SPRING 2020 - While there's no real crystal ball to predict the future of real estate, the 2019 real estate data and a number of strong economic factors are indicating a very good 2020 for Greater Vancouver real estate. Let's take a closer look. "The Metro Vancouver real estate market picked up significantly during the second half of the year", says Ashley Smith, president of the Real Estate Board of Greater Vancouver. The number of homes listed for sale was 7.6 per cent below historic averages resulting in a 23 per cent STAL (sales-to-active-listings) ratio, which is favourable for sellers. "If this trend continues, we will enter a seller's market over time", says Smith. We're talking about a "seller's market", a term we haven't heard in Greater Vancouver for some time, and welcome news for home owners. This has already happened in the townhome and condo markets. There's further good news from the Chief Economist of the BC Real Estate Association, Brendon Ogmundson.

He says that “Housing markets across the province staged a strong recovery in the second half of 2019,” said BCREA. “This sets up 2020 to be a much more typical year than what markets have experienced recently.” Residential unit sales across BC in December were up 48.9 per cent from December 2018, and the average residential price in BC saw an 8.7 per cent increase from December 2018. Total sales dollar volume saw a 61.8 per cent increase year-over-year, landing at $3.9 billion. This is great news for the BC real estate market.
