If you are a Tulsa County resident, then you may have already received your property assessment notice via the mail in January. You may be questioning what effect the increased property value notice you received might have on your taxes.
“This is not a bill,” Tulsa County Assessor, John Wright affirms. “[The notices] are our effort to communicate with the public,” he said of Tulsa County residents receiving their annual assessment notifications.
“The responsibility of the county assessor’s office is to put an accurate, fair market value on all property in the county as of the lawful assessment date, which is January 1,” Wright said.
How are Tulsa County property assessments done?
The assessor’s office maintains records of the value of all properties in the county and an assessment is based on the value of the land and any improvements (i.e. buildings) on the property. The assessment process can involve an inspection of the property and an analysis of current market data. The value of the property is one part of the equation used to calculate the amount of property tax that the property owner pays.
What should you do if you disagree with your property assessment?
Property owners can challenge that assessment if they believe it’s inaccurate. Property owners have a 30-day period from the date on their property value assessment notices or until the first Monday in April if they did not receive a notice. “This appeal opportunity is the property owners due process,” Wright said.
There is no charge for property owners to file an informal or formal appeal.
“We encourage that appeal. We welcome the conversation to explain what’s going on in the market and how we arrived at the number,” he said.
There is a limit on the amount a property value can increase in one year. This restriction is known as a tax cap. Even in areas where property values are increasing rapidly, the taxable value will increase only 3% to 5% within the year, depending on the applied exemptions. Homesteaded properties can increase up to 3% and nonhomesteaded properties can increase up to 5%.
The Homestead Exemption, can be filed between Jan. 1 and March 15 annually. Once the exemption is granted, property owners do not need to apply again unless they move. It is available to property owners who use their home as their primary residence with their name on the deed, with the deed also having been filed with the county clerk’s office. The Homestead Exemption subtracts $1,000 off of the assessed valuation. Depending on where you live in the county, this equates to a savings of about $91 to $141 each year.
A Senior Freeze Exemption, can also be filed until March 15 annually. The exemption is designed for seniors 65 and older, who
earn less than the HUD Median Income for the area. For the 2025 tax year, that amount is $86,600. “[The exemption] freezes the valuation of the property at the number of when the application is approved,” Assessor Wright said.
How is property tax money spent?
“We don’t set the tax rate. We don’t collect the taxes. We don’t send out the tax bill. Our job is evaluation;’ Wright said. “Our appraisers seek to use their best judgment based on experience and computer-generated data to come up with the most accurate market number,” He then added, “All of the revenue generated by the property tax is invested locally with a lion’s share going to Tulsa County schools.”

With a new year beginning, we are planning and preparing for upcoming events, that are open to the public, such as the “Old Fashion Picnic” in May, the “Hats off to Will” Will Rogers Days in November, birthday tribute and the Wreath Laying Ceremony at Will Rogers Memorial Museum in November, and the other social and cultural events that we promote and participate in, throughout the year. Broken Arrow is in for a treat this spring as the Spring Craft, Food & Gift Bazaar, hosted by Gretchen and Tom Willoughby of G & T International, returns for its fourth year! The event will be held on Friday and Saturday, March 28-29, from 9 a.m. to 5 p.m. at Rhema Ninowski Center, 1367 West Kenosha/71st Street, Broken Arrow, OK 74012.
Unique Vendors
With over 125 unique vendors filling 10x10 booths, visitors can expect a diverse selection of handmade crafts, specialty foods, and one-of-a-kind gifts.
“We’ll have some booths from previous vendors, but we’re also excited to showcase some new vendors,” Gretchen shared. From hand-painted rocks to denim bags, quilts, and crocheted items, the variety promises something special for every visitor.
Taking place just three weeks before Easter, the bazaar offers the perfect opportunity to discover unique and thoughtful gifts for loved ones. Imagine filling Easter baskets with locally made chocolates, freeze-dried candies, flavored popcorn, or handcrafted toys. There are even adorable stuffed Easter rabbits dressed in fancy spring outfits.
Families can also browse through booths featuring birdhouses, homemade breads, and even beauty and health products. Pet lovers will enjoy finding charming accessories for their furry friends.

This year, the bazaar is stepping up the fun for kids by introducing special guest appearances! Children can meet
Cinderella on Friday from 2 to 5 p.m. and Elsa on Saturday from 10 a.m.–3 p.m. Both characters will give out goodies and pose for photos.
Families can shop stress free with free entry and parking, plus complimentary shopping bags and helium balloons for kids. When it’s time to refuel, guests can enjoy tasty bites from local favorites like Chick-fil-A and Billy Sims BBQ, with plenty of seating available.

The Willoughbys are also giving back by offering free booth spaces to 501(c) nonprofit organizations to support their fundraising efforts. This community-driven approach creates a welcoming space for everyone.

Now that open enrollment season is over, it doesn’t mean that you can’t sign up for insurance now. You can enroll in coverage if you have a change in family status that will trigger a Special Enrollment Period or SEP.
What is a Special Enrollment Period?
Special Enrollment Periods (SEPs) allow individuals to enroll in or change Marketplace health insurance plans outside of the annual Open Enrollment Period. Here are the main situations that qualify for SEPs:
1. Loss of health coverage: You may qualify if you or anyone in your household lost qualifying health coverage in the past 60 days.
2. Changes in household:
• Marriage: Coverage can start the first day of the next month if you pick a plan by the last day of the month.
• Birth, adoption, or foster care placement of a child: Coverage can start the day of the event, even if you enroll up to 60 days afterward.
• Divorce or legal separation resulting in loss of health insurance.
• Death of someone on your Marketplace plan, causing you to lose coverage.
3. Changes in residence:
• Moving to a new ZIP code or county
4. Loss of Medicaid or CHIP coverage.
5. Income changes: You may qualify based on your estimated household income.
6. Other qualifying events:
• Becoming a U.S. citizen
• Leaving incarceration
For most SEPs, you have 60 days before or after the qualifying event to enroll in a plan.

Employers will pay 25% of the premiums, the Employees will pay 15% of the premiums and the Insure OK program will pay 60% of the premiums. It is available to employers with up to 250 employees and not all employees have to qualify for the subsidy.

In Broken Arrow, the harsh reality of hunger is closer than many realize. One in five Oklahoma children faces food insecurity, and half of the Broken Arrow Public School students qualify for free or reduced lunches—a number that continues to climb. Seniors aren’t spared either, with one in ten unsure where their next meal will come from. Despite being a thriving, growing city, Broken Arrow reflects the sobering statistic that Oklahoma ranks 46th in the nation for food insecurity.
What Does BA Neighbors Do?
That’s where Broken Arrow Neighbors (BA Neighbors) steps in. As a nonprofit organization dedicated to serving local residents with dignity, compassion, and empowerment, BA Neighbors offers critical services that make a real difference. From combating food insecurity to providing emergency financial assistance, financial literacy programs, and career guidance, their impact is both vast and deeply personal.
“We have had so many first-time families coming to Broken Arrow Neighbors with the hard choice of whether to put food on the table or pay rent,” said Megan Quickle, executive director of BA Neighbors. “The need is just tremendously growing in our community—a staggering necessity.”
How Does BA Neighbors Raise Funds?

“Broken Arrow is a prosperous and beautiful community, but there is also a growing need,” Quickle emphasized. “Oklahomans are not being paid a living wage that equates to security. Many are living paycheck to paycheck, and when something unexpected happens, that’s when BA Neighbors steps in.”
At the core of BA Neighbors’ mission is the Neighbor’s Choice Curbside Pantry program, which provides families with groceries for 30 days—including food for their pets. Beyond food help, the Emergency Financial Assistance Program helps residents avoid utility shutoffs and eviction, offering a critical safety net for families on the brink.
BA Neighbors also runs Jump Start, their community mentorship program, pairing clients with mentors to build financial literacy and career readiness. “It’s not just about providing immediate relief but also about empowering individuals to take the next step in their careers and lives,” Quickle noted.

Spring is near and excitement is in the air! The Indian Women’s Pocahontas Club members know it is time to go to the creek where the blanket of brown leaves protects the wild onions and dig. Club members have been performing this ritual for decades. Even the girls from the female seminaries from which the Club was born gathered wild onions (without permission), going together to forage for their first green of spring. There was much anticipation as they used their hands to rake away the brown blanket of leaves and reveal the tender green blades of wild onions peeking out. The ladies dug carefully with a sharpened stick and left the root system intact for the next year’s harvest. Wild onions grow close to running creek water, and dirt was easily washed from the roots.
Today, ladies from the Indian Women’s Pocahontas Club not only dig wild onions, but also Sassafras roots. They dig only enough Sassafras roots to boil for a special aromatic tea before returning home to clean the wild onions, gather eggs, and prepare a feast. This tradition has always been shared with family, friends, and neighbors to bring the community together.
