PROPERTY ASSESSMENTS
What Every Tulsa County Property Owner Should Know
BY AARIKA COPELAND
If you are a Tulsa County resident, then you may have already received your property assessment notice via the mail in January. You may be questioning what effect the increased property value notice you received might have on your taxes.
“This is not a bill,” Tulsa County Assessor, John Wright affirms. “[The notices] are our effort to communicate with the public,” he said of Tulsa County residents receiving their annual assessment notifications.
“The responsibility of the county assessor’s office is to put an accurate, fair market value on all property in the county as of the lawful assessment date, which is January 1,” Wright said.
How are Tulsa County property assessments done?
The assessor’s office maintains records of the value of all properties in the county and an assessment is based on the value of the land and any improvements (i.e. buildings) on the property. The assessment process can involve an inspection of the property and an analysis of current market data. The value of the property is one part of the equation used to calculate the amount of property tax that the property owner pays.
What should you do if you disagree with your property assessment?
Property owners can challenge that assessment if they believe it’s inaccurate. Property owners have a 30-day period from the date on their property value assessment notices or until the first Monday in April if they did not receive a notice. “This appeal opportunity is the property owners due process,” Wright said.
There is no charge for property owners to file an informal or formal appeal.
“We encourage that appeal. We welcome the conversation to explain what’s going on in the market and how we arrived at the number,” he said.
There is a limit on the amount a property value can increase in one year. This restriction is known as a tax cap. Even in areas where property values are increasing rapidly, the taxable value will increase only 3% to 5% within the year, depending on the applied exemptions. Homesteaded properties can increase up to 3% and nonhomesteaded properties can increase up to 5%.
What property tax exemptions are available?
The Homestead Exemption, can be filed between Jan. 1 and March 15 annually. Once the exemption is granted, property owners do not need to apply again unless they move. It is available to property owners who use their home as their primary residence with their name on the deed, with the deed also having been filed with the county clerk’s office. The Homestead Exemption subtracts $1,000 off of the assessed valuation. Depending on where you live in the county, this equates to a savings of about $91 to $141 each year.
A Senior Freeze Exemption, can also be filed until March 15 annually. The exemption is designed for seniors 65 and older, who
earn less than the HUD Median Income for the area. For the 2025 tax year, that amount is $86,600. “[The exemption] freezes the valuation of the property at the number of when the application is approved,” Assessor Wright said.
How is property tax money spent?
“We don’t set the tax rate. We don’t collect the taxes. We don’t send out the tax bill. Our job is evaluation;’ Wright said. “Our appraisers seek to use their best judgment based on experience and computer-generated data to come up with the most accurate market number,” He then added, “All of the revenue generated by the property tax is invested locally with a lion’s share going to Tulsa County schools.”
The specific eligibility criteria for these exemptions, as well as applications and a tax estimate calculator can be found on the Tulsa County Assessor’s website.

THE NuROOF ADVANTAGE
BY AARIKA COPELAND
Since 2015, NuRoof & Construction has been more than just a roofing company in Tulsa—it’s been a family-run operation with deep local roots and a big heart for its community. Cass Benner, the owner and operator, brings a wealth of experience and a passion for quality craftsmanship to the business. “Our primary focus is roofing, residential and commercial, but our scope of work is far beyond that,” Cass shared, emphasizing the company’s versatility.
Cass’s background in construction spans a wide range of expertise, including roofing, framing, concrete work, and even building pole barns. This hands-on experience has shaped NuRoof’s ability to tackle diverse projects. “We can do anything from concrete work to adding on decks and more,” Cass said. NuRoof Advantage: Services
NuRoof specializes in new construction and reroofs, but they also handle repairs, which is vital in storm-prone Oklahoma. With a team that stays current on industry innovations through ongoing training, customers can trust that they’re getting top-tier service. “It’s always good to once a year have a professional inspection on your roof, especially after any major storm,” Cass advised. To make that easier, NuRoof offers free inspections.

Experience the Advantages NuRoof & Construction has to Offer
NuRoof Advantage: Licensing
One of the company’s proudest achievements is earning their commercial license. “We’re particularly excited about achieving our commercial license,” Cass said. This milestone allows NuRoof to better serve Tulsa’s business community, helping protect valuable assets with reliable roofing solutions.
Licensed not just in Oklahoma but also in Arkansas and Kansas, NuRoof is expanding its reach while staying committed to its local values. “We can work throughout Oklahoma,” Cass noted.
NuRoof Advantage: Communication
For NuRoof, the customer experience is just as important as the work itself. “In the construction environment, there can often be a huge lack of communication,” Cass acknowledged. To address this, NuRoof assigns a project manager to all jobs, ensuring clear and constant communication between the customer and the office.
This hands-on approach extends to navigating the oftendaunting insurance claims process. After a free inspection, NuRoof determines if storm damage warrants a claim and guides customers
step-by-step. For those worried about costs, financing options are available, recognizing that not everyone can afford a lump-sum payment for repairs or replacements.
NuRoof Advantage: Warranty
NuRoof backs its full roof replacements with a five-year workmanship warranty, along with manufacturer warranties on shingles. “We treat every customer as if their home is our own,” Cass said. It’s this personal touch that has earned the company the trust of over 2,600 customers in Tulsa alone.
Whether it’s a quick repair or a full-scale commercial project, their team is ready to provide hassle-free, high-quality service.
As Oklahoma faces unpredictable weather, NuRoof’s commitment to its customers’ homes and businesses stands strong. For free inspections and trustworthy service from a company that treats you like family, NuRoof & Construction is just a call away. Get in touch with NuRoof today for your free estimate

BY AARIKA COPELAND
Pets give their unconditional love and when they pass owners often want to reciprocate that love in the best way possible. Choosing a service that repays your pet’s same love and dedication after their passing can be a comforting step in the grieving process. Angel’s Pet Funeral Home and Crematory in Tulsa offers their support, compassion, and care during these difficult times. They offer a variety of services to ensure your beloved pet is honored with the dignity they deserve. “It doesn’t matter what breed it is or where it came from, people grieve for their pets,” owner Angel Askins
said. “All the things an owner can do to make that pet special, memorialize them, it’s all part of the grieving process.”
With flexible transportation options for your pet, including pickup from your home or vet’s office, or you bringing them directly to the funeral home, they ensure the cremation is done within 48-72 hours after completing the paperwork and payment. You can choose to pick up the ashes or have them delivered to your preferred location. They provide temporary containers or special urns that can be engraved as a lasting tribute to your pet. Angel’s offers a variety of
urns and stones that can be laser engraved with special remembrances of your pet, with engraving services available for leather, metal, or granite.
Angel’s works closely with any veterinarian office to make this process as seamless as possible. “People don’t realize that they have a choice of where their pet goes. We work with any vet,” she said. Inform your vet that you choose Angel’s, and they’ll handle the rest with family-like care. No one likes surprise repairs, especially when temperatures hit extremes. That’s why Elite Service offers a recurring monthly maintenance program that’s catching on with homeowners and businesses alike. Instead of scrambling to cover a lump-sum payment, this flexible program makes it easier to manage costs while protecting your heating and cooling systems.
Twice a year, Elite’s trained technicians
clean, inspect, and tune up your systems— once in the spring to prepare for summer’s heat, and once in the fall/winter for the colder months. This proactive approach:
• Reduces operating costs,
• Extends the life of your equipment, and
• Minimizes the risk of unexpected (and expensive) breakdowns.
Joel explained it best: “By catching potential issues before they become problems, we help ensure your system operates efficiently all year long.”
Ready for Tomorrow’s Technology
Big changes are coming to the HVAC world. Beginning in 2025, the U.S. Department of Energy will mandate new propane-based refrigerant systems for improved energy efficiency. For many homeowners and builders, this means new technology and new protocols.
But there’s good news—Elite Service is already prepared. Joel and his team prioritize ongoing education to stay ahead of industry changes. “We go through dealer training programs to learn how to operate and maintain these new refrigerants,” Joel said. His team trains in-house every 60 days, ensuring their techs are ready for whatever system they encounter—whether it’s an older model or the latest high-tech upgrade.
This dedication to training makes Elite Service the go-to choice for new builds, housing developments, and local businesses preparing for the future.

With nearly 28 years of experience in medical equipment service and repair, Wade understands each customer is going through a difficult time, often losing some of their mobility or independence. That’s why he’s committed to providing transparent, personalized service—when you call or walk into his locally owned store, you’re talking directly to him, not a faceless employee. “You have to remember that everyone that comes in here isn’t at their best. They’re giving up
something,” Wade says. “But we can give some of their comfort back.”
Wade has owned Reese’s Medical Equipment for six years, but before that, he ran the service department for the previous owner, gaining a wealth of experience in repairing and servicing all kinds of medical equipment. Today, that expertise continues to shine as he handles service calls, installations, and ensures customers always know exactly who they’re dealing with.
Lift Chairs
One of the most popular items at Reese’s Medical Equipment is the Pride Lift Chair line. These chairs are not only cost-effective

but also offer infinite seating positions for maximum comfort. Wade also stocks Golden Cloud chairs, which offer high-end comfort with superior fabric and cushioning. Many of Wade’s customers are seniors or people recovering from surgeries, dealing with ailments like arthritis or general weakness.
“These chairs make a big difference for those who have trouble standing up or are concerned about a partner needing to help them,” Wade notes. He always keeps a dozen lift chairs in stock so customers can try before they buy, ensuring they find the perfect fit for their needs.
Scooters
Mobility scooters are another specialty at Reese’s. Wade stocks up to 10 models, both three-wheel and four-wheel varieties. The Go-Go Carbon is a standout—lightweight and ideal for travel, it folds manually, reducing the chance of mechanical failure. Another popular option is the iGo, which splits into two pieces for easy transport.
“I push the three-wheel scooters because they’re more transportfriendly, and they have a better turning radius,” Wade explains. Scooters from his Pride line come with chargers and have a range between 9 to 15 miles, depending on the terrain.
Ultra-Light Power Folding Wheelchairs
For those needing power assistance, Wade offers the Golden Cricket power chair, known for its ultra-lightweight design and easy folding capability. This model allows users to drive with one hand via a joystick, making it ideal for tight spaces like assisted living facilities. Wade also keeps the Go-Go power chair in stock, which breaks into four pieces for easy handling.
Bruno Stairlifts
Wade’s expertise extends to Bruno Stairlifts, a product he’s been selling and servicing for 28 years. Bruno is known for its superior quality, offering straight, curved, and outdoor rails. Each rail is custom-fitted to the customer’s staircase, and Wade takes pride in installing each stairlift.
“Bruno is considered the best,” Wade says, noting that he’s certified for sales, installations, and repairs. Whether it’s a short run or a custom stairway, Wade ensures each customer gets a solution tailored to their home.
At Reese’s, Wade is dedicated to offering a 1-year labor warranty on virtually everything he sells, meaning customers can count on him for repairs and maintenance without additional costs. “If they can bring it to me, I’ll work on it for free. It’s my urgent goal to help those who have bought from me and need service or repairs,” Wade says. “I’m hypersensitive to the amount of time people have, and I make it my top priority to get their equipment fixed quickly.”
His deep knowledge of the industry also allows him to guide customers through the sometimes-confusing buying process.
For those in need of durable medical equipment, Reese’s Medical Equipment provides not only products but peace of mind. Wade’s personal touch and years of expertise make all the difference in helping customers regain their comfort and independence.

BY KATHY SMITH
Since 2008, Superior Overhead Door serves the Tulsa Metro area and has been a seasoned winner in accommodating their customers with different garage door styles and colors to drastically enhance your home’s curb appeal, add to your home’s aesthetic, and improve its resale value.
Adding a new garage door is one of the best home improvement projects to increase your home’s value.
According to the 2024 study coordinated by Remodeling Magazine and JConline Cost vs Value, a garage door replacement returns 193% of the investment cost for the homeowner. That’s the highest recoup value of more than 23 home improvement projects in the study. In other words, for every $1,000 you invest in a garage door, $1,939 is added to the value of your home. JConline is a site which compares average costs for 23 remodeling projects with the value those projects retain at resale in 150 U.S. markets.
If that’s not enough, here are more reasons for considering replacing your garage door:
• Newer garage door models have better insulation that can save you on heating and cooling bills.
