Advice | FINANCES
Finances and building the love nest WITH NEARLY ONE QUARTER of
weddings occurring in the month of August, planning is no doubt in full swing. Likely all the major decisions will have been made by now – venue, wedding party and menu. But wait! Has the happy couple discussed their finances yet? Finances are one of the major causes for marriage problems – and unfortunately, one of the primary reasons for divorce (an estimated 60 per cent of Canadians cite money related conflict as the number one reason for divorce). The reason for this is likely the differences in spending habits and a general lack of communication about things such as debt and credit history. According to a recent survey from TransUnion, one of Canada’s leading credit reporting companies, the majority of Canadian couples (86 per cent) are familiar with their spouse/ partner’s credit history. Canadians earning less than $40,000 annually are significantly less likely to know their spouse or partner’s credit history. Meanwhile, younger Canadians (age 18 to 24) are significantly more likely to be unfamiliar with their spouse or partner’s credit history. Financial experts say couples should carefully explore topics such as income imbalances, debt and savings before tying the knot. But often, these topics are ignored because they can be difficult to discuss. The question is, really: How do you know if you’re really credit compatible? Heather Battison, vice-president, TransUnion Consumer Division, shares some “watch-outs” for couples heading to the altar: 1. Surprises are not always good. Talking with your significant other 22
about current debts and expenses you both have can eliminate any surprises when it comes time to finance a larger purchase. 2. That diamond ring may have to wait. Lenders focus primarily on credit when determining the conditions of your borrowing allowance. Couples with lower credit could receive higher interest rates or even be rejected for loans. 3. Credit scores don’t marry up. Married life brings shared financial responsibilities that can make it difficult to keep credit histories completely separate. Your credit may be excellent, but you can expect some challenges if you marry someone with bad credit. When jointly applying for credit, the lower score can dictate the rate and terms you’re offered. 4. Discuss debt before marriage. Like marriage, your combined debt is a contract. A person’s credit history can affect everything from getting a mortgage to qualifying for professional licensing and even getting the best rate on car insurance. To avoid unexpected marital stress, couples should fully disclose their credit histories prior to tying the knot. While a variety of circumstances can lead to a poor credit history, bad credit can also be a sign of underlying problems handling money. 5. Talk about it. The majority (83 per cent) of Canadian couples talk to their spouse or partner at least twice a year with more than six-in-10 talking at least once a month about their debt. “We talk hypothetically a lot to ensure that we are properly planning for both
unexpected money coming in (such as a bonus) or if we have a housing improvement (or need an urgent upgrade) and how we can plan for this accordingly,” say Lindsay and Kipp from Toronto. Openly discussing finances with your partner is the best way to prevent future disagreements or unwelcome surprises. Don’t forget to review your credit report. TransUnion recommends couples do this at least once a year. 6. Prepare to build a love nest. Be sure that your budgeting tactics and financial goals are aligned before marriage. “We set aside time each month to talk about the finances and both have input into how we are managing our money,” say Lindsay and Kipp. TransUnion suggests that couples assign responsibilities to each partner to help manage the budget as one person should not completely own the family’s financial system. Battison explains that while talking money isn’t always the most comfortable thing for some people, it can pave the way to a happier (and more prosperous!) future together.

Advice | THE RENTALIST
The best non-reno renos for your rental unit By Jackie Marchildon AS A RENTER, YOU’VE LIKELY HAD a moment or two when you wished you could make a big change to your rental unit — the countertops, the flooring — or, on a bad day, everything. But you also know you can’t make drastic changes, and you probably don’t really want to invest that much time and money into it. Luckily, there are a number 24
of options for renters that can help make big changes without the headache (and illegality) of renovating a rental. Use contact paper Generic countertops are a staple in rental units but they are easy to change without renovations. Contact paper comes in all kinds of
You can change your counters or even add a backsplash without painting or breaking the bank.

For an even richer effect, you can paint the insides of the cupboards or use contact paper to liven it all up.
colours and designs and applying it can make a huge difference in the kitchen. You can change your counters or even add a backsplash without painting or breaking the bank. Remove cupboard doors Most of the time we think we need to add things to make a big difference, but that’s not always true. If you remove the doors of your kitchen cupboards, for example, you
Change light fixtures and switches Replacing boring light fixtures with new distinctive ones like chandeliers or pendant lamps can really alter the look of your unit. If your home feels dark, this helps in the obvious way of brightening the space up, but it also helps a rental feel more unique. Check with your landlord before you play with anything electrical and you need to hire a professional. You can also change your light switch plates. Replace the dull plastic ones with something fancy like gold or brightcoloured plates to create little pops of colour throughout your home. Paint and hang mirrors Painting can be a pain, but it can have dramatic effects on a space. To mimic the look of a chair rail, paint two-tone walls — use a dark colour in the upper area and a lighter one in the lower section. If your wish is for spaciousness, paint a light colour and hang mirrors. Incorporating mirrors into your decor helps lighten up a space and they tend to look nice too.
Invest in a portable dishwasher and/or an island In spirit of creating more space (and keeping you sane if you feel like you’re always doing dishes), buy a portable dishwasher. Not only will it save you hours of dishwashing time, it’ll give you more counterspace! If you already have a dishwasher, and simply crave more counters, buy an island — it works as storage, a counter and a table. Add smart storage If you wish you could build more closets in your house (or build a garage), find unique ways to store stuff. Ceiling hooks are a great way to hang big items like bikes and shelves can double as storage and decor. Change the hardware A new showerhead can make a huge difference in the bathroom. If you buy the right one, it’ll make you feel like you’ve renovated your shower and it’ll look nice and shiny. While you’re at it, see if you can change up your faucets and little drawer knobs too. These little changes yield big results.
Jackie Marchildon is a bilingual writer and editor. She spends her time searching for hidden gems across the city, whether it’s new neighbourhoods and restaurants or upcoming trends in real estate and home decor. JUL 22 - AUG 5, 2017 | RENTERS GUIDE

Advice | APARTMENTALITY
Need a little luck to find that perfect home? By Elisa Krovblit
WANT TO LIVE AT lucky number
seven? Would you ever live on the 13th floor? How superstitious are you, and how much would it affect your next apartment? 4 Unlucky: Tetraphobia. In Chinese it sounds like the word for death so 4, and any number with a digit of 4 is to be avoided: 40, 444, 441. Numerous buildings exclude the fourth floor and some even a room number 4. 7 Lucky: Whether it’s the number of days it took the divine to create the world or the fact that 7 is a number that repeats itself in many obvious ways – 7 seas, 7 colours in the rainbow’s spectrum, 7 notes on the scale – it’s everyone’s lucky number .
8 Lucky: An auspicious number in Chinese culture, 8 is considered to be the luckiest number. 9 Unlucky: In Japanese, 9 sounds like the word for torture or suffering and is to be avoided. 13 Unlucky: Triskaidekaphobia or the fear of the number 13 has long been a superstition. Whether it stems from The Last Supper in the Christian faith or from Viking lore, we’ll never know – but it’s among the most famous superstitions, enough so that most buildings don’t offer a 13th floor. 17 Unlucky: In Italy, 17 is not a welcome number. The Roman numeral for 17 – XVII – is an anagram for VIXI – a term implying you’re dead, similar to the term RIP (Rest In Peace). You don’t want your address denoting you’re dead.
18 Lucky: In Hebrew, the same digits are used for letters and numbers, so every word can be read as a number. The digits for 18 are read as the word “life” which is invested with a belief of luck, especially luck to live a long life. 666 Evil: From the book of Revelations, John The Apostle’s reference to ‘The number of the beast’ (chapter 13) is associated with Hexakosioihexekontahexaphobia. Though in Chinese culture, the pronunciation of 666 sounds like “things going smoothly” so the number is favourable. There are other superstitions and signs of luck in real estate, beyond renting a home with a yard full of 4-leaf clovers on St. Patrick’s Day, so may luck be with you finding that new apartment!

Advice | APARTMENTALITY
The perks of LIVING ALONE By Kathryn Kusyszyn
TO HAVE A ROOM OF ONE’S OWN,
as famously championed by Virginia Woolf, is a necessity for a woman writer. In modern times, more women (and men), whether writers or not, are taking advantage of financial independence to enjoy the benefits of solitary living. In our overcrowded world, with incessant advertising, stimulation, and pollution of all sorts, living alone provides a sanctuary for the soul. It’s a respite for the individual who needs to recharge, with somewhat surprising social and creative implications. Primary among the benefits of living alone is the freedom afforded to come and go as one likes, do as one pleases, and not answer to anyone. There is no need to deal with others’ preferences in the areas of music, food, decorating, entertainment, temperature and above all, cleanliness. Only one person’s mess to clean up, one person’s laundry, one person’s dishes… ah, heavenly!
Other perks are privacy and the opportunity for full self-expression. No one is present to cramp one’s style. Wandering the house in all manner of (un)dress is perfectly acceptable, as is ordering in at 3 a.m., having spontaneous dance parties, and leaving the dishes unwashed for days. This type of home is conducive to productivity, since there is no one around to get into long conversations with. The next Great Canadian novel is more likely to be written without the distraction of others. When one does desire company, it is by choice. Eric Klinenberg, author of the book The Extraordinary Rise and Surprising appeal of Living Alone, found that people who lived alone spent more time with friends and neighbours than married couples. Apparently so-called ‘loners’ have the best of both worlds, quiet when they want it and company when they want it. The benefit of guaranteed quiet at home is a welcome contrast
MORE ADVICE ONLINE nexthome.ca/news/advice
to the outside world. Especially for introverts, who recharge by spending time alone, this living arrangement is desirable and potentially essential for their wellbeing. Home becomes an oasis, a place of restorative solitude. A single inhabitant home can also be a castle. Knowing that everything is just where one left it (excepting mischievous pets), is a feature not available to multi-person households. It’s grounding and stabilizing. Not to mention that the last piece of cake is never eaten by someone else. So if you think about it, for reasons of social health, peace of mind, selfexpression and creativity, solitary living is on the upswing. Virginia would certainly approve.

Advice | RENTERS’ HELP
Five things every renter should do By Elisa Krovblit YOU’RE A RENTER and you appreciate the lifestyle. Ask any homeowner who has received an unexpected roof repair bill, or had to call a plumber – or had to move to accept a job offer – and you’ll appreciate it even more – especially all of you “all inclusive” renters. Have you heard the news about hydro prices these days? Or do you enjoy your luxury of not having to pay attention to that issue. But rental living has a few demands that can be easily met by every resident, ensuring that their rental experience should be nothing but maintenance-free and smooth sailing.
A
1. Understand your lease
You signed it and you’re bound by it. Whenever you’re about to sign a contract – and yes, your lease is a legally binding contract – read it and make sure you understand it. If there is anything you don’t agree with, ask. If there is any wrong info, have it corrected. Leases can be negotiated, changed and rewritten. Once it’s signed, those are the rules. 2. Know your rights
Each province and territory has its own set of rental rules and there will be a landlord and tenant board or government office that enforces them. Know how to access them and understand the basics. If anything in your lease contradicts the rental law, the rental law overrules. If you have issues during your tenancy, these are a great place to start to find out what your rights are and how to resolve them. You’ll also need to know how your deposits work and how to give proper notice. If you do that wrong you might find yourself on the hook for a lot of money you weren’t expecting to spend. 3. Rental insurance
A lot of renters are under the misinformed impression that the 34
landlord has you covered. The landlord has insurance, but it’s coverage for the building – literally the structure, mechanicals and the common areas. You need tenant’s insurance to cover your personal belongings. Imagine if you had to replace everything you own at once. Clothes, furniture, electronics, kitchenware etc. Imagine a pipe bursts and destroys much of what’s in its path. And it’s not just property loss or damage, if there is a fire and you’re displaced, your insurance will help cover that. If a visitor has an accident in your premises, insurance foots the lawsuit bill. Rental insurance is quite inexpensive. Many leases stipulate you must have it, but even if it’s not mandatory, it’s not a good idea to skip it. 4. Check your credit
If you’re thinking about moving – now or in the future – keep an eye on your credit. You’re going to have a bit of trouble moving with bad credit since most landlords now do a
credit check as part of the application process. If you pay bills late, try to break the habit. See what’s on your credit report and try working to repair it. Plus, sometimes mistakes get made. You don’t want a mistake to cost you a rental opportunity – or any opportunity for that matter! 5. Laundry
In-suite laundry is becoming much more common, especially in upscale, newly renovated or new buildings. But if you don’t have it in your suite, make sure you’re laundry-room ready. Get a bundle buggy or laundry cart to store your soap and make transporting loads to and from the laundry room much easier. (Bundle buggies are great for taking stuff to and from the car too). Keep a stock of supplies and get into the habit of reloading your card or replenishing your stash of quarters after each laundry day. That way you’re not scrounging and scrambling if you need to do an emergency load or want a last-minute outfit.
