he increase in your home’s market value means that you now have a significant amount of equity in your home. The time is right to invest in this precious asset. nother Winnipeg Renovation Show is in the books and this year’s edition was a great way to kick off the 2020 renovation season. This year’s show saw strong crowds, a multitude of exhibitors, and excellent content from industry experts over the entire weekend. The Winnipeg Renovation show is the annual official kick-off for Manitoba’s renovation season and this year’s edition was exceptional. The show ran from Jan. 10 to 12 at the RBC Convention Centre and provided attendees with endless ideas on how to spruce up their home or tackle that renovation project they’ve been planning. Renovations are big business in Manitoba, as we traditionally spend more on home renovations per capita than any other province. Manitoba continues to be one of the only provinces where more money is spent on renovations than new home construction on a consistent basis. The Winnipeg Renovation Show is a great way for consumers to see the best of Manitoba’s residential renovation industry all under one roof. The HGTV Lifestyle Stage and the Design Studio drew tremendous crowds to hear from industry experts such as Bryan Baeumler from HGTV, who provided great tips on how to take the frustration out of your renovation projects. All Canadian Renovations’ Curtis Breslaw outlined key points for the consumer on what they should look for when hiring a contractor, and Kat Reno’s

Angie Kendel presented tips on how to properly plan your kitchen or bathroom renovation. The entire slate of presenters provided attendees with valuable information and important tips to take home with them. Based on the steady traffic seen at the new and improved Manitoba Home Builders’ Associations’ “Ask A Renovator” booth, it appears many Manitobans are looking at doing renovation projects in 2020. Our booth, staffed by professional MHBA RenoMark renovators, saw a steady stream of visitors taking advantage of the opportunity to get a free 15-minute consultation and have their questions answered on a wide variety of renovation projects by the best professional renovators in Manitoba. Both “do it yourselfers” and those looking for a professional to help took full advantage of the know-how and expertise provided at the “Ask A Renovator” booth at the show. If you weren’t able to visit this year’s Winnipeg Renovation Show, make sure you plan on attending the Winnipeg Home and Garden Show, which will run from April 16 to 19 at the RBC Convention Centre. HGTV stars such as Brian McCourt and Sarah Keenleyside from Backyard Builds are the headline speakers and celebrities that you’ll find at the Home and Garden Show this April. And of course, the Home and Garden Show will also be your next chance to visit the MHBA “Ask a Renovator” booth with all of your renovation questions. QUIT CLUTTER Probably the most straightforward shortcut to a bigger and brighter home is to de-clutter. Granted, this won’t get you more square footage, but you’ll be amazed at your newfound perceived sense of space. We suggest to edit and take out items on tabletops and countertops. Minimally adorned shelves will help to accentuate your home’s architecture, furniture and artwork. This trick is more about achieving a visual sense of space, and it works every time!
NEUTRAL PALETTE Wall colour is another useful way to create the illusion of more overall space. Lighter shades can make your walls visually recede, while deeper tones tend to come forward to create cosiness. To bring a sense of lightness to your home, choose a neutral colour palette of white, beige or light grey. Paint the room and all adjoining areas in the same hue to create continuity and blur the boundaries between different living areas. Another rule to follow is to keep contrast to a minimum and have an overall monochromatic colour palette from the ground up for a cohesive, seamless look.
DITCH HEAVY DRAPES Speaking of walls, have you taken stock of your windows yet? Another easy trick to make your home look and feel larger is to maximize its natural light. Replace your heavy drapes with simple white sheers, which offer the benefit of privacy without impeding the flow of sunlight. If privacy is not an issue, omit the window coverings altogether for a modern, minimal look. A great tip from Specialty House Manufacturing is to hang your window coverings close to the ceiling to give further visual illusion of larger windows
FURNITURE TO SCALE When you’re finally ready for furniture, choosing the right scale is key. A small home that’s outfitted with sleek, streamlined furniture will not only look more spacious, but it will be more functional, too. Look for furniture that has clean lines, clear glass and reflective materials which hold less visual weight than solid woods. As you arrange your furniture, steer clear of doorways, traffic patterns and sightlines, to ensure you maintain that great sense of openness. Remember, most beautiful homes aren’t necessarily the biggest ones. Square footage is just a number. The more important thing is how you use it! hether you have a sprawling apartment with plenty of room or a cosy place with little extra space, you need to create a system so your home functions to accommodate your lifestyle needs. Without designated spaces, you’re forever tucking things away that don’t have a real home – and wasting far too much time trying to remember where they are.

EVERYONE NEEDS A HOME OFFICE Are you using your kitchen or dining room table as an office? It can be frustrating and time-consuming to have to pack up your papers and bring them out again. Although it would be ideal to have a room devoted entirely for processing paperwork, you can also use an armoire in the family room that closes up when not in use, or a closet that has been refitted with a countertop and drawers. You’ll also need good lighting, a comfortable chair and a functional filing system. WHERE DID I PUT THE... Have you ever stored a special item
in a safe place and then forgotten where you put it? A simple solution is to create a document on your computer to record the location of seldom-used articles. Use the ‘find’ feature to retrieve the information quickly within the document. NAME THAT ROOM Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere.. A SHOE-IN FOR OFFICE SUPPLY STORAGE Use the pockets

you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) you will use it. Store similar things together and store items near their place of use. Items used daily should be placed in the most accessible areas, whereas seldom-used items can be stored in out-of-the way spaces. Label drawers, shelves and containers to remember where things are. WHAT DID I DO WITH THAT MANUAL?
Did you add new appliances and electronics to your collection recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. WHERE DID I LEAVE MY KEYS? The most common excuse for lateness? “I couldn’t find my keys.” It’s hard to be successful if you can’t even leave your home. Save yourself the frustration and embarrassment by simply making an extra set of keys and keeping them in a special place. Give another set to a relative or neighbour in case of emergency. Create a home for your keys and always place them there when you arrive. You can use a bowl, a small basket or a hook. Or, attach a beeper to your keys that you can activate when they go missing.

Paul and Crystal had a lot on their plate when they went shopping for a house that would meet the multiple needs of a blended family of five. Having spent two years living downtown, the couple wanted to stay close to the vibrancy of the city centre but also have a large enough property for a preschooler and family dog as well as a spacious home for friends and family to gather. “We knew what we didn’t want was a cookie-cutter house in the suburbs or a fixer upper, or so we thought, until we discovered a unique home that changed our mind about renovating,” says Crystal. Located in Southdale and just a short six-minute drive to downtown, the house, built in the '60s and designed by a prominent architectural firm of the time, was a diamond in the rough; one that Paul and Crystal decided was worth the investment to create the exact home that would meet all their aspirations. Eager to get the renovation process started, the couple took possession in January 2019 and immediately called in Wayne Sage, president of Harwood Builders to make the magic happen. Paul had been impressed with the quality of work that Harwood had performed on a previous cottage project and knew that their renovation was in good hands. 20

The second level underwent a stunning reinvention as walls came down to create a luxurious master suite from the existing deck, bathroom, two bedrooms and two large closets.

It was a sticking point for me and a vision I had from the beginning. It was one of those points I just could never give up on and I’m thrilled I didn’t.” The second level underwent a stunning reinvention as walls came down to create a luxurious master suite from the existing deck, bathroom, two bedrooms and two large closets. The original attached garage was given a new lease on life and converted into an additional 900 sq. ft. of living space, including an office, gym, bedroom and bathroom, bringing the total square footage to 4,500. At Kalu Interiors, a common design request is for open-concept layouts. This trend first appeared in the 1950s and rose to fame in the ‘90s, when older homes with small rooms made way for more straightforward, sprawling spaces conducive to the flow of light, views and conversation. To those hesitant of “open-concept,” it doesn’t mean “wall-free.” Privacy is vital to certain areas, like a bedroom or office. But for social spaces, the combined kitchen-living-dining area can be a great use of space. The secret to success is clearly defining each area’s function while maintaining a harmonious aesthetic.
In this home, the objective was a luxe yet modern open-living look. The kitchen offers precisely that. The cabinets are painted trendy grey, punctuated by gold-toned handles. Pops of gold also appear in the custom kitchen island and hood fan. The island defines the kitchen, with a quartz countertop in a mitred waterfall style. Suspended overhead, an oversized chandelier adds presence but doesn’t overwhelm, with simple glass globes. Not everything is open in this interior. A wok kitchen adjacent to the main kitchen is used for more substantial cooking and acts as a secondary kitchen while entertaining. Never let your guests see you break a sweat, right? The wok kitchen is also outfitted with a single-drawer dishwasher for added function.
Blurring the boundary between kitchen and living spaces, a display niche tops the upper cabinets, featuring some decorative accessories. Panelled appliances boast a “furniture” look that is seamless to the adjoining living area. The formality of the kitchen is balanced by the casualness of the living and dining areas. The wallpaper is subtle, but adds a layer of character. Colours are airy and light, with quick hits of deep blue. The fireplace surround features a marble-look porcelain tile, lending a lovely focal point for the living area. The marble detail of the coffee and dining tables visually connects these spaces to
the adjacent kitchen. The furniture silhouettes are casual, upholstered in velvet for a touch of formality to this otherwise laid-back look. A stunning chandelier is used to define the dining area and a pair of skylights on either side of the dining table flood this open space with natural light, while further highlighting the dining area. Some find the whole “openconcept” concept confusing, but it doesn’t have to be. With a little forethought to how to live in and use your home, plus the right design advice to bring that vision to life, each room can be clearly defined and used – even without walls separating them.

would be distinctly designed around a different theme so each of the 10 houses would identify as unique. One of the most talked about houses was the Modern Farmhouse theme. The Modern Farmhouse style has become increasingly popular over the past few years. It has dominated design TV shows and is religiously
written about in blogs. People can’t get enough of this style and we don’t blame them – we can’t either! What exactly is the Modern Farmhouse? What elements pertain to this style over others? How can you get that farmhouse feel in your own home? Let’s see if we can open the barn door for you!

Why is it that this style has become so popular? Could it be that people are longing for an escape from city urbanism, or perhaps it is the growing awareness of the environment and love for everything farm fresh. The Modern Farmhouse style is reminiscent of a simpler day. Reclaimed or natural design architectural features and furniture are widely present throughout this style of house. These more rustic details are often paired with clean elements such as quartz countertops, simple backsplash tile and soft neutral paint colours to create a balance of simple sophistication. Life is brought to the design through plants and herbs displayed in an assortment of decorative vases and pottery.

CASUAL COMFORT
Gone are the days of stark minimalism, designed exclusively with cool tones. The Modern Farmhouse boasts comfort and coziness. Rustic design elements like reclaimed wood, shiplap, and barn doors are blended seamlessly with classic features like wainscoting, beadboard and crown mouldings. Warm neutrals are back in full swing, but are now being paired with dark charcoals and blacks to bring in that industrial feel. We use all of these elements together to create a perfect low-key combination. 34

PLAY WITH PATTERNS AND TEXTURES
Throughout this style you will see multiple layers of patterns and textures with the use of soft linen throws and fur pillows peeking out of coarse wicker baskets as a main part of the décor (and a perfect solution for storage!). We are also using a lot of layered area carpets. For example a soft patterned carpet thrown across a large jute rug to add another layer of texture. In today’s farmhouse style, colours are used more sparsely and are more complementary to the many neutrals
that are present. We use soft solid colours like sage green and muted blues layered over top of patterns such as pinstripes, plaids and other textured patterns. Farmhouse style lends itself to patterned wallpaper for feature walls and full room applications as well. FUNCTION IS KEY
As beautiful as the décor is in the Modern Farmhouse, almost everything has a practical use. The importance of function has surpassed form, but we are now blending the two together to get the best of both. This is seen
predominantly in the kitchen and dining areas. We rarely see formal dining table centerpieces. Instead, we are using the most-used items as part of the décor like salt & pepper grinders, wine bottles, and cutlery holders. In the kitchen, we often see wooden chopping boards, storage jars and spice racks as utilitarian décor pieces.

Along with all of the warm and natural woods, there is a strong industrial look presented within this style. Industrial door hardware, lighting, and plumbing fixtures are often peppered throughout the design. The hard dark metal of these features contrasts the warm neutrals and simple clean elements that are spread throughout the rest of the design to create that perfect rustic charm. The idea of farmhouse style, with its rustic charm, is not the literal farmhouse style of years gone by, but it has developed into a style that functions within our open-concept + 2020 lifestyles. MAKE IT HOME WORKS WONDERS IN THE KITCHEN When Joan and Gregg moved into their Fort Richmond house in the early ‘90s, they were ecstatic about the kitchen. It had an abundance of cupboards with up-to-the-ceiling storage, a U-shaped work area and an all-important kitchen window that overlooked their spacious backyard. “When we moved in, it was like our state-of-the-art, dream kitchen and we just loved it,” says Joan. But time and trends move on, and the kitchen that had been their dream, started to feel heavy and claustrophobic. “The hanging peninsula provided lots of storage but it was the first thing we saw when we entered the kitchen and it felt oppressive.” That’s when the couple contacted Doreen Gauthier, President of Make it Home Ltd, to take on their kitchen project. “We found Doreen eight years ago when we wanted to put in a gas fireplace. She was so reliable and made you feel like you’re the only job she’s doing, so she was the natural choice for reviving our kitchen.” The kitchen was stripped down to the studs and reconfigured with a central oak-stained island with raised panel and glazed finish as the 38

focal point. The island houses the conduction cooktop, pull-out spice drawers and soft-closure drawers that stores induction cookware compactly in one drawer. The island is capped with a solid walnut counter top. “It’s very durable, easy to clean and it looks so nice.” The adjacent kitchen countertop is a contrasting grey-tone quartz and the cabinetry features maple doors with raised panel. Joan is especially impressed with the appliance garage that tucks toasters and such out of sight until they are needed. “Having all the appliances on the counter took so much space. Now everything is in the garage, plugged in and ready to go.” The lower corner cabinet provides easy access storage for heavy-duty appliances and just as easily disappears when done. Best of all, the kitchen window over the sink was pushed out 12 inches and tripled in width to give Joan and Gregg a panoramic view of the lush greenery during warmer months and for spotting deer that appear in the yard during winter. At a Winnipeg home in River Heights, the challenge at hand was to update and refresh the look, while keeping the original charm. The homeowners chose a character home from 1942 with the intention of renovating and designing a space that fit what they needed for their young family. The exterior, including windows, doors, and cladding, needed replacing, and the kitchen needed to be redone. The exterior underwent a substantial makeover. The homeowners chose a fresh and inviting colour palette of grey, white, and black over the previous brown and beige. The windows and trim are white, while the front door stands out in a matte black. The entrance door is a statement in itself, with its simple clean design. 44

STRIKING ENTRANCE DOOR
“Lots of neighbours say that they like the front door,” the homeowner noted. For more character, they designed a door with simulated divided lites (SDLs or surface mounted grills) on the glass. The SDLs selected have a profiled shape rather than being just flat, for more dimension and depth. The frame around the glass is very simple and understated. Most frames around the glass are quite bulky and rarely offered in black, so the minimalist profile in a matching black was important in completing the look. Lastly they have a substantial allblack door handle which has some weight to it, to finish the look.
BRIGHT WINDOWS
The existing windows were from the 1980s, dual pane wood windows that no longer operated. By selecting new fiberglass windows, the frames could be slimmer, maximizing the glass area. The colour, interior and exterior, is a matte white, with white casing to match. It brightens the rooms and easily works into any colour scheme. The new bay windows particularly stand out, as the angles let in lots of natural light and reflect off the hardwood flooring. In the kitchen, they included a couple of casements (side-hinged opening windows) to get fresh air, and a swinging door with mini-blinds in between the glass for privacy, and to reduce glare at certain times of the day. SMART GLASS
The glass selected was triple pane with argon gas and a Low-E coating for excellent insulation values. On the south-facing elevation, DUXTON recommended a Low-E 180 so the homeowners could take advantage of the sun heating the home. Low-E 180 is specially designed to save winter heating costs and increase comfort. As a passive solar product, it allows heat in during the winter months when the sun is low in the sky. In the summer months when the sun is high in the sky, the windows get shaded from roof overhangs and the leaves in the trees. As an added bonus, Low-E 180 has a very high level of light transmittance, so the glass is very clear and the coloured tint is minimal. EXPERT CONTRACTOR
Since the existing bay window was leaking water and sinking down, it was important for the homeowners to find qualified installers to find and fix the problem. They also wanted to expand an opening for a bigger window, so again they needed contractors they could trust.
“My advice to other homeowners replacing windows is to find someone you trust. Prairie Windows knew how to solve the problems we had and did an excellent job,” said the homeowner. When it came to selecting a product, the homeowner deferred to her father, an architect for many

INGREDIENTS 1 1/2 cups (375 mL) cooked black beans (drained) 1/2 cup (125 mL) sliced radishes 1/4 cup (50 mL) stuffed olives 4 hard-cooked eggs (chopped) 1 hard-cooked egg for garnish (sliced) 1 Tbsp (15 mL) diced green onion 1/4 cup (50 mL) diced celery 1/4 cup (50 mL) diced yellow pepper 2 cups (500 mL) shredded lettuce (e.g. Iceberg, Romaine) Salt and pepper to taste
Spicy Yogurt Dressing 1/2 cup (125 mL) plain yogurt 1 Tbsp (15 mL) grainy Dijon mustard 1 Tbsp (15 mL) honey 1 Tbsp (15 mL) lemon juice 1/4 tsp (1 mL) cayenne pepper or to taste 1/2 tsp (2 mL) Worcestershire sauce 1/4 tsp (1 mL) tarragon Salt and pepper to taste
1. In a medium bowl, combine black beans, sliced radishes, olives, four coarsely chopped or sliced eggs, green onion, celery and yellow pepper. 2. Prepare dressing. Combine all ingredients and blend until smooth. 3. Add spicy yogurt dressing and toss salad lightly with two forks to avoid mashing ingredients. 4. Serve on a bed of lettuce greens. 5. Gluten-Free Chocolate Cake INGREDIENTS
MAKES 8-10 SERVINGS
4 oz. (125 g) semi-sweet chocolate 1/2 cup (125 ml) butter 3/4 cup (175 mL) sugar 3 eggs 1 Tbsp (15 mL) instant coffee dissolved in two tsp (10mL) water 1/2 cup (125 mL) cocoa powder 4 cups (1L) fresh raspberries 2 cups (500 mL) whipped cream Cooking spray
1. Preheat oven to 375°F (190°C). Spray an eight-inch (20 cm) pan with cooking spray, line with parchment paper. Spray paper with cooking oil. 2. In a medium bowl, combine chocolate and butter. Microwave on high for one minute; stir and then microwave at 30-second intervals, stirring after each set time until chocolate and butter are melted and smooth. 3. Whisk in sugar until well combined.
4. Add eggs one at a time. Whisk until just combined. 5. Whisk in dissolved coffee and cocoa powder. 6. Pour batter into prepared pan. Bake 20-25 minutes or until toothpick inserted into the centre of cake comes out clean. 7. Cool cake for five minutes. 8. s this is my first column of the new year, let me first wish you all a happy, successful and prosperous New Year. It also happens to be my first column since our Blue Bombers brought home the Grey Cup after a 29-year absence. I was lucky enough to be there for it all, sitting with the players’ families, being on field for the trophy presentations and of course, attending the after-party. Proud day to be a Winnipegger! What I observed during all of this was that great team management had been put into place in order to win. Developing my company has been along the same lines.

“Do what you do best and surround yourself with people who do what they do best.” So, as you plan your 2020 and beyond renovation projects, this is the same philosophy you should adopt to move your project forward. While a budget salary cap is always important, build a team around you who really knows what it is doing. Don’t let yourself fall into the ‘lowest price gets the job’ trap, which will give you a last place finish. Start with a good designer quarterback who should be able to design a project within your budget guidelines and along your project wish-list. As well, an experienced contractor who is familiar with your type of project, who knows how to save you money and build it right is a great defensive line against cost overruns and project issues. And, use special teams’ sub-trades that are first round drafted and thoroughly screened and tested for their abilities and attributes. Once you have this team assembled, the most important thing to do is to sit back and watch them win the game for you. Trust that you have surrounded yourself with the best people, the best products for the money and a design that achieves the goals of all parties involved. Isn’t that the definition of a win? Follow these steps and I assure you a championship renovation with money left over to buy the ring. I am looking forward to writing next issue’s column, as I am off next week to one of the largest builders shows in North America, and look forward to reporting back all the great finds and innovations at, let’s call it, this year’s training camp. Sometimes the best design decision is not to change things too much. Let me explain. I was recently working with a client who wanted to update her kitchen. She consulted with me to figure out how to spend her modest budget wisely while accomplishing a new look.
STORAGE Like most people, her dream plan included replacing the cupboards to have more efficient storage. After an honest appraisal with a critical eye, I could see that wasn’t entirely necessary. She didn’t even need to 52

paint them – she just needed to lighten the space up and get creative with functionality, and there were far less expensive and easier ways to do that. The overall footprint of the kitchen was good, so just a few adjustments to the cupboards were necessary. By adding Gliding Shelf Solutions (glidingshelf.ca) within the cabinets, we were able to solve the efficiency issue and add extra storage on a budget. Not having to do a full demolition of the existing kitchen put money back into the budget for what truly mattered, and splurging on the proper key elements.
COUNTERTOP Changing out the countertops was mandatory. We needed to lighten up the space to make it feel more open, and to balance the darkness of the cabinet colour. We chose Caesarstone’s (caesarstone.ca) Empira White marble quartz because of its classic white base with deep grey veins to accent and complement the cabinet colour. This beautiful countertop modernized their kitchen instantly. Plus, it’s durable and easy to clean, so it’s a perfect balance of fashion and function for a busy household.

BACKSPLASH This kitchen needed a new backsplash. We chose white, bevelled edge subway tile for its timeless simplicity, and to play off the new countertops. By using larger tiles, this kitchen kept its clean lines, but the tapered edge offered elegant detailing. The custom range hood became the focal point of this space. We removed the small useless cabinet above the metal range hood that was more of an eye-sore than a focal point. By making it white, it pulled the colour scheme of the kitchen together perfectly.
NEW APPLIANCES A Whirlpool black stainless-steel kitchen suite (whirlpool.ca) kept the continuity of colour in this kitchen. I love to match cabinet colours and appliances whenever I can; making your appliances blend into the shades of the kitchen gives the illusion of a larger space. The appliances are fingerprint resistant, which helps keep things looking sleek and fresh with minimal upkeep. Having the counterdepth refrigerator further made the space more open and accessible. On top of that, the French door option allows for more clearance when the door is open, which makes it easier to have two people in the kitchen at once. While the kitchen used to have a microwave stand to the right of the range, replacing it with a custom wine rack, colour matched to the cupboards, was far more visually appealing. Fear not – they still have a microwave, its tucked out of sight and utilizing a wasted corner.
SHELVING WITH PURPOSE Notice the floating shelves? I removed the closed cabinets to modernize the look. By tiling that whole wall and adding the natural wood tone of the shelving, it creates a more up-to-date, open look. I wanted to replace the tan floor tiles, but the cost, timing and mess didn’t warrant it. Instead, I used the shelves, chairs and accessories to tie it all together, making the floor seem more purposeful, instead of like the elephant in the room. It’s also nice to have an element from nature (wood) to help ground the space and add an organic feel to the design.
FINISHING DETAILS While the cupboards were able to be used, the hardware had to go! The new, modernized, brass handles were the perfect accents. And I was able to include a pendant light over the sink to match. I would have liked to include pendant lighting all around the kitchen, but the light locations didn’t align with the table, so this was a perfect compromise. As I shopped for the appliances, I found an ultra-useful stand mixer in blue, and I knew it would be so useful and fun for this busy family! I choose accent pieces like the dishware and vase in a coordinating blue. The floor runners also have a blue tie accent. While many people hesitate to include a runner in a kitchen, I love it. They keep your feet warm, add softness to the space and tie colours in. The secret is to buy ones that are machine washable. I know this once basic-builder kitchen has transformed into a kitchen that suits the family’s modern lifestyle. Remember, don’t be too quick to replace your entire kitchen; sometimes, a strategic update is the better way. And it can save you a bundle!

Financing your renovation Once you have decided to renovate your home, you need to determine how you will pay for it, and how much you are willing and able to spend. If you intend to borrow money for your renovation, it’s a good idea to talk with your lender before you starting making firm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator. Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first – you may do better by borrowing the funds for your project. Here are some of the options for financing your renovation project. • Personal line of credit. This is one of 56

the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can re-borrow the unused funds without reapplying. And you’ll always enjoy a rate that’s lower than most personal loans and credit cards. • Personal loan. An installment loan lets you budget regular payments
at a fixed or variable interest rate for a set period of time. Repayment periods typically vary from one to five years. However, once you pay off your loan, you no longer have access to the credit and will have to go through the approval process again if you need to borrow more funds. • Secured lines of credit and home equity loan plans. These lines of credit and personal loan plans are secured by the equity in your home and are among the most economical ways to fund a renovation if you have built up equity in your home. They have all the advantages of the unsecured versions, but offer preferred interest rates. While there is typically no cost to open a secured line of credit or home equity loan plan, legal and appraisal fees usually apply. • Homeowner mortgage. If you have an existing mortgage, it can be advantageous to refinance it, particularly if you’re planning a major renovation and want to spread the cost over a long period. You may be able to borrow up to 90 per cent of the value of your home, less the outstanding balance of any existing mortgage. This option allows you to take advantage of mortgage rates, which are often substantially lower than credit card and loan rates. Loans of 80 per cent or more of the appraised value of your home must be insured against borrower default; the mortgage insurance premium can be paid upfront or added to the mortgage amount. Lenders suggest that you set aside a certain percentage of your renovation funds to cover items not included in your contract with the renovator. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. Thinking of getting an electric fireplace? They have come a long way. To be honest, we initially contemplated going with a gas insert – that’s what we had in our last home and we really enjoyed it. But, when I stumbled across the Revillusion Fireplace by Dimplex (dimplex.com) which uses a mirage flame panel, I was sold. Here are five reasons why an electric fireplace might be a good fit for your space: NO FUMES. You don’t have to worry about gas or smoke in the home and breathing in potentially toxic fumes. EASY TO USE AND MAINTAIN. No chimney to clean, no ash to sweep up, you simply turn it off and on as you wish. LOTS OF DESIGN CHOICES. There are so many options these days from modern wall-mounts to traditional mantels and even ones built into a media console unit.

When it came to the re-design of our living room, I knew that I wanted something dramatic and casual at the same time. A strange dynamic, right? During the design process, I fell in love with a matte black fireplace that I saw on Pinterest and immediately added it to my vision board for the room. As you can see, the fireplace made it into the space. Really, it’s the focal point! To create the dramatic wall effect, I used matte black shiplap to clad the fireplace box. Next, I wanted to bring in some mixed metals and I was able to do that with lighting and drapery hardware. For our seating, the tufted sofas provide plenty of comfort and seating space. To keep it from feeling too formal or feminine in our living room, I added a dark camelcoloured leather armchair and accented everything with pops of blue. A crisp white coffee table was the perfect addition to the space and a sisal rug completed the cosy look. 62 Home Decor & Renovations | February–March, 2020
