IN HOT ROD TERMS, THIS VANCOUVER SPECIAL IN A QUIET EAST VANCOUVER NEIGHBORHOOD IS A REAL SLEEPER. Outwardly just another

stucco and brick-faced home built in the early 70s with ground-level entrance, low pitched roof and slim second-floor balcony, yet inside there’s a big turbo hiding under its hood. “It might look like a Chevy but it really goes,” describes Ralph Belisle, President of TQ Construction who undertook the recent interior makeover. “The homeowner’s intention wasn’t to impress people driving by, but rather to create an entertainment space inside that’s all about the wow-factor.” Today when friends come for dinner they certainly swoon over the home’s transformation. “During the total renovation of our original Vancouver Special, TQ Construction was able to bring the house into the modern day and beyond,” says the enthusiastic homeowner. “They listened to all our needs and wants and have made our vision come true!”

IDEAL COMBINATION: SPECIALS OFFER MASSIVE FLOOR AREA, ADAPTABILITY AND AFFORDABILITY

Vancouver Specials materialized during the building boom between 1965 and 1985 as an inexpensive and easy-toacquire design plan that maximized the standard Vancouver lot and was easy to build. Families then liked them for the same reason modern families like them today, explains Belisle. The large interior space (about 1300 square feet on each floor) and at-grade basement level is ideal for multigenerational living. TQ Construction recognizes a niche in the renovation of Vancouver Specials, and for Belisle who grew up in a similar home and has been in the construction business for over 30 years, this style provides the opportunity for original homeowners with modest budgets to not only stay in the neighborhood they love, but to create a stunning, contemporary living space. “Some of our clients choose to stay close to the original floor plan and simply update finishes and fixtures, while others go all out and make them beautiful examples of luxurious modern design by removing walls to create open floor plans, changing out windows and doors and installing the latest energy-efficient appliances and mechanical systems,” says Belisle. The ground-level foyer of this Special was expanded and a glass and metal stair railing now leads upstairs. Originally segmented into several distinct rooms, TQ Construction gutted the space, removed and changed partition walls and swapped the original small back door and window off the eating area with large French doors to create one expansive space with generous portions of natural light.

HEART OF THE HOME: INFUSED WITH FUNCTIONALITY AND LIGHT

For a family who loves to cook, TQ explored the functionality of the space and gave the kitchen a whole new pulse. Its U-shape allows two chefs to work their magic while family and friends gather at the L-shaped centerisland or take a seat at the eating bar. The contrasting dark and white cabinets look fabulous with their high-tech gloss finish and an abundance of roll-out drawers which makes it easy to access everything. Rather than typical raised window sills, modern sill less windows frame the stove, and ingenious electrical plugs integrated into the island’s countertop. An innovative barn-door conceals the stacking laundry station which is prewired for TV, and incorporates a work station. Astride TQ’s in-house designer, the homeowners realized their vision for a chic grey-on grey color palette in the living area which takes its cues from the home’s original handsome stone hearth fireplace. Removing the typical Special hallway resulted in an extra 70 square feet. The revitalized design combines two bedrooms into a stunning master retreat with walk-in closet and spa-like ensuite featuring an integrated rain shower with polished concrete and linear floor drain. The main floor bath features playful graffiti-inspired tile and a sumptuous soaker tub. Completing this Vancouver Special reno is the new two-bedroom rental suite with modern finishes and comfortable open floor plan. By allowing their clients’ unique and sometimes challenging ideas to stretch their creative direction, TQ Construction focuses on what’s at the heart of all their home renovations. It’s about listening and renovating interiors into spaces which speak to their owners. TQ creates lifestyles, one room at a time. Learn more at tqconstruction.ca or call 604-430-9900. This modernized and functional space was named as a Finalist in the National SAM Awards contest for Best Kitchen 2013

Ten reasons for Hiring

A PRO

RENOVATING YOUR HOME SHOULD BE a positive experience - free from worry and stress. You should have full confidence in your renovator and know that you are getting the best. That's why you should choose a professional renovator.

1. From start to finish. A professional renovator will help you to put it all together - from ideas to design, products to plans, and construction to completion. 2. Experienced advice. A professional renovator has the experience and knowledge to help turn your ideas into great results. They listen, make suggestions, and look for the best way of doing things. 3. Technical know-how. Professional renovators understand construction, how to deal with challenges and problems, and how to improve the comfort of your home. 4. Expert teamwork. Behind every professional renovator, there is a solid network of staff, subtrades and suppliers ready to go to work for you. 5. A proven track record. Their business is an open book. You are invited to talk with past customers, look at their previous work and check out their reputation. 14 HOME DECOR AND RENOVATIONS FEB - MAR 2015

6. Accurate pricing. No need to be concerned about low-ball costing, inferior work or escalating prices once the job begins. Experienced renovators know what it takes to do something right and how much it costs, and they'll tell you upfront. 7. A written contract. Trust alone is not enough. Professionals back it up with a written contract that spells your project out in detail-what, how, who, when and how much. 8. Liability insurance and workers' compensation coverage. Better safe than sorry. In the unlikely event of an accident or damage to your own or neighbouring properties, a professional renovator's coverage protects you from liability and cost. 9. Warranty. Like any other consumer purchase, a professional renovation comes with a warranty on labour. And with professional installation, there is no risk of voiding the manufacturers' warranties on materials and products. 10. Service, service, service. Professional renovators are in business for the long term. They work hard to earn your trust and make every renovation a great experience. Courtesy of the Canadian Home Builders’ Association

No matter how long the winter, spring is sure to follow by BC HYDRO AND THE POWERSMART TEAM

CHARLES DICKENS WROTE IN GREAT EXPECTATIONS,

“It was one of those March days when the sun shines hot and the wind blows cold: when it is summer in the light and winter in the shade.” Many homeowners in BC who live in older houses can often relate to this scenario. Homes can be drafty and cool when the spring wind blows, but windows need to be opened and fans turned on when the sun shines bright and warm. However, spring is also “the time for plans and projects”, as Leo Tolstoy wrote, and making energy efficient upgrades to your home this spring can make your house healthier and more comfortable to live in, and more cost effective. Heating can account for close to 50 per cent of an average household’s energy consumption, and if your heat is escaping out of the corners and crevices of your house, you might as well throw money out your door year after year. Therefore, consider upgrading your home’s insulation and building envelope, and replacing your old windows with ENERGY STAR® windows. ENERGY STAR windows will not only keep the cold air out, the warm air in, and reduce outside noise; they can also cut your annual energy costs by up to 20 per cent. The good news about these spring projects is that if you complete your upgrades before March 31, 2015*, you can apply for a variety of rebates that are available through the BC Hydro Power Smart Home Energy Rebate Offer, developed

in partnership with FortisBC. Some of the rebates available include up to $3,250 insulation upgrades, up to $500 for draftproofing upgrades, and $800 for a ductless heat pump. If you complete three or more eligible upgrades, you can receive an additional $750 Bonus Offer. If renovations aren’t your thing, and you are considering purchasing a new home, consider an ENERGY STAR qualified new home this spring. These Power Smart new homes meet strict energy efficiency standards, and use up to 20 per cent less energy than standard homes on the market – resulting in savings on utility bills every year. Typical features of an ENERGY STAR home include: •

• • •

Efficient heating and cooling systems that use less energy, reduce indoor humidity and improve the overall comfort of your home. High-performance ENERGY STAR windows, patio doors, and skylights keep the heat in during the winter and out during the summer. Walls and ceilings insulated beyond what is required by the building code. A variety of ENERGY STAR products, which use less electricity by meeting strict technical specifications. A heat recovery ventilation system (HRV) that ensures your home has controlled ventilation.

Once you are settled into your newly renovated home, or your ENERGY STAR new home, you can save more money by tracking your electricity in real-time with a Home Energy Monitor Device. This device allows you to look for additional opportunities to reduce your energy consumption. BC Hydro is currently offering $35 off the cost of the monitor until March 31, 2015. Visit www.powersmart.ca for more information on the Home Energy Rebate Offer, ENERGY STAR homes, Home Energy Monitors, and for a complete list of ENERGY STAR products that will be available for a limited time starting on April 1, 2015 at participating retailers.

*The Home Energy Rebate Offer may be extended beyond March 31, 2015, please visit powersmart.ca for more details.

REFINANCING FOR A RENO? CONSIDER A “REFINANCE PLUS IMPROVEMENTS” MORTGAGE AS AN OPTION TO FINANCE YOUR RENOVATIONS. by JORGE & ALISA ARAGON

WITH MORTGAGE INTEREST RATES STILL AT HISTORICAL LOWS compared to lines of

LET’S SEE THE MONTHLY SAVINGS:

credit or other credit sources, it makes sense to use the equity in your home to fund your renovations. However, with the current lending rules, homeowners can only refinance up to 80 per cent of the value of their home. For example, if your house is worth $400,000 and has a mortgage balance of $315,000, by refinancing you can take out an additional $5,000. If your mortgage is less than 80% of the value of the home, or if you need more money for the renovations, then you can consider using a refinance plus improvement mortgage. This program is not offered by all lenders and guidelines vary from lender to lender. The amount that you can borrow is determined by the “as improved” value of the property rather than the existing market value. Under the refinance plus improvement program some lenders will only consider certain renovations and allow you to refinance up to 80% of the new, as improved value of your home. Depending on the lender they will allow up to 10% of the initial value of the home (to a maximum of $40,000) to your mortgage. The renovations must be non-structural changes and don’t include major renovations. Some of the improvements could include: • Update or renovate kitchen or bathrooms • New flooring • New paint • Finish or renovate the basement • New energy windows or doors • New deck or patio

Straight mortgage with $35,000 line of credit: - Current market value of home $400,000 - Current mortgage of $315,000 - Improvements using line of credit $35,000 - $1,443.12 mortgage + line of credit $269.79 per month - Total monthly payments: $1,712.91*

Let’s say the current market value of the house is $400,000 and your current mortgage balance is $315,000. The cost of the renovations will be $35,000 but the as improved value of the property will increase by $40,000. That means the as improved value post-renovation value would be $440,000 so you could borrow up to 80% of the as improved value. 24 HOME DECOR AND RENOVATIONS FEB - MAR 2015

Refinance plus improvements: - As improved value of home $440,000 - New mortgage amount of $350,000 - Total monthly payments $1,492.30** - Increased the market value of your home - Improved cash flow and lower interest costs - Enjoy and stay in your current home To qualify, you have to provide a quote from a contractor or a quote for materials at the time of submitting the application to the lender. An appraisal will be required to confirm the as improved value of the home. Once the lender approves the improvement amount, then it’s added to your mortgage loan. However, you don’t receive the funds until the improvement is complete and after confirmation from an inspector or appraiser of the completed work. This means you will need a short-term line of credit or come up with the funds ahead of time. To see whether this type of program can help you renovate your home, talk to a Mortgage Expert and they will provide you with a nocharge analysis of your needs and financial situation. * Mortgage payments based on fixed term of 3.69%, 5 year closed with 30 year amortization. Line of credit with interest payments only at an annual interest rate of 9.25% with no payments towards principal amount. ** Mortgage payments include mortgage default insurance (required by some lender), based on fixed term of 2.99%, 5 year closed with 30 year amortization.

BUSINESSPROFILE LEVEL ONE

Level One helps you see into the future of your home 3-D imaging takes out surprises and reduces reno stress RANDY WAS SURE THAT HIS HOME

no longer suited his needs but was anxious about throwing his hard-earned cash into a project that he wasn’t certain would suit his lifestyle, budget and address all the issues with the current home. But when he approached Cara Hansen at Level One Construction, his fears were immediately put to rest. In fact, the designers at Level One use software that “can literally see into the future,” explains Cara. The 3-D rendering capabilities they use ensures their clients can view the finished project through all stages, saving money, time and eliminating the stress that goes along with a renovation.

RENDERING

THE 3-D RENDERING CAPABILITIES THEY USE ENSURES THEIR CLIENTS CAN VIEW THE FINISHED PROJECT “With this feature you can accurately visualize the project from the beginning and make changes before you start,” says Alex Dumitru, marketing manager. “Instead of giving up your home and money with only a list of promises, we are able to show you exactly what your space is going to look like from the very beginning.” With over 20 years in the building industry, Level One has continued to grow through referrals, awards and the foundation of great relationships they have built with their clients, past and present. “Level One wasn’t the cheapest contractor. There were a few people who said they could do the work cheaper...but they weren’t able to show me my vision in realistic 3-D view. I was able to see my new kitchen, living room, and bathroom months before construction had even begun. It reassured me that my home was in the hands of an expert. And when it comes to my home...I wouldn’t settle for anything less than that”

SPECIALFEATURE

WOULD YOU LEAVE IT TO BRYAN? Real advice, home inspiration and new products blossom at Vancouver’s 2015 Home + Garden Show by JANINE MACKIE

AMBITION PERMEATES BRYAN BAEUMLER. He had his first

job at age 10 driving a tractor during hay season, by 14 was juggling school and a neighbourhood handyman business, and in his late teens was opting between a career as a lawyer, a pilot or a homebuilder. Today, HGTV personality Baeumler can’t grab a sandwich at Subway or a jug of milk from the corner store without being probed for his trusty renovation advice. “I think most Canadians from the East Coast to the West Coast have some confusion when trying to prioritize the things they want to do around the house and the things they should do around the house,” says Baeumler as he takes a break from drywalling a bathroom during the filming of Leave it to Bryan, now in its fourth season. Bryan is a Canadian megastar without pretense – a homegrown boy with honest charm who has stayed close to his roots and built a legacy simply by putting in an honest day’s work. While he did earn a dual degree in Political Science and Business, his innate enthusiasm for building led him to create his own contracting company, Baeumler Quality Construction. “We’ve been in homes where the roof is leaking and the kitchen is from the 1950s with cabinets falling apart, yet the owners want a man cave, a backyard oasis or a spa-like bathroom,” discloses Baeumler. Dolling out candid advice, humour and insight on the latest building techniques, trends and materials, Baeumler will be close up and personal at the Vancouver Home + Garden Show, which runs this February 18-22 at the BC Pace Stadium. “It’s important to educate the public on what’s really valuable, the structure, efficiency of how much it costs to heat and cool, the meat and potatoes,” says Baeumler. “Not the cosmetic stuff like chrome and granite.” Homeowners might even want to probe Baeumler for the ins and outs of living on site during a major home reno. “For the average family I strongly say get out, move away,

let it happen,” says Baeumler who broke his cardinal rule while building his own family home in rural Ontario. It’s reality TV at its best as Baeumler and his opinionated wife Sarah go head-tohead on House of Bryan. Right at the blueprint stage he suggests couples give each other ownership and creative license on specific rooms. “The reality for any couple is that you’re going to have your battlegrounds. There are lots of decisions to be made and sometimes the materials you want aren’t available. You have to learn to make compromises together, enjoy the journey and know when it’s time to get away for a date night with no reno talk.” The top priority throughout any construction process, especially when there are kids around, is safety. Baeumler says be diligent and aware of the location of children before any construction equipment or machinery is moved and ensure staple guns are emptied and all power tools turned off at the end of each day. Other great tips include separating living quarters with plastic sheets, tape off air returns, and start at the back of the house and work up. Living without a kitchen or even a bathroom can be tough, so Baeumler advises having a plan to temporarily relocate these rooms, or rent a Pit Stop Portable “executive washroom trailer.”

New Products like DRIcore SMARTWALL help get the job done faster For those DIYers with big plans to finish the basement, Baeumler suggests a new product called DRIcore SMARTWALL. Unlike the multi-step process of conventional construction methods, DRIcore combines framing, insulation, drywall and a vapour barrier into a R16 high performance wall panel. In one easy step, you can lock the tongue and groove panels together to form finished walls. “You can get the job done in half a day,” says Baeumler who is all about time management and enjoying the fun moments of life whether it’s a family karaoke party or jet setting to Miami with his wife for the weekend.

BUILDING YOUR ISLAND RETREAT Between a Rock and an Ocean, a prefab house makes sense by JEFF LEUNG WHEN RON AND AMANDA DECIDED TO BUILD THEIR CABIN on Thormanby Island, off the Sunshine Coast of BC, they realized that there were no roads, and limited access to skilled trades to build their dream home. The property was also perched on a rock face metres above the water line with very little beach access. So they turned to AJIA Custom Prefab Homes to make their dream of building a home on this remote waterfront property. FOUR BENEFITS OF CHOOSING A PREFAB HOME WHEN BUILDING IN A REMOTE LOCATION: CONTROLLED BUDGET – designing a customized prefabricated home right from the factory means the budget and costs are set out at the beginning. Most of the factory package in terms of materials, windows, roofing, doors, trims and decking are all decided upon prior to the sections being built and assembled. And in most cases, even the colours are chosen and pre-stained or painted. PREFABRICATION – Prefab Homes are designed with 3-D software and then hand built to those specifications 30 HOME DECOR AND RENOVATIONS FEB - MAR 2015

in our environment controlled factory. This allows for the sections of walls and panels to be assembled, fitted, adjusted and then taken apart and packed for shipping. Windows and all other manufactured components are then shipped directly to the warehouse for quality inspection and assembly. These pieces are then crated, wrapped and prepared for shipping with detailed instructions. Being on a remote location, there is no access to excess materials, having all the wall sections prefabricated allows for a build without raw lumber or materials to put together the sections of the home. LOGISTICS – Shipping and delivering an

entire home and all the materials that are required to assemble the house is crucial in the success of a remote island jobsite. The prefabrication process ensures all sections are stacked in order of assembly with the lower floor materials being on the top. A transportation plan is then developed to determine the best way to get the prefabricated home to the island jobsite. Barges, helicopters, ferries and trucks are coordinated and used to bring all the materials at the same time.

SHORTER BUILD DURATION – choosing

the prefabrication method means a shorter build time on site. Typically, remote island builds are in variable, often wet conditions, subject to weather delays. With the prefabricated sections and materials being all delivered at once, assembly of the home is done within a third of the time it takes to build onsite. This time savings also means the home is waterproofed faster with the roof and wall sections coming together so quickly. Rod and Amanda also hired AJIA’s expert work crews to assemble the house and complete the entire interior finish. “Having AJIA handle everything from start to finish has been a great experience” says Rod. Building on remote islands is a daunting and challenging experience. However, the prefabrication method as well as having your AJIA remote build experts on the job, can make building on remote islands a reality.

WHERE CLASSIC MEETS ECLECTIC A chic update to a traditional home by JENNIFER RUDOLPH photos by PAISLEY TERRA PHOTOGRAPHY LOCATED AN HOUR’S JOURNEY OUT of the urban jungle through green mist covered pastures, in a picturesque community surrounded by lush acres of grasslands and forest, sits this craftsman-inspired traditional home. The homeowners, young successful business owners with three children, are upbeat, friendly and have the kind of casual disposition that sets anyone at ease, so when I took on this design project I knew we’d work well together. The family is invested in the equestrian lifestyle of the community and equally invested in their home, which they had built six years prior. The home’s structure had very good bones, like a supermodel yet to be discovered. However, rushed decisions in the building process and furnishings that were outfitted for their previous home left the interior somewhat dismal. As I was shown around for the first time, we were all in agreement on the areas in need of attention and the plan to preserve the existing architectural features that give this home its charm. With a plan in hand to balance the traditional with bold shouts of eclectic glamour, we began to roll up our sleeves

32 HOME DECOR AND RENOVATIONS FEB - MAR 2015

at the studio. With any good design plan, function follows form, so be sure if you’re working on your own to establish the sequential order of things. Construction plans were set to install new millwork, paneling, and lighting throughout. It’s always tempting to start the with the fun aspects of a project, like choosing a dramatic sofa and hoping it works, but this approach can backfire if we don’t do the homework first. Once the foundation is looked after, including a thoughtful lighting plan, you can work in the furniture plan, only then move towards choosing your furnishings, fabrics, area rugs and window treatments. This later stage is were you really want to focus on introducing soothing and homey repetition of some sort throughout the house so that it flows seamlessly from space to space. Look to doing this through color, texture, finishes, and line. We used symmetry, contrast and scale to bring a sense of striking formality to the entryway. A custom black console was designed with gold leaf detailing. Edgy lamps with black shades flank an 18th century inspired Venetian mirror with an aged patina, bringing warmth to the formal vignette.

To accommodate the request to turn a den into a home office, millwork was installed and painted a putty grey. A custom desk was designed reminiscent of an architect’s trestle table to view large plans. The black and white photograph of a prominent project of the client’s was blown up to personalize the space. We decided on a large linen drum light to add character and ample light when needed to this distinguished masculine space.

A LARGE LINEN DRUM LIGHT ADDED CHARACTER AND AMPLE LIGHT WHEN NEEDED TO THIS DISTINGUISHED MASCULINE SPACE In the dining room we installed paneling to provide a finished wall treatment to a formal room, and rather than use patterned wallpaper, we wanted an element that would be subordinate

to the dramatic glass drop chandelier. The paneling brought continuity to the home, and the buffet and accessories were decidedly monochromatic against the white walls to reinforce the silhouette of the dining room table. A blue distressed Moroccan motif area rug injects a wash of colour and pattern while textural linens keep a casual ambience to the formal space.

CLASSIC LINENS AND LUSH VELVETS WERE COMBINED WITH GRAPHIC PATTERNS IN FABRIC ACCENTS Fresh white shaker paneling creates harmony throughout with millwork to showcase and store objects of interest. Hues taken from a sliding scale of greys, paired with seaside blue, deep navy, and hits of intense yellow and chartreuse balance and warm the palette. Fabrics were lush and textural, patterns eclectically mixed together. Classic linens and lush velvets were combined with graphic patterns in fabric accents and art to imbue a sense of movement. Preserving our classic canvas we brought in dynamic interest with an eclectic mix of weathered rustic wood, which interrupts an overly traditional environment and encourages a more useable space. The result was a home that reflected the true nature of this couple and their family and stayed in alignment with their values of maintaining a traditional foundation within a casual lifestyle in this natural but regal equestrian setting. TIPSANDTRICKS

Your Wood Flooring: The right environment can keep your floors like new by SHELL BUSEY

THE WINTER SEASON CAN BE A CHALLENGE FOR NEWLY INSTALLED FLOORS or even hardwood flooring installed

decades ago. Products manufactured of natural wood fibre or composite materials have one thing in common, expansion and/or contraction (shrinking or bulging). This may rear its head as a squeaky or ugly looking floor. Squeaky floors are caused in most cases by shrinking or bulging taking place. With real wood floors the fastening nails or brad staples are being forced out of the sub-straight that it is fastened to allowing the wood to squeak as the floor moves up and down. Most laminate floors (floating floors) as well as engineered hardwood floors move with seasonal weather changes and moisture levels inside the home. Bulging seems to be the biggest concern with floating floors due to expansion, as the expansion causes the floors to tighten up against walls and cause the floor to bulge up. It is very important to allow for this when originally installing the flooring. The amount of moisture in the air of the home is the cause for both the shrinking and bulging concerns. How do you correct this? The answer is to maintain the relative humidity in your home during the colder months.

Here are some points you should be aware of:

• • •

• •

With new floors all boxes should be open inside the home for at least 48 hours prior to installation. It does not matter if the flooring runs the same way as the floor joists. If there is a crawlspace under the main sub floor a moisture protection vapour barrier is required over the area that the new floor is being installed. If the crawlspace has a dirt floor it must be covered with plastic and sealed. If you have a new high-efficiency condensing furnace always keep the continuous fan running 24/7 to keep the air moving and air quality and temperature consistent. Keep in mind the more upgrades to your home such as new windows, doors, draft proofing, basement finishing and/or crawlspace insulation the more exhaust ventilation your home will require in order to maintain a controlled relative humidity level. Before any wood, laminate or composite flooring is installed, it is important to check the moisture levels in areas under the floors and between the floors to insure that your new floor is not going to be susceptible to moisture or lack thereof.

Spaced Out Get extra space with a shed/office in your yard by BOB DE WIT

FEELING SPACED OUT? Me too! And not the Cheech and Chong sort of spaced

out either: lately I’ve been feeling a severe lack of living space. But what to do? Adding space to an existing home can be time consuming and costly. That’s why many Metro Vancouver homeowners are turning to their own backyards. The studio shed or garden studio takes the backyard shed and turns it into a freestanding, customizable, single-room living space. Today these sheds can be found across the lower mainland with finished interiors, fully equipped with utilities and built with sustainable materials and production techniques. Why so popular? It’s all in the imagination; the studio’s simple construction encourages creative designs. According to Jake Fry, of GVHBA member Smallworks Studios and expert in small homes and laneway housing, garden studios “are not only functional but give owners an opportunity to create their own personal oasis in the middle of their backyard”. Building a garden studio adds living space uniquely suited to your needs, “whether it’s a tranquil retreat, or a cozy room out of earshot for the kids to entertain their friends.” Fry notes that common design forms include art studios, offi ces spaces and the always popular, yoga studio. You’re likely thinking this custom oasis must be expensive and complicated? Not really: a studio shed can save you money, be energy efficient and be easy to construct compared to a regular home extension or conversion. Fry explains, “price does vary, starting with prefabricated do-it-yourself kits for $1,000-$2,000 to wellappointed retreats costing upwards of $10,000.” Using a builder who specializes in sustainable, environmentally friendly builds can mitigate the cost of installing new utilities. With the right materials and insulation, a garden studio can reach Passive House standard of energy efficiency, reducing energy consumption by up to 90%. In fact, your garden studio can match or even surpass the energy efficiency of a house thereby offsetting the additional heating and cooling costs. Building a studio can be a whole lot easier than adding to an existing structure. In most cases, your garden shed will not require permission from City Hall. As a separate, self-contained structure, you can build your new studio without having to account for the condition or structure of your home, simplifying the process. Remember, there are size restrictions and local interpretations of building code at individual cities will vary, so it’s important to confirm you’re onside with your local government before construction. 38 HOME DECOR AND RENOVATIONS FEB - MAR 2015

Like many of you, I have often considered how I would find additional space for my family and nothing seems to fit. The garden studio can enable homeowners to expand their living space without disturbing the harmony of their existing home. If you need more space as your family grows or room to fit that new wide screen TV, consider a garden studio. With growing families and the stresses of urban life, garden studios offer an efficient solution. For information about creating your own garden oasis check contact one of our qualified builders found in our GVHBA directory at www.gvhba.com.

BUSINESSPROFILE LEVEL ONE

How to avoid DIY Bathroom Renovation Pitfalls by LEVEL ONE PRESIDENT, RANDY KAUTZMAN

AFTER

< BEFORE

FROM YEARS OF EXPERIENCE, we can tell you: the more trendy the bathroom you want, the less chance the job will fall under the DIY category. You do really need a professional to be honest with you if your ideas simply won’t work, or won’t be allowed by your local building codes. It’s important to keep in mind, getting permits for plumbing changes can get fairly complicated. You would need to know exactly what you are doing and how you will be doing it, or the process through City Hall can be fairly frustrating. Moving plumbing nearly always requires permits, and getting in trouble with City Hall will absolutely ruin your day. A professional construction firm, such as Level One, will always get you the correct permits. Our experience in working with city hall for over fourteen years means we submit the applications correctly the first time, and ensure all work is done to legal building codes. Bathrooms must have correctly installed ventilation that will handle the square footage of your bathroom.

Otherwise moisture build-up will make quick work of your hard efforts and ruin everything from the walls to your floors. In addition, the removal of the old bathroom, disposal (recycling whatever possible), and the installation of all the new tiles, floors, showers, tubs, and fixtures can quickly overwhelm even the most dedicated DYI homeowner. The process is very labor intensive, especially taking out old tile or stone bathroom floors. If you have a day job, the added stress and physical fatigue might not save you as much in the end as you might think. If you find yourself stuck in the middle of a DYI bathroom renovation and need help, you know who to call (don’t call your grandmother, call Level One Construction). Bathroom Design Tips Bathrooms are very personal spaces, and usually you will want to talk to an interior designer who can work on making sure the bathroom flows with your personal lifestyle aesthetic as well as the character of your home. Don’t get too carried away either— Building a space-age celebrity bathroom in a character home in hopes of getting a higher price for the property can backfire and actually turn away potential buyers. So while your ideas are great, make sure to talk to a professional before you fork over large sums of money on a bathroom renovation. Wall colours can be bright and crisp, but should not dominate important components like the shower and sink. Basin style bathtubs without legs are also getting more and more common, even though they tend to cost more. Lighting is very important, and can make or break a bathroom design. Also consider how many people are planning to use the bathroom in the morning. Bigger families will require a design that will allow for more traffic to easily move around the space. And, on a final note, also consider your other bathrooms. Let’s say you have two bathrooms. Renovating just one might be good if you are going to stay at the property for a while. But if you are selling, having one bathroom fully done and another one in a state of disaster might not be the best use of your money. FEB - MAR 2015 HOME DECOR AND RENOVATIONS 39

Bathroom Bliss DE-STRESS, RELAX AND GET CLEAN WITH THESE LUXURIOUS BATHROOM UPGRADES by JAMIE BANFIELD

AS KITCHEN AND BATH SPECIALISTS, we are lucky to be able to create all kinds of amazing spaces for our clients. The bathroom is one of the most important rooms in your home, and many people don’t see it as just a functional space anymore. Over the last few years, there has been a large trend towards bigger and better bathrooms that exude an at home “spa” look and feel, making you instantly relax upon entering. There are a number of ways in which to achieve this. Some of our favourite bathroom must-haves include: large and luxurious soaker tubs as well as seamless steam showers that are big on size, and equipped with all of the stateof-the-art fixtures.

Soaker tubs have come a long way. Instead of just your standard school cast iron claw foot tubs, or massive jetted corner drop-ins, we are seeing a big demand for tubs with technology. Whether it is using the centuries old concept of Chromotherapy, which uses colour lighting to help you relax, detox, and get energized for that late evening event, or simple add-ons such as heated back rests, the opportunities to bring your favourite spa into your home are endless. There are also some really innovative tubs, some of which have vibracoustic technology. This allows you to listen to music when taking a bath, while your body feels the vibrations and sonic rhythms pulse both above and below the waterlineWith Kohler’s VibrAcoustic Hydrotherapy, you can choose one of several original compositions, or you also have the choice to listen to music on your own personal device. Either way, the experience results in a relaxation and calm that’s about as close to a spa session as you can get. Is a soaker tub for every home? If upkeep is an issue, rest assured that updated styles such as bubble tubs have forced air that removes all waste from jets, and reduces the issue of still water in the pipes, making the experience cleaner, and less labour intensive to maintain.

steamily! The power lines, waster pipes, and the generator must be cared for on a regular basis. Lastly, all grout and seams must be cleaned, sealed, and maintained to reduce cracking, which can be an issue with moisture. Take note that creating a steam shower is not an easy DIY project. Steam is much more invasive than water, so it requires more care to construct than the average shower. When renovating and installing a steam shower, there are a few important considerations. To ensure that it is effective and doesn’t turn into a DIY disaster, it is always best to connect with a professional who will be able to construct a shower that can be used and enjoyed for many years to come.

STEAM:

THE NEVER-ENDING WISH LIST:

Ahhhh, there is nothing that exudes the spa feeling more than a steam shower, especially after an intense work out, hectic day with the kids, or just a way to detox after a night on the town. A steam shower is definitely a luxurious item that is growing in popularity as a coveted addition in residential homes. However there are a number of things to consider. For instance, a steam shower needs care and maintenance to ensure long use. It also relies on electricity and continuous supply of water in order to run

A number of our clients have big wish lists for their master bathroom. With many new homes being crafted with a smaller space, it can be a challenge to create a bathroom that makes the best use of the room, while also having the correct functionality. Our advice it to

always consider the square footage that you are working with, what is most important to you in the space, and to consult an expert, who can tell you what works and what doesn’t. This can help save you both time and money in the long run. All of the new technology available for bathrooms can certainly provide that desired “spa” effect at home, but with any renovation, the bigger question for homeowners should be whether it will add value. Since it is a smaller space, it can come as a surprise to many that bathroom renovation costs can be much higher than expected, especially if there is a never-ending wish list. In some cases, redoing your bathroom can be more expensive and more time consuming than your kitchen even though it is much bigger. Before planning a bathroom renovation, try not to get caught up in your wish list and balance your wants and needs. Always consider resale and whether future homebuyers will see value in these luxurious additions to your desired “spa” bathroom.
