On the day, just turn up and leave the rest to your bride, OK?” I think life goes smoother if we all just play to our strengths, don’t you? Damage to the hair cells in your ear – these delicate cells decrease as we age, and can be damaged by exposure to loud noise too. This can cause hearing loss, which in turn can make tinnitus more noticeable. Stress and anxiety - they may make tinnitus more noticeable. 6RPH SHRSOH ÀUVW QRWLFH tinnitus during or after an emotional upheaval, such as redundancy or bereavement.

This month, Tinnitus Awareness Week takes place on 2nd - 8th February, and it’s important; according to the British Tinnitus Association, around 30% of people will experience tinnitus at some point in their lives. Yet many of us don’t really understand what it is, or what to do if we suffer from it. So let’s tackle the most common PLVFRQFHSWLRQ ÀUVW

The causes aren’t clear. Even audiology experts don’t fully understand tinnitus. But it’s more common in people with hearing loss or ear problems, although people with normal hearing get it too. Normally, sounds travel into the ear and nerves take the signals to your brain for processing. But your ears can’t always tell what’s important. If you think you have tinnitus, don’t panic. Over time, the noises usually disappear completely or drop to a manageable level as your brain stops ‘listening’ to the tinnitus. ROYAL AIR FORCES ASSOCIATION BALDERTON BRANCH The Balderton Branch was formed in 2010 and its Standard was dedicated in St Giles Church in Balderton in June of that year. The R.A.F.A. as it is known, Is a Nation wide Charity Organisation by Royal Charter with Her Majesty The Queen as its Patron. It has over 650 Branches though out the Country, the Common Wealth and other parts of the World totalling around 70.000 members. Its aims are to give help and support to all ex-R.A.F. personnel and their Families. It also operates several Care and Respite facilities, Holiday and get away sites for use by its Members, Serving members of the R.A.F.and their Families. Some of the 4.500 R.A.F.Personnel returning from Iraq and Afghanistan have been able to take advantage of these Facilities. The Association has full Professional Welfare Officers and all Branches have Voluntary Welfare Officers to carry out local contacts. The Balderton Branch is just a small cog in this machine. Our Branch is now 5 years old and growing. We are seeking to get all ex-R.A.F. personnel, Male or Female plus currrently serving personnel to join our ranks. We also carry out Civic and other Ceremonies such as Battle of Britain and Remembrance. Being a Rural Branch we try to attend all the Village Galas and Fetes; If you have anything going in your area please let us know.

Our members have attended as Guards of Honour at the opening of several memorials to those lost whilst serving in the R.A.F. In August of last year we opened the Memorial to commemorate the R.A.F. Station at Balderton and to Honour those of all Nations that were lost whilst operating from that Site. The Memorial is situated within the Grounds of the Lancaster Grange Care Home at FernWood just off the A1 on the southern edge of Newark. The site and the Monument were donated by the Barchester Health Care Company and the site is maintained by them. Anyone wishing to visit the site can do so by booking in at the Home reception. We are totally financed by Public donations and work carried out by our members, these include manning stalls, Collecting during our annual Wings Appeal and distributing collecting boxes. The Wings appeal takes place in September over the Battle of Britain period. During this time we make static collections in as many Stores and Venues as Possible, these collections depend on how many personnel we can raise to cover the numbers of sites. During our 4 Years we have manage to collect ÂŁ 9.400.00 to wards the appeal. More members could mean that we would be able to cover some sites in a different manner and hopefully increase our collections. Branch meetings are held on the first Wednesday of each month. 7.30 in the Church Hall. Main St. Balderton [ opposite Tesco ]. ALL ex-R.A.F. are welcome to attend and associate membership is open to other services or civilians who would like

Buy to let (BTL) vs. Buy to sell (BTS) Trying to compare an apple to an orange By Chris Gillon I thought it might be helpful to discuss the differences between buy to let and buy to sell, because they often fall under the overall heading of "property investment". However, I don't see BTS in that light at all! To me, it is comparing an apple to an orange. I thought I would make some comparisons here, to clarify why I think that: Buy to let is largely a passive income strategy. You purchase a property, you rent it out to a tenant, the property (hopefully) delivers net cash flow per month. In other words, set and forget. Buy to sell is much more like a J.O.B. You find a property, in some cases add value, then you then sell to release the profit. You pay tax on that profit. You need to have the next project in the pipeline to move on to to keep the cash flowing. It is much more hands-on and you have to be in the driving seat to ensure that you end up with a net profit after the sale. You have to bear the costs of acquiring and selling property too, and these eat into your profits. Buy to let involves tenants. Tenants are out clients, therefore we need to think like "service providers" and we need to be compliant to over 70 government statutes and regulations. Buy to sell does not involve any tenants At the end of the project, you sell. The property remains empty, possibly eating into your profit, until the sale completes. A BTL'er has the mentality of being involved for the long term. That means long term thinking and delaying gratification. A BTS'er has the mentality of being involved for the short term.

That means short term thinking and seeking "instant gratification". A BTL'er is running a business with clients to satisfy. We may be in long term relationships with our tenants. A BTS'er is trading a commodity. There is an end user in mind - the buyer, but the relationship is very short term and, once the property is sold, the BTS'er will not have any further connection with that property or the buyer. BTL is an investment on which you seek a profit over the medium to long term. You can build a herd of cash cows that you can milk for cash flow month on month. Taking equity release from them is like breeding from them to build other assets. BTS is making a profit by trading a commodity. You buy a cow, fatten it up, and then slaughter it to release the profit and buy another cow. What other differences to you see?

The Magic Porridge Pot and Other Tasty tales is on 17th February at 2.30pm and a Palace Pals Workshop based on the smash-hit Disney film “Frozen” provides a great opportunity for young performers aged between 6 and 12 years to work

towards putting on a mini production in two days. This includes classes in acting, singing and dancing and the finished performance will be held on Thursday 19th which is free to parents and friends.
