A
long Highway 60 about 70 miles east of Phoenix, the old mining town of Superior makes for an interesting day trip for seekers of nature, adventure and history. Sadly, 2021 was not a kind year to the area, as the Telegraph Fire devastated the region and burned over 282 square miles of land. As the earth recovers from that, opportunities to enjoy what the town has to offer return. For those seeking an easygoing excursion,

Boyce Thompson Arboretum―also home to the Wallace Desert Garden―is Arizona’s oldest and largest botanical garden. It features plants from other countries, 4.7 miles of trails (some of which are even handicap accessible), a visitor’s center, picnic area, and the more challenging, rugged High Trail leads to the Queen Creek riparian area and incredible views of the surrounding area. Guided tours are offered October through April. Wallace Desert Garden is a 13-acre botanical garden that was transplanted from its former home in Scottsdale
back in 2015. Regardless of your knowledge of plants, the arboretum is a wonderful destination all by itself, and since it was spared from the Telegraph Fire, it’s almost like an island unto itself.
Superior History After your visit, you may want to stop and check out the historic part of town along Main Street, lined with boutiques, art galleries, antique shops and places to dine. There’s so much to experience out in Superior, you’ll likely wish there were a few more hours in the day to see it all.

or experienced hikers desiring something far more adventurous, the backdrop to the arboretum is Picketpost Mountain—a challenging hiking destination within the Tonto National Forest. This 4.3-mile out-and-back hike is rated difficult and involves about a 1,990-foot elevation gain, as well as some route-finding and scrambling skills. The initial part of the hike follows the Arizona Trail for 0.4 miles, but then one heads east along a smaller dirt road across a creek bed and up toward the mountain. Cairns are evident along the way, but it’s highly recommended to seek out a proper map beforehand and study the route through the chute that leads up to the upper plateau.
GET THERE Directions Follow US-60 to mile marker 221 onto Uno Trail (Forest Road 231). Follow the dirt road 0.3 miles to Saddleridge Trail. Head east 0.75 miles on paved road to parking area. Difficulty Rating 4.5 out of 5 (Source: www.alltrails.com.)

North Gateway Core, 500 acres east of I-17, between Sonoran Desert Drive and Dove Valley Road, bounded by Skunk Creek Wash on the west, and North Valley Parkway on the east, has been defined by the city as “a mini-downtown for the North Valley,” according to planning documents. The city’s goal is to create “a high-density, urban environment that will reduce automobile trips, support transit and promote Skunk Creek Wash as a major natural amenity that allows for a trail.” With a number of residential developments in the works, restaurants and retailers are making plans to locate within this fast-growing pocket. hree years after a proposed single-family master-planned community near the Sonoran Preserve along Sonoran Desert Drive was first introduced to the community, the project’s plans— which require approval from the City of Phoenix―are back on the table. Taylor Morrison is proposing to develop 1,420 homes on the only privately owned 473-acre parcel between the Sonoran Foothills Community and Cave Creek Road. The property is under the same trust ownership as the 80-acre parcel that exists today as Sonoran Gate, a 255-home
development built by Taylor Morrison to the west, but also within the Sonoran Preserve. Formerly known as MacEwen 480, the development now called Verdin, near the popular Apache Wash Trailhead surrounded by State Trust Land, requires approval of a zoning change with the City of Phoenix from S-1 (low density farm or residential uses) to PUD (Planned Unit Development) to allow construction for up to three homes per acre. Plans were paused by the developer in May 2019 to allow for more internal work with City of Phoenix Streets and Transportation Department and
Parks and Recreation regarding the design according to the builder’s legal representative, Susan Demmitt, of Gammage & Burnham. Now the builder has resubmitted its proposal with the City to get the ball rolling again. Informational presentations in November were held during public meetings of the North Gateway Village Board and Desert View Village Board, which serve as advisory committees to Phoenix City Council. If approved, lots will range in size up to a third of an acre in gated and non-gated neighborhoods within the (Continued on page 24)

community governed by its own homeowner’s association. Planned community amenities include a private community center and outdoor recreation facilities, including a pool and sport courts, open space and a trail system with connections to the Sonoran Preserve. Since its introduction, the project has been met with concern by members of the Phoenix Mountains Preservation Council and a group named “Save our Sonoran Preserve” due to the project’s density and its impact on the recreational activities and wildlife in the Sonoran Preserve. In response to the concerns for preservation of the adjacent Sonoran Desert, Demmitt said Taylor Morrison’s Verdin team has formed a partnership with the National Wildlife Federation to establish design guidelines for the community, focusing on preservation and the protection of native habitats within Verdin. Plans include creating certified wildlife habitat open spaces throughout the community such as habitats to support monarch butterfly recovery efforts with native milkweed and plants; nature playscapes instead of traditional playground equipment in some areas to allow for imaginative environnmental play; and native landscape yard plans designed in partnership with the Wildlife Federation. “There’s been a lot of sensitivity as to how this project will be designed… we’ve tried hard to create a development framework for a natural organic feel with natural edges and open access to the preserve,” Demmitt said.
Roads and Schools As for future plans for road improvements along Sonoran Desert Drive, Demmitt said the builder is working with closely with the city to support the buildout of Sonoran Desert Drive and is proposing to contribute between $12 million and $16 million toward the widening of the roadway to six lanes between Cave Creek Road and Loop 303. The community would be served by the Deer Valley School District, which under the current boundaries, students would attend Desert Mountain School and Boulder Creek High School.

meetings are tentatively planned for early spring, with dates yet to be announced. Final approval for rezoning with the City of Phoenix is targeted for late spring. If approved, Demmitt said construction would consist of three phases, with earthwork beginning as early as fall 2022. She said first home completions could come by 2024, but complete buildout is anticipated to be an eight-year project, ending in 2032. Mortgage Outlook Interest rates ticked up from a year ago when the rate on a 30-year fixed rate averaged 2.77 percent. The 15-year rate at this time last year was 2.21 percent. “Mortgage rates moved up again as the 10-year U.S. Treasury yield rose and financial markets adjusted to anticipated changes in monetary policy that will combat inflation,” said Sam Khater, Freddie Mac’s Chief Economist. “As a result of higher mortgage rates, purchase demand has modestly waned in advance of the spring homebuying season. However, supply remains near historically tight levels and home prices remain high, keeping the market competitive.”

obocallers are murdering our collective joy. They interrupt, they pester, and they bully. And often they turn us into raving lunatics as they pummel us with offers of car warranties, home warranties, top dollar for our home, and a bunch of other crap that we don’t need or want. And they will not stop. As a business owner who lives by the ring of the phone, I don’t have the option of ignoring calls I don’t recognize. Sure, some are obvious, but many aren’t. And these parasites have such well crafted scripts (OK, sometimes, they’re crap) that they can easily waste a few seconds of everyone’s day. Compound that by a dozen calls, splash in a handful of random texts, then add in the 300 or so spam emails I need to at least glance at (just to make sure) and these leeches are eating up about 30 minutes of my day. That makes almost eight days a year that these weasels live in my world. I don’t even get that much vacation time!
Unlisted numbers, Do Not Call Registry, and blocking numbers are useless because many operations are conveniently located offshore and do not comply with federal laws. There are draconian measures you can take like call filters but those are as annoying as they are effective. It’s sometimes fun to play along and waste the caller’s time but I’ve found this not to be a very effective use of my time, regardless of how entertaining I find it. About the only thing I can do is refuse to do business with anyone who contacts me unsolicited. While my little personal boycott is unlikely to disrupt the telemarking cesspool, if all 67 of my readers band together, we might be able to take down this mighty evil empire! Or maybe we just all go out and buy air horns. I’m open to suggestions.
