As the old saying goes, ‘you don’t get a second chance at a first impression’. To optimise that first impressionwe are here to guide you. Buyers do not see small details on their first inspection as there is so much to see, they tend to just notice the large visual items. That includes the garden, internal and external walls and floor areas.If these are in order, your first impression will have a high probability of being successful. If they are not, then that is where your property presentation should start and then work backwards to the detail from there.

2. Spring clean

De-clutter is a must. It will make the whole house feel larger and reduce distraction. Clear the bench tops of unnecessary items and give the whole house a good spring clean. Clean windows are a must and pet food inside should be avoided if possible.

3. Remove unnecessary furniture

Coastal properties are notorious for gathering furniture that is not used anymore or unnecessary. The easiest way to make a residence look bigger internally is to remove these unnecessary items.

4. Let there be light

Making sure all the lights work is easy and effective. We will open all the curtains when we arrive if they are not already. Making sure they also work so that light can pour in is also essential.

5. Put your buying glasses on

Buyers tend to take everything on face value. Very few have the ability to visualise potential. The best way to look at your property is from a buyers perspective. Look at the first impression before you look at the detail. Walk up the driveway or through the front gate, what do you see?
