so... how’s the market? After a very busy winter and strong positive sentiment from the Melbourne metropolitan market, we are expecting this spring and summer to be very active on the coast. Rates on hold With the expectation that interest rates are staying on hold for some time to come, this is providing a general confidence in the market. It is giving buyers a willingness to transact, they appear to be taking the attitude that market conditions will never get better than what is currently been experienced, so there is no point waiting. Baby boomers and investors are active Besides the usual family holiday house buyers we are seeing strong activity from both investors and baby boomers. Investors are using newfound equity in the metropolitan homes and affordable finance to buy an investment property. Baby Boomers are upgrading their

holiday houses to a higher standard in the expectation of spending more time on the coast in their nearing retirement. The trend of downsizing in Melbourne and upsizing on the coast is not a new one but it is certainly an active part of market at present. What does 2015 look like? Predicting the future is always fraught with danger. However several trends are clear, while finance reminds affordable the market will remaining engaged.
