so... how’s the market? The Surfcoast property market over the summer period was very active with both buyers and sellers seen to be having a willingness to transact. This active engagement can be contributed to several factors.

starting to consistently appear, they also engage. On one hand the increased activity gives them comfort to act but on the other hand they don’t want to miss out either, so they become active.

Affordable finance. Interest rates look stable and continue to be at affordable levels. This is expected to hold for 2014 and this certainly provides confidence to buyers.

The Surfcoast continues to be a popular destination. The ease of access to the Surfcoast via the Geelong Ring Road continues to be a source of justification to purchase. Buyers go through two stages when they are buying. They go through an emotional attachment stage (we love this area and then find a property they like) and they go through a justification to purchase stage (should we spend the money). The ease of access helps them justify the purchase as they feel that they will use it regularly post purchase.

The metropolitan market remains buoyant. As the majority of buyers for lifestyle property live in the Melbourne metropolitan area, when that market is buoyant the positive sentiment flows onto the coast. This positive sentiment affects both buyers and sellers. Everyone does what everyone else does. Australians have a strong fear of missing out. So when potential buyers see sold stickers

We expect 2014 to be a positive year for real estate and it has certainly had a good start.

new years day regatta

Photographer: Darryl Fowler

The rowing regatta takes place every New Year’s Day on the Anglesea river. While the event is woven into the history of our towns, the focus of this article is on the four beautiful boats in which it is raced. The New Years Day Regatta was born in the late 1880s out of the social engagements of several Geelong and grazier families for whom Anglesea and Aireys Inlet were the favourite holiday spots. The social focus of the time was not the beaches as it is for us today; it was picnic afternoons by the river that included a range of athletic contest. Events such as swimming, diving, tennis, rowing, tug-of-war and “beer chewing” were all the rage for the day and where dances at Jackson’s Hotel often followed in the evenings. It was from this heritage that the New Year’s Day Regatta was established as the highlight of the Anglesea social calendar. Everyone who was anyone attended. The dress code was dresses and parasols for the ladies, sports blazers and boater hats (and the odd pith helmet) for the gentlemen and athletic prowess was the currency of the day! In 1910, the lads of Anglesea (led by the

McMillan brothers, Stan and Les) challenged those of Aireys Intel (led by, George, Allen and Robert Noble) for gentlemen and ladies to compete in a series of athletic competitions on New Year’s Day, 1911. Both Anglesea’s challenge and the acceptance from the Aireys men were in writing, were completely irreverent and were signed“under the seal of the Marty red Rooster”(which was a white feather) in red sealing wax.The success of this 1911 regatta in privately-owned boats locked in New Year’s Day as a permanent fixture in the Anglesea social calendar, and while other sports were certainly engaged, the focus quickly became rowing. It was decided that the Anglesea Recreation and Sports Club (AR&SC) would purchase two racing boats for the occasion and an order was placed with JAS Edwards – Boat Builders of Princes Bridge, Melbourne for the very latest in four-oared rowing technology for seventy six pounds, six shillings and eight pence. They were delivered to the club for the 1913 regatta and have seen glorious action in one hundred New Year’s Day

on the coast...

new years day regatta Regattas (with their younger, two-oared sisters who arrived a year later) ever since. The boats have been well maintained by AR&SC volunteers over the years and, after some intense (but mainly cosmetic!) attention recently, they are in magnificent condition. The club has been told by wooden boat experts that it is unique in the world to have identical boats of this age in this condition and still racing. It has celebrated by re-launch/re-christening ceremonies for each boat just before the annual regatta with many descendants of the families who started the event or who have had multi-generational involvement in it. They will be a centre-point exhibit at the Wooden Boats Festival of Geelong on March 8 and 9, where they will race for the inaugural Bellarine Challenge Cup.

In parallel with refurbishing the boats, the club has been re-positioning itself to again be owned by the Anglesea community. As always, anyone is welcome to race and anyone often does as many of the participants have never been in a boat before! Crews are now loaded from the Anglesea Visitors Centre jetty, which is much more engaging than at the club’s boat shed. Both the start and finish lines are in full view of riverbank market spectators. The Regatta has become a key contributor to the carnival atmosphere of New Year’s Day on the Anglesea River. The club invites you to participation in the regatta and would welcome you at the boat shed to see the boats whenever the doors are open. Peter Doyle

2a hartley street aireys inlet With access to both Gully Beach and Sunnymeade beach, and enjoying a very private amenity, this native 800sqm (app) vacant allotment is an excellent opportunity in the beachside precinct of Aireys Inlet. Accessed via a private lane way off Hartley Street, the property is a recent subdivision off a much larger allotment but this does not affect the quiet amenity of the allotment in any way. Beside good beach access, the private position is brilliant given that you can also walk to the shops via nearby Anderson St, the tennis courts via Aireys Street and the famous cliff top walks nearby. Stagger your investment by buying now and build your dream home later.

lot 1 31-33 pearse road aireys inlet The hilltop location of this 502sqm (app) vacant allotment provides two essential ingredients that will benefit any future dwelling, a good outlook and great proximity to the amenities of Aireys Inlet. Plans have been approved for a dwelling and the modern design sits well on the site. The benefit of this particular allotment is that it enjoys both front and side access which allows excellent flexibility with design options should you choose not to build the approved plans. Competitively priced for Aireys Inlet and vacant land in Aireys is getting more and more difficult to obtain. Even if you buy now and build sometime in the future at least you have reserved your place in this tightly held township.
