n this issue of VIP 30A Magazine, we are thrilled to bring you our 2023 Realtor Profiles feature. This concept which we have published in other VIP’s over the years, is a perfect fit for VIP 30A, with real estate such a driving force behind its popularity, growth and economy. This is a chance for you to see more than properties and services these real estate professionals provide. This is an opportunity to dig a little deeper and actually get to know the person behind the Realtor. What an exciting time of the year this is as we get ready for fall and weekend tailgating! There is a distinct phrase that is synonymous with fall for me…It’s Football Time in Tennessee! Something about those words takes me back to college days and Knoxville every time I hear it. As I now spend the majority of my time here, I realize that it is football time everywhere.
The fact that most people moved to Florida from other cities around the South creates a very exciting place when is comes to collegiate and professional sports. This makes Saturday game days at your favorite local watering hole especially engaging as most any team, especially those in the SEC, will be represented. But in true character of this beautiful place we call home, everyone and every flag is welcome, so get out and support your alma mater! Final word…I cannot publish a magazine in an area which embodies the beach lifestyle without mentioning Jimmy Buffett. I think it’s safe to say that if you are a water lover, beach goer, music lover or simply a lover of life, then you have probably let the lyrics of this Parrot Head sweep you away into a fantasy of waves and wonder. remier fundraising organization, Destin Charity Wine Auction Foundation (DCWAF), is pleased to announce it has donated $3.4 million to 16 children’s charities in Northwest Florida following another successful year of fundraising. Funding was awarded in a private check presentation ceremony at the Hilton Sandestin Beach Golf Resort and Spa on August 31. To date, DCWAF has donated more than $31 million help to children in need in Northwest Florida since its inception in 2005. “This year’s contribution is truly a testament to the philanthropic spirit of the DCWAF community,” said Destin Charity Wine Auction Foundation President Karah Fridley-Young. “These funds will have a profound impact on the lives of thousands of children, and we are grateful for the opportunity to support our charity partners; all of whom are doing important work within our community.”

I
nternational Dog Day celebrations were recently held at the Sandestin Golf and Beach Resort. The luxurious Hotel Effie welcomed guests, locals, and their canines to Treatos and Tito’s in collaboration with Dog-Harmony, a local nonprofit dedicated to reducing the shelter dog population through ongoing humane education. The dog lovers event featured many activations, including samples and specialty cocktails by Tito’s Vodka for humans and a treat-catching competition for the pups. Hotel Effie’s on-site restaurant, Ovide, served fresh doggie meals during Saturday and Sunday brunch and live beats on the patio by a local DJ. All the treat taste-testing provided by ‘barkeries’ include Doggy Bag, 3 Dogs and a Chick, Sea Dog Barkery, Dog-Harmony, and Hot Dog.

of Classical Architecture & Art (ICAA) has selected KVA as the 2023 recipient of the Arthur
Ross Award for Excellence in the Classical Tradition Architecture.

Established in 1982 and named for noted Manhattan philanthropist, investor, military veteran, and classicism devotee, and coestablished with architecture critic Henry Hope Reed, this award recognizes the lifetime achievements and contributions of architects, painters, sculptors, artisans, interior designers, landscape designers, educators, patrons, and others dedicated to preserving and advancing the classical tradition. The Arthur Ross Awards are commonly considered tantamount to the Academy Awards of the design world that acknowledges and honors a living, human-centered tradition while building upon those ideals for invention, progress, and a future-oriented trajectory.
KVA has been integral in realizing the vision of Alys Beach, guiding the designs of the homes and common spaces down to each and every thoughtful detail. As fulltime residents, the depth of their involvement and understanding in implementing the original master plan of DPZ CoDesign and the collaborative design code is paramount. At the same time, the incorporation of KVA’s own stamp on the architectural signature that defines Alys Beach has thoughtfully and sentimentally sculpted one of the most captivating New Urbanist towns in the United States – possibly the world. Grounded in enduring, traditional typologies, KVA’s work has provided a framework from which their architectural language has developed as a union between the modern form and function of the present day and the vernacular traditions, drawing on influences of the Caribbean, the Mediterranean, and the Middle East, with distinctively Moroccan characteristics. CHRIS JENNINGS why did you choose a career in real estate? I came from corporate America and after some years, found myself bored with it. The same meetings, the same paperwork, the same day to day. Real estate is different and it keeps me on my toes. Every day is different with a new property to show, new people to work with, or a new problem for me to solve. Add to that my own natural desire to help people achieve their goals and Real Estate was a perfect fit for me.
what is your educational background? I hold a Bachelor’s Degree in Marketing as well as an Associate’s Degree in Psychology from one of the finest universities in the country in addition to several Google certifications and professional sales programs (corporate America, remember?). However, I think my greatest education has come from the nonprofit as well as numerous successful businesses my wife and I have founded and run over the years.
tell us about your family and / or history. My wife and I have 4 great kids, Alexis (21), Connor (13), Ascher (7) and Ryker (brand new!) and love living in the Panhandle. Life can get pretty hectic with a newborn but we manage to take family trips, home school, attend every basketball game, and run three successful businesses and a nonprofit!
how can working with you help a buyer find a better value and negotiate a more favorable deal? In addition to selling real estate full time, I am also an investor myself. We currently own five vacation rentals in various parts of the world that we self manage. This gives me a unique perspective when working with a buyer because I know this industry from all sides and can offer real world, personal advice on what to look for when they are considering a purchase. I know the things to look for when considering an investment property, I know what the numbers should look like for a property to be solid investment, and finally I know how to self manage property and be successful at it. My clients benefit from this knowledge which I freely give to them. I help my clients get the best deal on the best property because I’ve done it and I’m still doing it for myself!

When our family construction business folded during the 2008 economic downturn, I needed to help support my husband and three sons. It was a choice between returning to court reporting or starting anew. Real estate was the answer, not for its pretty houses, but as my livelihood and a new career. I went all-in then and still am now.
tell us about your family and/or history. 2024 marks 30 years on 30a for me! Half of this didn’t exist when I moved here from Alabama in 1994. My husband and I built our lives here, but in 2021, Scott lost his battle with cancer at only 54, leaving me and our 3 boys on our own. DAPHNE CORR why did you choose a career in real estate? I inadvertently began my career in real estate when I graduated from college and moved to Denver, Colorado. I worked with a real estate home staging company, where I promoted the benefits of home staging and demonstrated the return on investment for a staged home. During this time, I set up meetings with residential real estate offices throughout the Denver-metro area and quickly realized I should switch practices. AVERY CARL what is your educational background? In terms of education, I have a B.S. from the University of Texas, where I played on the 2006 Women’s Soccer team that took the Big 12 Championship. I also have an MBA with a focus in marketing from Belmont University.
tell us about your family and/or history. I grew up in Starkville, MS and vacationed in Grayton Beach every summer. It had always been my goal to be able to call 30a home, and I was finally able to through real estate. I sort of backed into the career. When my husband and I were relocating from New York City to Nashville, TN, our agent was really trying to get us to buy a property in a really hip area of Nashville because of the appreciation factor from an investment standpoint. Moving from New York and being tired of neighbors, we chose to move out in the country north of Nashville, but those few remarks she made did pique our interest in real estate as an investment. We started looking into real estate investing, devouring any content we could on the subject. Eventually, we had saved enough for our first property: a long term rental in Nashville. The mortgage on that property was about $650/month, and we were able to rent the property for $1550 a month. This cash flow happened to be the equivalent of my take home pay as a marketing manager in the Nashville music business, so we decided to double down on the real estate investment path.

When I graduated undergrad in spring 2009, there were no jobs due to the Great Recession, so I toured in rock bands as a guitar player and bartended on the side starting in Austin, a stint in LA, and eventually New York City before hanging up the guitar to relocate to Nashville with my husband Luke (Luke is my partner and the director of education at the Short Term Shop, he trains all of our clients on how to self manage vacation rentals remotely to optimize income), and attend Belmont University for my masters. We had enough of a down payment to buy one more property, and we wanted to buy something that would make us the most amount of money the fastest, and we landed on short term rentals. We didn’t want to buy one in Nashville because the regulations were unfavorable, so we opted for a more vacation rental friendly market, The Smoky Mountains of Tennessee. We bought our first property there in 2015, and scaled that one vacation rental in the Smokies to 5 over the course of the next 18 months. Over the course of that time, I got my real estate license. Friends started asking me «You’re making HOW much on that cabin? Help me find one, and teach me to manage it.» And from that, The Short Term Shop was born. I started as a single agent selling only in the Smoky Mountains, and now we have 60 agents across 20 vacation rental markets, the home base now being in 30a, because naturally, it’s my favorite market. We have helped over 5,000 investors with short term and vacation rental properties, and we were named #1 team in the world at EXP in 2022.

WILL ESTELL why did you choose a career in real estate? I’m not sure if I chose real estate or real estate chose me. After a decade and a half as a writer, editor-in-chief, and co-founder of multiple regionally and nationally sold magazines I’ve spent so much of my career researching and writing about Northwest Florida’s growing tourism, resorts, restaurants, and local real estate market trends that a career in real estate just made sense along the beach communities I had already been promoting around the country.
tell us about your family and/or history. I grew up on a farm in rural North Mississippi, about 30 miles north of Tupelo. I was driving a tractor by ten and loved living in the rural outdoors. My dad was a farmer, state legislator, and later a chiropractor. I was an adopted child, from a state agency, when I was about six weeks old, and because of that I’m an advocate for adoption… of children and pets alike. Jump ahead a few decades and I found both of my biological parents in my early 30’s. They were just 17 and 18 and headed to college and the Naval Academy when I was born. It’s been quite the Cinderella story, and for over two decades now I’ve had a great relationship with both my adopted and biological family --including having five younger siblings. I have three young adult children (20, 27, and 30) who currently live in Alabama and Florida, and they visit my wife, Laura, and I regularly. When you live at the beach everyone wants to come to you!
what are some previous careers you have had? I was a GM for a company that managed Golds and World Gyms in my 20’s, working in gyms from Tennessee to Alabama to Georgia. I began my editorial and publishing career at around twentyseven and have been lucky enough to have done one-on-one magazine cover-feature interviews with everyone from the Iconic Jimmy Buffett to Kenny Chesney (twice), Darius Rucker, Alan Jackson, Willie and Korie Robertson, Jase and Missy Robertson, John Rich, Amy Grant, Sara Evans, Emeril, Paula Deen, Cheech Marin, FGL, Styx and numerous others, along with writing hundreds of travel, tourism, and coastal real estate features. I was in publishing as a full-time career until the Beaches, Resorts & Parks national newsstand title I co-founded with Destin based tourism partners in 2012 sold to The 30A Company in 2020. I served as 30A’s founding editor of their Beach Happy magazine until leaving to pursue other ventures in late 2021. I first got a real estate license in Alabama in 2016, then my Florida license in 2022. I still do freelance editorial and media consulting for a number of other publishers but focus on real estate as my full-time career.
what is something a recent client would say you did to help them secure their dream home in such a competitive market? I got a call from a Chicago based client, who lives in Destin part of the year and wanted to see a Destin house one afternoon. It had only been on the market for eight days. We put a cash offer in the following day that was almost 25% less than asking price. They declined, as I thought they might. However, the next day we made another offer that was still 20% less than asking price, and we asked for half of closing costs, with the agreement my client would get an inspection within three days, and close within seven days. They accepted! I pushed, respectively, and we were able to get the inspection done the next day. This client has done three transactions with me now because he saw I’m not afraid to make the offer my client wants to make, and I’m not afraid to push to do in a few days what often takes a few weeks.

what qualities do you have that make you a great agent?
For me personally, I like to think my clients would say the ease of getting along with me, and my attention to listening to and acknowledging their specific needs. Also, if I get a call I’m answering the phone, and if I get an email today, I’m answering it today. If you want to look at a house or condo today, I’m going to do my best to make it happen… today!
I listen to my clients desires and needs. I’m also a realist by nature, and I believe --especially when it comes to investment and rental properties and where the current market is-- the numbers have to make sense. I’m going to be straight up with my clients –buyers or sellers—even if it diminishes the odds of making a particular deal work. Oh, and I really listen to my clients. Did I mention I listen to my clients? [laughing]

what is the most significant sale or purchase of your career? The one I’m working on right now! Whether it’s the half a million-dollar resort condo, or the $2.9 million, acre-plus bayfront estate in my current magazine advertising, or the ¼ acre Destin fixerupper house a client recently snagged for just $311,000, every transaction I touch and every client I service is the most significant one, right then. I believe if we take great pride in our clients, and take care of them, the numbers will work out for us.

or over a decade, one of the highlights of my summers here has been photographing and attending events from Wednesday night kickoff parties to Saturday night final weigh-ins at the Emerald Coast Billfish Classic in Sandestin. This year’s 21st Annual ECBC included an impressive 80 boats angling for a share of $1.8 million in prize money. The fleet released 62 billfish, including 29 blues and 15 white marlin, plus 18 sailfish. In the gamefish tallies, 33 wahoo were weighed, along with 16 tuna and 25 dolphin. Mark your calendars for the 22nd annual ECBC, slated for June 19-23, 2024.
