REBAC supports its members through a variety of benefits and publications designed to keep members informed of developments in buyer representation and to assist members improve their business. REBAC also promotes the advantages of professional buyer representation to consumers.

National Advertising Presence: In over 10,000 newspapers reaching more than 137 million readers, REBAC press releases promote buyer representation and the ABR and ABRMsm designations. CD-ROMs: REBAC is sending, at no charge to members, a CD-ROM of marketing materials to all designees in good standing, and to all other members after they earn their designation. Included on the disk are electronic versions of popular REBAC postcards, ad slicks, and for the first time, the REBAC brochure. Together, these efforts generate between 50 and 70 calls per day from homebuyers looking for referrals.

The ABR® designation is the benchmark of excellence in buyer representation. This coveted designation is awarded to real estate professionals by REBAC. AT HOME WITH DIVERSITY® CERTIFICATION The At Home With Diversity® course is part of a comprehensive cultural diversity outreach program that will help real estate companies diversify their workplaces and improve the industry’s ability to serve culturally diverse consumers. NAR and HUD undertook a joint effort in 1998 to certify real estate professionals who are trained regarding cultural diversity and outreach and have made a commitment to a set of diversity principles. The training, built on the letter and spirit of the Fair Housing Act, provides participants with tools to build diversity outreach into their business plans to best serve a dynamic and growing market. This course is available to all professionals involved in the real estate transaction. Eligibility: All real estate licensees and those related fields are eligible for the At Home With Diversity® certificates. All graduates receive a certificate. Requirements: To be certified as an At home With Diversity® real estate professional, you must:    

In short, they’re looking for real estate professionals who hold the esteemed Accredited Land Consultant (ALC) designation. ALC’s are a part of the largest trade organization in the world and of the premiere land real estate organization, the REALTORS® Land Institute, which has been serving the nation’s land real estate professionals and their clients for over 50 years. Clients who want to purchase, sell or exchange land, know they need to rely on a leader in land brokerage when making the most valuable decision of all - who will be their land broker? The Accredited Land Consultant (ALC) designation is important to REALTORS® Land Institute members and to their clients for many reasons. ALC Candidacy Status: Most real estate licensees begin their journey as a land professional by enrolling in the RLI organization's Land University program, traditionally with the course, "Land 101: Fundamentals of Land Brokerage" (recommended as the first Land University course but not required to be the first course). Individuals retain their candidacy status toward the ALC designation as long as their membership in the RLI organization is maintained. ALC Designation Requirements: Education, real estate experience, and transaction volume are demonstrated and substantiated through the ALC designation approval process. MEMBERSHIP REQUIREMENTS ALC candidates must be Institute members in good standing for at least 6 months prior to filing an ALC designation application. EDUCATION REQUIREMENTS Successful completion of a total of six Land University courses (3


required and 3 electives). At least 3 courses must be taken in a live classroom setting. Each request for such credit is reviewed on an individual basis. Course outline(s), proof of completion and related documents must be submitted for consideration. Each equivalence submission requires an $80 review fee. Equivalency requests must include a complete course syllabus and proof of completion. Candidates may request no more than 2 elective equivalencies. Equivalencies are not accepted for the required courses.) EXPERIENCE RESUME Applicants must submit a resume that demonstrates a minimum of 3 years of experience in land sales or brokerage or a minimum of three years of comparable real estate experience in auction, appraisal*, leasing, development, consulting, brokerage management**, or related services in land. *Appraiser candidates must be licensed state certified general appraisers. **Broker managers must have a minimum of 5 years of management experience and manage a minimum of 10 agents. VOLUME REQUIREMENTS Applicants must submit a portfolio that substantiates specific levels of volume achieved in land sales or in providing real estate services related to land.


Sales, Brokerage, Development, Consulting The portfolio must substantiate the applicant's participation and material involvement as a broker, agent, consultant, or employee in at least 5 closed land transactions totaling $10,000,000*, or a minimum of 25 separate land transactions of which no more than 80 percent involve residential lot sales, or a comparable level of volume dependent upon the land specialty and type(s) of real estate services provided. Effective March 1, 2010, cited transactions and services must have been completed no more than 7 years prior to the submission of the ALC application. (Starting in 2012, cited transactions and services will need to be completed no more than 5 years prior to the submission of the ALC application). *For volume calculations, the buyer side is equal to the full sales volume, the seller side is equal to the full sales volume, and if both sides of the transaction are handled by one agent, double the volume of the transaction for the purpose of fulfilling the volume requirements. For example, if John Doe is the listing agent on a $1 million dollar sale, count $1 million; for the buyer side, count $1 million; and if both sides of the transaction are handled by one agent, count $2 million for the purpose of fulfilling the transaction requirement. Substantiation documents include, but are not limited to: -signed closing or commission statements, contracts, and leases -approval documents or permits, site/development plans -recorded and signed deeds -statements of value or copies of appraisals -copies of consultant reports or commentaries on consulting assignments -letters from employers indicating a principal involvement in land transactions, development, appraisal, or related services Appraisal Appraiser applicants must be licensed state certified general appraisers and submit an appraisal experience log listing all land appraisals performed the previous 3 years, containing the appraisal date, client identification, and total appraised value of the property. The portfolio must substantiate the applicant's completion of no less than 30 agricultural and/or commercial land appraisals, for the 3 years prior to submitting the application, that fully meet all USPAP requirements, with cumulative appraised values exceeding $10,000,000. In addition, the portfolio must include two examples of a complex land appraisal (with signed permission of the client)


containing all three approaches to value.

Broker Management Brokerage manager applicants must submit a portfolio that substantiates management responsibility in a firm with a minimum of 10 agents who have completed at least $30 million in sales volume over a 2-year timetable. EXAM All ALC designation applicants must successfully complete a comprehensive online exam that covers the core components of the Land University curriculum. All candidates will be able to take the exam 3 times within a year from the first exam date. If, after the third attempt, the candidate does not successfully pass the course, he/she will be able to retake the exam after completing the Review Course for the ALC Accreditation exam. An additional fee will be required to take the course. RECOMMENDATIONS Applicants must submit at least two letters of recommendation, one from an Accredited Land Consultant and one from a local or state board confirming that the applicant is a member in good standing. If the applicant is an Institute Affiliate member or a Fast Track candidate, in lieu of a letter from a state or local board, he/she may submit a letter from an appropriate accrediting body or commission confirming that the applicant is a member in good standing of the accrediting organization. REVIEW by the ACCREDITATION REVIEW PANEL After completing all requirements, including passing the comprehensive exam, ALC candidates must make a formal application and submit a $350 application fee. The formal application is peer-reviewed by a 5-member Accreditation Review Panel that meets two times per year, once in the spring at the Annual Land Conference and once in the fall at the Annual Convention. Applications must be filed at least 45 days in advance of the Review Panel’s meetings. Annual deadlines will be posted online. The Review Panel will consider all applications to determine whether the requirements have been completely satisfied. Members of the Accreditation Review Panel may request additional information from any ALC candidate should there be questions regarding the candidate’s fulfillment of the requirements. The Chairman of the Accreditation Review Panel serves as the liaison to all applicants. Candidates who are determined not to have satisfied the


requirements will be advised of the reasons for that determination so that they may have the opportunity to correct any deficiencies. The Accreditation Review Panel and Chairman are appointed by the RLI officers and Education Steering Chair and serve three-year terms on the Review Panel. MENTOR PROGRAM (OPTIONAL) ALC Candidates may request to be assigned an ALC mentor to guide them through the Accreditation process. Candidates may either request a specific mentor or may ask to be assigned a mentor. -Individuals holding the CCIM, CRE, SIOR, and related designations may receive their ALC designations through an accelerated "Fast Track" program. Instead of the six required courses, Fast Track candidates need to complete three courses: Land 101, Land Investment Analysis, and one additional Land University course. The Counselors of Real Estate is the membership organization established exclusively for real estate advisors who provide intelligent, unbiased, and trusted advice for a client or employer. Founded in 1953, the organization serves 1,100 members worldwide, all who hold the “CRE” designation. CREs are linked to one another by their commitment to integrity, competence, community, trust, and service; and they adhere to a strict Code of Ethics and Standards of Professional Practice. The purpose of the organization is to serve as an information resource and to provide its members with opportunities for professional development, knowledge sharing, and networking, all grounded in a culture of camaraderie. Membership in the organization is awarded by invitation only through peer, employer and client review. To be considered for membership, applicants demonstrate that: 

They provide valuable and meaningful real estate counseling services to their clients or employer;

They hold a senior position in a firm;

They are recognized for their excellence, knowledge, integrity, and judgment;

They have at least ten years of experience in real estate, three of which are in counseling; and

They meet all other basic membership guidelines.


CRE Designation Requirements Membership in The Counselors of Real Estate is selective, extended by invitation only on either a sponsored or self-initiated basis. Eligibility Guidelines: 1. Applicants must show evidence that they provide meaningful professional real estate counseling services, and that their counsel is sought and valued by clients or employers in the making of significant real estate decisions. Services rendered as an appraiser, an asset manager, or a real estate broker shall not be considered counseling, but do not prohibit a person that provides such services from meeting the requirements by performing counseling services in addition to these non-counseling services. There must be objective evidence in files that such counseling services are provided to and valued by clients or employers. Written reports are not essential, but oral reports should be supported by documentation of the work performed. The source of an applicant’s compensation (e.g., salary, fee) is not an issue. The standard is what is done rather than how the applicant is paid. 2. Applicants may counsel only one or a limited number of clients depending on the size and nature of the account(s). An individual providing real estate counseling to an employer may be considered for membership if the counseling services rendered to that organization are of a nature, quality and type that would be provided by an independent real estate counselor. 3. Applicants must hold a senior position in the firm or company where they serve as an employee or partner. There is no requirement that the applicant be an owner or a principal. 4. Applicants must be recognized for excellence as an advisor in their respective field or fields of expertise. 5. Applicants must be highly regarded for integrity, judgment, and knowledge. 6. Applicants must have practical experience in the real estate field for at least 10 years, three of which must be in real estate counseling. Graduate academic credentials in real estate or a related field may be considered a viable alternative for up to one year of real estate experience. Applicants must presently have the required levels of recognition, regard and reputation.


7. Applicants must hold some form of membership in the National Association of REALTORS®. Board membership is not required. However, there are provisions for an Institute Affiliate membership at a nominal fee. The processing of an application will not be delayed because of this requirement which can be a condition to extending the invitation to membership. Annual Membership Dues: Vary annually, required to maintain membership. Application and Application Fee: Since its inception in 1953, the mandate of The Counselors of Real Estate has been to identify and bond the leaders in real property counseling. The membership invitation process has maintained this organizational vision for more than 50 years. The invitation process is comprehensive and thorough. It begins with the completion of a “Memorandum of Information,” which includes extensive details regarding an individual’s experience in real estate and in counseling. Once the Memorandum of Information is submitted, the CRE national office solicits recommendations and schedules a personal interview with a current CRE. Invitations to membership are typically made twice annually. There is no application fee, but a one-time initiation fee of $2500 is assessed when an individual completes the membership process. Continuing Education Credit: None in Virginia. Exam: None required. Designation Validity And Usage Upon successful completion of the exam the CRP™ designation is valid for a three-year period. Facts and Figures about CRS Designees - The CRS Membership Survey The goal of the membership survey is to provide statistically valid research from CRS Designees and Candidates that can affect the Council’s long-term course of development and short-term implementation priorities. 

CRS Designees earn a median income of $85,000 annually, nearly 3 times the $29,400 median income of REALTORS® serving as sales associates. (Source: 2009 NAR Member Profile)

CRS Designees average a total of 21 transactions per year with gross sales of $3.2 million. 

Certified general appraisers wishing to increase their visibility should consider pursuing the GAA designation. The GAA designation is awarded to appraisers whose education and experience exceed state appraisal certification requirements and is supported by the NATIONAL ASSOCIATION OF REALTORS®. The NATIONAL ASSOCIATION OF REALTORS® awards two designations: RAA - Residential Accredited Appraiser & GAA - General Accredited Appraiser. The only appraisal designations with the strength and tradition of the REALTOR® name! The program was approved by NAR’s Board of Directors at the 1993 Annual Convention. The first designations were awarded at the 1994 Midyear Meeting with approximately 1,100 members maintaining one or both designations.


GAA Designation Requirements CRITERIA for the designations are:  REALTOR® or Institute Affiliate membership in the NATIONAL ASSOCIATION OF REALTORS® . An Institute Affiliate member must be a designee of one of the following 5 NAR affiliates: IREM, CCIM Institute, RLI, CRE or SIOR. 

State Certified Residential or General Appraiser for RAA designation and a State General Appraiser for the GAA designation. (In those few states where the Certified Residential classification is unavailable, the requirement is state Licensed for the RAA designation.)

A minimum of 1,000 hours experience in addition to the experience required to obtain state certification.

Tested education: 45 hours for the RAA or 60 hours for the GAA of tested course work in addition to the Appraiser Qualification Board's education requirement at the time of certification.

A one time application fee of $100.00 per designation (which includes a non-refundable processing fee of $25.00), PLUS the quarterly prorated amount of the $100 annual maintenance fee for each designation, as listed below:’ First Quarter (January - March): $100 Second Quarter (April - June): $75 Third Quarter (July -September): $50 Fourth Quarter (October - December): $25

Appraisal Designations Fast Track Program Appraisers who are members of the National Association of REALTORS® (NAR) and hold designation in qualifying NAR Affiliate organizations, (ALC, CCIM, CPM, CRE, CRS, SOIR) may attain the RAA and GAA appraisal designations on a Fast Track basis. Requirements  Be a member of NAR as either a REALTOR® or an Institute Affiliate member.  Hold a qualified Affiliate designation.  Hold a current state certified appraisal license.


Education: Designation education is accepted in lieu of additional appraisal education for ALC, CCIM, CPM, CRE, CRS, or SIOR designees. GRI Designation Requirements To earn the GRI designation in Virginia, you must complete the nine “required” modules and take three of the five “optional” modules. You must receive a passing grade for each module examination, and you must complete the GRI Designation Application Form. You may not miss more than 15 minutes of any one module session. Certified general appraisers wishing to increase their visibility should consider pursuing the GAA designation.
