so... how’s the market? After a very busy winter and strong positive sentiment from the Melbourne metropolitan market, we are expecting this spring and summer to be very active on the coast. Rates on hold With the expectation that interest rates are staying on hold for some time to come, this is providing a general confidence in the market. It is giving buyers a willingness to transact, they appear to be taking the attitude that market conditions will never get better than what is currently been experienced, so there is no point waiting. Baby boomers and investors are active Besides the usual family holiday house buyers we are seeing strong activity from both investors and baby boomers. Investors are using newfound equity in the metropolitan homes and affordable finance to buy an investment property. Baby Boomers are upgrading their

holiday houses to a higher standard in the expectation of spending more time on the coast in their nearing retirement. The trend of downsizing in Melbourne and upsizing on the coast is not a new one but it is certainly an active part of market at present. What does 2015 look like? Predicting the future is always fraught with danger. However several trends are clear, while finance reminds affordable the market will remaining engaged. Both Melbourne and Sydney will continue to outperform the rest of the country due to population growth and investor activity. A good proportion of this investor activity is coming from overseas. Positive sentiment from these metropolitan markets will continue to reflect positively on the coastal and regional markets.

the white house

733 great ocean road eastern view offers required by 15 november 2014 Along with the famous Pole House in Fairhaven, The White House in Eastern View is one of the most iconic properties on the Great Ocean Road. With views stretching the full 6km of the magnificent Aireys Inlet to Eastern View beach and with the surf feeling like its breaking in the front yard, The White House provides a special coastal experience. Set on 1900sqm (app) the four bedroom residence is architecturally significant for its distinct design and ingenious engineering to create a intriguing coastal icon that reflects its elevated beach setting beautifully. When you are in the home you almost have a sense of reverence that is usually reserved for a beautiful sculpture or artwork and with the backdrop of the surf rolling in below you, this feeling is fully enhanced.

for sale on the coast

Built in 1988, the residence was designed and constructed to maximise the use of natural light which is then softened by the painted timber surfaces, polished timber floors and local stone. The main bedroom is stunning. Set in the upper level of the tri-level design, it has a true sense of escape with the large port hole feature window evoking feelings of a large clipper ship at sea. The three other bedrooms all have storage lofts that have traditionally been used as cubby houses for the kids and are a fun, practical feature. There is a dedicated media room that would also make an amazing study or home office. An office with one of the best ocean views in the world. In fact every main room gets a view, as do the two sun decks which are both in sheltered positions so they can be enjoyed all year round. Positioned adjacent to the famous Great Ocean Road Arch in Eastern View, it would be difficult to judge which one would be more iconic. Eastern View is approximately 90 minutes from the West Gate Bridge and can be accessed traffic light free via the Geelong Ring Road. Inspection by appointment only.

When life imitates art Our Feature Property this week boasts a view straight out of a painting by Arthur Streeton, one of Australia’s most revered landscape artists. It’s not hard to make your own comparison. First make a stop at the Geelong Gallery to check out his luminous ‘Ocean blue, Lorne’ (1921). Then take the Great Ocean Road to its highest elevation at Cinema Point, a few kilometres before Lorne, and step out to view ‘Life Imitating Art’ (2014).

Arthur Streeton Ocean blue, Lorne 1921 Collection: Geelong Gallery

www.1095greatoceanroadlorne.com

Most of us know that the Great Ocean Road is regarded as one of the world’s most spectacular scenic coastal routes. In this commemorative year, more of us should be aware that it’s also the world’s largest war memorial, built to give employment to returned 1914-1918 Great War servicemen and to honour their fallen comrades. As an official war artist, Arthur Streeton spent time on the battlefields of the Somme. It’s easy to imagine that when he travelled to the Lorne area to paint in 1921, he would have been welcomed by the road gang of fellow veterans he found camped along the way, above the creek at Big Hill, close to what became known as Cinema Point. Armed with picks, shovels and explosives, they were carving out the first cliff-hugging section of the Ocean Road (they dubbed it the Anzac Highway) from Eastern View to the isolated timber settlement of Lorne. Although this task was accomplished in 1922, it would be another ten years before the dramatic and panoramic 75-kilometre route through to Apollo Bay was completed. Their legacy remains, as does another gift to the nation in Ocean blue, Lorne, one of several canvases Arthur Streeton completed during his bush sojourn by the sea all those years ago. Its acquisition for $230,000 by the Geelong Gallery in 2011 was considered a coup. Whoever is fortunate enough to acquire our Feature

Property will also pull off something of a coup. Located at Cinema Point and blessed with a vista straight out of Ocean blue and beyond, Caprington is being offered for sale for the first time in forty years. This property has changed hands only once; not so surprising given that it is one of very few private holdings to be located on the sea side of this iconic stretch of the Great Ocean Road. Tranquil and secluded, Caprington is accessed by private driveway from the Cinema Point lookout, where Big Hill slopes into the ocean. Much of the land around it forms part of the Great Otway National Park. It lies not far beyond the WW1 Memorial Arch at Eastern Beach and a short drive away from the holiday township of Lorne. When the current owners commissioned architect and Alistair Knox protégé Robert Marshall to design their three bedroom, two bathroom holiday home, one of the stipulations was that it should sit gently in the landscape. It is a tribute to his skill that he achieved this aim while making the most of a stunning, never-to-be-built out easterly aspect that takes in a broad sweep of sea, sky and surf coastline to the Aireys Inlet lighthouse and beyond. Caprington nestles near the top of a sheltered site approximately one and half acres – that slopes to a beautiful, swimmable beach cove below.

Full-height windows and terraces on two sides make the most of the outlook; there is a view from every room. Natural materials employed in the construction of this low-maintenance home were carefully selected to complement its bushland surrounds. Mud brick walls insulate and there are fossil imprints in the imported Kota flagstone flooring. Feature fireplaces and chimneys are finished in custom, hand-cut Castlemaine stone.

about one-and-a-half hours from Melbourne off-peak). So when you decide to tear yourself away from that view and venture out for a bite, you can enjoying a choice of around 30 great eateries, not to mention the great boutique and foodie-friendly shopping that Lorne is famous for. It’s a lifestyle that only a great artist and Mother Nature could capture.

Interior doors are reclaimed from Lorne’s original Cumberland Guest House; recycled Queensland bridge timbers lend support. Cedar ceilings with clerestory windows vault above a vast living area that forms the heart of this house. The Miele-equipped kitchen features handcrafted blackwood cabinetry. Caprington’s two extensive terraces lend themselves to sea watching, sunrise appreciation, moonrise viewing, stargazing and sunbathing. Vestiges of its original garden, created by the distinguished landscape designer and one-time neighbour, Edna Walling, are still visible. The beach below is accessed by private path and lends itself to swimming, sunning, fishing, rock hopping, creek paddling and cave exploring. Birdlife abounds; whale and dolphin sightings are common. Despite the obvious privacy and seclusion, Caprington is just a ten to fifteen minute drive from Lorne (and
