NOVEMBER 2016 - There’s a familiar saying about change being constant. This sentiment seems to have been on many of our minds more than ever, not just as the autumn leaves fall, signalling winter’s arrival, but as market shifts continue to hit the headlines. “Changing market conditions compounded by a series of government interventions this year have put home buyers and sellers in a holding pattern,” Dan Morrison, Real Estate Board of Greater Vancouver (REBGV) president said. “Potential buyers and sellers are taking a wait-and-see approach to try and better understand what these changes mean for them.” That cautious approach is somewhat reflected in year-over-year statistics for October. For instance, according to the REBGV, new listings for detached, attached and apartment properties in Metro Vancouver totalled 3,981 in October 2016, representing a decrease of 3.5 per cent. That’s compared to the 4,126 units listed in October 2015. HORSESHOE BAY WEST VANCOUVER Many people living or travelling through Metro Vancouver are missing out on one of the region’s best-kept secrets: Horseshoe Bay. They browse locally run boutiques such as The Spirit Gallery, which is overflowing with aboriginal artwork including both investment pieces, like masks and bentwood boxes, to affordable jewellery and cool footwear. Locals and visitors can grab a fair trade organic coffee to go from the Lookout Coffee Shop, which they sip as they stroll the area’s hidden trails. In summer, the neighbourhood is at its busiest as people make this spot a destination for the day. For instance, over the past decade the family friendly annual Taste of the Bay event has been luring locals and visitors to sample the village’s best bites and beverages while surrounded by its spectacular scenery.

Those views will never change, but the village’s waterfront is evolving—in a good way. Its moorage, storage, haul-out facilities are flanked by West Vancouver and Eagle Harbour yacht clubs. Both offer sailing school programs, races and more.
