Activity on South Beach remained fairly consistent throughout the year, with high season coming between March and May. An average of 485 residences sold or were under contract for sale per month, compared to an average of 610 between March-May 2014. Buyers had some wiggle room when it came to negotiating the final sales price; on average, sales prices ranged from a low of 88% in July to a high of 93% in December. The year ended on a strong note, with average active prices and sales prices at their highest in December, at $1,632,000 and $1,331,000 respectively. Although small in area, South of Fifth remains one of the most desirable and in demand neighborhoods in all of Miami. With many luxury condominiums offering privacy, spectacular views, and unbeatable views. Average prices per square foot hit a yearly high in December of $2,063, higher than any other month by more than $400, and a 91% over prices in January. Sales and units under contract for sale were busier during the first half of 2014, and available inventory showed a slight decline over 2014 from beginning to end.
