so....how’s the market so... how’s the market? To date the 2015 calender year has been very active. Low interest rates continue to provide stimulus to the market and provides a platform for market participants to transact. The metropolitan markets of Melbourne and Sydney continue to provide positive sentiment to regional markets. Trends There are a couple of clear trends that are currently obvious. The baby boomers, who have traditionally been the main active demographic for lifestyle property are now buying or selling with their retirement plans firmly in mind. Some are cashing in the beach house to fund their retirement but far more commonly they are downsizing in the city and upsizing on the coast. This may mean retaining an apartment in the city but having their more significant property on the coast. This has been an attractive option for

many given increased equity in their metropolitan dwelling after two years of capital gains. The other trend is one of price differentiation between Melbourne and the coastal areas and Geelong. This has been very attractive to young families who have the ability to relocate and often commute. There are now 59 suburbs with a median price of over $1m in Melbourne and this has seen many look further afield from where they were initially considering. The attraction of being closer to the beach is being seen for the strong sales volumes in the Geelong to Torquay growth corridor. Stock market volatility is also pushing investors to the certainty of property. Lack of investment options and the ability to physically touch their investment all make property attractive in this low interest rate environment.
