Calgary continues to rebuild and evolve With parts of the city still in recovery mode, Calgarians continue to support each other during the rebuild of the areas devastated by flood. Although it’s business-as-usual for most, it is a particularly busy time for renovators and builders. Rebuilding brings new opportunities to implement new design ideas and building practices when it comes to home improvements, particularly when affordability and speed are factors. Our cover story by Heather Ryan is a Q&A with Income Property host Scott McGillivray. Scott gives us some insight and advice when it comes to rebuilding damaged property, as well as some great investing tips and advice about creating secondary suites. Scott will be appearing at Calgary’s HomExpo (running Jan. 17-19). Check out www.homexpo.ca for the dates and times he’ll be appearing. If history proves true, a number of Alberta communities may again be looking at flood situations this upcoming spring with the winter-melt and spring run-off. As most people know, a flood can affect the safety of not only your drinking water but also the operation and service of your septic system. Specific steps need to be taken to ensure your water supply is safe and to prevent damage to your private sewage system. Here are a few recommendations: • Do not use the septic system before it is properly checked. If the system includes a pump, shut the power to the pump off until the system is assessed. If possible, maintain power to the high level alarm in your tank as more ground water may back up into your tank. • Avoid compaction of the soil over the septic system during clean up of the site. Do not drive vehicles and equipment over the system during clean-up or restoration activities. Do not set dumpsters or building materials over the system. Fence or mark out the system to protect it while restoration activities take place. Soil is easily compacted when wet. If the soil is compacted in the area of the septic system it may never work again. • Caution before pumping out a septic tank – it may float out of the ground! Pumping out the septic tank when the soil is saturated could cause the tank to float out of the ground, even if it is buried. A slight movement of the tank can cause damage to the tank, the inlet and outlet pipes and connections. Even though the soil away from the tank may not appear saturated, the fill soil around the tank may be very saturated and cause even concrete tanks to float.

Most importantly, do not use the septic system until the soil has adequately drained to allow sewage to be absorbed. This may take several weeks after flood waters recede. The amount of soil saturation and the time needed to adequately drain the soil will depend on the length of time under water and the soil conditions. f you’re looking to renovate your home and considering adding stone for your kitchen countertops or other projects you’ll want to turn to the experts at Pacific Stone Fabrication. “The most popular upgrade is granite,” says Lori Monett, marketing manager at Pacific Stone Fabrication, which has been in business for 27 years. “Clients feel the look of granite is timeless and are going back to surfaces that are organic and natural. They have one type, GEOS, which uses recycled glass that offers jewels of colour; another that has fossils in it for a really unique look. This marks your third season of Leave it to Bryan. What do you love about working on the show? I have a very atypical relationship with the homeowners when we’re filming. As a builder, it’s not every day I can say ‘Give me your money, give me your keys, and get out!’ That’s a lot of fun, I also really enjoy getting to know the homeowners and their homes! Every house is unique, so there’s always a lot of problem-solving and detective work when you’re renovating – finding solutions to unexpected problems keeps it interesting.
Q
What is the biggest reno disaster you have had to deal with? I’ve seen so many disasters that it’s getting hard to narrow it down but our worst ever was a single father of five energetic kids with an entire house that needed to be rebuilt from the inside out. It was a structural and mechanical mess. It was fall, they had no heat, no hot water and no money to fix it. That was a big job, but the most rewarding to date. We’ve had to restructure entire houses just because I decided to pull up the floor in the bathroom, and it opens up a real can of worms. At the end of the day, fixing the problems while making the house look good and sticking to the budget is the goal.

You’ve worked with a lot of clients over the years. What are some common misconceptions people have when it comes to home renovations? Renovating always costs more, takes longer, is messier and involves a lot more decisions than people expect. HGTV’s Scott McGillivray SHARES THOUGHTS ON INVESTING AND RENOVATIONS by HEATHER RYAN
IF YOU’VE EVER CONSIDERED BUYING AN INVESTMENT PROPERTY, you’ll
not want to miss the opportunity to hear from one of Canada’s celebrity experts on the topic when he comes to Calgary this January. Scott McGillivray, host of the hit HGTV show Income Property, will be in Calgary for HomExpo, which runs Jan. 17-19 at the BMO Centre. During a recent phone interview we asked McGillivray for his thoughts and advice on investment properties and renovating.
Q: You’ve bought a number of investment properties over the years that you’ve renovated. What renovation project do you think gives you the biggest bang for your buck? add to the value of your property, but you need to be smart about it,” McGillivray says. Don’t make it too individual, he says. “You can add one or two elements that are show stoppers, but it’s best to stay neutral versus something that is too trendy.” Stay away from creating a bright blue kitchen and instead use natural stone such as granite for the countertops, and stone, porcelain or ceramic tiles for the floor.

“But the kitchen is not necessarily the biggest bang for your buck. The biggest return is multiplexing a property by putting in a legal suite,” he says. “You can’t do it with every property, but if you can it not only increases the property value, it gives you cash flow.”
Q: What advice would you give to people who are looking for investment properties? A: “Get informed. I love to hear stories about people buying investment properties who were inspired by the show, but you can’t get all the information you need from the show,” McGillivray says. “There are a lot of rules and regulations, bylaws, calculations… you need to know all the angles to investing to make it profitable. Q: On your show, Income Property, you turn a number of basements into investment suites. What do you like about basement suites?

A: “Basement suites are the most practical conversions because most homes have a basement and they’re often the least utilized space,” McGillivray says. “There are a few things I look for when developing basement suites: zoning so you can do it legally; separate entrances; good ceiling height; big windows; and square footage. If you have any or all of these working in your favour you’re on your way to profitability. You’re really in a tough spot if you don’t have the ceiling height or the separate entrance.” McGillivray notes he’s been in contact with the City of Calgary and the mayor’s office with the hopes of making it easier for people to create legal income suites in this city.

Q: A lot of basement suites are small. How do you make the most out of a small space? A: “I work with a ton of tight spaces and creating income suites in just 400 square feet,” McGillivray says. “To make it work you have to compartmentalize and create multi-functional spaces, so we’ll have a kitchen, eating area and living room in one space. I really waste no space in the design. We’ll also have one continuous floor throughout versus abrupt changes in flooring where the space will feel confined.” Some space-saving ideas include installing a shower in the bathroom instead of a tub, using pocket doors and adding storage in the bedroom. Q: You’re a guest speaker at the HomExpo in Calgary. What are you speaking on? A: “It’s going to be exciting; I look forward to speaking in Calgary,” McGillivray says. “At the home show, I’m going to talk about value added investment, how to get started and I’ll share some of the secrets you don’t get told on the show.” Q: Have you considered filming an Income Property show in Calgary? A: “We filmed Canada’s Handyman Challenge this year in Calgary; in fact we were there a week before the flood (in late June). We had wanted to film during Stampede, but if we had waited until then we would have been flooded out,” McGillivray says. “I’ll be doing some
work in Edmonton this spring that will involve going back and forth between Edmonton and Calgary, but we’re not slated to shoot an Income Property in Calgary yet.”
Q: Speaking of the flood that damaged thousands of homes in Calgary, High River and other parts of southern Alberta, do you have any advice for homeowners? A: “In terms of the damaged property, if you haven’t removed all the damaged material make sure you do so because you’re going to want to close up the home for winter and once you do that mould could grow and things could get worse,” McGillivray says. “I totally understand people wanting to move back into their home quickly, but take your time to find a reputable renovator.” He also suggests that homeowners who need to rebuild consider this a renovation opportunity. “Think about how you’re going to use the space and what you really want. It’s an opportunity to rebuild better. It’s also a good time to re-evaluate your water proofing.” Q: In Season 7, Income Property moved from a half-hour to a full hour show. What did that allow you to do and will it continue? A: “I love the one-hour format because it allows us to show more about how to shop for a property, things to look for and the

Think about how you’re going to use the space and what you really want. renovation,” McGillivray says. “We’re filming another 26 episodes and all of them in future seasons will be the one-hour format.”
Q: What can people expect next on Income Property? A: “We’re beginning Season 8, and four or five episodes have aired now,” McGillivray says. “We’re taking on the biggest projects ever and working with more people who want to be investors, so it’s exciting.” Scott McGillivray is a full-time real estate investor, contractor, television host, writer and educator. DIMENSIONS DEFINE THE SIZE OF THE SPACE BUT NOT THE STYLE. Just because you’re living in a smaller space does not mean you need to scrimp on flair. However, there are a few design tips you can follow when space is a premium and style is essential. Avoid clutter. Clutter can make a tight space feel junky, crowded and even claustrophobic. Everything needs to have a place and be put away. It’s a matter of purging and organizing what you really need and what truly matters. In a small space you don’t have the luxury of impulse shopping because you simply do not have the room to house it. Cluttered space equals cluttered mind and once you simplify it becomes a matter of combining loves and needs. Just think of the money you will save too! Furniture with legs is an ideal way to lighten up the look of a room. It creates an open feel when a sofa and chairs are not on the ground. Furniture without legs
appears heavy and sometimes bulky and those are things you need to avoid in tight quarters. Also consider the size of the pieces you have. What once fit comfortably in a larger space may feel snug in a smaller one. If you are in the market for furniture, there are many retailers that carry lines in smaller dimensions that have the same great style without the size. Think of a petite section in a store: same look, smaller size. Pieces that travel well are great idea. You may not always live in a small space so when selecting items, go for quality. A beautiful large rug expands the space and can travel with you, along with well-constructed furniture. Nice lamps can add to any size space. Scrimping on style due to lack of space isn’t necessary. When looking at items to buy, it’s wise to consider dual purpose pieces such as an ottoman with storage, a console table that houses leaves and can fold out to a dining table (yes there is such a piece), or a Murphy bed with the option of a desk. On a simpler more conventional note, use a small set of drawers at the front door to use as a decorative piece that can house keys, gloves, mail and such. Also consider putting a lamp on the top of the set to create a nice visual when entering the home. I love the idea of ottomans too because they have storage, seating and even a foot rest. In addition, they are easy to move around quickly.

Mirror, mirror on the wall. We all know mirrors visually expand a space. However, in order to maximize the effect, place them in the most ideal location. Reflecting a window or doorway can bring in more light and create the illusion of space. If a wall mirror is not an option due to lack of wall space then consider mirrored furniture or glass pieces. A round glass coffee table has a light soft effect versus a dark brown coffee table which just eats up space visually. In a bedroom, try mirrored bedside tables with drawers to maximize storage. Ideally a large frameless mirror works well in a tight space and is also practical if you are lacking a full length mirror. When decorating a space space remember to use its vertical aspect. Walls are generally eight feet and the space above eye level is generally wasted. Try using floor to ceiling light colored book shelves. Glass fronted shelving is always nice, as doors make things look less cluttered Bookshelves are a great use of space too as the added storage can house

books, artful pieces or essential items in decorative baskets. This makes them practical as well as decorative. Another space saver is floating shelves; shelves without exposed brackets. They are decorative and make great use of wasted wall space. Anytime you have an element go all the way up to the ceiling, it draws your focus up and visually creates the illusion of a larger room. This works with hanging drapes as well. Hang the rod well above the window casing for maximum height but just makes sure the curtains still skim the floor. Color is your friend. The “rule” is small spaces are best kept light in color to expand the space. Yes, a lack of color will certainly open up the space but why not have fun with a splash of color? comes to small spaces you need to look at innovative ways to maximize its use. “People often look at a small space and think they can only fit a love seat, but really you can do so much more,” says Todd Markin, sales and marketing manager for Rossini’s Furniture. “You do need to think outside the box and we’re really moving away from the traditional matching sofa, loveseat and chair. “When you have a smaller room you need to make the most out of the space and get the maximum amount of seating so you can have a sectional that is custom designed to fit the space, and you can add a chaise or a bumper.” For example, Rossini’s carries the Madison sectional that offers ample seating for five people, and includes three power reclining seats and a built-in drop down table yet it takes up less space than any sofa and loveseat.

Markin also notes the Lauren collection “is designed to fit small spaces yet offers maximum seating capacity. The condo size sofa and loveseat measure 69- and 52-inches respectively and the power reclining, swivel glider is a mere 31-inches wide to fit any space.” Markin says homeowners should pick their furniture based on comfort and style, and “then we can custom configure it to the space; 95 per cent of what we do is customized. That way people are getting something unique and personalized and they can choose from hundreds of fabrics and leathers. “Many of the models we have are transitional so people can go from bright red to toned-down dark brown, and they can add nail heads or change the legs and have a piece of furniture that can go from modern to traditional.” One way to maximize use of a small space, Markin says, is to choose furniture that is multi-functional, such as an ottoman that can open for storage with a top that makes it into a table, or a lift-top coffee table that offers both storage underneath and a surface that can double as a dining table or a desk. Another way to make the most out of a small space and create a more spacious feel is to reduce the clutter. And a way to do that is by organizing your closets, says Evan Deptuck, owner/operator of Kwik Kloset Calgary. “One of the most common complaints we hear from people is they don’t have enough room in their closet and

they’re storing clothes in other closets in the home or their closet is a mess and they have clothes piled on the floor,” says Deptuck. “We can go in and make their closet more efficient by designing a system that optimizes the space so they can properly organize their clothes and have everything in one closet freeing up space in those other closets. “We’re also finding that a lot of bedrooms in new homes and condos are getting smaller and you don’t often have room for a dresser, but the closets are getting bigger so we can put in an assortment of drawers, shelves and rods giving you the storage space you need,” he says. “We also give people some advice on where to place their clothes to get the best and most efficient use out of the space.” Deptuck says they can take the exact dimensions of your closets and using a 3D program create a design based specifically on your needs with organizers custom made to suit your space. The materials they use are custom manufactured so all the pieces can be assembled quickly and they use high density fibreboard, which is stronger and lighter. Lack of storage is a major issue in small spaces, but Deptuck says you can get more out of your storage you already have by installing Kwik Kloset shelving options and specialized accessories, such as pullout shelves, drawers and trays. “By having adjustable shelves in spaces such as your linen closet, pantry and laundry room you can effectively get more room to store items and you can reduce the clutter,” he says.

The walls, windows, ceilings and stairs. Maybe a fireplace or a textural finish attracts our attention, or possibly a set of French doors leading to an inviting patio outside. Take the time to look at your space, and see if your furniture and décor truly work seamlessly with it and enhance the features of the space. I caught up with talented Calgary architect Charl de la Harpe recently, and asked him what we should be mindful of architecturally when building or renovating a home. Herewith his list of important points to consider from an architectural perspective:
1. MAXIMIZE CEILING HEIGHT (CREATE DOUBLE VOLUME SPACES WHERE POSSIBLE) There is no better way of feeling you can truly breathe in a space than creating a sense of openness and grandeur through vertical height. If this is architecturally an option, always go for the highest feasible ceilings, vaulted ceilings or areas where it is open to the next floor up. From a decorating perspective, don’t hang your art too high as it brings the ceiling down visually. Also resist the temptation to add silk plants and collectibles to ledges and above upper kitchen cabinets.
2. MAXIMIZE NATURAL LIGHT (WINDOWS AND SKYLIGHTS) Quite simply, the more natural light you can let in the better, both aesthetically and environmentally! Older homes tend to have smaller windows, but with advances in technology large windows are no longer significant sources of heat loss, so if you are replacing windows consider enlarging them (being mindful that it still looks good from the outside!). 48 HOME DÉCOR AND RENOVATIONS DEC 2013 - JAN 2014
3. KEEP THE BASIC SHAPE OF YOUR SPACES CLEAN (AND UNCLUTTERED). DESIGN A SUFFICIENT AMOUNT OF DISCRETE STORAGE SPACE. Storage always seems to be an issue in homes – there is never enough! However, having been in many, many homes over the years it has become clear to me that we tend to hold on to far too much “stuff”, which is why our closets and basements are overflowing. Do the cull. Keep only what you need and /or love. Regift, donate or sell the rest. Integrate built-in storage space into your design when renovating in such a way that it is streamlined and subtle.
4. CREATE A VISUAL FOCUS- IT COULD BE A STAIRCASE, A LIGHT FIXTURE, OR WINDOW THAT TURNS AN OUTDOOR SPACE INTO THE FOCUS.

For a space not to feel scattered or disjointed, a focal point is needed. Ideally it is in the form of an architectural feature like a beautiful fireplace and mantle, a soaring staircase, a magnificent chandelier or any other visually pleasing aspect. In the absence of an architectural feature, one could use a piece of art or an interesting piece of furniture like an antique cabinet. The focal point frequently seems to be the TV which aesthetically is not the most desirable. There are many great options for TV cabinets which can make them disappear rather than dominate the space.
5. MAKE USE OF THE CONTRAST BETWEEN VISUALLY- HEAVY AND LIGHT MATERIALS TO CREATE INTEREST. ARTICULATE THE CONNECTIONS BETWEEN THE DIFFERENT MATERIALS. Colour and texture are wonderful tools in design. Use different materials – stone, rough-hewn wood, glass or metallic finishes and let them play off one another to create drama and interest. Always be aware of visual balance and harmony to create a cohesive space.

INTEGRATE BUILT-IN STORAGE SPACE INTO YOUR DESIGN WHEN RENOVATING IN SUCH A WAY THAT IT IS STREAMLINED AND SUBTLE.
6. MAKE USE OF THE CONTRAST BETWEEN NEW AND OLD TO CREATE INTEREST AND EXCITEMENT. Classic stone finishes like travertine and marble, hand-scraped hardwood floors and recycled timber bring with them a wonderful sense of timelessness. Pair this with ultra-contemporary steel and glass for an edgy, current feel. This applies to your interior décor as well – for example a Persian rug (or alternatively the current trend of washed out, dyed and recycled classic rugs) paired with contemporary furniture looks rich and interesting.
7. CREATE A CONNECTION BETWEEN INSIDE AND OUTSIDE Integrate your property with its surroundings. This can be done with the selection of materials used inside that reference the location, creating focal points with great views or the use of vast glass windows minimising separation. Elements such as lighting can also be used to create a sense of continuity – if you have a hallway with a series of fixtures that lead to an exterior door, continue the

frequency and spacing on the other side of the door in the same line. Keep interior and exterior style choices consistent.
8. FUNCTIONALITY- DON’T SACRIFICE THE FUNCTIONALITY OF YOUR DESIGN FOR ANY OF THE ITEMS LISTED ABOVE. The best design embraces both form and function. Beauty is quickly lost if it is outweighed by awkwardness, dysfunction and annoyance. Ultimately, homes are there to serve us and should do so efficiently and beautifully. Researching the work of celebrated international architects is time well spent – their concepts and the execution thereof are hugely inspiring for anyone interested in design. If you are considering a significant renovation consider getting the assistance of an architect for finding the potential you may never have seen in your dwelling. Looking at great, well executed buildings also reminds you of the actual building you inhabit and draws your attention to appreciating and working with the structural features it has rather than simply filling rooms with furniture.

looked through magazines, browsed the Internet, visited building suppliers and spent time at the home show. You have a fairly good idea of what you want and what new fixtures will cost. The next step is to contact a professional renovator. Redoing a bathroom can involve a lot more than just plumbing. An experienced renovator can explain what's required for your renovation, and how to do it right. ASSESSMENT OF WORK. Renovators can identify problems and solutions before the work begins: an uneven floor that results in incomplete draining of your bathtub, for instance, or rotted flooring from years of water penetration. An experienced renovator will make sure that plumbing, venting, electrical wiring and outlets, and ventilation conform to building codes in your area. PROJECT COORDINATION. From stripping the existing room to doing structural, electrical and plumbing work to installing fixtures, cabinets and finishing touches, a bathroom can involve many different trades whose work must be coordinated and kept within your budget. Proper scheduling minimizes the time your bathroom is out of commission. A professional renovator will act as the general contractor for the entire project, draw on their network of experienced trades, as needed, and manage the work every step of the way. DESIGN. When it comes to look and style, design assistance may be less expensive than you think. You want to get the most out of your investment, both for your own convenience and enjoyment now, and on resale later. If the renovation goes beyond a simple replacement of fixtures, talk to someone with design expertise - your renovator or a bathroom designer. Good designers begin by asking questions about your household, your daily routines and what you like and dislike. They will take a close look at what's possible in the space available. By using cabinets and counters of varying depth, you can create visual interest and a sense of spaciousness. Corner cabinets, showers and tubs help make the best use of limited space. Extensive use of mirrors can also open up the room. Style and look are a personal decision, of course. Renovators may recommend that you stay with neutral colours in fixtures, like white and bone, because they are timeless and will not date your bathroom.

What role does design play in your life? Design plays a huge role in my life. I’m always looking for inspiration for our next collection, which can come from anywhere — through my travels, movies, the latest fashion trends and magazines.
Q
You’ve married into the Korhani family company. What is it like working with your husband? Some people may find it challenging to be around each other that much, but for us it just works. We are always brainstorming together, and constantly pushing each other creatively. Some of our best ideas have come from a drive to the cottage for the weekend, or over a glass of wine and a movie.
Q
Can you take us through the design process of creating a collection of rugs? The design process starts with an inspiration meeting with myself and the Korhani Home design team. We come up with conceptual items, mood boards and colour guides for each theme in the collection that we feel will be on trend for the following season.

The rug qualities and designs are based primarily on the time of year. For example, our fall/winter 2013 collection, we focused on qualities such as wool and heavier shags, and worked with a deep colour palette. As for spring/summer 2014, I can’t give too much away, but expect to see bright, bold colours and patterns made with qualities like flat weave and plastics. Once we have finalized our collections and style guide, we go to work on the individual designs. And then from there, final drawings are sent to our manufacturing facility in Sorel, Que. to begin production.

You masterfully marry fashion and décor together for your runway presentation during World MasterCard Toronto Fashion Week, and it’s a huge hit each season, why do you think fashion and décor go hand-inhand, and how hard is it to make rugs into fashion garments? I’ve always felt that home and fashion were a natural fit. If you choose to dress fashionably in your everyday life, why wouldn’t you look at your home in the same way? Why not change your area rugs the same way you do your clothes and accessories each season? Our runway shows are an opportunity for us to showcase
collections based on what will be on trend in home décor the following season. I’d be lying to you if I said it wasn’t challenging to create garments out of rugs. It takes a full team and around six to eight months to create a runway collection from beginning to end. The process starts with collecting inspiration, choosing themes, designing the rugs and, of course, sewing and accessorizing the outfits. Sometimes, you have this great idea and you really want it to work, but you don’t have the same flexibility with rugs as you do with fabric.

How important is a rug’s role to the design of the room? An area rug anchors and finishes a room. I tend to think of area rugs as the fashionista of floors. They really pull together your living space and complete the look and feel. It’s a statement piece that gives you an opportunity to have more fun with patterns and colour. Couches and larger pieces in a room tend to be more neutral so don’t be afraid to put something more colourful under your feet

What is inspiring you at the moment? I’m really inspired right now by Mediterranean style. I love its use of exotic and vibrant colours, light, natural texture and, of course, its European charm.
Q
Where do you see rug design trends heading next year? For 2014, expect to see a lot of colour, colour, and more colour. The trend is to move away from the beiges and browns, and go for cooler and deeper tones like greys. You are going to find that area rugs are going to be the new art. So, expect to start mixing and matching with bold colours and prints.

MANAGING OUR SPACE IS SOMETHING MOST HOMEOWNERS
think about on a regular basis, if not necessarily on a conscious level. After all, most of us want or need more space than we have. It is usually when we realise that our junk drawer won’t close and our storage room is bursting at the seams that we find ourselves looking wishfully through the store circulars for that next perfect storage solution. There are millions of viable options to help us effectively use our space. Installing prebuilt shelving or building your own is a great way to organize that does not require a permit. Your local hardware store, library and the internet can be great places to do a little research to ensure you are implementing a solid design and using proper practices for installation. Sometimes you need more space than shelving can provide. One great way to gain additional space is to build or purchase a shed. Knowing the rules surrounding these structures will help you make a sound decision. Small structures on your property, less than 10 sq.m (107sq.ft.) in area, are considered temporary and movable. For this reason they not regulated by local Bylaws or Provincial Building Codes. This means you can purchase a common 10’x10’ shed available at many building supply centres and install it on your property without needing a permit. If your need for space is great however, please remember that you will need to conform to all the applicable legislation. One product that has been gaining popularity with local retailers is the fabric covered metal frame garage and shed. At first glance these may appear to be a great storage solution. Unfortunately, most people fail to recognize the potential issues until a Building Inspector suddenly calls or knocks on their door. Since building infractions are investigated on a complaint basis, sometimes the unit can be in place for a period of time without incident. So what exactly is the issue? The 2006 Alberta Building Code (ABC) does not specifically address residential tents. Although the Alberta Safety Codes Act does not specifically require a permit for residential tents, the City does investigate all unsafe conditions on a complaint basis and respond accordingly. When called to a complaint, Land Use Bylaw Enforcement considers structures on a residential property exceeding 10sq m in area to be accessory residential buildings. These require a building permit that also meets the Land Use Bylaw (LUB) requirements for size and location. Part 9 of the ABC, for residential buildings, deals primarily with 58 HOME DÉCOR AND RENOVATIONS DEC 2013 - JAN 2014
wood frame construction and does not cover metal frame structures. For these a professional structural engineer would be required to stamp drawings verifying that the structure meets the intent of the building code and will support the applicable snow load in this region. Additionally the tent and canopy materials must be made of flame resistant material that conforms to CAN/ULC-S109. This is where we encounter a major problem. Most of the residential style tents available do not meet this standard for fire resistance and flame spread rating. This means that these structures are not within the limits deemed safe under the Alberta Building Code. For this reason we are currently unable to issue permits for fabric covered metal frame storage sheds unless adequate fire resistance and flame spread documentation is provided with your permit application. I would recommend that if you wish to purchase one of these products it is imperative that you approach your retailer and possibly the manufacturer directly to ensure they can provide you with the necessary documentation prior to purchase. Currently, without this information, complaints result in home owners receiving the unfortunate news that they must take down the structure. Since these products can cost hundreds to thousands of dollars, it is very disappointing news to receive. As a consumer it is wise to be cautious and do your homework before making any major purchase. We live in a global market place. Just because a product is available for purchase does not mean it is tested for use in Canada or suitable for use here. If in doubt it is better to err on the side of caution. Creating SPACE by LAURA LE IT CAN BE PRETTY STRAIGHT FORWARD DECIDING how each room in a house is to be used. Often the focal point like a fireplace or built-in cabinets delineate furniture placement, windows and doorways need to be considered as well. Designing a space that looks amazing and is practical and functional can sometimes be tricky. Often it takes a little (or a lot) of editing, deciding which pieces of furniture actually work for your lifestyle or are they things you thought you were supposed to have. For example, when you purchased the dining room table and chairs you thought you were supposed to get the china cabinet because they were a set and your Mom had a china cabinet so you should too‌right? The dining room and the nook in the kitchen are perhaps the easiest rooms to place furniture because there is usually a light fixture that tells you exactly where the table will go. The problem in this room arises when trying to fit the china cabinet and/or sideboard also into the space. Sometimes the dining room is so full of furniture that it is impossible to be able to pull out a chair so a guest can 60 HOME DÉCOR AND RENOVATIONS DEC 2013 - JAN 2014
sit comfortably. Heaven forbid once they are seated someone needs to leave the table for some reason, thus, asking every person on their side of the table to create a conga line so they can get out and then half your dinner guests a wandering around waiting for said person to return to the table. As a stager I see many homes with china cabinets that are full of “stuff� that is rarely if never used and is poorly displayed because there is so much if it. Often I ask that these large pieces of furniture be removed so the room will feel larger. Almost without exception the homeowner is surprised how much bigger the room looks and feels. All other rooms in the house have a focal point or an architectural feature that tells us where to place the furniture. A fireplace is a huge architectural feature that cannot be ignored and furniture should be placed accordingly. The television can be challenging in this case but is usually placed beside or above the fireplace. This is where function comes into play and it is ideal for the television to be placed near the focal point, especially in a smaller room. In a formal living

room that does not have a focal point one needs to be created. This can be accomplished with a beautiful piece of furniture or a large piece of artwork allowing the furniture to be arranged to highlight the selected piece and the actual space in the room.

In the bedroom the bed is most often the focal point. If possible do not block the windows with the headboard. It is really nice to have fabulous bedding and pillows and bed side tables and lamps that are the appropriate scale to the bed and the size of the room. This room is often the last to get decorated but should not be; it is very important that this room in particular be cozy and comfortable so proper rest in achieved for the busy lives we all live. Every room in a home needs to have a definite purpose. When a space is not properly defined it can become a catch-all for miscellaneous furniture, the kids sporting equipment, the crate for the family pet, etc. Many of us have too much stuff and keeping it all contained can be a problem. Doing a continuous edit of everything allows

Hiring a contractor

SO YOU DECIDED TO renovate! You calculated your budget, did the research, got the permits and even hired a professional contractor to do the work. But what’s next? Once your project gets underway, you and your renovator need to work closely together to make sure that everything goes as smoothly as possible. The renovator needs a good working environment, so the job can progress without problems or delays. You want as few inconveniences and disruptions to your daily routine as possible. Many of the responsibilities of both the renovator and the homeowner have already been spelled out in the detailed, written contract, provided by every professional contractor. But before the work starts, sit down with your renovator and discuss everyone’s expectations and responsibilities in detail. The key to a good renovation experience and a satisfying result, is good communication. The benefit of working with a professional renovator, like any contractor under the national RenoMark umbrella, is that they understand the importance of good communication. The Canadian Home Builders’ Association has prepared a handy checklist for homeowners that outlines the specific responsibilities they are expected to fulfill, as well as what they can expect from their professional renovator. RENOVATOR RESPONSIBILITIES Your professional renovator will make every effort to avoid disruptions and minimize the impact on your household. For instance, additions will be built and partially finished before the connecting wall is removed. Temporary hook-ups for water and electricity will allow you to continue your daily cooking and cleaning routines. The contract should clearly outline the project schedule and deadlines to which your renovator will work. If the work gets off-track for unforeseen reasons, the renovator will discuss the situation with you immediately and find ways to correct it. Daily clean-up is part of the service. Professional renovators leave a clean work site at the end of each day. Be sure to discuss your expectations. HOMEOWNER RESPONSIBILITIES Clear work areas of furniture, drapes and art. Protect your valuables by placing them in an area where no work is going on, or out of the home, and cover anything that might be harmed by dust. Make early product selections. The contract may stipulate that you select and/ or provide specific items such as flooring, lighting equipment, tiles and kitchen cabinets. Have these items available to your renovator when needed to ensure the smooth progress of the work. Keep changes to a minimum. Most renovators are willing to accommodate changes to the original plan as you go along. However, changes may result in a cost increase or a time delay so make sure to discuss the implications with your renovator. Change orders, are amendments to the contract and must be signed by both parties. Be available to your renovator. Invariably, you will be asked to make a number of smaller decisions as the work
progresses. Make sure that your renovator can reach you on short notice. Discuss any issues as they arise. Bring any questions to your renovator’s attention immediately. Finally, provide payment as agreed upon in the payment schedule set up in the contract. Be sure to hold back the appropriate amounts required by the Contractors’ Lien Act in your province. DUCT CLEANING
for Healthier Fresher Air by SHELL BUSEY
MOST HOME OWNERS ARE WELL AWARE THAT HEATING
and cooling system should be inspected annually. This is best done before the fall or winter rush. But making sure the furnace is up to snuff is not all one should do. Getting your home’s air ducts cleaned is also a crucial step in ensuring that your family is living in a healthy, fresh air indoor environment. If you have pets or notice a dusty or unpleasant odor when your furnace comes on, it is advisable to consider getting your ducts professionally cleaned. The most effective way to clean air ducts and ventilation system is by having the contractor place the system under negative pressure through the use of a specialized truckmounted vacuum. How often should they be cleaned? The answer is that it depends on the individual household, under normal circumstances every two to three years is advised. However, if there are any allergies in the family or you have pets you may want to consider having the ducts serviced more often. A comprehensive cleaning of all heating and cooling system components (furnace fan blower, furnace heat exchange, air conditioning coil, humidifier, ducts, etc.) will also help air circulation. If you have recently had or are having your furnace upgraded to a more efficient heating system, you should have your heating ducts cleaned. During any type of home renovation there may be a lot of dust from drywall, plaster or wood cutting projects and again a cleaning would be advisable. Be sure to allot three to four hours of time for the duct cleaners to do the job. Mention any other items that could require cleaning as well, such as your air conditioner coil, or dryer vent. Now that the ducts have been cleaned, maintaining cleaner indoor air can be attained by using full-time air purification equipment such as an HRV (Heat Recovery Ventilator) or high-efficiency air filtration (hybrid systems). An HRV allows fresh air to enter while exhausting an equal amount of stale air and recovering the heat or cool from the exhaust side and using it to warm or cool fresher air coming in. Air is filtered before being redistributed in

If you suffer from allergies or asthma you can add a HEPA (hybrid) filtration system to the HRV and have fresh, clean air. When you are having your ducts cleaned it is also a good idea to have your dryer venting cleaned as well. By maintaining clean dryer venting you reduce the risk of fire, save money on energy costs and prolong the life of your dryer.
