HOW THE CAP SYSTEM WORKS In the Keller Williams model, an agent “Caps” when certain levels of earnings are achieved. This means that after predetermined numbers are reached, the agent keeps 100% of the commission instead of splitting the gross commission with the Market Center. This 100% agent split will continue until the agent’s anniversary date rolls around at which point the process of attaining the Caps restarts. The Cap is comprised of two parts: the Company Dollar and the Franchise Royalty which run concurrently. The Company Dollar Cap is specific to each particular Market Center and may vary from Market Center to Market Center. The Franchise Royalty is $3,000.00. This amount remains constant throughout all Keller Williams Market Centers and is not negotiable. The Studio City Market Center Cap is $28,000 – that is $25,000 Company Dollar and $3,000 Franchise Royalty. Each component of the cap will be deducted from the gross commission until these numbers are made. The Franchise Royalty is computed at 6% of the first $50,000 of Gross Commission Income. Usually, this cap will be reached first. Company Dollar is defined as the difference between Gross Commission Income and the Agent Split. Basically, if an agent is at a 70%/30% split, the Company Dollar is the 30%. When the cumulative amount of Company Dollar for the anniversary year totals $28,000 an agent Caps and will receive 100% of the commission on future transactions.
The Cap is calculated on closed transactions only and determined on the date funds are received by the Market Center. A nominal Cap fee is usually charged on capped transactions to cover administrative costs.

KW MENTORING PROGRAM New agents get to take advantage of KW University, an archive of calling scripts, and a program of personal coaching and mentorship. Through this educational experience, agents have the opportunity to work under the supervision and with the assistance of seasoned, top producing agents who have a desire to give back by sharing their knowledge. They guide, advise, and supervise all elements of a new agent’s first two sales transactions, in addition to providing field training, and assisting with business planning.

REAL ESTATE AGENT TRAINING COURSES Ignite has a single objective: to propel Keller Williams real estate agents into immediate productivity. To achieve this goal, the course contains a wealth of fundamental and foundational real estate content, enhanced by productivity-based exercises, an online tracking system, practical job aids, and powerful scripts. Ignite is designed to be delivered daily to Keller Williams agents in the market center over one calendar month. The course consists of 18 two-to-three-hour power sessions with two additional sessions set aside for topics of a market center’s choosing based on its specific need. Each week culminates with an accountability session.
