IDC honours wInners of the 2021 Value of DesIgn awarDs nterior Designers of Canada (IDC) broadcast its virtual awards presentation on Oct. 13, 2021. The event, which was hosted by IDC President, Deborah Rutherford, IDC board member, Ian Rolston, and IDC CEO, Trevor Kruse, was recorded in Teknion’s

showroom in downtown Toronto, Ont. The awards opened IDC’s annual design symposium, which was also hosted virtually again this year, due to the impact of the ongoing global pandemic. This year’s symposium keynote speaker was Canadian

designer, innovator, and educator, Bruce Mau, who is the co-founder and Chief Executive Officer of Massive Change Network. The symposium and the virtual awards program are an opportunity for Canadian interior designers to celebrate the achievements of the interior design community. “We are lucky, as a community of interior designers, students, interns, manufacturers and design enthusiasts to be surrounded by so much talent and innovation,” says Kruse.


“Honouring the work of our peers each year brings so much joy to everyone within the Canadian interior design industry.” This year, seven Canadian design firms were honoured at IDC’s virtual Value of Design Awards (VODA) celebration. These awards, which launched in 2018, shine a spotlight on Canadian interior designers by providing a forum to showcase the benefits of design thinking: an empathetic, inventive, and iterative process focused on the human experience within interior spaces. The 2021 Value of Design Awards were presented to the following winners who continue to push the boundaries of interior design. The event was sponsored by Midgley Tecnica, Cosentino, Dacor, Fisher & Paykel, Global Furniture Group, Interface, Keilhauer, Benjamin Moore, and Lutron. The BC Energy Step Code is elevating homebuilding and renovations to new standards of

excellence

ritish Columbia’s Energy Step Code 3 became mandatory for new builds throughout the province on Jan. 1, 2022. And while it’s still voluntary for home renovations, many renovators are taking a proactive approach, embracing the increased efficiency, comfort, and health these guidelines create for their homeowner clients. That’s good news for the industry and for consumers according to Ron Rapp, CEO of the Homebuilders Association Vancouver (HAVAN). “If you look at a home built to the current Building Code and use it as a baseline, Step 1 will create a home that’s 10 percent higher performance, Step 2 will be 20 percent higher, and by the time you get to Step 5, you’ll have a home that is net-zero ready.” The new program, he explains, takes a more performance-based, home-as-a-system approach than the existing Building Code’s prescriptive formula.

Step Codes 1 through 3 focus primarily on increasing a home’s air-tightness and insulation. Step Codes 4 and 5 incorporate more nuanced details like architectural design, mechanical systems, and window placement. Rapp notes, however, that applying the Step Code to renovations isn’t as straightforward as it is for new construction. “A lot is dependent on the scope. For example, if you’re only renovating a kitchen or a bathroom, you won’t have the same options you would if you were gutting a house down to the studs or putting on an addition.”

Enhanced livability Still, no matter what the scope, these new standards provide homeowners with a multitude of benefits — sometimes ones that aren’t always immediately apparent. Insulation, for example. Sure, it makes sense that more insulation is a good thing, but simply adding more batts between the studs still leaves thermal bridges, which equates to cold walls. Step Code requires effective R-22 insulation, and one solution favoured by many experts is a continuous layer of insulation that wraps around the entire exterior. “Imagine you’re reading in bed and it’s -15 degrees Celsius outside,” explains Larry Clay, president/owner of

Clay Construction and the current president of the national Canadian Home Builders’ Association (CHBA). “If you’re propped up against an outside wall that only has insulation between the studs, you’ll probably be thinking about a hot bath after about 30 minutes because that wall is going to feel so cold. On the other hand, if your house is wrapped in continuous, 4x8-ft. sheets of rigid-panel insulation, you’ll be able to finish the entire novel if you feel like it and you’ll still feel cosy warm.” Looking at the flip-side of extreme temperatures, better insulation means your home’s heating and cooling system

will be able to maintain a comfortable level of interior temperatures. “Traditional air conditioning typically lowers the temperature by about 10 degrees,” Clay says. “But the extreme temperatures we’ve experienced over the last few years mean many locations have seen temperatures soar as high as 40, even 50 degrees Celsius in Lytton. So a 10-degree reduction still means your home will be 30 degrees inside — which is far too hot.” Air quality, too, is a growing concern, especially during the last two years when people have found themselves spending far more time inside than ever before.

No silver bullet With so many interconnected aspects, Rapp says there’s no single — or simple — answer. “Yes, we absolutely need to

address things like carbon footprint, emissions, and greenhouse gases. The prevailing assumption is that electricity is not as bad as burning fossil fuels. But then you have to start considering embodied carbon in the components — copper, steel, concrete.” He also points out that while attention has been focused on new builds, more than half the housing stock in Metro Vancouver is pre-1985, so incorporating Step Code principles

will become a priority. “If there’s one good thing that’s come out of the last two years, it’s been a significantly elevated awareness of the need to address the effects of climate change.” Looking ahead, he sees consumer demand from this heightened knowledge soon crossing the threshold to become the main driver in how renovations are done. To me, no living room is complete without including some pillows that bring extra comfort, as well as style and personality. If your room already has a lot of patterns from the sofa, window treatments or floor coverings, then you can select pillow fabrics that are quieter. Use your pillow selection to pull together other elements in the room, creating a cohesive colour palette. The pillows should complement the sofa or chair they are placed on. An easy formula is to pick one small print/pattern, one large pattern, and one solid. WINDOW TREATMENTS When deciding on the right type of window treatments for your livingroom, consider your needs first. For instance, if your room lets in a lot of natural light or is visible to your surrounding neighbours, I suggest having a privacy blind installed. This can be in the form of a roller shade or silhouettes. This type of window treatment helps to diffuse light and provide privacy; however, I often don’t stop there, as this style is most often functional and not decorative. On top of privacy shades, especially in a living room space, I like to add drapery panels to impart a decorative element to the windows. petite pad is turned into an inviting home

O

ur Met Condo Project took a one-bedroom plus den condo and renovated the space for a client who loves to entertain and knows how to mix a great cocktail. She wanted to maximize the 624-sq.-ft. space and provide functionality for entertaining. We checked off her requests while using pops of earthy pink, complemented by purple and green accents throughout. Starting in the living room, we placed a wide media unit with tons of storage opposite a deep sofa/ chaise combo, perfect for spending a cosy night in or hosting friends.

Smaller side tables and accents complete the look and are grounded by a large area rug, making the space feel bigger. Our client requested a bar cart, which would have been a constant obstacle in the small space. Instead, mounting a long, shallow wall unit along the hallway provides a home for bottles, cocktail supplies, and bar accessories while leaving a surface to mix drinks and keep the limited kitchen counter space free when entertaining. A round counter height table doubles as extra space for meal prep in the L-shaped kitchen, and is surrounded by sleek chairs covered in purple wool.


The den proved to be a tricky space that needed to serve as both an office and a bedroom for the occasional overnight guest. We selected an L-shaped desk with wall mounted storage overhead, both open and closed, to showcase some of her personality and bring in some greenery. A lounger that becomes a single bed provides a snug spot for visiting guests. In the bedroom, we maximized every square inch, while keeping a light and airy feel. The queen sized bed fits comfortably with brass and

white end tables on either side. Painted panels provide a costeffective detail that frames the end tables and bed perfectly. The accent furniture is small in footprint and lightweight. Therefore, it had to possess the versatility to move around as required and serve multiple functions. In addition to a clever layout, we installed smart switches, plugs and Google products, to create an interactive and perfectly synced space for our client’s busy life.

Designer Kate Davidson shares some

helpful advice to maximize your small home

S

mall spaces have become the norm, as real estate values continue to rise and people recognize the economic and environmental benefits of compact living. From a design perspective, my clients approach their small space in two ways: To make it appear larger, or accept and appreciate its compact, cosy attributes. The challenges of decorating and living in a small

area are real, but they’re not insurmountable. Here are some tips to make the most of every inch, with examples of how I put these principles into practice.

Make the most of it There are a few tricks for living larger than your square footage may dictate on paper. Start by decluttering. Nothing makes a home feel cramped like an onslaught of

stuff. Evaluate everything. If you don’t love it or haven’t used it in the past six months, except for seasonal items, get rid of it. You can sell or donate gently used items and recycle or trash the rest. Then, explore storage solutions to tackle everything you intend to keep. Storage is an industry with no shortage of custom and off-the-shelf products to tackle clutter, from shelves and cabinets, storage baskets and boxes, and multi-functional furniture. renoanddecor.com

Beyond storage, some decorating strategies can create the illusion of space. Start by painting the walls in a light, neutral colour. Lighter colours make the walls appear further away, thus enhancing the sense of space, while darker hues tend to pull them in. This trick applies to large-scale furnishings and floor coverings, as well. While we’re on the subject of light, maximize the natural light in the room by removing heavy window treatments. Then add mirrors to double the natural light visually. Beyond this, ensure you have sufficient lighting in the form of ambient (overhead) fixtures, task lighting and accent lighting. By brightening the space, you’ll increase its function and your perception of its size.

I applied these light principles in this space, which features continuous white walls and trim, with light furniture. The rug underfoot anchors the area while tying together the light and dark tones of the space. The wood furniture echoes the hardwood too. Here, less really is more, with minimal use of accessories and a focus on simplicity. When choosing furniture, consider scale. It’s unlikely that a compact home has the room for a massive sectional or a huge dining table with seating for 12. Instead, choose pieces with slim silhouettes, lower profiles and legs that let light pass through. Also, look for furniture that has see-through and reflective

It’s not small, it’s ‘cosy’ Of course, I believe that small spaces are appealing. They offer several benefits: They’re easier to clean and organize; they cost less to finish, furnish and maintain; and have a warm, welcoming vibe that’s impossible to replicate in wide, open areas. Don’t fight it. Instead, play up the cosy factor by focusing on softness and warmth – layer in lots of texture

by marrying materials such as natural wood, leather and various textiles. Cover the walls with dark, brooding paintings or photographs, and add dimmer switches on all light sources, allowing you to adjust the light level based on your activity and mood. Your home may be short on square footage, but every small space offers endless opportunities. It just takes some creativity, an open mind and, at times, a little professional help!

Some are incorporating sustainably sourced materials into their home renovations

ccording to the World Green Building Trends 2018 report, green building is officially a “global trend” and energy conservation is a top priority for people all over the world. Here in British Columbia,

it has been a growing concern in the field of construction and renovation for some time now. After decades of incorporating building materials and techniques that use up a lot of energy and contain harmful elements, the province’s construction industry is committed to finding healthier alternatives.

Perhaps one of its most ambitious “green” programs is the BC Energy Step Code, which has a goal to eliminate carbon dioxide emissions from energy sources in homes and buildings by 2032 – making the province the first one in Canada to pave a clear direction for all new buildings to be net-zero energy ready.

According to a July 2019 report by the BC Housing’s Research Centre and the Community Energy Association, 14 local governments have already implemented the BC Energy Step Code, while another 17 are in the process of doing so. And it seems that homeowners are also re-thinking the materials they can use for their home renovations.

After checking a number of renovation companies, Etan GalOr went with Horizon Eco Builders for a complete basement renovation. Initially, Gal-Or didn’t choose the company because of its sustainable practices, but once co-founder Thomas Du Boyce explained his “green” initiatives, Gal-Or was on board. “I hired them to build a rental suite in my son’s basement, so that he could have a mortgage helper,” says Gal-Or. “Thomas implemented a sustainable waste management program in which all of the items, such as the appliances, doors, bars on the windows, stair treads and bathroom items were separated and put into large bins to be either donated or sold.” After taking the basement down to the studs, eco-friendly insulation was used, which will help Gal-Or’s son reduce the need for heating when it’s cold and help to keep the basement suite cooler in warm weather. On top of that, the basement was painted using a non-toxic paint – a type of paint that has removed most, if not all of the volatile organic compounds (VOCs). “We were so happy with the end result, that we have hired Horizon to

renovate the bathroom in our home,” says Gal-Or. For builders like Du Boyce and his partner Simon Druart, sustainability is a term they use, “to describe not only our impact on the planet, but also our impact on our clients, the people we work with and our employees.” From heat pumps and minisplits to window inserts and triple glazed windows, reclaimed material use, sustainable flooring options, sustainable insulation options, and even alternative building materials like hempcrete, rammed earth and strawbale, Horizon Eco Builders


educates its clients on the values of sustainable renovations. The company recently completed a collaborative project with MK Illuminations and Heritage Lumber, where they only used reclaimed lumber from demolished buildings (the greenest building material available) in the project. “We believe in creating a state of harmonium within and surrounding our organization where people feel valued and respected,” says Du Boyce. “We are aiming to become B Corps certified as soon as possible and are currently in the process of measuring our impact through landfill diversion so that we can progress with that aim.” B Corporations are businesses that meet the highest standards of verified social and environmental performance. With all of the recent talks about climate change, the devastating effects on our planet and recently here in BC, the finite nature of resources, government regulation, and especially consumer demand, many renovators – and homeowners – are committed to doing their part.

Freeing up funds through refinancing The good news is, if you have built up equity in your home, refinancing your mortgage is a cost-effective way to make funds available to renovate your home. Another benefit of refinancing is to lock into a lower fixed or variable rate for your mortgage and renovation expenses. If you choose to refinance, it’s important to note that there may be penalties for paying out your existing mortgage loan prior to renewal, but these penalties will be offset by a lower interest rate, and at the same time, you can access extra money to put toward your renovations. By refinancing, thanks to lower interest rates, even though you are taking on more debt, you can pay your mortgage off faster. Most mortgage products, for instance, include prepayment privileges that enable you to pay up to 20 per cent of the principal (the true value of

your mortgage minus the interest payments) in lump-sum payments per calendar year. This will also help reduce your amortization period (the length of your mortgage), which, in turn, saves you money. In addition, some lenders also allow consumers to pay anywhere from an extra 20 per cent of their monthly

In the example in table #1, by refinancing, the clients were able to use the equity in their home to renovate their kitchen while at the same time improve their cash flow by $499.32 per month, which is a savings of $29,959.20 over the next five years.

Whether you end up using your HELOC or credit cards to finance your renovations, you will only be making minimal payments and it can take a long time to pay it off. While the HELOC will have a lower interest rate compared to credit cards, you do have to have a plan on how you intend to pay for it. Table #2 below shows an example of what would happen if a homeowner decided to use their existing HELOC to finance their kitchen renovation instead of using credit cards, based on cost of $49,600 for the renovation.

A home equity line of credit (HELOC) The maximum mortgage amount lenders will allow you to refinance is up to 80 percent of the value of your property. You can always have a portion of your mortgage in a fixed or variable interest rate only and/or have another portion as a HELOC, a loan that gives you access to the equity of your home.

Therefore, as you pay down your mortgage, that amount becomes available in your HELOC. This allows you to have the funds available when you need them. If you want a HELOC only and have paid off your mortgage, the lenders will only allow up to 65 percent of the value of the property. Some of the advantages of using a HELOC are: • Lower interest rates than credit cards or other high-interest means of accessing funds. • Access to equity as you need the funds for the renovations, and you

Choose a strategy It is important to have a strategy in place prior to doing your renovation, therefore a mortgage expert can help you determine what is the best financing option for your renovation based on your unique needs. In addition to setting you up with a new lower mortgage payment, a mortgage expert can also find a lender that offers the most flexible prepayment privileges.

The design stage is a great time to incorporate island details such as strategically placed electrical outlets and charging stations.

W

hen it comes to kitchens, containers and baskets will only go so far. This is the busiest room in the home, which means it requires a storage solution that’s tailored to the physical space and the people who will be using it. Yes, it’s not as sexy as marble backsplashes and gleaming gourmet appliances, but storage is the first step to achieving your dream kitchen. In order for a kitchen to be beautiful and functional, storage must be part of the design plans, not an afterthought. As a designer, these are the key areas I focus on in a kitchen renovation.

Island The island is the focus of many kitchen designs today, since it serves many functions — food preparation, a serving station, dining, homework, entertaining and more. This makes it a prime target for integrated storage. Revisit all your intended uses of the island and tailor your storage to contain all the associated items. For example, an island that doubles as a serving station can be equipped with under-counter storage for platters, bowls, trays, utensils, cutting boards and napkins. Consider adding drawers, closed cabinets and open shelving to display beautiful pieces. Just keep in mind that a sink, cook-top or a pullout trash bin will reduce the amount of storage space beneath that is available to you.

Cabinets The cabinets are the most expensive part of your kitchen, and upgrades such as extended uppers will impact your budget, but from a storage perspective, it’ll be worth every extra penny. Aesthetically speaking, doing this gives your space a more streamlined look, but this upgrade is not just skin deep. The gap between your cabinet tops and ceiling are a great place to store occasional and seasonal items. When considering cabinet upgrades, don’t stop at the uppers. Your lower cabinets can also be customized to cull the kitchen clutter. Consider adding under-counter cupboards with drawers that have specialty storage areas for spice jars, pots and pans, and pantry items.

Furniture Furniture is often underestimated as a kitchen storage solution, but I often use it in my designs. Not only

is it a great way to keep and organize your items, but it can also set the style tone for your space. While furniture isn’t often thought of first as a storage solution, non-permanent pieces such as a sideboard or shelf can contain and organize additional clutter without the commitment. While this isn’t a fixture, you’ll want to ensure your kitchen has enough space to accommodate these items. The objective is to create more room by reducing clutter, so cramming too much into the space can be counterproductive. Look to ensure you have ample space for furniture, and can move around it. I abide by the principle of purposeful design, where everything in a space is intentional, adding either beauty, function or ideally, both. This is even more critical in the kitchen, which is the most scrutinized room in the home, both for lifestyle and property value. If your storage system isn’t working for you, you’ll need to go back to the drawing board, so to speak. Work with a professional designer who brings creative solutions that are tailored for you and will enhance and serve you well for many years to come.

hen you walk into The BarnHouse Company, you can’t help but be in awe of the rows of reclaimed wood stacked to the rafters. Each piece is steeped in history and character because it comes with its own unique marks and blemishes. Founder Mark Brodie can tell you the saga behind much of the Douglas fir, pine and spruce. Each piece of furniture or item the company custom crafts is made with repurposed materials taken from old barns, homesteads and other buildings that would otherwise have been torn down. “A lot of our wood comes from pioneering families’ homes from 150 years ago,” says Brodie. “There’s wood from across B.C., including heritage homes in Shaughnessy, and also Alberta. I recently purchased some timber that was milled in 1850. The wood was once on the walls of the former Sapperton Elementary School in New Westminster.” The success of his business was something that Brodie, who used to

own an outdoor recreation equipment company, could not have anticipated when he founded the BarnHouse Company five years ago. Going from a one-man show to a crew of six, including two highly skilled carpenters (including Suzanne Evans, a Red Seal carpenter), and installers, the shop makes beams, fireplace mantels, corbels, sliding barn doors, coffee and dining tables, French doors and other custom furniture. Clients meet by appointment with a team member who drafts their vision and then makes it a reality. Since every item is custom-made, Brodie and his team have a story to tell behind each piece. “For example, one customer brought in a set of doors from his grandfather’s house, which were then made into a table and bench,” says Brodie. “Page also created a mantel for a fireplace built by the husband of a regular customer.” Preserving by-gone years while being eco-friendly is the appeal for many who are looking for custom pieces hewn from the past.
