Spring has arrived at last, and with it, our latest issue of Luxury Living – a special supplement of New Condo Guide and New Home Guide magazines, fresh off the press and ready to inspire. Spring ushers in a sense of renewal that leaves us charged with energy. Perhaps this new energy inspires a much-needed change of address in an effort to transform ourselves and refresh how we live. It’s no secret that many Baby Boomers have done well in real estate, and are now in a position to buy up into larger luxury homes. Many are also choosing to help their children with their own luxe housing purchase. This dynamic is producing another trend gathering steam in the luxury segment. Gen Y buyers, also known as Millennials, are not only becoming more active in this market, they’re helping to redefine it. Gen Y? Those born from 1980 to 2000? How can they possibly be movers and shakers in luxury real estate at such a young age? Barely a few years ago, GTA luxury housing was largely well-heeled and well established buyers (hello, Baby Boomers) snapping up exclusive highrise condos in the Financial District and boutique buildings in Yorkville. Buoyed by continuing low interest rates, a solid economy and inmigration to the city, real estate here continues to boom. Luxury living is expanding in every way – home type, location and buyer. Younger buyers are not only getting into the luxe market in growing numbers, they’re exerting greater influence. “The luxury real estate market is not only shaped by economic forces, it’s driven by generational values and demographics,” Ross McCredie, president and CEO of Sotheby’s International Realty Canada, summarized in the company’s new report, the Top-Tier Generational Trends Report: A Comparative Survey of Top-Tier Real Estate Trends Across Generations in Canada. How LUXURY is EVOLVING

Toronto is seeing many different types of luxury real estate Unlimited pocketbook luxury: A bespoke luxury where a condo is customized to suit the buyer’s particular needs or style. Examples: Penthouse units at Shangri-La, Trump, Four Seasons or Ritz-Carlton. Buyers are local and international high-net-worth individuals. Traditional luxury: A style of architecture or design that is rooted in classic, old-world style and sensibilities. Think cornice mouldings and detailed millwork. Examples: One St. Thomas or Residences at the Four Seasons. Buyers are typically older, Baby Boomers and old money. Modern luxury: A style of architecture or design that is very contemporary in style and sensibilities. Think clean lines and modern materials. Example: Five Hundred Wellington, by Freed Developments. Buyers are typically “younger” Gen X/Y and new money. Transitional luxury: A style of architecture or design that combines both traditional and modern luxury. Example: Seventy Seven Charles, by Aspen Ridge Homes. International luxury: A style of architecture or design inspired from other global cities or locations. Yes, the report confirms, Baby Boomers wield the most influence on the luxury real estate market, due to their size and concentration of personal wealth. They’re spending between $2 million and $4 million on luxury homes in Toronto. It’s when they transfer that wealth toward the home purchases of Gen Y – their offspring – that market forces begin to change. Gen Y buyers are redefining top-tier homes and neighbourhood standards with changing values and a new set of lifestyle and housing preferences, according to the survey. Despite above-average incomes ranging from $80,000 to $250,000 in Toronto, Sotheby’s says, the vast majority of Toronto Gen Y homebuyers receive financial assistance from their Baby Boomer parents. Flush with such cash, they are typically spending $800,000 to $2 million. “Younger affluent buyers are the Gen X, Gen Y and Millennials who are finding success in their careers and are the ‘new money,’” says Jeanhy Shim, president of Housing Lab Toronto, an independent housing research and consulting company. “They have different styles, tastes and sensibilities than their Baby Boomer parents, so naturally their definition of 'luxury' as it relates to the architecture and style of real estate is also different. Typically, these buyers are demanding more modern, contemporary architecture and design. We are seeing this not only in condominium apartments, but also in townhome designs, as well as single-family homes.” “These kids are becoming more and more successful early on in life, and the Gen Yers want that luxury now,” says Steve Hukari, residential designer for RN Design Ltd., Toronto. He helped Regal Crest Homes design Upper West Side in Thornhill Estates, a community of luxury singles in Vaughan. “I have dealt with many clients of both age groups looking for high-end features in their custom homes.” Indeed, Millennials are not just flexing their increasing buying power, they’re exerting more influence over design elements. “They have an excellent knowledge of technology, including streaming and wireless communication,” says Jane Lockhart, principal designer of Jane Lockhart Interior Design, Toronto. “As a result, they demand easy-to-access and ready-to-use charging for devices, as well as TV, gaming and Internet throughout a home, even where Boomers may not have considered.” With Gen Yers, she adds, everything old is new again, and they are not adverse to colour or styles gone by. “Think luxe feeling shag carpets or rich, saturated colours such as emerald green, teal or marsala, which Boomers would call 'burgundy.' And warm metals like gold, champagne and polished nickel are the metals today. Think this is '80s style? Think again.”

Candice Olson: Luxury to me encompasses all the elements of life that aren’t absolutely necessary but without which life would be less charmed, less beautiful and not nearly as fun! LL: HOW DO YOU INFUSE LUXURY INTO YOUR DESIGN?

C: My goal is to tailor a space to the personal needs and preferences of the client, so great attention is paid to detail and creating unique, often custom-designed solutions. Beauty and comfort hold court equally with convenience, function and flexibility. Luxurious design like this creates rooms that you simply love to live in! LL: WHAT ARE THE TRENDS FOR LUXURY TEXTILES AND MATERIALS THIS YEAR?

C: Technology is having a profound effect on what the future holds in the world of luxury textiles and as a designer, it’s exciting! New fabrication techniques are pushing the interplay of weave and texture, creating truly unique, hand-crafted looks. Lovely fabrics are being kicked into the luxe stratosphere with the latest computerized and digital printing techniques. Look for abstracted landscapes and interesting painterly takes on classic patterns rendered in metallic, pearl or dimensional yarns. When it comes to luxurious materials, the trend is toward contrast and a mix of unique finishes to create a distinctive, one-of-a-kind look. Think juxtapositions of walnut and antique brass with exotic finishes like aged vellum and shagreen – ebony and metallic gold finishes made even more special with hand-painted embellishment. All finishes and materials that are reflected in my latest furniture collection. LL: I KNOW YOU HAVE A TEXTILE AND WALLPAPER LINE. WHAT ARE YOUR FAVOURITE PATTERNS?

C: My pattern inspiration comes from the classics – damasks, paisleys and architectural motifs. I also gravitate toward nature-inspired motifs, textures and palettes. The fun and challenge comes in reinventing patterns and making them very current and ‘today’ through modern styling, constructions and materials. For example, my wallpaper collection for York features metallic and pearlescent inks, glass beads and glitterinfused sand – its reaction with light is magic! LL: WHAT ARE THE LUXURIES YOU CAN’T DO WITHOUT?

C: Great food, wine and beautifully planned and designed lighting – not necessarily in that order!

C: Upholstery, as there are so many more opportunities to create a statement with colour, pattern, texture or a combination of all. LL: GOLD, SILVER, BRONZE OR PEWTER?

C: We developed a silver finish with gold undertones that marries perfectly with any finish you put it with. It’s called Glint (we were going to call it ‘Gliver’ but thought it sounded sickly!) and you’ll see it in everything from Candice Olson Collection furniture to wallpaper. LL: MODERN OR TRADITIONAL?

LUXURY LIVING: WHEN IT COMES TO KITCHEN ESSENTIALS, WHAT IS YOUR FAVOURITE ITEM?

Jillian: For a bit of luxury, I would say a wine fridge. I pretty much bought my house because it came with one. I also think a great big kitchen island is so important for everyday cooking, as well as entertaining. LL: COUNTERTOPS ARE AN UNDERSTATED STATEMENT PIECE. WHAT’S YOUR FAVOURITE COUNTERTOP MATERIAL?

J: I love Carrara marble, but it comes with a cost – and you have to live through the patina growth stage! It stains and scratches easily so don’t expect it to stay in the condition it came in. Beyond that, find a similar option like Caesarstone (there is a Carrara knock-off that I have in my home) or there are even some great plastic laminates that look like marble. But one thing is for sure – light and veiny all the way, no black granite! LL: DESCRIBE YOUR DREAM KITCHEN STYLE.

J: All white with some gritty elements, such as exposed beam, an industrial chandelier, large windows and open shelving. Oh, and a few French baguettes in a basket on the counter! LL: IF YOU COULD COOK WITH ANYONE, WHO WOULD IT BE?

J: My grandmother. She is my muse. We cook together all the time, and she is so inspiring. LL: CHINA OR STONEWARE?

J: China. I love collecting vintage pieces with a bit of meaning behind them.

› Making food ahead of time – it is a huge sanity saver. › Use rental companies for tables, chairs, glassware, utensils and linens – it is a lot less expensive than people realize. › Be present in the moment. I can spend so much time preparing and hosting the party, that sometimes I forget to enjoy it. Do your hosting, and then be resolved to enjoy yourself, too! LL: WHERE DO YOU LOOK FOR INSPIRATION WHEN PLANNING A PARTY?

J: I love my cousin Tori’s blog, fraichenutrition.com. She’s a dietitian and an incredible cook. She inspires me with her Euro-rustic approach to food, which I love. And, in terms of decor, I look to Monika Hibbs. She has beautiful style. LL: WHAT DO YOU LOVE MOST ABOUT ENTERTAINING?

Nothing says “luxury” like Lagerfeld. His signature sunglasses and white ponytail, framed by that starched white collar, are trademarks as recognizable as his impeccable designs themselves. From his work at Chanel and Fendi, to Toronto’s rife real estate market, the fashion designer, artist, photographer and trend-setter is currently working on a project that is “condo couture” in the making. Toronto is a star on the world stage, with attractions like the Toronto International Film Festival, Toronto Fashion Week and... our real estate scene? It’s true, Toronto’s housing market is a hotspot – and not just among highfalutin homebuyers and international investors. Celebrities have been spotted scaling Toronto’s condo-laden skyline, and for good reason. As North America’s highrise hub in terms of new, up-and-coming development, Toronto is no longer an undiscovered diamond mine. Artistic luminaries – be it in music, fashion, decor or entertainment – are making these real estate gems sparkle beyond their shimmering glass facades. Madonna’s affiliation with Canderel’s Aura at College Park, through her Hard Candy Fitness empire, garnered the attention of fitness buffs, pop culture junkies and condo connoisseurs alike. Then, singer Lenny Kravitz designed a specialty floor at Bisha Hotel & Residences, developed by Lifetime in coordination with Charles Khabouth of INK Entertainment – a star in his own right. Of course, staying on point when it comes to successful real estate ventures, Donald Trump too saw Toronto as an opportunity not to be missed, and Trump International Hotel and Tower was born. Most recently, Luxury Living caught style icon Karl Lagerfeld at the grand opening of Art Shoppe Lofts + Condos, currently in development by Freed Developments and CD Capital. Set to rise on the spot of the iconic Art Shoppe art and furniture store (est. 1938), this swanky new address is upping Yonge and Eglinton’s fashion factor with Lagerfeld’s designs – not runway, but rather in the building’s two residential lobbies. “It’s interesting to design public spaces in a big building like this,” Lagerfeld said. “It’s a vision – you can use modern furniture, modern architecture, things I’m really interested in. It’s up to me to find an idea of what will make this building different from the other buildings. The minute you enter, you have to feel that you’re in a place that’s special.” And we’re sure it will be.

Todd Cowan from CD Capital Developments told Luxury Living: “We wanted to do something that was going to raise the bar in Toronto, and that would be long lasting… We talked to artists, photographers, designers, musicians, but in the end we realized that having a designer that is going to leave something that’s lasting as opposed to just bringing a celebrity to participate in the project is much more meaningful. [When our agency brought forward Karl Lagerfeld] we realized that if he agreed to this, it would differentiate this [project] and would never be repeated again in Toronto.”

WINGING IT SOLO TO THE ROMANTIC MALDIVES SEEMED A BIT OUT THERE, BUT I WAS SEDUCED BY THE PROSPECT OF MY VERY OWN BEACH HUT, THE SEASIDE SPA AND MOST IMPORTANTLY, THE PROMISE OF UTTER PEACE AND TRANQUILITY AMIDST SOME OF THE WORLD’S BEST DIVING. THE VOYAGE TO KOMANDOO, A TINY ISLAND JUST 100

metres wide and 500 metres long that is home to a small, exclusive resort in the heart of the Indian Ocean, is a whole series of stops and starts. I leave Paris for a stopover in Qatar, an oil-rich Arab emirate that is otherworldly with buildings dropped haphazardly into an endlessly monochromatic piece of desert with a per-capita GDP that is among the highest in the world. Amidst the tourist throngs at the gleaming modern airport, I’m fascinated by the men in their fluttering head scarves and the women in their protective veils. When I depart for Malé, the beachless Maldivian capital that offers still sharper contrasts from its protected spot behind the seawalls, I’m more than ready. In the smallest predominantly Muslim nation in the world, 25 per cent of the Republic of the Maldives’ 369,000 people are packed into a bustling city that hasn’t the space to grow. However, the best reminder that I’m somewhere very different comes as dawn breaks and I experience the first of the five daily Adhans or “Calls to Prayer,” which I escape by arriving at the city’s float-plane port. It’s blissful after the capital’s congestion, with more than a dozen red-and-white de Havilland Twin Otter float-planes bobbing at the docks as two tanned, barefoot young men in white shorts and shirts with epaulets load our bags and check our tickets. Our baggage handlers/pilots welcome us aboard and go through the safety/seatbelt drill before revving the LUXURY LIVING SPRING 2015


engines and aiming the 18-seater toward open water and big sky. With seamless blue stretching below and above, we’re winging it over 1,190 coral islands of which just 202 are inhabited. Eighty-seven little bits of land are the exclusive domain of island resorts such as Komandoo, part of the Lhaviyani Atoll. After 40 minutes in the air, our pilots, the Kiwi and the Ozzie, both proud members of the Barefoot Pilots’ Association, point our Twin Otter toward a raft that’s barely as long as the plane itself. Saltwater spray ricochets off the floats. I scramble out, my bags follow me and the plane lifts off as my next ride splashes up for the short trip to the island. I’m here – at last. Welcomed with a cool drink and many smiles, I’m crosseyed with exhaustion after the long

stopovers and longer flights. My hut, just steps from the water, revives me with its king-sized bed and a bathroom that’s one-third the size of the sleeping area, with a private but open-to-the-sky shower that has its own tiny garden. Resorts like Komandoo are pure retreats – secluded, peaceful spots where you’ll fall into the rhythm of the wind and water, your eyes stretching toward far-off horizons as the quiet settles into you. In a day or three, I stop asking, “Now what?” and bask in the power of nothing. I eat, I sleep. I look at the water. I let the spa’s masseuse chase the knots out of my head, my neck, my back. I read. I nap. I drift along the beach, shadowing a stiff-legged sandpiper fishing for his breakfast. My eyes track the parrot fish, the juvenile rays and blacktip sharks cruising by the deck at breakfast, lunch and dinner and suddenly, the siren song of the Indian Ocean is overwhelmingly clear. Dive time. Diving is bliss. Before every dive, there’s a little tingle of excitement, a dash of trepidation. But as I sink below the surface, I am lulled by the rhythm of my every breath. Inhale. Exhale. I hear myself breathe – it’s the only sound in the silence of the sea. Big beasts and tiny creatures, whether a little curious or a lot shy, share their watery world with us. Eels (moray, garden and snake) tuck themselves beneath rocks and frogfishes and scorpion fish hide in plain view relying on their camouflage to blend in seamlessly. Delicately beautiful wrasses (the “exquisite,” one of the most common, is my favourite), the oh-so-aptly named sweetlips, elegant trumpetfish and glorious antias (“resplendent” antias truly are gorgeous) make me smile around my mouthpiece. The power and grace of the rays (eagle and stingray) is a treat, and the sharks are more entrancing than intimidating. I find fleeting magic at the Express dive site where the current typically lives up to its name. On this dive, that current carries me, weightless and floating, because I’ve finally learned not to futilely fight it. On a previous dive, Mick, a big-bellied, kindly 50-something contractor who spends six weeks a year at Komandoo, said, “Accept it – sometimes you just have to let go and ride it.” An apt life lesson that is working splendidly until the dive master grabs my arm and makes sure I latch on to a big rock. He points at the shark circling. My eyes grow wide, watching as the shark makes his rounds in swirling snowflake-like particulate – I’m respectful. I’m in awe. Wonder in a night dive in the Indian Ocean. A perfectly flat sea. No moon. Velvet sky. A bazillion stars. Max is my buddy. He’s a Brit and he’s 13. The salt water is bathtub warm. There is infinite peace until my flashlight winks out. I’m so caught up in the moment, I’m happily sinking into the inky blackness until Max hauls me up to a safer, more sensible depth along the wall, which apparently doubles as a snoozery for redtooth triggerfish. They swim face-first into the crevices without realizing how temptingly their tails stick out, tips crossed in utter relaxation. Yet Max and I wordlessly agree, it would be unkind to tweak a tail, however gently. I wish that I could show you the wonder of three weeks of sun, sky and the most glorious sea life. Out of this world and into the next, sent off on a Call to Prayer – soothing and compellingly exotic, even infinitely appealing. You can make the magic of the Maldives real – I did.

Mark lets Luxury Living in on his very own recipe for Prosciutto Wrapped Halibut With Sage. Bon Appétit!

SERVES 4 INGREDIENTS

› 4 six-oz. halibut fillets › Salt and freshly ground black pepper › 24 fresh sage leaves

› 4 slices prosciutto › 2 lemons › 3 oz. unsalted butter

DIRECTIONS 1 Preheat oven to 400ºF.
