Moving made easy Due diligence a must with this part of the homebuying process

W SUSAN LEGGE

hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

all is a season of change, a natural checkpoint for reflection and, for some, a time to seize opportunity. Most of us are still struggling with the end of summer, and the thought of winter is frightening, with a capital F. But some people take advantage of this time of year to look ahead – all the way to February and tax time. The deadline for 2014 Registered Retirement Savings Plan contributions isn’t until March 1, 2015, and April 30 for filing your 2014 income tax return – still many months away. But it’s not too early. Indeed, financial and tax experts say it’s never too early. They stress that

“tax time” should not strictly be tied to contribution and filing deadlines, but rather should be a 12-month activity – so you can take advantage of tax saving opportunities through the year. From making regular RRSP contributions, to comparing RRSPs and tax-free savings accounts, to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

Last chance to buy a fabulous Innovations by Jayman home in

CHAPARRAL VALLEY » by HEATHER RYAN

T

ime is running out for buyers who desire a fabulous new home in a community that places amenities such as golf, the Bow River and trails to Fish Creek Park minutes from the front door, as Innovations by Jayman is crafting its last offerings in Chaparral Valley. “We’re in our final phase of building and have just 20 home sites remaining,” says Stephanie Myers, sales manager, Innovations by Jayman. “So it’s coming down to a last chance situation for buyers who are looking to make their home in Chaparral Valley.” Innovations by Jayman’s unique product mix in this final phase combines homes with double- and single-attached garages creating a very thoughtful streetscape that has been well received “by a diverse group of purchasers from single, first-time buyers to well established growing families – we’re also seeing an influx from the move-down market,” Myers says. 12 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

“Innovations by Jayman has seen incredible success with our single-attached garage portfolio,” she says. “Not only does it resonate with our single homeowners, but there is a significant trend towards one-car families.” Buyers can choose from a strong model line-up that features nine unique floor plans ranging in size from 1,400 to 1,945 sq. ft. and starting from the low $390,000s. Recently released home sites in this final phase include a nice selection of south-backing lots, corner lots and there are a couple of pie-lots remaining. “We have 16 quick possession homes that are in various stages of construction that will be available for occupancy before the holidays, including some that are currently move-in ready,” Myers says. “Our sister company, Jayman Financial, has secured outstanding mortgage rates and they make the transition into a new home simple and worry-free.”

JAYMAN | Chaparral Valley

Genstar has done an amazing job of combining the natural landscape with developed green space throughout and surrounding the neighbourhood. The quick possession homes available range from the smallest model, the 1,400-sq.-ft. Sigma priced at $414,900, to the largest model, Nitro, priced at $499,900 – both come with upgrades such as granite, hardwood and tile. Innovations by Jayman has two incredible showhomes in Chaparral Valley. The Nuvis is a 1,680-sq.-ft., three-bedroom, 3.5-bath, single-car attached garage showhome, which features a spacious bonus room with vaulted ceiling and convenient upper-floor laundry. It also has 345 sq. ft. of developed space in the lower level with a media room and wet bar that is perfect for entertaining. The Reunite showhome is a 1,941-sq.-ft., three-bedroom, 3.5-bath, double-car attached garage two-storey that features a large shower, soaker tub and dual sinks in the ensuite, upstairs laundry room and centrally located bonus room that separates the owner’s suite from the secondary bedrooms. “The 9-ft. ceilings on the main floor contribute to the openness of the floor plan, which is a fantastic layout for social gatherings and ideal for growing families,” Myers says, adding there is also 420 sq ft of developed space in the lower level with a glassed-in home gym, rec room and full bathroom. “Chaparral Valley has developed into an incredible, quiet, little gem of a community,” Myers says. “Genstar has done an amazing job of combining the natural landscape with developed green space throughout and surrounding the neighbourhood. “And, having direct access to Fish Creek Park, the Blue Devil golf course, existing schools, nearby shops and services, as well as easy access to both Stoney and Deerfoot Trails makes Chaparral Valley an ideal location,” Myers says. You can learn more about Innovations by Jayman’s models and lots available in Chaparral Valley by visiting the showhomes, at 280 and 284 Chaparral Valley Mews S.E., open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call 403.457.1109 or visit jayman.com OCT 10 - NOV 7, 2014 | NEW HOME GUIDE 13

September marked a significant milestone in the mortgage world: It’s now been four years since the Bank of Canada last adjusted its influential overnight target rate. Yes, four full years. In its latest announcement on Sept. 3, the BoC again held firm at one per cent – where the rate has been since September 2010. And with rates expected to remain at these historical lows until mid-2015 at least, the window of opportunity for those looking for a home remains wide open. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home

14 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust and who knows their business, and explore the options that are best for you. you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Indeed, a recent study from CIBC shows the number of Canadians taking advantage of low rates to pay down their mortgages sooner declined this year, compared to 2013. Some homeowners, it seems, are being lulled into a false sense of security. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. One day, perhaps next year, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent.

spectacular custom home for the 2014 Hospital Home Lottery » by HEATHER RYAN Lakeside living at its finest is what the lucky winner of the grand prize in the 2014 Hospital Home Lottery will discover.

Calbridge Homes is proud to partner

with Calgary Health Trust in crafting this year’s lottery grand prize – a spectacular

custom-built, 4,828-sq.-ft. home located on the lake in Mahogany.

“This is a large, impressive custom

home, but it’s also very livable; it has a

warm feel,” says Tyler Larsen, director of

product design for Calbridge. “The interior of the home has transitional styling, with a West Coast theme to complement the lake location.”

The home’s interior reflects the West

Coast feel with lots of nature elements of

stone and wood, such as wood columns, a rustic-looking hardwood floor and wood beams in the vaulted ceilings upstairs. “We also designed the home to

capitalize on the lot, which backs onto the

lake,” Larsen says. So the owners will enjoy fabulous lake views from the large bank of

windows in the great room and dining room and also upstairs from the master suite. The kitchen is a chef ’s dream with

quartzite countertops, bricked mosaic

backsplash, custom cabinetry, huge island

with butcher blocks, high-end stainless steel appliances and a convenient butler’s pantry. An eye-catching sliding barn door off

the great room opens to a cosy sitting room, and there is also a main-floor laundry and mud room with custom built-ins.

Upstairs, the spacious master suite will

wow owners with its vaulted ceiling, private

balcony and luxurious ensuite complete with free-standing tub, decorative wood slat wall 18 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

that divides the tub from the walk-in shower and dual sinks in the long vanity. There are

also two generous sized secondary bedrooms and a huge bonus room with vaulted ceiling.

The lower level walkout presents a theatre room highlighted by a custom feature wall of

reclaimed barn wood, lounge area with bar and a boathouse stocked with equipment for enjoying lake activities.

CALGARY HOME BUILDERS FOUNDATION

completes Camp Horizon The latest campaign of the Calgary Home Builders Foundation has completed a new dormitory at Camp Horizon in Kananaskis. The building will provide shelter for 40 disabled, special needs or seriously ill campers and their caregivers, giving them a chance to enjoy time in a spectacular mountain setting. Calgary Home Builders Foundation, the charity of choice of

Canadian Home Builders’ Association – Calgary Region, donated $1 million toward the building, which opened recently at Easter Seals’ Camp Horizon.

“I am proud to mark this amazing transformation of Camp

Horizon, and the new dormitory that has long been a wish and a dream of so many campers, caregivers and families,” says Glenn Davies, president of Calgary Home Builders Foundation.

“The partnership between CHBF and Easter Seals has provided

a unique opportunity for our two charities to continue their long histories of service in the community.”

The Calgary Home Builders Foundation Dormitory is the 14th

project for CHBF, which was formed 28 years ago with the mandate “to construct or assist in construction of shelter for those in need.” Since then, CHBF has invested more than $7 million in 14

projects which have created 6,900 safe shelters for those most in need in various sectors of the community.

“I’m pretty sure I heard angels singing,” Easter Seals ambassador

Megan Fuchini said when she first saw the completed building. “We now have a place that gives us the freedom to move around in a beautiful space. Your contribution and generosity will make a difference for all of us for many years to come.”

The new dorm holds 40 people and includes generous extras such

as plug-ins everywhere – “precious commodities for those in power

wheelchairs and needing other specialized electronic equipment,” said Fuchini. Lift tracks also help people transfer from bed to chair easier. “This camp will be able to be used better than ever before,” she

said.

Numerous other donors were also honoured at the opening – and

an announcement was made that Easter Seals received an anonymous $3.3 million donation to build a second building to mirror the Calgary Home Builders Foundation Dormitory.

//THE HOMEBUYING PROCESS

Energy efficiency

FOUND IN TODAY’S NEW HOMES » by DONNA MOORE

DONNA MOORE

Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com

With so much focus on the environment today, many people buying a new home are considering the environmental aspects and energy-efficient products that go into the finished product. With so much information out there homebuyers have a lot to think about, such as energy use and its effect on the environment; the quality of the indoor air and how it may influence your personal health and well-being; recycling and the preservation of natural resources; and energy-saving products. There are numerous measures homebuyers can take to reduce the environmental impact of their home, increase its comfort and healthiness and save money. As well, there are several home builders in the Calgary region that are part of the Built Green program or other Green building measures, which fosters resource-efficient and eco-friendly products and practices. However, buyers will discover as they tour through showhomes in Calgary and area that most homebuilders are thinking energyefficient options for today’s new homes already – whether it’s the materials used for construction or the addition of energy-efficient products – so they should ask builders and/or their sales representatives about the energy-saving and environmental features that are going into the home’s construction. One important product, especially for our winters, is the insulation. You’ll want to ask about the type and quantity of insulation, and you may also want to consider extra insulation or upgrading to a different type of insulation for the basement, above grade walls and in attic areas to increase the home’s energy efficiency.

26 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

Today’s new homes typically come standard with high-energy furnaces, but you may want to ask about other ways to increase efficiency. You can also install an automatic thermostat if it’s not included in the builder’s standard package, which can be a real energy-saver. Another product you can expect in your new home is a high-efficiency hot water tank. You can also explore tankless “on-demand” water heaters, low-flush or dual-flush toilets and water-saving showerheads if they are not already being installed by the builder. The type of windows used in your home can also save on energy costs. There are various options such as triple glazing, inert gas fill, insulating spaces and frames, low-E coating and low air leakage rating. You should also examine the location of the windows so you can gain the most passive solar heat during winter months. And speaking of solar, when you’re building new it’s a good time to consider going with solar panels to save on energy costs. Solar-powered light products will also allow you to light up your gardens and walkways. As for appliances, you’ll find plenty of selection, but look for those with an Energy Star rating. And lighting, that should be energy-efficient, too, and ask about new LED products. For products underfoot, consider installing hard-surface flooring that is easy to clean and help keep your indoor air healthy. Also, on the topic of healthy indoor air, ask your builder about the use of no- or low-off-gassing adhesives, paints and finishes and low-off-gassing kitchen cabinets and bathroom vanities that will allow your family to breathe easy. Many builders are also thinking green by recycling materials and using materials in your home that optimize natural resources. Outside, homeowners can do their part for the environment by using barrels or cisterns to capture rainwater for their gardens, adding a compost bin and practicing eco- or xeriscaping, which involves native plants and wood-waste mulching. Home builders in the Calgary region are familiar with the latest environmentally-friendly technologies, products and materials and can explain the “ins and outs” of any choice you may be considering including the benefits and implications for the construction process, schedule and price. By purchasing new you can get a home that truly satisfies your sustainability needs.

//CALGARYISM

5 POPULAR LUXURY COMMUNITIES

in SW Calgary » by CODY BATTERSHILL

CODY BATTERSHILL is the founder of Calgaryism and a top producing realtor at ReMax House of Real Estate. Born and raised in Calgary, Cody has a passion for helping his clients accomplish their real estate goals and loves to show off the best Calgary has to offer! He can be reached at 403.370.4180, @Calgaryism on Twitter and calgaryism.ca

Calgary’s luxury market is on pace to break all sales records by the end of 2014! It’s not hard to see why as a consistently strong and prosperous economy has led to the highest average household incomes in the country and has more buyers setting their sights towards a luxury home purchase. From the beautiful aspen groves and rolling foothills of Aspen Woods to the unhindered views and river access of Upper Mount Royal, Calgary’s southwest quadrant truly has a wide diversity of luxury communities that will fit the wants and needs of almost any luxury buyer. I know that if you are in the market for a luxury home in southwest Calgary, you’ll definitely want to check out opportunities in these five outstanding luxury areas:

ALTADORE » New inner city infills » Adjacent to Marda Loop and Elbow River » Less than 10 minutes to downtown

Altadore is one of the most sought after inner city communities in southwest Calgary partly due to the renaissance it has experienced as a result of the construction of countless new infill developments since the turn of the century. These homes provide owners a contemporary lifestyle just a few minutes’ walk from the amenities of Marda Loop and Elbow River parks and pathways, while also being less than a 10 minute drive to the downtown core. In short, Altadore is ideally located for urban professionals (and their families) who frequent the city centre but are also looking to benefit from the convenient lifestyle associated with inner city living. In Altadore’s case, that includes the river and amenities mentioned above, as well as ease of access to main city routes like Crowchild Trail, Glenmore Trail and Elbow Drive. ASPEN WOODS » Broad range of luxury real estate » Quick and easy access to Rocky Mountains » Less than 20 minutes to downtown core

Since being established in 2001, Aspen Woods has grown to include a number of subdivisions resulting in a large selection of luxury homes for buyers to choose from. Aspen Estates, for example, is host to multi-milliondollar estate homes complete with panoramic views, plus large and private properties with all the luxury features you would expect from such a high caliber of real estate. Other subdivisions such as Aspen Summit and Aspen Acres are not as costly but still remain very much so in the luxury category. Aspen Heights is one of the newest additions to Aspen Woods portfolio of luxury subdivisions featuring estate, semiestate and luxury villas with only 13 remaining properties for sale as of mid-September. Reserve yours now before it’s too late! 28 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

BAY VIEW » Exclusive location beside the Glenmore Reservoir » Older construction, some new redeveloped

luxury properties » Quick access to downtown, main routes and amenities

Bayview is a small but exclusive family-oriented neighbourhood located adjacently south to the Glenmore Reservoir. Here you will find many families enjoying all the benefits that its location – and semi-estate sized properties – have to offer. That includes immediate access to the Glenmore Reservoir pathways and parks, water recreation and the nearby Southland Leisure Centre, one of the best indoor recreational facilities in Calgary, plus quick and easy access to downtown and amenities along Macleod Trail. Some of these homes even have extremely large backyards that back out onto the Glenmore Reservoir itself, adding a whole new level of luxury and privacy for residents. Many homeowners who live in Bayview plan on staying as shown by several redeveloped properties you will see in the community.

Calgary’s luxury market is on pace to break all sales records by the end of 2014!

PARKHILL STANLEY PARK » Exclusive luxury properties on elevated terrain » Spectacular views of downtown and surrounding areas » Ease of access to river parks and pathways

Similar to Bayview, Parkhill Stanley Park is a community where many homeowners tend to stay for the long term. As a result, you’ll see several redeveloped, highly customized homes on properties that take advantage of the neighbourhoods varying elevations providing residents with views panoramic views top floors. Between hills you’ll also find lush ravines and the Elbow River and its pathways that lead south to the popular Stanley Park, and north to the Talisman Recreational Centre. Residents also enjoy all the benefits of the inner city lifestyle with several amenity resources only a few minutes away including Macleod Trail, Chinook Mall, the beltline and downtown, as well as easy access to main city routes. UPPER MOUNT ROYAL » Premier single-family luxury real estate » Semi-estate to estate sized lots » Spectacular views and inner city location

Upper Mount Royal has long been a preferred living destination for some of Calgary’s wealthiest. More than a century old, you’ll see many homes that have retained their historical charm over the years but have also been fully renovated to include all the bells and whistles of the modern luxury lifestyle.

Similar to Parkhill Stanley Park, Upper Mount Royal is another luxury community in southwest Calgary where families tend to move and stay for the long term. Then and again, it’s not hard to see why a combination of Calgary’s premier luxury real estate, large property sizes, historical charm, spectacular views and a convenient inner city location are all hard to say no to for any luxury buyer.

I love Calgary What are your favourite communities in southwest Calgary? Leave us a comment below and we will do our best to add it to our list at bestcalgaryhomes.com Until next time, we invite you to join us at Calgaryism on Twitter, Instagram and Facebook for more of everything related to the “Heart of the New West” – Calgary! 29

// QUICK TIPS

‘Fall’ into your organizing groove » by HELLEN BUTTIGIEG

HELLEN BUTTIGIEG is a certified professional organizer, life coach, TV host, owner of We Organize U and author of the best-seller, Organizing Outside The Box. For tips on getting organized, visit weorganizeu.com and sign up for the free newsletter.

With the lazy days of summer behind us and the kids back at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground. WHAT’S IN YOUR FREEZER? An organized freezer allows you to find and use what you have, preventing waste and saving you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING SAFELY. Before storing them, ensure that clothes have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners). They trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside, which are less toxic than moth balls. Always store the clothes in a cool, dry, dark and well-ventilated area.

44 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

HOW DO YOU FILE YOUR PAPERWORK? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you. Whether you decide to file “to the back” or “to the front,” the important thing is to choose one of the two methods and use it consistently. KEEPING TRACK OF IT ALL. If you are trying to resolve on-going issues, (like if you have a dispute about your home repairs or an item you ordered online arrived damaged), attach a sticky note to the paperwork to remind you of the current status. Be sure to keep track of all phone correspondence with the company, including the date and person you spoke to and what they told you.

SHANE HOMES

offers buyers prime lots, great models in Nolan Hill » by HEATHER RYAN

W

ith a prime selection of newly released lots and a wide range of terrific home styles, Shane Homes has plenty to offer buyers in northwest Calgary’s Nolan Hill. “A new phase just opened backing onto the pond in Nolan Hill providing us with a limited number of prime lots available to our buyers, which is very exciting,” says area manager Jeff Luif. 50 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

“There are highly desirable walkout lots that are south-facing and back onto green space and the pond, and they’re the last of the amenity lots of this nature in Nolan Hill, so they’ll be quite popular. “We’re also excited about the development of a new commercial site by the roundabout that will include a Sobeys grocery store, coffee shop, restaurant and more,” Luif says. “It’s scheduled to open in 2015 and it will be a major plus for buyers because it adds neighbourhood conveniences within walking distance.” Shane Homes offers a variety of models in Nolan Hill that present spacious open layouts, sought-after features and versatile options to meet the differing lifestyle needs of today’s buyers.

SHANE HOMES | Nolan Hill The owners’ suite presents a relaxing private retreat that can easily accommodate king-sized furniture and owners will adore the built-in juice/coffee bar, large walk-in closet, and lavish ensuite with walk up corner soaker tub, oversized walk-in shower and a granitetopped vanity with his and her sinks separated by a corner make-up table. The upstairs also features two large bedrooms, each with walk-in closets, a main full bathroom, large laundry room and a built-in computer station where kids can study. Nolan Hill itself is getting more popular as buyers are discovering it offers an abundance of green space, parks and pathways, has great access to Shaganappi, Sarcee and Stoney Trails and its minutes from major shopping centres. For more information on Shane Homes’ models and lots in Nolan Hill, visit the Tofino or Orion showhomes, at 254 and 258 Nolan Hill Blvd. N.W., Calgary, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., call 403.536.2302, or visit shanehomes.com Among the most popular models, the Tofino showhome offers 2,502 sq. ft. of living space and is being so well received by buyers that many want to duplicate the showhome entirely, Luif says. “It’s a highly desirable plan; people love the design and the decor and it fits on almost every lot we have in Nolan,” he says. “They love the openness and the great features like the gourmet kitchen, the second-floor bonus room and the huge kids’ bedrooms. They also appreciate that we have a four-bedroom design option available and that we can accommodate custom changes.” The Tofino showcases a grand foyer with a towering open to above ceiling, 40-ft. of open rails on the staircase and a richly toned hardwood floor. To the left of the entry, double sliding glass doors open to a front lifestyle room ideal for a home office or formal dining room. Down from the entry is a half-bath, and there is a spacious mud room off the garage entry that features an oversized walk-in closet and a built-in bench. The gorgeous kitchen has an expansive granite-topped island with breakfast bar seating, granite countertops, cook top range, built-in wall oven with microwave above, full-height stone backsplash and tall cabinetry. Shane matches the style of the kitchen’s cabinets, countertop and backsplash in a built-in hutch tucked into a niche in the adjacent dining nook, while the great room offers a warm, comfortable space highlighted by a wall-centred fireplace surrounded in stone. At the top of the stairs, going around either side of a partial wall you’ll discover a spacious central bonus room with an awesome built-in entertainment unit. CHBA- Alberta

announces new president

The Canadian Home Builders’ Association (CHBA – Alberta) appointed Tally Hutchinson of the Daytona Group of Companies as president during the BUILD 2014 conference in Jasper, Sept. 18 to 20. Hutchinson was previously the association’s vice-president. He succeeds Stephen Amonson, president and general manager at Ashcroft Master Builder in Lethbridge. Hutchinson became president of the Daytona Group of Companies in 2007 and has served on the boards of both CHBA – Alberta and Edmonton Region. Edmonton-based Daytona is a builder of quality homes and communities. The company was founded in 1993 by Tally’s father, Ralph Hutchinson, who served as CHBA – Alberta president in 2007. The company has grown over the years to serve Grande

Prairie, Lethbridge, Regina and Saskatoon. Daytona plays an active role with Alberta’s New Home Warranty Program and the Professional Home Builders Institute. “Residential construction is one of Alberta’s most important industries with investment of more than $18 billion in new home construction and renovation. This year, builders are expected to start work on 38,600 single and multi-family homes – that’s more than 100 homes a day and up seven per cent over 2013,” said Hutchinson. “Our concern is that prices are also rising in many cities and making it more difficult for Albertans – especially young people – to achieve the dream of home ownership. Our Association will be focused in the coming year on ensuring that provincial government leaders understand the impact of new legislation on the affordability of homes and choices about how and where people live,” he added. CHBA – Alberta is actively engaged in the review of the Municipal Government Act and consultations for proposed changes to the Condominium Property Act. “These are complex pieces of legislation but the principles we bring to the table for discussion are simple. How will changes affect the price of homes and are they fair to our customers and our industry? We look forward to working with Premier Jim Prentice and his team to find solutions that will support economic growth and provide Albertans with the high quality of life that makes this province a great place to call home,” said Hutchinson.

moving day checklist

» by CHUCK RESNICK Whether you are moving this busy autumn season or maybe a little further down the road, I recommend the following 15-point checklist to for a stress-free move: 1. Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty. 2. Carry important documents, money and jewelry with you. CHUCK RESNICK is Vice-President, 3. Pack toys, games or special items for Marketing and Operations the kids to keep them busy during the at Two Men and a Truck – Canada move. 4. Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off the truck at your new home. 5. Don’t pack paint, bottles of bleach, gas cans or other flammables. It is against federal law for movers to transport flammable and combustible materials. 6. Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items. 7. Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from. 8. Avoid loading more than 50 pounds into one box. 9. Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. 10. Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. 11. Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. 12. Have rugs and draperies cleaned before moving and leave them in the wrappings for the move. 13. Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container. 14. Check the weather forecast for your move day, so you can plan ahead for bad weather. 15. Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

alkways create boundaries, provide interest and most importantly allow you a safe place to walk. Quality of construction and durability are extremely important. Walkways can be the most important part of your landscape. They are usually the main structure or hardscape of your property. Drainage, grade, structure and function must be considered at every level. With a variety of high quality products and many different design concepts, it helps to be familiar with your options. Natural stone is the highest quality material to use for a walkway, and can provide that beauty and balance your home craves. Comparatively, there is less prep work and labor involved when installing natural stone and therefore surprisingly cost effective. Paving stones are also an option that can be creatively incorporated into your yard. They are more cost effective than natural stone and come in a wide variety of colors, textures, and sizes. The prep work and labor is intense when

working with paving stone and therefore is the most expensive choice. Concrete is a product which is extremely functional, low maintenance and is very cost effective. Concrete can be done with a brushed, exposed or stamped finish. All types of walkways can follow curves and patterns or be very linear and simple. There are many different styles of walkways that can be built. Decks, patios, stone, water features, fire pits, garden beds, trees, shrubs and mulch are all products that can be carefully chosen to complement any walkway. A consultation with your landscaper and a creative and functional design is the best place to start when considering what type of outdoor space will best suit your home. BANK OF CANADA MAINTAINS

overnight rate target at one per cent The Bank of Canada has once again announced that it is maintaining its target for the overnight rate at one per cent. The Bank Rate is correspondingly 1.25 per cent and the deposit rate is 0.75 per cent. Inflation is close to the two-per-cent target and is evolving as the Bank anticipated in its July Monetary Policy Report (MPR). Recent data reinforce the Bank’s view that the earlier pickup in inflation was attributable to the temporary effects of higher energy prices, exchange rate pass-through, and other sector-specific factors rather than to any change in domestic economic fundamentals. The global economy is performing largely as expected. The recovery in Europe appears to be faltering as the situation in Ukraine weighs on confidence. In the United States, a solid recovery seems to be back on track, with business investment now making a significant contribution to growth. Global financial conditions remain very stimulative and longer-term bond yields have eased even further. In Canada, stronger growth in the second quarter has brought GDP to almost exactly the level the Bank had projected

in July’s MPR. Canadian exports surged in the second quarter after a weak winter, supported notably by stronger U.S. investment spending and the past depreciation of the Canadian dollar. While an increasing number of export sectors appear to be turning the corner toward recovery, this pickup will need to be sustained before it will translate into higher business investment and hiring. Meanwhile, activity in the housing market has been stronger than anticipated. The Bank still expects excess capacity in the economy to be absorbed during the next two years. Overall, the risks to the outlook for inflation remain roughly balanced, while the risks associated with household imbalances have not diminished. The balance of these risks is still within the zone for which the current stance of monetary policy is appropriate and therefore the target for the overnight rate remains at one per cent. The Bank remains neutral with respect to the next change to the policy rate: its timing and direction will depend on how new information influences the outlook and assessment of risks. The next scheduled date for announcing the overnight rate target is Oct. 22.

The lost art of saving » by GAIL VAZ-OXLADE

GAIL VAZ-OXLADE

Despite all media warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spendthrift bunch. We haven’t always been. We saved 10 per cent or more for 20 years, from 1973 to 1993* – more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (in our enthusiasm, did we overdo a good thing?), we bounced around the 10-per-cent mark for about a decade, and then in 1993 we began our great slide. By 1999, we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made.

58 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

Negative 1.4 per cent is a long way off 10 per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income. You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities – what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999. Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.34 per cent in 1999. And according to a report entitled Canadian Economy: Personal Savings Rate put out by Industry Canada, in 1998 total accumulated debt per household in Canada was equal to 114 per cent of after tax income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt? These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age. In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40s and 50s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years. Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history. So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save. Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to

The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial sums of money generated solely by our savings. horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria – they’d have to have a job, for example – students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of. WHY SAVE

Saving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities – we can take pride in our sense of discipline and increased ability to weather a storm. The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial sums of money generated solely by our savings. Saving takes us closer to our goals. It also creates a strong sense of independence by putting us squarely in a position of control. We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque. HOW TO SAVE

This is perhaps the area in which we are the most confused. If we sock away $5,000, $10,000 or $15,000 a year in a retirement savings plan, we’re doing a great job of saving, right? Well, not exactly. If we had to borrow the money to make that RRSP contribution, we won’t actually have saved a nickel until that loan is paid off. And if we stuck $2,500 away in an RESP for junior and then promptly upped our line of credit balance by a similar amount, we haven’t saved a cent. People playing games – stealing from Peter to pay Paul. But they not saving. To actually save a dollar you have to take that dollar out of your cash flow. Putting it in a GIC and then spending it on a credit card doesn’t count. You must make the commitment that current expenditures will not exceed current income. You’ve got to spend less money than you make. The you-don’t-have-to-think-about-it way of saving is to use an automatic debit from your chequing account to your savings account, so the temptation to spend the money is removed. Yes, it’s a bit of a head-game to trick yourself into saving. But hey, if it works! Not everyone is a born saver, after all. Some people must play the game to achieve their goals. Back to David Chilton’s The Wealthy Barber. The advice was sound in this short-but-sweet bestseller. Basically it boiled down to pay yourself first; put savings in a separate account; and be consistent. If you wait to see what’s left over after your

expenses you’ll be justified in not saving because you won’t have much left. That’s the way it is with money. Smart savers do it the other way around. The take the money they want to save and hide it before they can spend it. Sure it may mean cutting back a little, but that usually doesn’t hurt as much as most people think it will. This all sounds like pretty basic information, nowhere near as exciting as a discussion of the stock market, technical analysis or long-term projections for the economy. But as simple a concept as saving appears to be, it’s the one that is being missed. And if you’re not talking about saving at home, there’s little to motivate your child to develop this life-long habit. So start talking about it. TEACHING CHILDREN TO SAVE

One of the most effective ways of motivating a child to get into the savings habit is with a savingsmatching program. You offer to match every dollar your child saves within a specific period of time with a dollar of your own. “Molly, here’s the deal. If you can save sixty dollars by the end of the summer, I’ll match that amount so you can begin investing.” If watching your money grow in a savings or investment account doesn’t turn you on you’ll have to find some other motivation for saving. How about this: Just for one moment be a pessimist. What if you lost your job, got sick or smashed up your car? Those are all good reasons to save. So is putting aside enough so you don’t have to depend on anyone else – be it the government or your children - to take care of you when days of heading into the mines are over. *All figures based on Statistics Canada National Economic and Financial Accounts unless otherwise stated.

Alberta Canadian Home Builders’ Association

Canadian Home Builders’ Association - Alberta The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to present this special publication saluting the 69 finalists and winners of the 2014 CHBA – Alberta Awards of Excellence in Housing. Builders, renovators and developers submitted a record-breaking 417 entries for recognition as Alberta’s best. The Safety Leadership Awards also attracted a strong field of entrants who are finding new ways to protect workers. The homes and communities chosen as finalists demonstrate the strength of Alberta’s residential construction industry and the pride members take in their work. Our thanks to the members of the cost-review committee and the 156 industry members who volunteered to judge the entries. This year we celebrate the winners of 23 individual categories plus Builder of the Year Awards for the top multi-family and small-volume builders and the Ralph Scurfield Award to the top large-volume builder. The awards have come a long way since they were first presented in 1984 and were limited to entry-level homes priced under $39,000. In 2014 the awards recognize excellence in the wide range of products offered by our members: single and multi-family homes at all price points, home renovations, and community developments. CHBA – Alberta is proud to congratulate the finalists and winners of the 2014 CHBA – Alberta Awards of Excellence in Housing and we cordially invite consumers to check out the impressive homes in person.

//MORTGAGE MOGUL

Source of your down payment is key » by JASON ELDRIDGE Over the past few years, the mortgage industry has been subject to many changes that have affected how mortgage financing is granted for clients wishing to purchase a home. The one constant that still exists is the verification of the down payment that is used for purchasing a home. The Government of Canada always has and always will have strict guidelines that the banks and financial institutions must comply with when verifying the source of any down payment to be used for purchasing real estate. When purchasing a property, there are many acceptable forms of down payment. Firstly, and perhaps most commonly, there is the accumulation of savings over time. With most home purchases, you are required to have a minimum down payment of at least five per cent of the purchase price. So whether it’s taking a chunk of your monthly remuneration, and transferring these funds to a separate bank account, or selling an asset and depositing the funds into your savings account, these accumulated funds may be used for the purpose of purchasing a home. The banks and financial institutions require you to provide a detailed history of your bank account for the previous 90 days, showing the accumulation of such funds. If there are any deposits that exceed $1,500, you will be required to provide a paper trail for that deposit. This documentation will also be required for any investment accounts, such as stocks, bonds, mutual funds, tax free savings accounts, as examples, that you may want to draw from. You might be wondering why I left out RRSPs in the previous list. I felt this particular source of funds requires its own discussion, since depending on whether you are a first-time homebuyer or if you are purchasing another property, RRSPs will be treated differently from a tax perspective. As a first-time homebuyer, you have the option of withdrawing up to $25,000 tax free from your RRSP portfolio (assuming that the investment vehicles you hold inside your RRSP are fully liquid or will be maturing by the time you require the funds). These funds must be paid back to your RRSP over the course of a 15-year period. However, if you do not qualify under the First Time Homebuyers Plan, you may still use your RRSPs for the down payment, but these funds would be subject to withholding tax (usually five to 15 per cent of the amount withdrawn), and you would be responsible for claiming this withdrawal as income towards that year’s personal income taxes. Another source of acceptable down payments for most home purchase programs, is the receipt of a gift from an immediate family member. Relatives who qualify as immediate family include parents, siblings and grandparents. There are certain programs where the down payment cannot come from a gift. For most lenders, all that is required to verify a gift is for a gift letter to be completed and signed by the recipient as well as the donors, and to provide confirmation of the gifted funds being deposited to the recipient’s bank account. If you already own a home, and have built up equity in your property over the years, and you are planning to sell your property in order to move into the new one, you may transfer this existing equity from one property to the next. If you are taking possession of your new home prior to your existing property being released to the new buyers, you will likely need to arrange interim or bridge financing until the funds from the sale are received. If you are looking to purchase a second home

or a revenue property, you may qualify to arrange a Home Equity Line of Credit (HELOC for short) that may be used as a valid down payment since you own the equity in your home. If you are building a new home, and you have a particular skill set, a plumber, for example, you may, depending on the policies of the lender, contribute sweat equity as part of your down payment. The general rule of thumb is that you may inject up to 50 per cent of the minimum required down payment in the form of sweat equity to a maximum of $25,000. The remaining down payment would be need to come from another valid source. Finally, there is one other source of down payment that is accepted by very few lenders and insurers these days. This program is referred to as the flex down program. Essentially, if you have sufficient credit available to you, you may draw from these credit sources (such as credit cards, lines of credit, personal loan) in order to form part or all of your down payment. The key to this program is that the minimum monthly payment obligations have to be factored into the debt servicing ratio calculations (affordability analysis). As always, I invite any questions or comments you may have regarding any of the information contained in my articles. Until next month…

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

80 NEW HOME GUIDE | OCT 10 - NOV 7, 2014

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
