so...how’s the market? The coastal markets are not immune to general property market sentiment however seem to be holding up very well. This is due to three factors: limited supply, a prominent Baby Boomer demographic and that economic fundamentals remain solid. The coastal towns on the Great Ocean Road are very popular but are very small in size so stock build up is not common. They are all situated between 60-90 minutes from 5 million Melbournians and when you add in Geelong and regional buyers there is steady demand but limited supply. The Baby Boomers are cashed up and are often just asset swapping rather than borrowing. They are often downsizing in Melbourne and then buying or trading up on the coast, so are often not affected by banks financing their dreams. With interest rates stuck at 1.5% (cash rate) and unemployment at 5% and predicted by the Reserve Bank to be 4.75% by 2020, the economic foundations look solid despite the main stream media scaremongering at every opportunity.
