The Real Estate Board of Greater Vancouver (REBGV) reports that home buyer and seller activity has shifted below our long-term seasonal averages this summer due to inflationary pressure and rising interest rates. This shift in market conditions has caused prices to edge down over the past few months. Although prices are trending downwards, they are still higher than this time last year. The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently up 7.4 percent. We are seeing the impact these hikes are having both locally and across Canada. The red-hot market frenzy of the past two years has subsided. The advantage is now buyers are able to take more time when considering their real estate options.

mbleside, a two-kilometre stretch along Marine Drive, is known as the downtown of West Vancouver. The seawall connects to a more challenging trail that takes runners or hikers along the Capilano River up to the Cleveland Dam. The park is also home to the wildly popular summer concert series called Ambleside Live, which has hosted performers including Kenny Chesney, Ed Sheeran and Tegan and Sara. From May to October, watch for the Ambleside Farmers' Market every Sunday, where vendors sell produce, fruits, breads, fish, jams, pickles, and a variety of crafts.
Further west, a collection of small shops and services line both sides of the spine of Marine Drive. If Park Royal offers a dazzling array of branded clothing and chain restaurants, Ambleside offers one-of-kind shops and cafés in a charming pedestrian-friendly oceanfront setting. Any visit to Ambleside must include a stop at the Savary Island Pie Company, a local institution much loved for its hearty soups and sandwiches as well as its famous pies in any flavour: berry, apple or meat. Errands are easy to run in Ambleside; services include shoe repair, insurance, medical, dental, optical, pharmacy, spa, nail and hair salons, and banks. There are also inconspicuous but very fine dining establishments, such as the award-winning Blue Eyed Mary's Bistro (named Best North Shore by Vancouver magazine), and Chez Michel. Casual spots such as Ambleside Bistro and Ginger and Soy are popular places to meet a friend for lunch.
Further down Marine Drive is the West Vancouver Memorial Library, which boasts the highest circulation rate per capita of any library in Canada. And then there is the landmark West Vancouver Community Centre, a boldly designed building with a curved roof and glass walls. Over the years, the district has acquired 30 out of 32 private lots on the water, and now has a vision for a pedestrian-oriented area that connects with the commercial area of Marine Drive. nyone strolling with a cup of coffee down the scalloped seawall from Stanley Park towards Canada Place would pass in front of the village of glass towers and townhouses. They would notice playgrounds, cyclists, grassy parks, an exercise class through the window of the Coal Harbour Community Centre, harbour planes taking off and ship traffic crossing the inlet. They might be surprised to learn that this area, Vancouver's first major experiment in downtown living, was an audacious plan. Up until the late 1980s when the area was owned by the Canadian Pacific Railway and used for railyards and shipping, it was hard to imagine that one day people would want to live there.
Coal Harbour, which stretches along Burrard Inlet from Cardero Street to Burrard Street, was a pivotal point in Vancouver's history. The name itself speaks of another time (coal was discovered here in 1862), but the idea of creating a livable community on former industrial lands was totally new. The transformation began with the development of the Canada Place pavilion for Expo 86, a unique structure built to resemble the five sails of a ship.
Marathon Developments, the real estate development arm of the Canadian Pacific Railway, planned the 80acre site with the City of Vancouver, and incorporated many design elements that ensured the area could be enjoyed by residents and visitors. City planners worked hard to protect the waterfront views, creating corridors at the ends of all the north-south streets. Parks and green spaces were also protected throughout the neighbourhood, and other uses including hotel, office, retail, and services were included in the plan. Aiming to create a neighbourhood feel and interest along the street level, planners mixed in an assortment of lowrise townhouses along with the condominium towers.
Coal Harbour, which was built in three phases, proved an immensely popular experiment. The residents who work downtown in the Financial District, along Georgia and Burrard Street, found that they hardly ever needed to use a car. Within walking distance are the shopping areas of Alberni Street (a niche of highend brands such as Prada, Escada, DeBeers, Burberry, and Louis Vuitton), the department stores Nordstrom and Holt Renfrew, and the retail strip of Robson Street.
Restaurants are plenty and close at hand, including Cardero's, an upscale seafood pub which feels like a ship, located in the marina with views of Stanley Park and Burrard Inlet. At the other end of the seawall is the Cactus Club, a West Coast-inspired design which also offers stunning waterfront views. Coal Harbour also offers recreational facilities at the community centre or at the Steve Nash Fitness World. Those who prefer
to exercise outside can walk, run or cycle the seawall, all the way around Stanley Park, English Bay, Olympic Village, Granville Island, to Kits Beach.
