MADISON DAYCARE PROJECT RAY WEST, PROJECT MANAGER

Renovations are mostly complete on the Madison Daycare project. The project consisted of renovating part of an existing building to create a brand new daycare center. Photos below are the finished product of the space we first shared in our November 2018 newsletter. Renovations included new mill-work, plumbing fixtures, floor tile (in some areas), fresh paint, and a new fire alarm system. We opened up one area to create a larger classroom. The entire renovation was completed by Facilities carpenters, painters, electricians, plumbers, logistics and custodial teams. Looks great and job well done team!

FACILITIES ADMINISTRATION SPOTLIGHT

CAMPUS PROJECTS AND EMPLOYEE SPOTLIGHT HYMAN 4TH FLOOR KITCHEN Laura Mooney, Project Manager

The Hyman fourth floor kitchen had a quick makeover to update the 4th floor tiny kitchen. Facilities trades working on this include painters, plumbers, carpenters, movers, flooring and cabinet shop. Below are before and after pictures.

SLIDING GLASS DOORS REPLACEMENT Ray West, Project Manager

The 910 Madison lobby entry doors were replaced. The old doors were damaged and hard to close. Stanley Door and Access demolished and install the brand new sliding doors. UTHSC Electrician (Matt) aided Stanley Door by providing power to the new doors.

CUSTODIAL DEPT SPOTLIGHT

Edwin Jeffres, Custodial Superintendent Custodial Department employees enjoyed pizza as a token of appreciation from their custodial superintendent. Custodial employees in the Pharmacy, CDD and Plaza (POB) were treated to pizza on a spring day as a way for Mr. Jeffres to let his team know how much he appreciates their hard work and they really enjoyed pizza as well as the fellowship. Pictures below are from the festivities.

HVAC EMPLOYEE SPOTLIGHT Allen Barton, HVAC Superintendent

Tyrone Cordero (pictured below) and Javen Hall, maintenance mechanics, make the facilities spotlight for doing a great job at the GMP facility. Tyrone ensures the boiler and all other systems in the utilities rooms are properly checked and if any systems alarms go off he is sure to informs Victor Francis, GMP facility manager. Javen takes his time and cleans carefully to make sure the utilities room is always spotless. Great job guys!


FLOWERS, FISH AND BATS

Steven Massey, Building Services Supervisor/Grounds The Grounds department personnel has been very busy with everything from landscaping, to caring for the koi fish at the Madison Plaza building, to removing bats from one of the areas on campus. Pictured below left, the Coleman building flowers in planter under crape myrtle. Center, is the Koi pond at 920 Madison that includes seven fish. Koi colors are dependent on the type of food they eat. On the right, is a tiny bat that was removed from the LINC loading dock after a work ticket call came into facilities. It’s the sixth bat recovered on campus. At the plaza area, they fly into the glass and get disoriented because they can’t see well. When this happens they usually stay where they fall until the evening and then head back home. The grounds team does a great job of keeping the campus maintained, which includes some out of the ordinary duties. Great job team!

Those of you not associated with HVAC or Energy Operations are probably unaware UTHSC is about to enter into a long term energy performance contract (EPC) with our energy service company (ESCO) Siemens. This contract will allow us to complete many energy conservation measures (ECM) that will pay for themselves over time, as well as funding several significant HVAC infrastructure improvements.

What is performance contracting? Simply put, performance contracting is a way to take the money from efficiencies through energy conservation and use these against current utility bills. The savings from these utility bills pay for the infrastructure improvements. There are many market factors driving performance contracting some of them are: Savings Mandates – Federal and state governments are increasingly mandating aggressive energy savings goals for public facilities but are not providing expanded capital budgets to pay for energy efficiency improvements. In this environment, EPC is the default method for implementing energy efficiency projects. Facility Modernization – Most facilities, typically starved for capital and maintenance budgets, use EPC projects to obtain needed facility improvements. Green Buildings – Facility owners who want to “green” their buildings often implement EPC projects because “EE Pays for Green,” that is, the savings produced from energy efficiency measures helps to finance renewables measures. Climate Change – Energy efficiency is the first choice of organizations trying to meet state mandates for greenhouse gas reductions. As with savings mandates, EPC projects enable facilities to meet greenhouse gas mandates that are not accompanied by budget increases. Utility Capacity Programs – State regulators faced with utility applications to build a new generation of power plants are increasingly looking to large-scale energy efficiency programs as an alternative. EPC projects, which can be self-financed through energy savings, are an attractive alternative. In the case of UTHSC, our main goals are saving energy and money, while modernizing our HVAC equipment. Siemens will begin construction of these ECM improvements upon completion of the review of their proposal. When you see them on campus working in a few months, you will now know why they are here. Know they are our partners in saving UTHSC money.

NEWS YOU CAN USE... KEY AND LOCK CONTROL MANAGEMENT Key and lock control management is under Facilities Administration. If you need to turn in, transfer, have new keys issued, or have locksmithing needs do the following: 1) Complete a request form found on the facilities website under the key control tab (https://www.uthsc.edu/ facilities/key-control.php). 2) Attach the form to an Archibus work order request (link found at the bottom of each page of Facilities website).

UTHSC SICK LEAVE BANK News From The HR Reporter

The Sick Leave Bank (SLB) is an opportunity for eligible employees to protect their income. The Sick Leave Bank may provide paid leave to bank members who have exhausted all of their own paid leave due to a personal illness or injury. Who may join? Any regular staff member who has accumulated minimum of 48 hours of sick leave may elect to enroll in the SLB by contributing a minimum of 24 hours to the bank. SLB hours for part-time employees are prorated according to the amount of effort. Open enrollment for Sick Leave Bank is conducted in April, May and June of each year. Enrollment forms must be submitted to Human Resources, Benefits, 910 Madison, suite 727 by June 30, 2019. Any regular staff member may elect to participate in the Sick Leave Bank, according to the guidelines and procedures.
