High Technology Campus Ottawa, Canada

Facility Planning / Urban Design, Landscape Architecture

Nortel Networks was proposing the development of a high technology employment campus in the City of Ottawa within the Region of Ottawa-Carleton. The “Site” is located at the southeast corner of the intersection of Highway 416 and Fallowfield Road and is approximately 240 acres in size. The team planned to accommodate approximately 214,000 sm (2,300,000 sf) of employment space along with associated amenities. Corniche and Park Masterplan Concept

Problem Statement: To develop a master site plan, and Plan of Subdivision for the employment campus with jointly developed urban design principles. The process included an interactive visioning session with consultants, the client and special interest groups. A comprehensive Technical Advisory Committee made up of departments in the Regional / Local, Provincial and Federal Governments were given regular reports to help expedite the approval process. Design Solution: Prior to developing a Master Site Plan, changes needed to be incorporated into the Official Plan of the Ottawa-Carlton (ROP) that established the overall land use and policy framework for the future development of this area. The second phase prior to the Master Site Plan was to propose changes to the Secondary Plan that included detailed land use and development policies for the business park. The plan orients three and four storey building blocks tightly along an open activated linear landscape corridor. A combination of specific design criteria led to this proposal with a strong sense of campus identity. This approach created: a high degree of connectivity between people, buildings and open space; close proximity of amenities to workplace; the severability of building parcels, landscape spaces and servicing systems; and a system for the preservation of existing natural wood lot areas.
