Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, sales offices and model suites to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear on what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying reflects the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before signing on the dotted line.

This time of year is fraught with reviews of the past year, and predictions of what lies ahead. With recent reports calling for a seller’s market to kick off 2014 before balancing out mid-year, some homebuyers may be tempted to put their purchasing plans on hold and wait out the storm – or, more aptly, the bidding wars. Buying a home is a huge commitment, financial and otherwise. Here are some tips to follow, regardless of the market conditions. Buy with your head, not your heart. The more you know about the real estate market, your needs and your wants, the more confidence you’ll have in your home purchase. Meet with your financial adviser and mortgage professional to determine what you can – and can’t – afford, and learn about the different types of mortgage products available to you. By simply rounding up your mortgage payments, or switching to an

accelerated bi-weekly payment schedule, you can shave years off the life of your mortgage, and potentially save a bundle in interest payments. Stress-test your mortgage against higher interest rates. It’s anyone’s guess how long the current low rates will last. Consider your other payments as well, such as car and student loans, and other debts you may have. And don’t forget to factor in your lifestyle. If you enjoy dinners out, or winter-time vacations to the sunny south, will you still be able to afford these things while making your mortgage payments? At the end of the day, most of us buy a home because we need a place to live. This will still be the case, regardless of what is happening in the world of real estate. Buy when you’re ready for the market, not when the market is ready for you. By sitting on the fence and waiting for conditions to ripen, you could be missing out on some sweet opportunities.

provincial consultation consultations in October on the Land Use Planning and Appeals system and development charges which came to a close recently. BILD and the Ontario Home Builders’ Association hosted forums and worked diligently on this project with our provincial government partners to find new ways that Ontario can become even better at building our cities and towns. This was not an easy process, in no small part because the 80 days that were allotted for public input went by quickly. For this kind of work, 80 days is a short period to provide information that is vital to shaping the future of the Greater Golden Horseshoe in accordance with the provincial Growth Plan. There are many things that we have brought up in this space along the way. Firstly, it is becoming more difficult for people to afford a new home. About 20 per cent of the cost of a new home comes from development charges (DCs) and other government fees, such as Section 37 and parkland dedication fees, according to a report by Toronto-based global real estate consultants Altus Group. The study involved Toronto, Markham, Oakville, Bradford West Gwillimbury, Ajax and Brampton. Since 2004, those municipalities have increased DCs between 143 and 357 per cent. Fees need to be used consistently within each municipality. The Altus report says the City of Toronto charged Section 37 fees ranging from as low as $66 per condo unit to $11,806. When government fees are added to new-home buyers’ mortgages, this also leads to higher interest and HST payments. In 2012, about $1 billion in DCs and other government fees was paid by the industry and new-home buyers, which contributed to Ontario municipalities’ growth-related infrastructure such as sewers, roads and transit. In addition to taxes on new housing, outdated zoning bylaws are another concern. Some date back to the 1950s, and most do not conform to the provincial Growth Plan. This can mean months or even years of delays which slow down the process of construction and leads to more costs for new-home buyers. In this market, relying on new-home buyers to contribute more means there’s a need for a conversation about fairness. Without new-home buyers, the 202,700 jobs created in 2013 and $10.8 billion in wages wouldn’t exist. The role of the Ontario Municipal Board was also discussed in the consultation. It is responsible for several success stories, including the Distillery District, “The Kings” at King and Parliament and King and Spadina, and 18 Yorkville. It’s essential that the OMB is allowed to do its important work of adjudicating on municipal development planning. The province has planned for growth in the Greater Golden Horseshoe up to 2031. We feel strongly that municipalities should conform to the Growth Plan whenever possible so we can meet the demands of the 3.7 million new residents and 1.8 million new jobs expected in that period. Now, we look forward to the next step.

This should help improve confidence for new condo buyers, which is believed to be the biggest factor impacting the market,” Hildebrand adds. Resale condominium apartment sales totaled 15,698 units in 2013, up 2.7 per cent from 2012. Meanwhile, rental condo transactions grew by 28 per cent to 19,628 units – a higher level than resale transactions for the second consecutive year. Condo resale prices increased by an average of two per cent in 2013, ending the year at $418 per sq. ft. Condo rents grew by an average of 4.2 per cent in 2013, reaching $2.37 per sq. ft. in Q4-2013.

The average price for sold units in development grew by 1.3 per cent annually in the fourth quarter to an average of $543 per sq. ft., the slowest pace of growth since 2005. Asking prices for unsold units declined by 0.9 per cent year over year in Q4 to an average of $563 per sq. ft. “While we saw a soft landing in the new condo

up 12 per cent from last year — the best quarterly result since Q2-2012, according to Urbanation Inc., a leading source of information and analysis on the Toronto condominium market since 1981. Total sales for 2013 came in at 13,797 units, representing a 22-per-cent decline from 2012. Percentage declines in 2013 were magnified due to the record sales volumes recorded in the first half of 2012. The five-year annual average of 19,090 sales remained above the longer-term 10-year average of 17,727 sales per year.

tax tips for the homebuyer Tax credits to ease the pain of this big-ticket purchase

The Home Buyers’ Plan (HBP) is a program that allows you to withdraw up to $25,000 from your Registered Retirement Savings Plan (RRSP) to buy a qualifying home for yourself or for a related person with a disability. RRSPs aren’t just for retirement anymore. This plan lets first-time homebuyers access their retirement savings tax-free, to increase their down payment and decrease their mortgage amount – and interest paid.

Buying a home is a big investment

and a financial commitment – especially as a first-time homebuyer. Many first-time homebuyers are generally recovering from the first year of moving into their dream home, and all the associated fees, unanticipated closing costs and expenses to maintain the home. There are a couple of tax credits that homeowners should be aware of when filing their 2013 tax returns.

The HBP withdrawal limit is $25,000 – tax-free – for each you and your spouse, for a combined total of up to $50,000 toward your down payment or other home-purchase related costs. In order to take advantage of this plan, your RRSP contributions must remain in the RRSP for at least 90 days before you can withdraw them under the HBP. Generally, you will be required to repay all the withdrawals to your RRSPs within a period 15 years to avoid paying tax on that sum. You will have to repay an amount to your RRSP each year until your HBP balance is zero. The Homebuyer’s Tax Credit (HBTC) is a federal tax credit of up to $750 is available to qualified first-time homebuyers or homeowners who have not owned a home in the previous four years. This tax credit was introduced in 2009 to ease the burden of closing costs for first-time buyers.

Why the Home Buyers’ Tax Credit is good for Canada The federal government introduced the HBTC to give Canadians some much-needed tax relief. As part of the Government of Canada’s $62-billion economic stimulus announced in the Economic Action Plan, first-time homebuyers can get this nonrefundable tax credit to help offset legal fees, disbursements and land transfer taxes. People with disabilities who move to a more accessible home may also qualify for the tax credit. The HBTC makes it a little easier to make one of the largest purchases of our lives – a new home. Inhabiting a small space doesn’t have to mean living light on character. To keep your home in the sky feeling like a home of your own, here are a few ways to inject a little edge.

› A single accent wall can be all you need (especially in a compact space) to dramatically change the look, even with wall coverings. Bouclair Home recently added a line of affordable wallpapers in many modern prints for a high-end look at under $30 a roll. › A custom integrated table makes a strong statement while saving space by meeting a wall. Pairing it with transparent chairs (a trendy choice) lets the architectural shape stand out. › For big impact from just a little paint, coat your interior doors in a dark gray to add sophisticated interest. › Visitors will always be impressed by a beautiful bathroom, especially when they find something other than the everyday builder’s standard. Consider upgrading your sink to add a huge punch of colour or texture. Check out Roman Bath Centre for a bright blue porcelain piece, or their sexy black-lace transparent vessel, for some inspiration. › Painting the ceiling a bold colour in a small powder room adds drama without bringing in the already tight walls. In fact, in a high ceiling condo, this can actually make the space feel more proportionate. I recently used Benjamin Moore’s #2054-20 Beau Green for a project and it turned out beautifully. › Replacing a plain mirror with one sporting an intricate frame or modern etched detail adds visual interest in the place you’re already looking the most often. You can even layer a smaller mirror over a large one to get the best of both. › If you have the room, a small piece of unexpected furniture can make your bathroom feel less utilitarian and more like a private spa – a garden stool gives a place to perch a book while soaking in the tub, and a floor lamp (wired safely) adds an extra layer of light and a decorative detail your guests won’t expect. › Gallery-style art collections are very trendy right now, with people embracing the variety and easy elegance of a mismatched collection. Gather your framed pieces, replace any of the frames that stick out too much with minimal black, white or wood options (or paint them out) and hang them one by one from the centre of the wall outward (starting at eye level) until none are left or the composition feels complete. › Replacing the legs or feet on your furniture, or simply remove the existing pieces and painting them a bright shade, adds a custom detail in an unexpected place. 030 new Condo Guide february 1 - 15, 2014

Pile them to about 18 in. next to your favourite reading chair, and top it with a transparent tea-tray for a modern, space-saving look that’s 100 per cent unique to you.

Analysis of 2013 new-home market reveals low supply, high price gap and a road to recovery A strategic review of the GTA’s 2013 new-home market conducted by RealNet Canada Inc. and the Building Industry and Land Development Association (BILD) reveals near 10-year low levels of new home supply and sales

“Our analysis of the 2013 housing market data suggests growing evidence that a recovery is underway,” says Carras. The company’s Strategic Review shows monthly sales data collected for the total new-home sales in December pointed to a fifth consecutive month of improved year-over-year results. “New home sales in December 2013 totaled 1,711, up 79 per cent from the previous year,” adds Carras.

and a near-record high price gap between lowrise and highrise homes, but monthly sales results that suggest a market in the early stages of recovery. “In a market where the supply of new homes must precede sales, a lack of product, obviously, results in a lack of sales,” says George Carras, president of RealNet Canada Inc. “Simply put, you can’t sell what you don’t have. Our study of the 2013 housing market proved lower supply in the highrise sector due to greater developer discipline, and declines in lowrise supply caused by structural restrictions imposed on the market by government intensification policies.” Among the 2013 figures released in the Strategic Review, RealNet confirmed that 2013 saw the secondlowest number of total sales for the decade, at 28,406. This sales total, which reflects 16,201 highrise units sold and 12,205 lowrise sales, was down 23 per cent from the 10-year industry average, and down 13 per cent year over year. The near-record low number of sales in 2013 was driven by a dramatic slowdown in the number of units introduced to the market. The year saw only 30,054 new units (12,256 lowrise and 17,798 highrise) brought to market, a 22-per-cent reduction year over year, and the second-lowest level of new supply in the last 10 years. “The GTA remains challenged by constrained land supply and an outdated development approvals process which delays the introduction of new inventory into the market,” says Bryan Tuckey, president and CEO of BILD. “Sales of new homes today will define the jobs of tomorrow, and now is the time for the industry, consumers and government to watch the market, and watch it carefully.” continued on page 33…

Among the conditions identified in the report, 2013 sales totals show that more than half, or 57 per cent, of all new-home sales in the GTA were highrise, however the total number of highrise units sold was down 13 per cent from 2012, and off 11 per cent from the 10-year average. The 2013 condominium sector also saw average unit sizes reduced by one per cent, to 796 sq. ft., and average unit prices climb by 1.1 per cent to $548 per sq. ft. The 12,205 lowrise homes sold in 2013 represented the second-lowest total in the last decade, with just two sales more than was recorded in the industry’s nadir of 2008, and 12 per cent from 2012. Last year’s lowrise sales figures were down 34 per cent from the 10-year average. The 2013 Strategic Review also confirmed the widening gap between lowrise and highrise pricing, a worrisome trend first identified by RealNet and BILD last year. Prior to 2011, the average gap in prices between single-family and multi-unit housing was $75,806. In 2013 the price gap grew to a record $226,016 in September and ended the year at $217,583, a condition Carras calls “extreme.” “This price gap between highrise and lowrise housing is continuing to grow, a market condition that is the result of intensification policies in action,” says Carras. The Strategic Review’s pricing data analysis shows that the Lowrise Price Index was $654,147, up nearly 3.5 per cent from last year, while the Highrise Price Index only climbed by 0.1 per cent year over year, to $436,564. “In today’s market, prices for the types of homes we are building less of (lowrise) are rising, while prices for the more prevalent housing type (highrise) remains flat,” says Carras. “The numbers demonstrate that highrise development has become the market’s last, best hope for new-home affordability in the GTA.” Tuckey adds that there are other factors impacting the industry’s ability to deliver homes that people can afford, noting that, “BILD and the Ontario Home Builders’ Association made a submission to the Ontario government advocating for a land-use planning system as well as the development charges system that provides an opportunity to consider streamlining

However, they do provide a “caregiver” tax credit, which offers a bit of a break on your 2013 taxes owed. My kids attend pre-school and elementary private institutions. The cost is astronomical but my wife and I believe it is best for them. How much of the tuition may I deduct, and how? Wong, Toronto

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year. Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide a receipt and qualify for charitable status.

I recently sold a condo investment property. How much income tax will I pay? I calculated that I earned approximately $80,000. Karim, Mississauga

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 ($40,000 x 40 per cent) to Canada Revenue Agency. Consult your accountant/tax adviser before committing to pay any income taxes.

strongly believe that 2014 will be the best time to invest in a pre-construction condo in Toronto since the recession in 2009. Here are three key reasons why: 1. Developers finally got the memo – the balance of power has shifted We are in a buyer’s market right now. This has not been the case since 2008/2009 during the recession. Developers know that they have to work extra hard to get your attention as a buyer, and so many are acting accordingly with amazing pricing and incentives that once again have made pre-construction condo investing hot. In 2012 when the market started to slow down, developers were still living in the realities of the past, trying to force sales of overpriced 038 new Condo Guide february 1 - 15, 2014

condos. In early 2013, a few developers started launching new projects at 2011 prices, which performed really well. By late 2013, I would say just about every developer in town figured out that the market was just fine and sales were great – as long as you had great prices to offer your investors! There are several projects in the pipeline for 2014 that will be priced much lower than resale. Ultimately, I believe it’s about respect – respect for the condo investor and their role in building this great city, and making all these condo towers a success for the developer and their stake holders. It’s in the developer’s best interest to give the condo investor a strong and compelling reason to tie up their money for four to five years – and I’m happy to say that many great developers have got the message and are going to rock in 2014 as a result. 2. Fewer sales mean fewer completions and future shortages We need around 40,000 new homes in the GTA every year to keep up with population growth. In 2013 we only sold about 28,000. In 2014 and 2015 I’m projecting we will probably also sell between 28,000 and 30,000. The current crop of new condos from the boom of 20102012 will all be completed over the next three years. Based on the low number of sales in 2012 onwards, we will be facing a shortage of new condos in Toronto in 2017. Which makes 2014 the perfect time to buy a

Condos bought this year will complete between 2017 to 2019 – after the current construction boom is over and demand for rentals and resales will once again outstrip supply. 3. Leverage of time Again, you can buy in 2014, at 2011 pricing, for a project that will not be completed until 2018 or 2019. So you have seven to eight years of potential price and rent appreciation in only four to five years of actual time. This is a huge reason to buy a condo in 2014. Let’s run some basic math to show you an example. Let’s say that the condo market averages a conservative four per cent increase in average prices each year. In other words, the prices in 2019 will be 32 per cent higher than the prices in 2011. So, if you buy a condo today for $300,000, in 2019 it would be worth 32 per cent more, or $96,000 in price appreciation. Original deposits of $60,000 (20 per cent) means that you will have an appreciation on your investment of 160 per cent, or 32 per cent per year Not too bad!

uying a new home is one of the most exciting steps you can take in your life. It’s also one of the biggest financial investments you will ever make, so choosing wisely is important. There’s so much to consider, from location right down to your kitchen counters, and of course, there are many condominiums on the market offering phenomenal choices. A great way to narrow down your search is to make a list – or in the case of savvy computer users, a

spreadsheet – that includes the items you really have to have, and those that would be nice, but are negotiable. Then, compare apples and apples to get the most for your condominium dollar! Start with the big picture. Where do you want to live? Under your “location” column, note how far buildings are from your work, your family and the places you go regularly, such as sports venues, club meeting halls, places of worship, etc. Keep in mind that the distance from point A to point B on a map is only part of the picture. It’s a good idea to actually do the drive to these spots and find out how much time it takes with road twists and turns, traffic and the like. If the condo is close to public transportation, you will save a lot of money on gas mileage and wear and tear on your vehicle – and maybe you don’t need to own a car at all. Keep an open mind, too. Buying in an established area is great, but it can also be wise to consider purchasing in an up-and-coming area where real estate values are likely to rise as the neighbourhood becomes more established – it’s a great way to gain equity. You’ll also want to consider the exterior of the condominiums you look at. Are they part of a master-planned community that encompasses parks, landscaping, courtyards and retail venues? Or are you looking for something on the lake? Does the exterior architecture appeal to you? Figure out a rating system and jot notes on your list accordingly. Don’t forget about the amenities. Today’s common areas are uncommonly beautiful, and you should think of them as an extension of your living space. Your list could include a pool, fitness room, party room, games room, guest suite, theatre room, rooftop garden, virtual golf and any other amenity you come across. Having these spaces in the building enables you to entertain a crowd, barbecue or play pool with friends, hold a Grey Cup party for the gang and host overnight visitors, regardless of how compact your suite may be. Remember that even if you think you may not use a specific amenity, these can all add to the resale value of your suite if and when you move in the future. Next on your list should be features and finishes, and here’s where you need to watch comparing apples and oranges. Your brochure package should have a Schedule A of appointments. Study it carefully. For example, most condos offer hardwood in the main living area, granite kitchen countertops and stainless steel appliances with the purchase price. Those that don’t may carry a lower price tag, but if these items are on your must-have list, then you’ll have to pay to upgrade. Nowadays you’ll find incentives galore. Again, look at the big picture. Receiving free upgrades with your purchase price may be just the thing that tips the scale toward one condo over another. Remember, every piece of real estate you buy is an investment, whether you live in it or not. When you shop, compare fairly, and the best way to do that is to make a list, and check it twice. You’re sure to end up with something nice!

efore you go new-home shopping, visit your bank, trust company or other financial institution to see what amount of mortgage you qualify for. Take your significant other, if you have one, because everyone’s income and assets help. Once you know how much you can borrow, secure the best rate you can and lock it in for as long a period as possible. Don’t be afraid to negotiate – the banks want and need your business. Shop around for rates and lock-in periods. You should also visit the condo sales centre armed with your knowledge and check what mortgage rate and term the builder is offering. Take note that the builder may have brought the rate down to make his package more attractive or forced his bank

What happens if it goes wrong?

as part of his deal with them to offer special rates. Remember, if your bank’s offered rate and terms are close, you may be able to negotiate a better deal with the builder. If you do not take the builder mortgage you may be able to get some leverage in your overall negotiations as the builder may save money by not having to pay his bank for the better rate. Question this and make sure you understand all of the financing details. Regardless of where you go to get financing, get your commitment in writing! When we walk into that sales centre, all ready to buy our beautiful new home, perhaps the most important piece of the puzzle we need to have is security in our financial arrangements. A tragedy waiting to happen occurs when you sign an unconditional offer, give your hardearned, harder-saved deposit to the builder and later find out you do not qualify for the mortgage. In other words, don’t buy the home unless you have a mortgage commitment or a conditional deal. This leads us into the next part of the discussion – what happens if your financing goes wrong? An Agreement of Purchase and Sale for the purchase of land is a contract, and once it is signed it binds both parties to certain obligations. If either party does not hold up to their end of the arrangement, they can be held liable to the other party for either specific performance or damages. Firstly, if the purchasers default, they will likely lose their deposit. The builder will then have the option of suing to force them to close the deal and pay all legal fees related thereto, or sue them for any damages the builder might suffer before he resells the condo (for items such as interest, changes and price differential) and legal fees. Sometimes, in a booming market, kindhearted builders will release purchasers who have made a mistake or encountered personal tragedies. But don’t count on it!

Highrise in North America:

Toronto continues to lead going into 2014 Toronto remains North America’s highrise boomtown going into 2014.

With its impressive total of 130 projects, the city heads a ranking compiled by Emporis (emporis.com), the international provider of building data, of the North American cities with the most skyscrapers and highrises currently under construction. New York City, the “real” centre of North American highrise architecture, only appears in second place with 91 buildings. Montreal then follows some distance behind, with 25 highrises. Even if the gaps between the top three cities are substantial, New York has in fact been making up ground: Since 2012, the city has recorded a growth in highrise construction projects of 26 per cent, while Toronto’s numbers have receded slightly. While 2012 saw over twice as many highrises under construction in Toronto than in the “Big Apple,” the gap is now only just under a third – and the trend seems to be continuing. “On the basis of current developments, we assume that New York will catch up with Toronto as early as 2015,” says Matthew Keutenius, senior data analyst at Emporis. There is one aspect, however, that is common to all the cities in the ranking (with the exception of Houston): The majority of the highrises under construction are residential buildings. In Toronto, Burnaby and Markham, the proportion is 92 per cent, and it is at least 65 per cent in the others. It is notable, too, that current residential highrise construction in Canada comprises almost exclusively condominiums, while in the U.S. it includes a relatively large proportion of rental apartments. By way of skyscrapers and highrises currently under construction by city

example, in Chicago, 80 per cent of the residential highrises currently under construction are to contain rentals. The sole exceptions to the U.S. trend are the cities of Miami and New York, where the residential towers currently underway will offer condominium ownership in 69 and 54 per cent of cases respectively. Despite Toronto’s significant growth in terms of highrises, set to become clearly noticeable on the city’s skyline in the coming years, New York remains the city with the most completed highrises in North America. As of today, 6,069 of these structures reach for the sky above the “Big Apple” – three times as many as in Toronto. In compiling the ranking, both highrises and skyscrapers were considered. Emporis defines the former as multi-story buildings of at least 35 metres in height, or of 12 to 39 floors if the height is not known. Highrises of 100 metres or more, or that have at least 40 stories, are categorized as skyscrapers. About Emporis

ith tax season just around the corner, you may be thinking about your RRSP contribution. There was a time when the only thing an RRSP was used for was saving for retirement, but this is no longer the case. These days, you can use your RRSP as a savings plan for a down payment on a home, among other things. It’s fair to say that the RRSP has become Canadians’ favourite savings account. The problem with RRSPs being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’tever-touch-this-money retirement plan to a you-can-use-it-wheneveryou-can-justify-it savings account is that the process of identifying your investment strategy has become more complex. Most people say they don’t have enough money to maximize their RRSP and set aside

a non-registered emergency fund, which explains the overlap between retirement savings and other types of savings that take place within an RRSP. The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency fund, then keep that portion of the RRSP assets fairly liquid so you can access the money in an emergency. If you’re tapping into your RRSP to buy a home, you’ve got a short- to mediumterm investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a more-conservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you have to settle for less return. Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. The rules for withdrawals from a spousal RRSP state that if money is taken from a spousal plan within three calendar years of a contribution, that money could be taxable at the hands of the original contributor, defeating the original income-averaging strategy.

The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” Make spousal contributions by the end of the calendar year as opposed to in the first 60 days of the new year, since spousal contributions are measured on a calendar-year basis. If you delay your contribution, you’ll end up extending the withdrawal period by another calendar year. Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars is for what. Here, consolidation may work against you. Instead, consider opening a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. Separate accounts will not only help you stay focused on the purpose for which you are saving, it will allow you to keep your time horizon in perspective. While the money in your RRSP is yours and you decide how to spend it, don’t sacrifice your long-term goals for short-term ones. It’s easy to get focused on a single objective to the exclusion of all others. To be balanced, look at what you want your savings to do for you long-term, medium-term and short-term. If you’re saving for a home, instead of putting this year’s total RRSP contribution into your “Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. It will take a little longer to get into your dream home, but when you do, you won’t be behind in terms of retirement planning.

New book offers the low-down on the real risks and rewards of investing in real estate // by Susan legge

You’ve seen how easy renovating and flipping real estate properties is on TV, and you think you’d make the perfect landlord while making piles of money, right? Now give your head a shake and check out Julie Broad’s new book or change the channel. Broad’s book, More Than Cashflow: The Real Risks & Rewards of Profitable Real Estate Investing, puts some much-needed advice into the hands of wannabe real estate investors considering making a career out of building a profitable portfolio of properties. A Canadian investor herself, Broad took a step-by-step approach with her new book – which went to number one on Amazon.ca – by providing some basic strategies and fundamentals about the investment real estate market, and she did it without pulling any punches. “We help you get into real estate investing without the hype that comes with far too many newsletters, blogs and programs in the market today. But you will

have to work for it,” says Broad. The book covers plenty of ground, including ways to increase cashflow using rent-to-own strategies, tips on finding and keeping tenants, the low-down on property managers and ideas about where to invest. There’s even a chapter on female intuition – love that! Much of the advice comes from the real-life adventures of Broad’s own investments with (and without) her husband, Dave. Interestingly, the couple’s most successful investments were mutually agreed upon at the outset. In terms of the time commitment an income property demands, Broad says it depends on how many properties you have and whether you hire someone to oversee tasks such as finding tenants and property maintenance. “It may take an hour or two a month, or it could be a full-time job,” she says. And costs can add up. Placement management fees, for example, can take a chunk of cash out of your pocket, but the time you save on getting the right tenant may be well worth the investment, particularly if you’re looking at a property that’s difficult to rent or if you can’t spare the time yourself to show the property to potential tenants. here are many charities that will take things you no longer need, so don’t hold on to items just because you have them. If they’re of no use to you, it’s time they stopped taking up your space and moved on to a home where they’re needed. Hold a garage sale if you have the time. The money you earn can go toward new purchases once you’ve carved out some extra space.

Have you been storing items for years with the intention of having a garage sale, but never get around to it? Pull out your calendar today and book a definite date to have it.

Books collecting dust? Although I keep a collection of books that I re-read or refer back to, I make it a habit to use the one-in/one-out rule. I love books and my house would be overrun with them if I didn’t employ this habit a long time ago. Any time I’m tempted to buy a new book, I remind myself that if I do, I will have to let one go. This encourages me to borrow books from the library when possible. I often get questions about what to do with books that are no longer used and are taking up space. Donate books in good condition to your local library, hospitals or schools. There is even a great program that sends books to troops (Books for Soldiers BooksForSoldiers.com). Toy toss Put aside time with the kids to go through their old toys and decide what they want to donate. Remind them they need to make space if they want new toys. Drive to the charity together and drop off the toys. Remind the kids how kind and giving their gesture was, and that less-fortunate children will truly appreciate their donation. It’s never too early to start teaching children about charity. Clean out your storage space If your storage area is cluttered, it’s a good time to tackle it. Empty out the entire space, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like items together in categories. Also create a pile for things that you no longer need or want. Heavy-duty shelving units and clear bins work great for storing these items within their categories. Brackets and hooks work for large items. Don’t forget to take the discarded items to the dump if they cannot be sold or donated.

All of these events can affect a tax return. Cleo Hamel, a tax specialist at H&R Block, offers the following tips to maximize your return:

Had a bundle of joy?

If you’re a recent college or university graduate, chances are you have racked up some student loans. Did you know the interest paid on government loans is a tax credit? Also many low-income Canadians, like students, qualify to use tax software for free. For example, if you earn less than $20,000 a year, H&R Block At Home Online allows you to prepare and file your return for free, when it is convenient for you.

If you have packed the truck and travelled more than 40 kilometres to a new job last year, then you may be able to claim moving expenses such as transportation, storage and meals. Moving expenses are one of the most commonly reviewed credits, so make sure you keep your receipts in case Canada Revenue Agency asks for proof.

Parents can claim the Child Tax Credit for each child under the age of 18. If one parent cannot use the entire amount, the unused portion can be transferred to a spouse or common-law partner.

Don’t miss out on the tax credits you are entitled to claim, says Hamel. Take the pain out of doing your taxes by using tax preparation software. It gives you step-by-step tips to identify every possible deduction or credit, and it ensures you get the maximum refund. NC

fireplaces Using tradition to design fire features with substance // by khai foo

There are few things more traditional than a hearth at the heart of a home.

Whether you prefer a Colonial style, industrial loft look or Zen minimalism, the image of family and friends gathered around a crackling fire is universally appealing. Although central heating has been commonplace for the better part of a century, the fireplace still holds a place of honour in our homes. Regardless of whether we live in a condo on the 22nd floor of a highrise or a sprawling suburban split-level, fireplaces are iconic features of domestic design. Changing technologies have radically altered fireplace aesthetics. Natural gas, propane, ethanol and even electricity have replaced the traditional wood-burning fireplace, making for

easier installations and flexible placements within modern living spaces. Masonry structures that were once a fire-safety essential are no longer necessary for many wood-burning fireplace inserts. Although the design options for fireplaces are now endless, it is important to remember the hearth’s traditional role within a home. Here are some tips to help you turn your fireplace into a feature with substance: 1. Choose the right fireplace for your needs Consider both aesthetics and function when selecting a fireplace. Size is the first factor, as the fireplace should be proportional to the wall and the space. It is also important to obtain the


dimensions of the fireplace opening that will be visible after the unit is installed and the wall is finished. The fire “viewing area� is often much smaller than the size of the unit may suggest. If you are retrofitting, determine how much you want the fireplace to project into the room. From the functional side, consider how often you will use the fireplace, how much heat you want it to provide, and if the heat output is appropriate for the room size. If you want a large fireplace in a small room, you may be able to work around the heat output by choosing an ethanol fire over natural gas. There is a wide range of options so it is a good idea to explore online resources and visit local fireplace dealers for more information. 2. Build it in Most contemporary fireplaces can be installed with minimal modification to the existing structure; some can be even be hung on the wall, which is a great option for condo living. The design challenge however, is making your fireplace look like a solid, central component of your home, rather than an afterthought. Fireplaces tend to look best when they appear to be built in. Again, there are firebox choices available to suit most needs, including models for rooms with no access to a gas line or exterior venting. If a fireplace must project into a room, consider building floor-to-ceiling, rather than creating a build-out around just the firebox. All fireplace types, regardless of fuel, offer options that can be built right into walls.

3. Use materials that convey mass and substance The benefits of installation flexibility come with potential design pitfalls. Where traditional hearths require massive structures by necessity, contemporary fireplaces are the opposite. The consequent aesthetic risk is that fireplaces can end up looking insubstantial or even illogical if boxed in drywall. Choosing a material like concrete, stone or even porcelain to clad the wall around the firebox, will naturally communicate weight and bring a strong material presence to a room. 4. Respect tectonics Design elements look best when they appear to obey the basic rules of construction. even applied motifs like columns and lintels should obey the laws of physics. Although modern materials make for unlimited design options, following the logic of traditional building forms tends to give the best results and helps you to avoid designs that look strange. For example, when cladding a fireplace feature wall in a concrete tile, the tile should go floor-to-ceiling and corner-to-corner when possible and avoid arbitrary breaks. Tile patterns should allow pieces to bear down on each other, and ultimately, the floor. This emulation of a traditional chimney chase will “feel more right” when compared with allowing a fireplace insert to determine the structure. While modern heating and ventilation systems continue to lessen the “need” for fireplaces in homes, our love of the hearth persists and more options exist with greater installation ease and flexibility than ever before. You can now put a fireplace in virtually any room in any home.

When designing a fireplace, remember the hearth’s historic purpose and create a feature that speaks to both substance and style.
