This year marks the 25th anniversary of the Viera community! Twenty-five years ago — it seems like only yesterday I was finishing my final year of law school and had accepted a job at the Orlando-based law firm of Dean Mead. I knew I wanted to make a career at DUDA eventually, but I couldn’t have predicted that today I would have the privilege of guiding the well-planned, livable community of Viera toward another 25 years of growth and vibrancy — the same community that 25 years earlier was no more than my family’s vision for a new town! Throughout the year ahead, as we celebrate this anniversary, we will offer insights into Viera’s beginnings as a community and we will mark its growth milestones along the way. In this issue of Viera Vision, our cover story on page 10, “The Vision Lives On,” offers a peek into the early days through interviews with a few of our leaders at the time the vision of Viera was being established. As you know, in order to grow as a community during the past 25 years, individuals and families had to put their faith in Viera by making it their home or

their place of business. Today, we continue to be blessed by these acts of faith. T

he community of Viera turns 25; the long-standing “vision” of the Duda family demonstrates the quality of a new type of development. On a beloved ranch owned by the Duda family of Oviedo, Florida, is the Central Brevard town of Viera: a mix of residential and commercial development with lands set aside for the continued stewardship of the environment. That “vision” remains very much alive as Viera celebrates 25 years. Topping the list of priorities to achieve the vision is the build-out of Viera in the best way possible, for its

residents and the county, for habitat preservation and environmental protection, and for the legacy of the Duda family and their fourth generation business. Founded in 1926 by Slovak immigrant Andrew Duda and his three sons when they produced their first cash crop of celery, DUDA today is a diversified land company engaged in agriculture and real estate operations. The key to the company’s continued success lies in its ability to improve and use its land holdings to their highest and best value. In the early 1940s, the sons, John, Andrew Jr., and Ferdinand, later

collectively known as the “three seniors,” made the decision to purchase the 43,000-acre tract in Brevard County that continues to hold special meaning in the Duda family’s heritage. “We wanted to have a total community concept, a place that you would live, work, play and have your entertainment, and that’s what we did. That’s the underlying objective of Viera. That’s it. You have everything you need right here,’’ said John L. Duda, the eldest in the third generation of the Duda family, and former vice president of The Viera Company, a wholly owned subsidiary of DUDA. VI E R A . c om 11

“You have to go back to what the ranch was for the family. This was our place to unwind and enjoy family time,’’ recalled Joseph Duda, also a member of the third generation and chairman of DUDA. The options for the ranch land were forever altered in 1963 with the completion of I-95 and the

Wickham Road interchange. Residential development would become its best use. “The hardest decision the family ever made was to develop our ranch and share it with other people. Once we made that decision, we thought ‘If we’re going to share our paradise, then we need to do it right,’’’ he said.

A NEW TYPE OF TOWN

The concept for the new “mixeduse” town of Viera, which means faith in Slovak, emerged after company leaders visited several similarly planned developments across the nation. “During that process they began looking at a unique asset like Viera and thought, ‘How do we maximize the

value of this?’ We’re used to utilizing land in an agricultural manner but what do you do if the highest and best use of that land is no longer agricultural?’’ said Stephen Johnson, President of The Viera Company. “You have to look at where we were as a company. The company didn’t have

the skillset of being a master community developer. The company was an agricultural company that was beginning to transition and realize that we are more than just an agricultural company. We are a land company,’’ he said. Taking the best from each, and coming up with their own ideas

about stewardship, Viera began to take shape as an alternative to traditional subdivision and commercial strip development. The Dudas invested millions in infrastructure as residential subdivisions were first created on the east side of I-95. VI E R A . c om 13

WEST SIDE

A key early on for the development of the west side of I-95 was the company’s decision to donate land for the Brevard County School Board Building and the Government Center and Justice Center, just the first of many charitable donations of land in the project. Fourth generation family member Tracy Duda Chapman now serves as CEO of The Viera Company. “The approach of the third generation management was very visionary. They really were deliberate about the approach. Instead of selling off to a bunch of different developers or selling off the lands, they wanted to control it and maintain it and build something that we think is a great and vibrant community. I think we’ve stayed with that vision,’’ she said. Added Joseph Duda: “The difference between this development and others is that we didn’t pay current prices for the land so we don’t have to hurry through it, which is something we talk about all the time. Take your time, do it right; maximize the value for both the buyer and us.”

EARLY COMMERCIAL SUCCESS

A wave of commercial development began in 2002 with Walmart locating near the Wickham Road interchange of I-95. Then came other major commercial tenants within sight of I-95 like Super Target and later The Avenue at Viera. “When we went to the west side and started developing along I-95, more people started to notice, whereas, on the east side, a lot of the residential was tucked off the main road,’’ said President of The Viera Company Stephen L. Johnson. “Walmart was the springboard, the pioneer for commercial development right there,” said Decator. “It was critical to have that visibility on I-95. That legitimized us as a retail location and it really just grew from there.’’ “Walmart legitimized Viera as a retail destination,” said Scott Miller, The Viera Company’s Vice President of Residential and Community Development. That’s when Health First (Viera Hospital) and others came in and said ‘this is really happening,’ and started taking notice,’’ Miller said.

MIXED-USE VILLAGE

With commercial development gaining momentum, and having successfully weathered economic downturns, company officials started looking to the south and the future build-out of the property. They sought community feedback on a mixed-use village concept with examples of Traditional Neighborhood Design (TND) and the creation of the 5,200-acre Viera Wilderness Park for habitat protection and other environmental safeguards. “The evolution going forward is the four village concept. Each one of those villages will have a commercial component to it which hopefully can provide for a lot of our residents’ daily needs,’’ Miller said.

VIERA coverstory “It’s a new concept, a new form of development that makes sense from a planning standpoint, but it also has to make sense from a buyer’s standpoint,’’ said Duda Chapman. “I think it’s exciting as we embark into this new phase of Viera. Given the recent housing market downturn, it’s exciting to be putting new lots in the ground,’’ she said.

BACK TO THE RANCH

The ranch continues to operate as a division of DUDA and fits into the overall environmental plan as part of the Viera Stewardship District, Duda Chapman said. “We anticipate that we will continue a lot of the agricultural operations for as long as it makes economic sense because it’s a big part of the vision going forward,” she said.

ANNIVERSARY TIME

Important anniversaries, like 25 years, give pause for the Duda family to reflect on Viera and how it maintains their long-standing vision for the community. “That is our focus all the time, looking ahead,” Duda Chapman said. “One of the key things as a management team and as a family that we always focus on is we have this vision and we don’t compromise it. We want a community that has all elements that people really want in the social fabric of their lives. That includes great schools, church communities, retail shopping, recreational opportunities, trail systems: all of the things that enhance your lifestyle where you want to live. Meet these "sweet and neat" new businesses joining the growing Viera community at Stadium Parkway and Viera Boulevard.

DUNKIN DONUTS With over 3,100 stores in 30 countries outside of the United States, Dunkin’ Donuts has been serving up breakfast to loyal customers for over 40 years. And now, Brevard County Dunkin’ Donuts’ franchise owner, Kevin Johnson, is happy to announce that his fourth store is expected to open in Viera in April. The new store will be located at the corner of Stadium Drive and Viera Boulevard right in the heart of Viera. Johnson purchased and opened his first Dunkin’ Donuts store a decade ago after arriving on the Space Coast from Boston. His first store, located in Cocoa Beach, opened in 2004. Three years later, he opened a second store at Patrick Air Force Base. Six months ago, Johnson opened his third Dunkin’ Donuts at Route 46 and I-95 in Mims. Prior to becoming a Dunkin’ Donuts franchise owner, Johnson served as a military defense contractor. “I thought going into business for 16 V IE RA VI S I O N

myself would be fun,” Johnson said. “I really enjoy building the Dunkin’ Donuts brand on the Space Coast.” Recognizing how rapidly Viera is growing and the wonderful opportunities that brings for small business owners, Johnson said he is especially excited to open his Viera location. “We will train new employees at other locations so they can be fully prepared to open the doors as soon as construction is finished,” said Johnson. “We want to provide the best service possible from the moment we open the doors.” Johnson began recruiting staff members in January and said he is working closely with Brevard Workforce in Rockledge and the Snag-a-job.com website to find his new team to run the Viera store. CREST CLEANERS Brevard County brothers Keith and Kevin Houston are third generation business owners who say they are super excited to bring their family business, Crest Cleaners, to Viera. In May, the local dry cleaning service is slated to open its 11th Brevard County store which will be located in a small strip plaza, behind the Mobil Gas Station, on Porada Drive, near the intersection of Stadium Parkway and Viera Boulevard. The Houston family owns the land where the new Crest Cleaners is currently under construction. They will also lease space to a new Dunkin’ Donuts and Skip Wren Insurance Company — both also scheduled to open in May. “We’ve been family owned and operated for over 50 years,” Keith Houston explained. “My grandfather owned a dry cleaning company in Tampa and St. Petersburg. He came to Brevard County after retirement and then decided to open a cleaning business here.”

Crest Cleaners opened its first location in Rockledge at the corner of Fiske Boulevard and Route 520 in 1963. It was owned and operated by Jack and Evelyn Glidewell who later opened their second Crest Cleaners store in Merritt Island. In 1966, their daughter Judy Houston and her husband Lang arrived in Brevard County. For several years they managed both cleaning locations. Eventually they bought the business from Judy’s parents. Over the next 20 years, Lang and Judy Houston opened nine more Crest Cleaners stores on the Space Coast. Last year a 10th location opened in Suntree. Lang and Judy’s sons, Keith and Kevin, now handle the day to day operations of all the Crest Cleaners stores and they will oversee the new Viera store when it opens. Crest Cleaners is an all local company committed to providing the best dry cleaning and laundry service in Brevard County. “We have seven employees who have

been with us for over 20 years — and one who has been on staff over 30 years,” Keith Houston noted, adding that the Crest Cleaners management team has over 130 years of experience. The Houston family hails from Cocoa Beach but considers all of Brevard County their home. The family is very active in community service and is excited to add a new store in Viera. “I can remember working for the old Tucker farm when Viera was all pasture... I used to ride horses right through here,” Keith Houston said while waving his hand in a circle. Brother Kevin nodded his head, momentarily reminiscing about how the community has grown and how the Houston family is looking forward to meeting the residents and businesses who now call Viera their home. riving through Viera during its 25th anniversary year must be a kick for older Duda family members, as it is for John L. Duda, eldest of the family’s third generation at 83, and retired vice president of The Viera Company. “I enjoy coming here and enjoy driving through the neighborhoods and thinking, ‘wow this is nice and I had a part in it,’’’ he said. The contrast to the past is great, as he can remember when it was quite a chore to even get to the property, including a long drive on dirt roads from U.S. 192. Many

areas were only accessible on horseback, he said. Retired CEO Joseph Duda credits the second generation for purchasing the now valuable land. “Just buying it in the first place was unbelievable, that they had the vision to buy,” he said. They were visionary because the property was ideal for cattle ranching and sod production, its main purposes until residential and commercial development began. The property might have stayed in ranching to this day had I-95 not come through in 1962, Joseph Duda said.

Duda also knew the interstate’s impact on the property. “It didn‘t take a rocket scientist to know when an interstate runs through eight miles of your property that it is going to be more valuable for real estate sometime down the road, than it is for farming." “We didn’t want to build subdivisions. We wanted to build quality housing. We wanted to have a total community concept. We talked to the developers of other master planned communities to see what they did right and what they did wrong, and then our design team traveled there,” he said.

Added Joseph Duda: “We did much more planning and talking and thinking, and looking at successful places to make sure we didn’t make major blunders. I learned more looking at real examples of success than anything else. That set us up as far as how to plan it and how it ought to look. There are things that we saw that we integrated in our plan,’’ he said. Viera’s 25th anniversary has given the Dudas a chance to reflect on what they’ve created and how far its come. “I think what’s happened on the west side of I-95 is beginning to show people in Brevard that this is going to be better than they thought. We spent a lot of time talking about it and setting it up appropriately. We have a responsibility to the family and ourselves and we have a bigger responsibility to those who invested here,’’ Joseph Duda said. “Decisions about how to plan and develop the property were made properly because the family had the advantage of already owning the land,” he said. “We are unique in that. We can take our time, do it right and create the maximum value. That works for everybody. That’s what kept us viable. We kept our commitment to what we’re about. I’m really proud of what we have here and think it can only get better,’’ he said.

onsidering the different residential offerings already available, and solid commercial progress and expected growth, Viera is right on track for its 25th anniversary,” said Scott Miller, vice president, Residential and Community Development for The Viera Company. “We have nearly 20,000 people here that call Viera home. t the crack of dawn on most every Saturday morning about a dozen high school students pull on their blue jeans, fasten their work boots and head to Harmony Farms, a local horse farm and therapeutic riding center located on Stadium Drive in Viera. Once they reach the farm, students spend over an hour preparing horses for riding sessions which get underway at 9 a.m. More experienced students also serve as trainers and walkalong assistants as riding classes get underway. Harmony Farms provides therapeutic riding lessons to children and adults with disabilities and other special needs. Just as riding lessons get underway at Harmony Farms, another two dozen students from Viera and other nearby high schools arrive at the Brevard County Zoo. These, and other Viera locations such as the Space Coast Stadium, give young people an opportunity to learn valuable life skills through volunteerism.

THE BRIGHT FUTURES PROGRAM

The Bright Futures Scholarship Program is the umbrella program for 30 V IE RA VI S I O N

three state-funded college scholarships: the Florida Academic Scholars, the Florida Medallion Scholars, and the Florida Gold Seal Vocational Scholars Awards. These awards are based on specific academic requirements and community service hours earned in grades 9-12.

VOLUNTEERISM IN VIERA

The Brevard County Zoo offers volunteer opportunities for students under the age of 16 through a unique teen program which combines volunteer work and a multi-faceted learning environment. Students not only learn job readiness precepts such as customer service, following directions, time management, hospitality, etc., they also learn animal care. Some of the tasks assigned to students through the Teen Program might include face painting, demonstrating how to make oyster mats, working in the petting zoo or the aquatic touch tank or handling the animals. Older teens also assist with summer and winter camps, night hikes and other special events. Danielle Vincent enjoys handling reptiles. She is a 14 year-old DeLaura Junior High student.

Out of 511 Viera High School graduates last year, 251 received Bright Futures Scholarships. “That’s a pretty good percentage,” said Joe Capaldo, a Viera High School counselor. Capaldo said students working toward the Bright Futures Scholarship can volunteer at any nonprofit organization in the county. Some students help out with home building projects with Habitat for Humanity, assist the Brevard County Animal Shelter off Eau Gallie Boulevard or help feed the homeless at the Daily Bread kitchen in Melbourne, while others prefer to work closer to home in Viera. “We’ve had students earn volunteer hours through our Little League and community sports programs — older student’s coach young athletes or they work in the canteen or maybe they help

Her work as an animal handler includes removing snakes and other reptiles from their cages, taking the animals out into the high traffic areas of the zoo and allowing visitors to touch the animals. “I am learning how to use smile and give a good presentation,” she said. “I believe this skill will help me in school, work and in life.”

OPPORTUNITIES FOR TEENS AND ADULTS

Meg Lieth is the Teen Program Coordinator at the Brevard County Zoo. Currently there are 120 students signed

up for the program which begins in January and runs year round. “Before our students work with the animals they undergo training for a month,” said Lieth. “During the training we talk about career paths, how to work with customers and then we introduce them to animal care.” Students who start in the Teen Program often come back to volunteer as adults. “Most students get their 100 hours in by the end of the school year but enjoy it so much they stay on through the summer. We have some students who earn as many as 1,000 volunteer hours before they

graduate high school,” said Lieth. John Scherer, age 17 is a senior at Viera High School who has been an adult volunteer for about seven months. Megan Wilhelm, age 19, graduated from Viera High School in 2013 and now attends Eastern Florida State College on her Bright Futures Scholarship. Scherer and Wilhelm are often assigned to the aviary where they sell bird feed and help educate visitors on bird handling and identification. “This work is teaching me about animal care and helping me to focus in on what I want to study and the career path I want to take,” said Wilhelm who plans to major in biology.

Back at Harmony Farms, Allison Stepp, a 14-year-old ninthgrader from Viera High School, especially enjoys working with riders who come out for therapy. Stepp heard about the Bright Futures Scholarship through her brother and sister who also participated in the program while attending Viera High School. “I love horses and already had quite a bit of riding experience so I thought Harmony Farms would be a perfect place for me,” she added. “I think the Bright Futures Program gives every student a chance to volunteer at different places and to do different things to discover what they love most and, mostly, to learn more about working with people.”

Light Up Viera Holiday Kick-off

The evening started with the Ralph Williams Elementary Crane Chorus singing “Silent Night,” in English and German, to the crowd gathered for the annual tree lighting event. Under the direction of John Kurowski, the children also performed “Rockin’ Around the Christmas Tree” and “Hallelujah.” The kickoff event included a count down with Santa Claus to light up Viera’s holiday celebrations with the community Christmas tree, the Viera Discovery Center location, and the Viera Central Oak Tree. Santa listened to holiday gift requests and refreshments were sponsored by Viera Pizza and Dan Adovasio’s State Farm Insurance.

Parade participants had gathered on their floats and in marching units late in the afternoon for the first annual Light Up Viera parade. The smiles across their faces told of the excitement in the air. As the sun started to set, the parade began its route along Breslay Drive with the magical twinkling of holiday lights on 30 foot holiday themed floats. Children and adults from all over Central Florida placed their holospex glasses over their eyes and the lights started dancing with visions of Santa and reindeer. Parade participants, listed on page 39, were also decorated in lights and enjoyed being part of the holiday magic. Mindy from 99.3 was the event MC as the parade turned down Viera Blvd. onto Stadium Parkway. Marching bands from local schools, the Viera High Hawks and the Rockledge High Raider Regiment, gave the crowd an upbeat holiday tempo while showcasing a classic holiday tune. Each school was awarded a check for their program based on parade participation and the community vote during the parade. A special military float honored our local veterans along the route giving a salute to the veterans at the start of the parade. With the help of over 200 volunteers from Calvary Chapel Melbourne – Viera Campus lead by Scott Wilmont, the parade route and all access areas were kept organized with hands-on information. Rudolph led the reindeer team on the final float with Santa, Mrs. Claus and a workshop elf in a sleigh. After the parade, the crowds made their way to the Space Coast Stadium for the Holiday Pops Concert by the Brevard County Symphony Orchestra. Led by Christopher Confessore, the concert included the traditional Pops sing-a-long and family-friendly music. The sounds of the season were showcased by a few well known scores by Beethoven, Tchaikovsky, Handel, Sousa and John Williams. The 100 member choir of Calvary Chapel moved the crowd with a touching Christmas spiritual and holiday hymn. To begin a holiday tradition, the symphony and choir gave the audience a memorable evening of music! It will be the continued commitment of The Viera Company to give the residents of Viera and the community of Brevard a magical beginning to the holiday season.

Youth Sports

The Viera High School girl’s basketball team closed out their regular season by easily beating Heritage High on Senior Night. Four graduating players and the team manager were honored before the game. The team ended their 2013-2014 season at the State Class 7A Basketball Playoffs, making it all the way to the semifinals. The Hawks boy’s soccer team celebrated Senior Night with a 2-2 tie against Eau Gallie. Their season ended with a loss to Lake Nona during the Florida Boys State Soccer Playoffs.

Crest Cleaners Prepares to Open 12th Brevard County Store

Ground has been broken for the new Crest Cleaners neighborhood retail center in Viera. The 6,750 sq. foot center will feature Crest Cleaners, Dunkin Donuts the Wren Insurance Agency and at least one additional tenant. The Houston family has been in business for more than 50 years. They currently own and operate 11 Crest Cleaners located throughout central and northern Brevard County and employ 85 people. Their newest store will feature a drive thru lane and is scheduled to open this spring.

Miles For Myles

It was a cold morning but the 300 participants were ready for the annual Miles For Myles 5K. The Myles Freeberg Foundation raises money through this event for local scholarships and internships for students in his memory. EAT MY CRUST 5K Sunday, May 4th 7:00 a.m. START Viera Blvd./ Stadium Parkway The 3rd annual Eat My Crust 5K will benefit local charities and organizations including the Viera High School Athletic Department and will be open to runners and walkers of all ages. Last year the race drew over 700 registered participants and this year the organizers have set a new goal of over 1000 walkers and runners. amera “Tammy” Perera loves living in Viera and that makes her the perfect ambassador for Viera’s Discovery Center at 7350 Shoppes Drive, Suite 103. The center provides a comfortable place for visitors to learn more about the Viera community. Tammy admits her job comes naturally for her. “I give visitors information about Viera to make them feel at home,” she explained. When asked, Tammy gives many reasons for moving to Viera: “I love living in Viera because it is a quiet and clean place where you can relax and live in peace. I also love that there are a lot of activities, parks and places of worship for families and kids to come together. When you are in Viera you feel like you are part of a big family. Everywhere you go you see someone you know. People are so friendly and always willing to help. I absolutely love this place!” Tammy experienced Viera’s slower pace and friendly atmosphere while visiting her daughter who is a resident of the community. After several visits, Tammy decided to trade her fast-paced lifestyle in “crowded” Miami for a new home in Viera. “People are very friendly here,” Tammy said. Joining a local church has also made Tammy feel at home in Viera. “I’ve made many friends at Calvary Chapel,” she added. Her enthusiasm for living in Viera is catching on with other members of her family. She said another daughter is considering a move to Viera.

25 YEAR PERSPECTIVE: PIVOTAL EVENTS PUT VIERA ON THE MAP Soon after I began working for The Viera Company in 1989, I attended the groundbreaking ceremony for the construction of Viera Boulevard. I’ve long since stopped counting the number of groundbreaking events in Viera over the past 25 years. But just as the construction of Viera Boulevard was vital to implementing the master plan for the community, there have been a few pivotal events in the community’s history that stand out to me as significant to Viera’s standing today as Brevard County’s most highly desired community in which to live, work and play. The arrival of the Walmart Supercenter in 2002 spurred the interest of other major, national retailers including the SuperTarget and the unique lifestyle center, The Avenue Viera. Florida’s supermarket, Publix, more recently opened one of its new, hybrid stores in Viera. Dining goes hand-in-hand with shopping, so we have attracted a variety of fine national and locally-owned restaurants. The investments made by all of these retail and restaurant companies in our community have made Viera a popular shopping destination, not only for our residents but for the central east coast region of Florida. Quality, innovative healthcare has become a hallmark of the Viera community. Health First chose Viera for its stateof-the-art healthcare campus which includes the Pro Health and Fitness Center and Viera Hospital. These excellent

facilities will continue to attract additional health and medical care providers, adding not only to the availability of services in our community, but also to the availability of jobs. Viera’s recreational trail system and numerous parks, makes Viera a health- and wellnesscentered community. Although we had built more than 4,200 homes in Viera East, it was commercial and residential development on the west side of I-95 that really brought attention to our growing community, helping put Viera on the map. From my perspective, watching the community grow and prosper over the past 25 years has been exciting as well as personally satisfying. Happy quarter century to Viera!
