In Midtown, prices have been easing a bit, bringing more opportunities to buyers who want to be part of Atlanta’s bustling urban heart. Here, too, residences are closing at nearly full asking price. MARKET SUMMARY: AREA 21

BUCKHEAD Our analysis of the Buckhead luxury condominium market focuses on those residences built no sooner than 2007 and priced above $700,000, with a minimum of two bedrooms. Generally speaking, sales prices tend to decrease as inventory increases, but in the captivating, sophisticated Buckhead neighborhood, both inventory and prices rose throughout 2014. Sales volumes peaked by the end of the third quarter, with 15 units sold in August, but sale prices continued to rise, with December registering the highest average closing price at nearly $2 million.


· Condominiums that sold over the final quarter of 2014 (October - December) averaged 96.3 of their asking price, and spent an average time on the market of 84.5 days. · Average prices per square foot, a strong indicator of market strength, increased to its highest during the final quarter of 2014, with an average of $529.33/SF, higher than any of the 3 previous quarters. Quarters 2 and 3 averaged $471.67 and $460.67, respectively. · The number of condominiums available during any month rose steadily over 2014, with a low of only 27 for sale in January and 43 for sale in December. The yearly high came in November, when 44 condos were available. · In December 2014, residences that sold averaged $1,932,000 per sale, which was the second highest of the entire year (May 2014 $2,029,000). The average price per square foot was $691, higher than any previous month during 2014 by at least $125. · In the Buckhead area, sales peaked in August, with 15 units sold or under contract for sale, with an average time on the market of only 65 days, good for the 3rd lowest of the year.

MARKET SUMMARY: AREAS 22-23

MIDTOWN In Midtown, Atlanta’s bustling urban business heart, both inventory and listing prices rose steadily throughout the year, however, average prices per square foot that eased off in the fall picked back up at year’s end. Prices per square foot in December averaged $344, up over the yearly average of $328.50. Prices hit their yearly high at the beginning of the year, with one sale closing at $394/SF. Of the units that have closed, most were snapped up within days of hitting the market for as much as 109% of asking price, with sales increasing during summer and peaking in August. And while sales numbers came down just slightly in the last quarter, December saw the second highest average sale price for the year.


路 The market behaved relatively consistenly throughout 2014. Between May and December, there were no less than 21 and no more than 24 condos for sale during any one month. During this time period, most months average between 1-2 sales per month. 路 Sales tended to pick up during the summer months, peaking in August with a total of nine condos sold or under contract for sale, which represented 39% of the available inventory. 路 Although there were less sales in Midtown than Buckhead, those that did sell averaged anywhere from 92-109% of the original asking price. 路 The average listing price for condos in the Mid town area also remained relatively steady, with a low of $988,000 in March to a high of 1,120,000 in April (December 2014 was second highest with an average of $1,108,000).

Units sold are quite spacious, with the smallest residences offering more than 1,000 SF of living space. Be prepared to pay at or close to the asking price, even more in some cases - most units sold between 96-101% of their asking price.
