SARA DUCK, EDITOR
hen my husband and I bought our fixerupper home, we had a 10-year plan. Each year, we would allocate money towards the home until it was fully renovated, indoors and out, the way we wanted. Of course, the house was liveable when we bought it, but we knew making it our own would take time and money. We needed to be patient. As we hit the 10-year mark, we came to the last room, our kitchen. Even though we did a quick makeover when we first moved in, we managed to avoid a huge kitchen renovation. But in the fall of 2019, our kitchen showed serious signs of age. Just months before the lockdown, we embarked on a fullscale renovation. After pouring over magazines and making Pinterest boards, we had a clear vision of what we wanted our kitchen to look like. Agreeing on all the finishes can be painstaking! My husband gutted the entire kitchen himself to save money, and we sold or donated all our old appliances. The entire process took six weeks, and we were able to move in with my parents
while all the work was being done. We were very fortunate that everything fell into place and we had no major hiccups, except going a little over budget (it’s always wise to account for more). Undergoing a kitchen renovation is a major task; experiencing one during a pandemic can be even more complicated. This issue, columnist Stephanie Gray candidly shares her account of renovating her kitchen during the pandemic on page 48. Her story is both inspiring and insightful. Maybe you’re researching and planning out your dream kitchen, so that you can make it a reality once the pandemic is over. We love that kitchens are returning to spaces bubbling with personality, as illustrated in our cover story on page 27. From incorporating vibrant colour to showcasing your favourite artwork, today’s kitchen is a warm, welcoming space to cook and gather in. Whether you’re planning a kitchen renovation, looking to update your home with spring’s freshest finds or contemplating an exterior makeover, we hope this issue brings you the motivation you need to get started.

CLEAN AIR
Ikea is committed to healthy living, that’s why it’s launching its own air purifier. The FÖRNUFTIG air purifier is not only well designed to filter out common household pollutants, it’s affordable, too. “At IKEA, we believe clean indoor air shouldn’t be a luxury for the few, and that’s why one of our main priorities in developing the FÖRNUFTIG Air Purifier was to achieve a low price for both the air purifier and the filters,” says Mathias Karlsson, director of Home Smart at IKEA Canada. Coal Black is the bold new addition to Blanco’s Silgranit colour palette for 2021
dramatic
The Vintera farmhouse sink collection is a clean and modern version of the apron front sink style. Farmhouse sinks are typically fitted as undermounts, but the unique design of the Vintera also allows for a seamless flushmount placement.
This is a rich, pure matteblack colour
This shade of black comes with the same quality, performance and material benefits of Silgranit, Blanco’s patented material that is stronger and more durable than other sink surfaces. Nonporous and food-safe, Silgranit’s Hygienic Plus surface formula acts as a shield against dirt and bacteria while reducing bacterial growth by up to 98 per cent.
The colour coordinates perfectly with contemporary kitchen finishes, and its versatility works with a multitude of trending styles, including farmhouse, industrial and transitional.
The new farmhouse sink family includes two models, the VINTERA 30 SUPER SINGLE and the VINTERA 33 EQUAL DOUBLE, both with a slim 6.5-in. apron and generous 9-in, bowl depth. For more information, visit blanco.com nexthome.ca | myhomepage.ca

Now is the perfect time to update your home’s
a
s the seasons give way to brighter, warmer and longer days, there is an opportunity for all of us to rehabilitate the exterior of our own homes. We owe it to ourselves and our community to put on the happiest facade we can, to inspire ourselves and those around us.
exterior
So, how does one effectively do this? We checked in with Toronto architect Richard Librach, a master in simple, yet impactful facade transformations, for tips he uses when helping his clients. “Accentuation, refinement and highlighting of existing assets are what is required,” he says. “Renovating the curbside view of a home is not dependent on the income

of the people that reside inside the home – you don’t have to spend a lot of money to access good ideas.” Whether traditional, transitional or contemporary, tweaks – rather than demolition – can have the most significant impacts (while preserving your pocketbook). Librach uses a simple questionnaire to help clients visualize and create an inspiring home exterior that reflects their style. And by working with a professional, you achieve professional results. Librach takes an existing situation and improves it. “I look to accentuate the home’s existing features, all while disguising its less desirable, other features,” he says. While construction and renovations are considered an essential service and have been able to continue relatively unabated during the pandemic, many people are uncomfortable with trades entering their homes to work. For this reason, now is the perfect time to focus on the exterior of your home, and to inject some excitement and pride into the place you now call work and school, as well as home. Are you selling your home? A well-planned and executed facade project can yield a significant return on investment; people often buy on emotion, and curb appeal helps attract more buyers – and offers. If you’re buying a home in a hot market, a facade project may allow you to snap up a bit of a fixer-upper – and transform it to reflect your personal tastes.
If you want help designing and building your own home, remember, there is real value in working with a professional to execute your plan. Professional associations such as the Ontario Association of Architects and renomark.ca, the home of the professional renovator, are great places to begin your search.

id-Century Modern style has transformed our interiors, and now we’re seeing it overhaul our front entrances, as well. The popular design aesthetic is all about clean lines, asymmetry and natural elements. Keeping these principles in mind, you can create a cool outdoor look for your home in a few easy steps.

4 Adding little touches to the front entrance, such as an oversized planter, a bright chair and a striped doormat, keeps the space looking welcoming.

FAMILY Modern

It’s all about balance in this multi-purpose kitchen brimming with
personality
cover story
What makes a great kitchen? We believe it should be equal parts personality and functionality, with lots of storage to spare. This unique three-in-one kitchen, dining and entertaining space is an open-concept, family-friendly oasis ideal for modern living. Inspired by the homeowner’s charming collections, we set about creating an 800-sq.-ft. liveable main-floor space which would incorporate the family’s eclectic finds and a streamlined design in each of the three defined zones. With a sightline running directly from the front foyer straight through the kitchen to the back of the house, we needed to think about creating a cohesive design flow. To achieve that, we placed a 10-ft.-long island to anchor the space – this separated the functional cooking zone from the prep area. The island also doubles as an informal eating area ideal for weekday dinners and schoolwork. Topping the island is a white marble counter with subtle grey veining – something the homeowners welcomed the opportunity to invest in.

An oversized tufted banquette upholstered in a rich olive green cotton velvet elevates the eat-in kitchen to a proper dining space that can host large family dinners, while still being practical. The custom wood dining table was designed with that same level of practicality, while also picking up the welcoming, warm tones seen throughout the space. Brass cabinetry hardware and lighting punctuate the space with that same warmth, as light layers illuminate from recessed, sconce and task lighting. A unique single pendant over the island complements the look with a contemporary sensibility. What sets this project apart from other open-concept kitchens and living and dining spaces is the extension of the kitchen and dining area through an open bar and servery area. This extension was specifically designed for cocktail parties, buffet-style entertaining or an at-home workspace. It’s a bright and useable area thanks to windows allowing natural light to pour in. We strategically used Farrow & Ball’s Off Black paint colour on the lower cabinetry in the bar area along with a high, glass-front storage cabinet, which provides a zone separation between the dining area and the bar itself. Designed to evoke a lived-in feeling while giving homeowners much-needed storage for pantry items, countertop appliances, and serving pieces, the classic contrast between dark accents and the generous use of white provides the perfect balance of aesthetics and efficiencies. The result is a custom multipurpose family space that is comfortably contemporary. nexthome.ca | myhomepage.ca

Designer Jennifer Backstein creates a swoon-worthy kitchen with the right mix of panache and practicality
A
s a designer, I’m often tasked with creating stylish interiors that support very specific lifestyles. For this kitchen project, the homeowners specifically requested a contemporary, liveable and storagesufficient space. The kitchen needed to be practical while meeting a high standard of aesthetic.
The kitchen’s overall tone and style complement the home’s existing vibe – it’s important to have a cohesive look throughout the house. Since a bold, black and white colour palette is predominant throughout the openconcept floorplan, I chose classic white walls in the kitchen, punctuated by darker details such as in the kitchen island. Complementary hints of blush and blue soften the starkness of black
and white. Gold metal details and textural wood add warmth and depth to this modern space. At the heart of the kitchen is an oversized, 10-by-5-ft. central island – a bonafide powerhouse. Aside from its arresting dark finish, this highly functional piece shoulders the bulk of the workload, doing triple duty as an area for food preparation, serving and entertaining. The countertop is a

DeSIGn TIPS Is your kitchen big enough for an island? A kitchen island should measure at least three ft. wide by four ft. long. Anything smaller won’t accommodate seating, integrated appliances or storage. Also, ensure you leave a fourft. buffer zone around the island to allow for traffic flow. Make your island pop by using a contrasting colour. We created a stand-out focal point in this kitchen by opting for a dark-stained wood for the island, against an otherwise white palette for the cabinetry, countertops and light flooring.
white marble with warm grey veining, which adds some subtle movement. This island also features custom storage tailored to the homeowners’ cooking style and storage needs, featuring drawers with custom interior organizers. Mixed metals play a significant role in the kitchen’s aesthetic, warming it up and adding touches of interest that draw the eye. Visible from the living and dining area behind the kitchen island, a custom-made oversized
range hood features mixed-metal accents and is flanked by satin brass sconces. Polished brass cabinet pulls boast an intricate knurling detail, while top-of-the-line stainless steel kitchen appliances satisfy the chef’s practical needs and discerning tastes. The space offers enough integrated storage to conceal the daily clutter and activity typical of a family kitchen, allowing for an effortlessly bright and airy kitchen that flows seamlessly into the adjoining living and dining areas.

KITCHENS
of the future
S
taying home more in the last year has taught us a lot about how our home’s function – or lack thereof. As a result, designers have been busier than ever with renovation requests. Not surprisingly, there is one room we get asked to remodel most often – the kitchen. The hardest-working room in the house is also the busiest. Storage, prepping, cooking, serving and clean up all take place in one space. Constant use means it wears out faster. If upgrades are in your future, here are some of the latest ideas to think about. The modern kitchen is easy to clean with non-porous surfaces, sleek cabinetry without fussy hardware, and smart technology in all the appliances.
From smart appliances to robot’s that pour wine, designer Jane Lockhart breaks down what the future of kitchen renovation looks like
Pantries are not new, but how we are using them is. Along with storage for dry goods, we’re adding in counters and outlets to keep small appliances out of sight, but still accessible and easy to use. Kitchens have been taking on a streamlined look. Customization allows us to panel refrigerator doors to blend into the face of the cabinetry. Handles and knobs are disappearing, too. Door profiles are smaller and flat panels are also gaining popularity. A common request these days is for cosy nooks. Installing a window seat or corner nook allows you to be near the action, but away from the fray to read over recipes or curl up and watch the activity.

For centuries, kitchens were a small utile space to cook meals, but now we want them to be open concept and well-lit. The future is even brighter for kitchens, because we’re adding larger windows and doors to let in as much light as possible. If it’s still not bright enough, we’re adding smart, adjustable lighting designed to keep us out of the dark and on task. One of the most exciting advancements is smart appliances. For instance, Signature Kitchen Suite has created a line of Wi-Fi-enabled appliances to be programmed through your device. High-precision ovens can be preheated remotely, and you can set a timer or get a notification when your meal has cooked, even if you’re not in the house. As we’re thinking more about safety and sanitation in the kitchen, Moen and other brands have created voice-activated and hands-free faucets. You can even give the faucet commands through Alexa or Google. When your phone or laptop needs charging, forget about that tangle of wires splayed out on countertops – Docking Drawer has a great solution. The charging electronics are built-in to your drawer, so you don’t have to deal with the tangle. Many inventions coming to the consumer market are game changers when it comes to convenience and innovation. Samsung is creating a robot that can do basic chores, such as pick-up dishes and load the dishwasher. Bot Handy is a robot assistant that can even serve wine. But my favourite invention is Cold Snap – a Keurig-style, soft-serve ice cream maker that is the size and style of a coffeemaker. It uses pods to churn a bowl of fresh soft-serve ice cream in 90 seconds. I can’t wait to try it!

here are many benefits to buying a brandnew home: You’re not inheriting someone else’s style preferences, or their wear and tear. However, there are also some challenges, namely the “cookie-cutter” issue. Homes in new subdivisions
are often built en masse, with each being a carbon copy of its neighbours. Such was the case in this brand-new townhome project where builders typically offer limited upgrade options. With few distinguishing features included in the plan, adding character became a conscious consideration at the interior design level.
Another challenge when designing interiors for a brand-new build is not having a concrete structure to work with. Here’s where it helps to work with a professional designer who has experience with conceptualizing the final product, and how various features and finishes will play out. These homeowners asked us to

infuse some charm and character into a home that was still mainly just a plan on paper. So, that’s where we started. This was the third kitchen that we designed for these clients, so we had an intimate understanding of their appreciation for timeless design, bright whites, open space and their penchant for hosting parties. We created a floorplan that was open to accommodate how they live and entertain, setting out the room divisions and overall layout. Once approved by our clients, we handed the final plan to the builder and kept our fingers crossed that our vision would not be denied.
One of the design changes we made was changing this beautiful townhome’s layout to optimize its stunning park views. Our holistic approach to the interior finishes ensured a cohesive aesthetic throughout this open-concept main floor, where the kitchen is open to the dining room and part of the living area. The overall style of the home is contemporary, so the kitchen had to follow suit. Since the builder’s upgrade options were limited, we thoughtfully narrowed down the areas that were worth the extra investment, such as the countertops. We splurged on quartz countertops – white quartz featuring a deep, high-contrast veining. We used this same material to wrap the large island featuring a waterfall edge on either side. The island offers a comfortable seating and serving area for guests, and easy clean-up, making it the preferred spot for family meals. We continued the predominantly white colour palette with a smallsConCes
scale, classic subway tile that runs up the hood’s back. We dressed up the builder-grade shaker cabinets with punchy black hardware that nodded to our clients’ preferred style. We decided to make the hood a focal point by giving it a dark finish and framing it with two beautiful brass sconces. This detail meant sacrificing some upper cabinets, but we felt the character this would bring to the space was worth it. We made up for the missed storage space with a fulllength cabinet to the right of the range, which is a perfect place to tuck away small appliances. This family loves to entertain, so having these kitchen essentials hidden away yet readily on-hand was a feature they loved. The outcome of our efforts is a contemporary, bright and open kitchen that perfectly functions and complements the lifestyle of the clients. The kitchen is truly the heart of every home, and it always helps when, as the designers, we have insight into how our clients live and what they love.

Timeless Insightful tips on how to create a kitchen that will stand the test of time
K
by Kate DaviDson itchens have a lot going on. Aside from being the hub of all the action and the home’s showpiece, the kitchen has so many interconnected functional elements that work together to make life run smoothly – or not. And when it’s not quite working out for you, a renovation is costly, inconvenient and all-consuming. This is not something you want to do every few years. If you’re pondering or planning a kitchen reno, here are some tips to give your space more longevity, better functionality and style.
Go neutral “Neutral” doesn’t necessarily mean bland or boring. White is the ultimate neutral, and white kitchens have been ontrend for several years and are among our most requested renovations. The idea behind this principle is that the big-ticket items – flooring, countertops, backsplash and cabinets – should be neutral, and thus unlikely to go out of style anytime soon. From there, you can add interest and trend-appeal to your kitchen via lighting, hardware, small appliances and accessories.

Add some personality I’ll admit that an all-white kitchen can look “washed out” if it doesn’t have the right punctuation points. The trendy trio you’ll want to focus on is hardware, lighting and accessories. Lighting provides function to a kitchen, but it can also dress it up. From pot lights and pendants to a chandelier above the kitchen table, there are lots of options available to you. I recommend adding all of them! A good lighting plan needs layers – ambient, task and accent lighting. Each individual “zone” should have a different light, on a separate switch. To help set the ambience for intimate dinners and late-night conversations, ensure your lighting is on dimmers. Hardware is another easy and low-cost way to add personality to a neutral kitchen. Consider mixing knobs and pulls for added interest, and try them in a trendy metal, such as brushed gold or bronze.
tip:
Principles at work This particular kitchen was designed for a busy family, who gave us a classic-contemporary design direction. We opted for the timeless, enduring quality of neutral finishes. We enhanced its function by adding storage, increasing the work surfaces and adding a kitchen island. Extra-deep drawers ensure everything has a home. Reducing clutter was essential, since this open-concept home meant the kitchen was open to the adjoining living areas.

Standard counter height is 36-in; the standard thickness is three cm. • The size of the island will be dictated by number of people you need to accommodate. give each person a 24-in. place setting, which accounts for the diner and their elbows. Standard dining depth is approximately 18-in.
An integrated range-hood was clad in a simple white MDF to match the floating shelves on either side; this draws attention to the cooking area and offers an artistic display for everyday and decorative items. At the centre of the space is a large kitchen island, which serves as the main eating area. While an island is a popular request in many of our kitchen projects, it’s not always the right choice. How do you decide? Ensure your kitchen is big enough to accommodate an island, plus some
additional room to manoeuvre around it. If your kitchen can’t spare those extra inches, an island isn’t the right solution for your space. I applied a colour palette of navy blue, crisp white and grey, accented with natural wood details to bring warmth to the space. The backsplash needed to be easy to clean, so we opted for a classic subway tile in a light warm grey hue, which we carried up to the ceiling for a clean, bistro-style look. The tile colour warms up the walls and makes the
white shelves and white quartz countertops pop. I finished this kitchen with two statement pendant lights in brass, which complement the copper-base stools beautifully. Finally, I rolled out a durable floor runner, for additional warmth and pop of colour. This new kitchen is both beautiful and functional – well-equipped to meet the demands of this busy family. Every interior should reflect the personality of its owners, designed for longevity with mind.

G
rowing up in the Pacific Northwest, I always had a fondness for West Coast design. I get asked quite often how to incorporate this essence into a home, and my response is that it’s more about an overall approach rather than a specific tactic. When it came to this kitchen redesign, it was about finding a balance between a natural and airy sensibility with the home’s traditional setting. The path to creating a bold and vibrant kitchen is more or less a straight line (we need to find ways to inject colour and drama). However, the road to creating something a little more organic and elegant yet equally as compelling requires a little planning and thinking. Because we aren’t relying on a single dramatic element to shift the tone, we needed to find natural and fluid ways to skew the overall direction without taking away from the home’s classic design. I made the first design decision to keep the existing cabinetry and retrofit high-end new appliances and other finishing elements. Because I wanted to stay within a specific budget, I needed to add a freshness to the existing cabinetry. By introducing a beautiful new hickory wood tone to the island cabinets and
flooring, I could preserve the cabinets and create the illusion of them being lighter and brighter. Neutral cabinets in a large volume can shift in tone, depending on the immediate finishes around them. Adding a richer wood will pick up red and warm tones where cooler woods (such as hickory and white oak) can make them seem crisper than they actually are. The showstopping element was beautiful slabs of extra-large Calcutta gold tile. The tile created a sense of drama through its dynamic veining and subtle hints of gold and grey. By keeping the tile in its original format and continuing the veining across the main kitchen wall, I created continuity and added depth and movement. Whenever I’m trying to meld two slightly opposing styles together, I think about bridging tones. In this case, the beautifully textured porcelain was the perfect medium to blend the traditional shaker doors to the lighter and natural wood tones, with its natural range of creamy tones and organic veining. This sense of balance is so critical in achieving
the natural and fluid feeling of West Coast design. I always try to find the quintessential harmony between raw and refined and elegant and organic. To further blend textures and drive home the coastal sensibility, I used a honed grey concrete inspired quartz countertop along with black matte pulls and handles. Organic oversized glass pendants flank the kitchen island to juxtapose the more traditional black linear chandelier perfectly. The key to shifting an overall aesthetic in a space is to gradually introduce more of the same textures and elements that can move the eye from one space to the next. I used a creamy leather dining chair with rich walnut legs, and echoed this in the bar stools and armchairs in varying shades of earth tones. West Coast design is about finding the juxtaposition between the material and natural worlds, which I did to design this kitchen. Through the dynamic exploration of intent, material, and texture, I created a kitchen with elegance, style and the spirit of the West Coast.

From coloured cabinetry and innovative storage ideas, to decorative range hoods that will surely make a statement, designer Bilha Kangethe rounds up the trends that are bound to dominate the kitchen scene
TURN UP THE TONES Even though the classic white kitchen is a favourite, homeowners are updating their cabinets with warmer shades. Wood finishes such as oak and walnut are organic choices that lend connection to the outdoors and add a natural texture to the space. While incorporating contrasting coloured cabinets can make your space pop. HIDDEN AGENDA Increased storage is every homeowner’s dream. For this reason, designers make a point of taking advantage of every inch of space. How? By rethinking upper cabinet storage, adding appliance garages, incorporating integrated appliances that blend seamlessly with the cabinetry, hidden inserts and pullouts in drawers. And those who have the square footage, converting their built-in pantries to walk-in/butler pantries. Kitchen designers and cabinet makers are motivated now more than ever to create storage solutions for the homeowner to make your kitchen practical and provide efficient utilization. She was thrilled at the idea of helping us with our designs, and once we sent over our kitchen measurements, she eagerly started designing. This was my first experience with an interior designer – from now on, I plan to use one for any major renovation to come. Why? Fehr was able to help synthesize everything I told her we wanted and needed, and come back with designs that made sense. That’s the other thing, there are endless combinations of finishes you can choose from, and they know what works and what doesn’t. A clashing
kitchen is an expensive mistake I didn’t want to risk making, and as a pro, Jessica was able to help guide us through. Ordering our custom cabinets was a top priority – even in June they were booking out to the fall. We decided to splurge on custom cabinets by Absolute Cabinets, as we plan to stay in this house for a while. And with almost 10-ft. ceilings and uneven floors, you get more precision and what you want, versus going out-ofthe-box. Finding a contractor was the next major task on my list, since the alternative would be hiring and coordinating all of the trades ourselves – a job neither of us had the time or patience to do.

After meeting the owner Dylan, we decided he was the right fit based on his friendly demeanour, previous experience with old homes and transparent contract. Before we began tearing down walls, we replaced two windows to change to a drywall return style (no casings). Truthfully, we need to replace every window in the house, but not replacing these kitchen windows at this stage will create an expensive future issue, since our new backsplash surrounds them. At the end of September, a complete gut was finished, right
down to the studs. To save money, we did this ourselves. Instead of smashing the cabinets a la HGTV home reno shows, we carefully removed everything and donated the kitchen (including appliances) to Habitat for Humanity. The cabinet removal led us to discover significant evidence of mice (ew!), an issue we were able to resolve by ensuring there were no gaps in the subfloor and sealing any possible openings in the foundation. Another money-saving job we did ourselves was adding Rockwool Safe ‘n’ Sound soundproofing insulation to the ceiling, as our daughter’s bedroom is directly above the kitchen. nexthome.ca | myhomepage.ca

Renovate Your Expectations
Once that was complete, Dylan contracted a plumber and electrician to get everything right behind the walls... which is when our first big issue was revealed. Our plumber, Paul Corcoran, PWC Plumbing owner, discovered all of the plumbing in our home had Kitec pipes. This is a product that was considered top-of-the-line in the early 2000s but essentially is faulty. A burst in the pipes isn’t a matter of if, but when. We replaced everything in the kitchen, including the lines to the laundry room, as that wall was going to be covered by our new cabinetry. Paul also suggested we consider using Flo by Moen, a smart water security system that gave him personal peace of mind in his home. Not only does it track your water usage, but it can detect leaks, read temperature and humidity, and lets you shut off your water with the click of a button on your phone (meaning, you could be on vacation and shut off your water from the beach). In the end, we added the shutoff system, two additional sensors and a leak sensing cable, and we’re planning to add two more sensors – one in the attic and another by our water heater – for further protection. Our electrician, Adam Boyce, owner of Electric All, helped us make sense of our lighting configuration. This meant changing our outlets from double-gang to single, adding additional pot lights, moving the island
pendants, adding outlets to the island and putting up a second fixture to frame the back door. Next up was to replace all of the subfloors and drywall the ceiling and walls, so our hardwood floors and cabinets could be installed. We didn’t plan on replacing our subfloors, but it was sloping down towards the back of the house, and too uneven for laying the hardwood (another ding to the budget). Once the floors and walls were up, we finally felt like we had made some progress. From there, we had a few weeks of smooth sailing, while cabinets and countertops were installed. The next best day was when our appliances were taken out of their boxes, and our sink was hooked up (no more lugging dishes up and down from the basement), and we could
officially stop using our temporary kitchen that was set up in our living room. The bulk of the work happened within about two months, then the rest, petered away, one task at a time. For example, we had to wait a few weeks for our contractor to find more of our backsplash, as it’s now a discontinued style. Add in a COVID-19 scare (thankfully, no one tested positive), a labourer who quit, a broken truck and a missing ledge – all things out of our control that dragged out the process. In total, the process has been almost nine months, from when we started reviewing designs and looking for a contractor, to today, when we can fully live in and enjoy our kitchen. No one said renovating was easy, but having a space you love is worth the wait.

Four tips to keep in mind when planning a kitchen renovation
Kitchen

re you planning a kitchen renovation once the pandemic protocols ease up? Renovating a kitchen can bring a lot of disruption to your life, but remember, the pros outweigh the cons. From enhancing functionality to increasing the value of your home, an updated kitchen is a worthy investment. With so many options out there, you may be wondering where to begin. Here are four suggestions to keep in mind.
The overview ●●● The best place to start is with a clear budget. Having a specific budget will dictate how much money you can spend on the design, finishes and appliances. You can pay as little as $25,000 for kitchen cabinetry and as much as $80,000. A good rule of thumb is to set a budget in relation to your home’s value and ensure at least a 20-percent contingency for your unknowns and your must-haves. If the

average Toronto home value is in the $1-million range, a newly renovated kitchen would cost between $40,000 and $60,000.
Sink with a view ●●● Do we put the sink by the window or on the island? It’s a question I am asked a lot as a designer. Cleaning is often a tedious task. Since it’s always a chore and never a pleasure, make it into as much of a good experience as you can. It does not cost more to place your sink well, so consider it and do what works for you. If you put it at the window, a great feature at a small premium of about 10 per cent is to cover the windowsill in the countertop material instead of the standard wood casing. This allows you to forget about water splashes and offers a great base for small planting pots.
Hide those gadgets ●●● Bakers and cooks alike love their mixers on the counter, and for a good reason. Many are sleek and beautiful and make for fantastic decor. Add to that, the coffee maker, toaster, grinder, juice maker, and soon enough, what you end up with is a small appliance store right there on your beautifully renovated kitchen counter. One way to avoid this scenario is to put in an appliance garage – one that looks sleek and is completely integrated with your kitchen. And guess what? It costs very little because the only add-on is the door. Inside,
extend the counter to avoid unpleasant splash accidents and make sure your electrical plugs, if any, are all to code.
Team prep area ●●● We often think of meal prep as an individual activity or as areas split up per task, per person. While this works well in a restaurant, home kitchens should be more social. Kitchens are social spaces for everything else, why not meal prep? Historically speaking, we had this and lost it somewhere on the way. The Victorians had it figured out when the table in the middle was the only prep area. Nowadays, instead of placing everyone on the perimeter, you can group the people around the island. Sizing the island becomes crucial. An easy way is to take a standard table of seven-by-threeft. and make that the island size. You can go a little bigger, but really, you don’t have to. Team prep areas, for obvious reasons, can often double up as serving areas too.

WHy CuRb AppEAl mATTERS – nOW mORE THAn EvER oronto, and pretty much all of Ontario for that matter, is a sellers’ market. Demand is high, housing stock is low, and competition is cut-throat – and that’s putting it mildly. If you’re selling your home, you have the upper hand, but you should still do what you can to increase your investment value – and your overall selling price. Did you know? According to a recent survey by the Ontario Real
Estate Association, only two per cent of homebuyers said a home’s exterior and landscaping didn’t factor into their buying decision. That’s a whopping 98 per cent of people who consider a home’s curb appeal when shopping the market. Interesting, right? Curb appeal is all about creating a desirable and inviting exterior, to catch people’s eye and make that first positive impression from the curb. Decades ago, most home-hunters would pile into their car every Saturday and Sunday, from
1 to 4 p.m., and drive around looking for open houses. When something caught their eye, it was a must-see. That’s curb appeal. Today, curb appeal is more about attracting buyers online with great listings photos. Whether we’re talking in person or online, your home’s exterior is the first impression people get, and it will be a big factor in their decision to take a closer look or keep moving to the next, perhaps slightly nicer listing. Here are some of my strategies to attract more buyers – and offers!

Depending on your home and its condition, this could be a big or a small job. but all things considered, it’s the most cost-effective way to freshen up your home. When it comes to choosing colours, don’t be too trendy. As we all know, trends come and go. Instead, opt for longevity and choose something in line with the neighbourhood aesthetic. Also, consider what’s happening next door. Avoid duplicating your neighbours’ colour schemes, which can make homes look odd side-by-side. Anything that’s peeling or appears discoloured will benefit from a fresh coat, including your front door and porch, shutters, window trim and garage.

Paint
Entrance area Create an instant stylish welcome to the porch area with a new mailbox, light fixture and house numbers. make a seasonal vignette with planters flanking the door and walkway leading to the front door and porch.
Landscaping When assessing your home’s curb appeal, don’t discount the importance of the yard. Outdoor space has become even more critical in the wake of the pandemic, which has prompted many homebuyers to look for homes with outdoor amenities. manicured gardens, patios and decks have become huge selling features, especially in some inner-city neighbourhoods where access to green space is limited.
Furthermore, landscaping is an upgrade that immediately increases your property value, and that value increases as your trees grow. During the warmer months, ensure the lawn is mowed, flowers planted, bushes and trees trimmed. Consider planting some hearty, cold-weather plants to bring life and detail to that bleak, wintery scene. Add outdoor lighting to highlight different areas and unique features.
Driveway Admittedly, this upgrade is less sexy than the others, but it’s just as important. nothing ages a home at first glance like a cracked driveway, broken front steps or displaced patio stones. If the exterior is uncared for, potential buyers may assume interior elements have not been well maintained. Furthermore, don’t risk deterring buyers or tempting them to lower their offers in anticipation of repairs. Correct these issues
before putting your home on the market. Curb appeal is a critical part of the home selling process, and paying a little attention to your home’s exterior can go a long way to attracting more interested buyers and higher offers. Especially now, with in-person showings limited and more house-hunting being conducted online or from the street, curb appeal can be just the thing to tip the scales in your favour.

How to personalize your abode
Making your house
a home
by MarK and Ben CULLen
I
n your opinion, how does a house become a home? Is it the smell of freshly baked cookies straight out of the oven? The planting of a beautiful flower garden? Maybe for you, it was bringing your child home for the first time. Either way, I’m sure we can all agree there are specific moments in life that turn a house into a home. When I was four years old, my father pointed to five pyramid cedars planted in a row across the rear of the yard. “The middle one is yours,” he said. Without any more explanation, he had given me ownership over a living thing, and it felt very special. After all, I was the middle kid of five
children. As the years passed, I never forgot that cedar tree; for me, it made my house a home. Today, when you walk up to the front door of my family home, you will always be greeted by some sort of plant according to the season – large hanging baskets dripping with fern foliage in the summer, and evergreen boughs in the winter. Ben plants window boxes with fresh herbs at his house throughout the summer, and always has a pumpkin and squash at his door come fall. Food gardening has always been the thing that makes his house a home. After you garden for a while, you learn a lot about people by observing
their choices used at the front of their house. A swing on a porch, visible from the street, says the owners are social and desire to be inclusive. A tall hedge at the street that blocks the front door’s view tells us that the owners enjoy their privacy. An unkempt hedge or yard and a lack of outdoor furniture are likely signs of, well, you know, and we hesitate to say, “indoor” people. When it comes to making a house a home, it’s not just one thing that completes the process. It’s an accumulation of honest efforts and memorable events that can warm up a place. And gardening can be at the heart of it all.

More Canadians are looking at
Ageing in Place
I
by daVe WILKeS
recently read an article about a survey conducted by the National Institute on Ageing at Toronto’s Ryerson University saying that COVID-19 has more people thinking about ageing in place. The survey of 1,517 Canadians
suggests more seniors want to continue living at home as they age, rather than move to a retirement home or long-term care facility. Sixty per cent of respondents said the pandemic had changed their opinions on whether they
would arrange for themselves or an older loved one to live in a retirement home. Seventy per cent of respondents aged 65 and older said they would try to live safely and independently in their own home as long as possible.

Do you feel the same about your own ageing process? The good news is, you can stay in your present home as long as you want if you design it to meet your future lifestyle needs. Here are some things to consider.
Seventy per cent of respondents aged 65 and older said they would try to live safely and independently in their own home as long as possible
Washrooms You can make your washrooms safer and help prevent falls by having smooth transitions between floor finishes. Installing a curbless or roll-in shower is a great idea if you want to remain independent. You might want to have a seat in the shower and install a hand-held spout lower on the wall for easier access. And, a floating vanity provides easy wheelchair access.
Access Consider wider doorways and hallways to accommodate wheelchairs. Think about stairlifts and elevators for the future. When it comes to the kitchen, you can install upper cabinets that lower with a slight pull on a handle
for easier access. Lastly, think about a dual-height kitchen island or counter to accommodate both those in a wheelchair and everyone else in the family.
Tax credits The provincial government recently announced the Seniors’ Home Safety Tax Credit, which can help you make your home safer and more accessible. The tax credit is worth 25 per cent of up to $10,000 in eligible expenses for a senior’s principal residence in Ontario. The maximum credit is $2,500.

This is only a short list of what you need to consider. Mainstream furniture design has taken an exciting turn lately. Maybe you have noticed it, too. From sculptural lighting and Brutalist-inspired tables to Rothkoinspired designs, decor is getting artsy. More specifically, Museum of Modern Art worthy! And I must admit I am a huge fan. I think we can all agree that it’s not just about furniture’s function; we want the form to be equally appealing. With art galleries and museums closed, for now, our need to physically connect with art has really changed. Along with adorning our space with literal paintings and pictures, it’s interesting to see that furniture can play a pivotal role, too – the rooms in our homes can become mini art exhibits. We can be the curator of our own spaces, choosing unique furniture and decor pieces that reflect our style and needs, and bring us unending inspiration every time we enter the room.
