SITE SECTION

The central outdoor courtyard and river walk will remain a flat and open area for guests and the general public to gather and dine. With views directed towards the river, the site reflects the importance of outdoor views by hiding major loading and unloading spaces for the hotel’s many amenities.

Located on a relatively flat site, the building is adjusted slightly above ground level to prevent flooding from the river directly adjacent to the site. Level 01’s slab is cut to only account for receiving and loading dock space as trucks can enter and park in a hidden manner away from guest views. 13

Notes -

hotel Demand for high-level personalized service in luxury boutiques requires much higher staff-toguest ratio

61

Back-of-house generally takes 10-15% of total floor area in all hotel types

Guestrooms typically represent 65-85% of total hotel floor area

Staff should be able to get to theses back-ofhouse areas without passing through lobby and other public spaces

Elevator lobby foyer space helps to isolate noise and congestion of waiting people from nearby guestrooms

Cluster major service functions around receiving area and employee entrance or along major service corridor

Proper room mix important to allow hotel’s ability to rent 100% of its rooms and generate max revenue

Consider personnel function in relation to close employee entrance

Lobby referred to as a social center where guests register, eat, meet and socialize

Mechanical equipment areas should be close to laundry, kitchen, and other high-energy use areas for best operation

Guests “have gone beyond use of the phone” by using iPads in guest rooms for ordering room services through hotel apps

Common for at least one restaurant and one cocktail lounge to cluster around hotel lobby

Opportunity for food merchandizing- exhibition cooking where food is prepared in the restaurant or at an area visible from the seating

Travelers enjoy self-service elements such as elaborate buffets, salad bars where they can select items and portion control

In Asia, tradition is to dine out at hotels more than independent restaurants

When incorporating a three-meal menu, take into consideration how one will set the different moods of the day

Hotel with 300-400 rooms may have a halfdozen or more different-themed dining rooms and lounges

Increasing visibility of food can increase food revenue
