You can practically smell it. Spring. The birds, the bees, the blossoms, the busy real estate season. The longer and warmer days lure the merely curious browsers and the serious buyers out of hibernation in search of new housing opportunities. Spring is also a busy time for home builders, who will be launching many new projects in the coming weeks. With so many builders vying for your attention, there is lots of healthy competition, which can mean “bigger” and “better” for the buyer – in terms of both product and price. Plenty of great opportunities, coupled with ultra-low mortgage rates, are giving home hunters that extra push to jump in while they can. With the GTA’s rising prices and population, condos are quickly climbing as the home of choice for buyers of every age and stage in life. Their affordability, convenience and the “cool factor” can’t be denied. Builders are responding to this new homebuyer demographic with a range of products to suit a variety of lifestyle needs. A micro condo provides a great option for young homebuyers or students who are looking for value in hot downtown locations. On the flip side, the growing trend of larger, family-friendly condo suites accommodate the whole brood, and Fido, too. Before spring really sets in (as they say about March, “in like a lion, out like a lamb,” right?) think about your needs and wants, and what is most important to you. Make a list, set your budget, and get pre-approved for a mortgage. That way, when the busy real estate season starts, you’ll be ready to jump in with both feet. Good luck in the home hunt!

Excellence in energy efficiency By Bryan Tuckey
I
t’s that time of year when everyone’s suffering from the winter blahs. The weather is getting tiresome and people are itching to get outside without bundling up. In our industry, the professionals who specialize in making your home more energy efficient would also say that it’s the time of year when people are often shocked by their heating bills. So, I went to a few of our experts to ask about three things homeowners can do to improve the energy efficiency of their home – and not just in the wintertime, but all year long. The first suggestion is to seal holes, cracks and seams in your home. Air leakage through a home’s exterior can be a major source of energy and heat loss, and you can easily seal window and door frames with caulking. For a more vigorous inspection, you can hire a qualified technician to do an energy assessment, or a blower door test. Interestingly, if all of the holes, cracks and seams in the typical home built in 1975 were brought together, they would add up to 350 sq. in. – or a round hole more than 21 in. in diameter. In the same home built to the 2012 Ontario Building Code, the air leakage area would be reduced by more than two-thirds. This speaks volumes. We are building quality homes that meet the strictest of standards. The second suggestion is to replace outdated furnaces, appliances and windows. Today’s building products and equipment deliver vastly improved energy efficiency, especially those with an Energy Star symbol identifying certified products that meet strict technical specifications for energy performance. The third energy-saving strategy can be applied in a lowrise or a highrise home, because in highrise homes, water consumption is how homeowners can really make a difference. Replacing shower heads and faucets, which are the second- and third-largest water-using fixtures, can reduce water and energy consumption. Shower heads account for 17 to 22 per cent and
faucets account for 10 to 15 per cent of total indoor water use, according to a recent study by Canada Mortgage and Housing Corp. Installing low-flow shower heads and faucet aerators could save about 12,000 litres of water per person annually, the study found. It’s important to remember that every home is different, and the costeffective energy-saving potential will vary by house type, age, condition and the climate – but even doing something small can make a big improvement in the comfort and efficiency of your home.

4 up-and-coming investment hotspots By Andrew La Fleur

East Bay Front If you go visit the East Bay Front area today there are already signs of big changes, like the Corus Quay building, George Brown College, Sherbourne Common and Sugar Beach, to name a few highlights. In five years it will be unrecognizable with several highrise condos, office buildings, restaurants, retail and schools coming into the area. After decades of neglect, the waterfront is making a big comeback in Toronto!
4. Erin Mills Erin Mills has come a long way from humble beginnings. With lowrise housing prices out of reach for most buyers, and many more who bought in the first wave looking to downsize, look for the condominium trend to continue. Erin Mills Town Centre is finishing up a $100-million renovation, the Credit Valley Hospital keeps on expanding, and the Mississauga transit system is expanding rapid transit into the ‘hood.

2. West Don Lands The eyes of the world will be on the West Don Lands in the summer of 2015 when Toronto plays host to the Pan Am Games and this area will be the home of the Athletes’ Village. This neighbourhood has been built from scratch over the last few years and is starting to show signs of the potential it holds. And have you heard? The secret is starting to spread west of Yonge about what is quite possibly the best park in the city in Corktown Common – a stunning 18-acre greenspace. In the area: Canary Park (Dundee Kilmer), River City 3 (Urban Capital) 3. Downtown Pickering Population growth is one of the best predictors of real estate appreciation and Pickering’s population is expected to double over the next 15 years from 95,000 to 190,000. Much of this development will be centred around the new Downtown Pickering, which is defined roughly as Bayly Street to the south, Liverpool to the west, Kingston Road to the north, and Brock Road to the east. Don’t kill the messenger, but Toronto condos looking real good By Ben Myers
W
ith the exception of 2009, I’ve been pretty bullish on the conditions of the Toronto condominium market. Some people just don’t like my positive outlook, and make their opinions known online. (As an aside, I should have been more bullish on the market in 2009, as there were over 10,000 new condo sales in the second half of the year, right on the heels of the global economic recession.) Some people are angry because they are priced out of the market and lash out at anyone calling for future price increases, which I understand. I was pretty angry 15 years ago too, living on peanut butter sandwiches and mac n’ cheese, thinking I’d never be able to buy a home (but I did). There is also a second group of folks who like to say “don’t ask your barber if you need a haircut,” implying that because I’m in the real estate business, I’m going to give you an opinion that serves simply to benefit myself. My forecasts and opinions are forged with the goal of being correct, period. I’d rather be called biased and have correct forecasts, than be unbiased and be wrong every year. In 2011, there were approximately 28,000 new condominium apartment sales in the Toronto Census Metropolitan Area (CMA), one of the highest levels of annual highrise activity of any major North American city over the last decade. With strong sales in 2011, there were very strong condo construction starts in 2012, at nearly 30,000! The negative-nellies were circling 2014 on their calendars (as the average condominium takes about 24 to 28 months to build) anticipating it would be the year all these projects would be completed and things would go bad for the highrise market. I disagreed, pointing out many of the mega-towers would take longer to build and the demand for condominium living was rising at a tremendous pace, fueled by lack of affordability and the new urban preference among younger generations. I have to admit I was a bit surprised by how well things went last year. New and resale prices went up, rents for condos also went up. The completed and unsold supply of condos declined in 2014 versus 2013 (per Canada Mortgage

and Housing Corp.). The share of units listed for resale as a percentage of the market was unchanged (three to four per cent per quarter, according to Urbanation). Neither domestic nor foreign investors “fled” the market, or was there mass “flipping” of units at registration. Make sure you separate fact from opinion, but I’ll still offer my honest opinion, the Toronto condominium market is looking real good. Do your own research, ask a lot of questions, buy what you can afford, and good luck. Happy condo hunting.

n true New Year’s resolution form, the new home industry started off 2015 with healthy home sales in January, according to the Building Industry and Land Development Association (BILD). Sales of new homes and condominiums in the GTA were just above the 10-year average in the first month of the year. This was consistent for both the highrise and lowrise sectors, which were tracked at 825 and 1,114 sales respectively. While prices in the highrise sector remained relatively unchanged, the ground-related market reached a new record-high of $710,628 – an eight-per-cent increase over last January. “This is what happens when demand outpaces supply,” explains BILD president and CEO Bryan Tuckey. 22 NEW CONDO GUIDE FEB 28 - MAR 14, 2015
“Our region has a reduced housing choice. This is the result of a lack of serviced, designated-fordevelopment land in areas that have been ear-marked by the province and municipalities as appropriate places to grow.” Tuckey adds that condominiums remain an attractive option for newhome buyers, citing location and amenities as one of many benefits of condo living. According to the RealNet New Home Price Index, highrise prices remained stable, down one per cent to $444,505.

The HBTC is a federal tax credit available to qualified first-time homebuyers or homeowners who have not owned a home in the previous four years The HBP withdrawal limit is $25,000 – tax-free – for each you and your spouse, for a combined total of up to $50,000 toward your down payment or other homepurchase related costs. In order to take advantage of this plan, your RRSP contributions must remain in the RRSP for at least 90 days before you can withdraw them under the HBP. Generally, you will be required to repay all the withdrawals to your RRSPs within a period of 15 years to avoid paying tax on that sum. You will have to repay an amount to your RRSP each year until your HBP balance is zero. If you do not repay the amount due for a year, that amount will have to be included in your income for that year, and you will be taxed. The Homebuyer’s Tax Credit (HBTC) is a federal tax credit of up to $750 available to qualified first-time homebuyers or homeowners who have not owned a home in the previous four years. This tax credit was introduced in 2009 to ease the burden of closing costs for first-time buyers. Do you qualify for the HBTC? » Neither you, your spouse or common-law partner may have lived in a house that either of you owned in the year of purchase or any of the four preceding years. » If you are a person with a disability or are buying a house for a relative with a disability, you don’t have to be a first-time homebuyer to qualify. However, the home must be purchased to allow the person with a disability to live in a more accessible dwelling or in an environment better suited to their needs and care. » A qualifying home is a housing unit located in Canada that already exists or is being built. » A share in a co-operative housing corporation that entitles you to possess, and that gives you an equity interest in a housing unit located in Canada, also qualifies. However, a share that only provides you with a right to tenancy in the housing unit does not qualify.

The early bird gets the best deal By Barbara Lawlor
D
epending on when in a condominium’s development process you purchase your suite, you will have to wait some period of time for your move-in date. If you purchase early from floor plans, you benefit from the optimum selection and, of course, the lowest pre-construction pricing. But the biggest advantage to buying early in the process is the equity you earn over the time span of construction, which can vary if weather does not cooperate, or unexpected labour or materials shortages occur – which does happen. Look on the bright side – your equity during this time can average as much as five per cent per year, which is quite attractive. Another benefit of buying early in the process, especially for first-time buyers, is having time to save additional money toward your down payment. I have known young professionals who have taken the equivalent of their maintenance fee and banked it each month to use toward the deposit. This provide the extra funds for the down payment and gets you used to budgeting for your eventual carrying costs. In addition to saving money during your condo wait, you can make the most of the time by considering the design of your decor and layout. You have room dimensions, so plan your colour schemes, etc., so that when you have your colour selection appointment, you will have a good idea of what will complement what. Look critically at your furnishings and accessories, and decide what to bring to your new home and what to give away or sell. This is particularly appropriate for the more mature buyer. I have met several empty-nesters who spent years making the decision to sell their long-time family home and buy a condo suite. When they were finally sure they wanted to take advantage of carefree single-level living in a residence with wonderful amenities, they were actually happy to have time to make the transition psychologically, as well as physically. They also appreciated the opportunity to pare down possessions gradually in preparation for occupancy. This may involve passing along family heirlooms to younger generations and figuring out which items will fit into your new living space. Remember, too, that if you are among the first to move into your condo, you may have to wait a while before the building is totally complete. The upper floors are finished after the lower ones, and some of the amenities may not be entirely ready for use. This is a similar scenario to moving into a house in a lowrise community where homeowners have to experience some dust and dirt before all the driveways and landscaping are installed. A highrise condominium is built from the ground up, so keep that in mind if you see tradespeople going up and down on the elevators. Residents do receive things like snow removal, lawn mowing, concierge service and the like right away, which is a big part of what maintenance fees cover. 34 NEW CONDO GUIDE FEB 28 - MAR 14, 2015
Be realistic with your move, and be patient before and after you move in. As you wait for your suite to be ready, you can use time to your benefit by becoming even more prepared for a wonderful move-in day. Enjoy the wait – and remember that your investment will most likely increase in value by the time you move in. Whether you buy from plans when the sales office opens, an inventory suite when the condo is complete, or any time in between, the main thing is that the timing is right for you.

RRSPs: they’re not just for retirement anymore By Gail Vaz-Oxlade
W
ith tax season just around the corner, you may be thinking about your RRSP contribution. There was a time when the only thing an RRSP was used for was saving for retirement, but this is no longer the case. These days, you can use your RRSP as a savings plan for a down payment on a home, among other things. It’s fair to say that the RRSP has become Canadians’ favourite savings account. The problem with an RRSP being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touch-this-money retirement plan to a you-can-use-it-whenever-you-can-justify-it savings account makes identifying your investment strategy more complex. Most people say they don’t have enough money to maximize their RRSP and set aside a non-registered emergency fund, which explains the overlap between retirement savings and other types of savings that take place within an RRSP. The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency fund, then keep that portion of the RRSP assets fairly liquid so you can access the money in
an emergency. If you’re tapping into your RRSP to buy a home, you’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a moreconservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you have to settle for less return. Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. The rules for withdrawals from a spousal RRSP state that if money is taken from a spousal plan within three calendar continued on pg. 40

The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” years of a contribution, that money could be taxable at the hands of the original contributor, defeating the original income-averaging strategy. Make spousal contributions by the end of the calendar year as opposed to in the first 60 days of the new year, since spousal contributions are measured on a calendar-year basis. If you delay your contribution, you’ll end up extending the withdrawal period by another calendar year. Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars is for what. Here, consolidation may work against you. Instead, consider opening a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. Separate accounts will not only help you stay focused on the purpose for which you are saving, it will allow you to keep your time horizon in perspective. While the money in your RRSP is yours and you decide how to spend it, don’t sacrifice your long-term goals for short-term ones. It’s easy to get focused on a single objective to the exclusion of all others. To be balanced, look at what you want your savings to do for you long-term, medium-term and short-term. If you’re saving for a home, instead of putting this year’s total RRSP contribution into your “Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. It will take a little longer to get into your dream home, but when you do, you won’t be behind in terms of retirement planning.

The pre-delivery inspection By Jayson Schwarz
T
he pre-delivery inspection (PDI) is a small but important part of the new-home buying process. When you close on your new home or condo, included in the adjustments is the cost of your Tarion enrolment, which covers defects in the completion of your new home. Anything that is damaged, incomplete, missing or not operating properly should be noted on the builder’s PDI form to verify that these conditions existed prior to occupancy. Most Agreements of Purchase and Sale make the deficiency list prepared as part of your PDI the only basis for repairs, subject to the major items such as foundation cracks. If you don’t list it, you may not be able to compel the builder to fix it. The following list will help you make sure you are covered. Visit Tarion.com for a more definitive checklist. 1. Insist on having enough time to do the inspection and allow yourself enough time with no need to be anywhere else. 2. Write everything down yourself. Don’t let the builder’s representative take charge. 3. If something has not been installed or completed, this should be noted. 4. Don’t rush! Do not let the builders representative push you. Insist on moving at you own speed. 5. Write everything down, no matter how seemingly small or insignificant. 6. Do not accept promises of repair during inspection. If something is not right, mark it down. 7. Try every light, socket, tap, drain, toilet, door, lock, window, appliance – everything that could be defective now or go wrong later. 8. Watch for stains on carpet, scratches on wood floors, cracks in paint or drywall, areas where they forgot a second coat of paint, etc. 9. Look for water stains or spots, and if you see them insist on knowing why they’re there, and where they came from. 10. Check out the condominium’s common areas – lobbies, garbage rooms, parking areas, gym, lockers, pool, tennis court. Remember, you own part of the common areas and if parts are incomplete, wrong or defective, list it! 44 NEW CONDO GUIDE FEB 28 - MAR 14, 2015
Remember, this inspection is key to establish your position as it relates to deficiencies, so that no one can say a defect happened after possession. Make sure you check carefully. Some readers ask what happens if the builder rushes them or something happened so they did not get the opportunity to finish their PDI. The answer is to immediately complete your list and send it to the builder and to Tarion. Don’t forget that you have an opportunity to raise these issues in Tarion’s 30-day form, which is submitted to Tarion during the first 30 days of possession. According to Tarion, “It should list any unresolved warranty items from the Pre-Delivery Inspection and any new items that have come up since you obtained possession of the home.”

ower interest rates, falling oil prices and the Canadian dollar are making headlines nation-wide, but how they impact homebuyers depends on where they are on the map. Regarding rates, Adrienne Warren, senior economist of real estate at Scotiabank points out, “A quarter point provides a modest boost to affordability, but it’s not a game changer because on average, it will cut monthly mortgage costs by just about $50. Whether you were leaning toward buying or not buying, I don’t think the rate cut will change your mind.” Although most economists and experts expected interest rates would be on the upswing by now, it’s now predicted the Bank of Canada will make yet another cut in March. It appears interest rates will remain low for much of 2015 with favourable longer-term and fixed rates that will make home purchases more

appealing to Canadians already planning to buy in 2015. Although experts are reluctant to weigh in on the variable versus fixed discussion, it could be a good time to lock in. Warren notes, since rates will likely be higher in 12 to 24 months, now’s the time to focus on topping up principal payments. “Lower interest rates will make the housing market a bit stronger through to 2016, but in a number of markets, the single-family home is still quite unaffordable to the average buyer, so we may see a shift in sales compositions with even more condo purchases,” says Diana Petramala, economist, real estate, TD Bank Group. Because the overall economic environment and employment, both of which are affected by interest rates and oil, are the housing market’s key drivers, regional differences will be more profound across western, central and eastern Canada. In commodity-dependent provinces, particularly Alberta, Saskatchewan and Newfoundland, economic uncertainty is a legitimate concern, as temporary and more permanent job loss is already a reality. To date, oil-driven housing markets like those in Calgary and Edmonton have seen a drastic and immediate shift, with existing home sales down 30 to 45 per cent from last year’s peaks. While Petramala isn’t expecting a recession in Alberta, Saskatchewan and Newfoundland, it will feel like a recession with housing prices expected to fall as much as 10 per cent in Calgary, Edmonton and St. John’s in 2015 and into 2016. As the oil-producing regions battle headwinds, Petramala notes that further east, export- and manufacturing-dependent regions will benefit from the state of the Canadian dollar, a stronger U.S. economy, lower oil prices and lower interest rates. In the non-oil producing regions, unemployment rates will gradually drop through 2015 and into 2016. In Vancouver and Toronto, January sales reached above long-term averages with moderate price increases on the horizon, while prices in Quebec City, Ottawa and Montreal will remain flat – although Montreal still has the second-highest home-price-to-income ratio outside of BC. “We see little pent-up demand for housing in most markets following the strong run over the past decade,” says Petramala. “Last year, mortgage rates fell to what homebuyers thought would be the lowest possible level for borrowing costs. This caused a rush to buy, particularly among first-time homebuyers and average existing home sales jumped well above their long-run averages. Toronto, Vancouver and Montreal still remain relatively expensive and even if mortgage rates head lower, the impact on overall affordability measures will likely be marginal.”

What to consider before getting your first mortgage By Alyssa Richard
W
e all have financial goals. You may want to get out of debt, save more money or even buy your first home. If you’re thinking about the latter, a plethora of new financial tasks awaits you. You’ll need to get your down payment ready, hire a home inspector and a real estate lawyer, and, of course, find the home you want to buy. But before you can do any of that, you need to get pre-approved for a mortgage. Once you’ve been pre-approved, remember that this is the absolute maximum amount a bank or mortgage broker would be willing to give you – and the mortgage payment at that top price is often outside of people’s comfort zones, when it comes to their personal budgets. To ensure you’re not strapped for cash and become house poor, try to buy something at a lower price point. Your budget will especially thank you when – not if, when – interest rates go up. Economists have said an interest rate hike was on the horizon for years, but indications are that it could happen in 2015 (despite the recent drop). Since our economy follows the U.S.’s, the Bank of Canada will watch what the Federal Reserve does and go from there. It’s predicted that our prime rate could go up by as much as 1.25 to 1.50 per cent, though, which would affect anyone who had a loan attached to prime (variable mortgage, bank loan or line of credit). If you’re thinking of taking advantage of a low variable mortgage rate this year, you should first run the numbers to see if you could afford this potential increase. According to the Canadian Real Estate Association, the average home price in Canada is slightly more than $413,000. If we plug that number into a mortgage calculator, put down 20 per cent and choose the current best fiveyear variable rate in Toronto (2.09 per cent), your monthly mortgage payment would be $1,413. Now, if prime went up by 1.50 per cent, so would your mortgage rate. If yours went up from 2.09 per cent to 3.59 per cent, your monthly mortgage payment would go up to $1,665 – that’s $252 per month or $3,024 per year extra that you’d need to find in your budget. Imagine how difficult that would be to come up with, if you’d already purchased something at the top of your max budget. And fixed rate mortgage holders won’t be immune to the interest rate increase, either – those will likely go up,

too, but you’d be protected from that until your mortgage came up for renewal. Still, I wouldn’t be surprised if we saw more people go fixed this year, in light of this potential interest rate increase. Even if it weren’t on the horizon, it’s always best to stress test a mortgage before you buy. A good rule of thumb: if you can’t afford a two-per-cent interest rate hike, you may want to look at a home within a more appropriate price range.

Your home is your castle By Lydia McNutt

he Home Depot, the world’s largest home improvement retailer, recently announced its fourth-quarter and fiscal 2014 results, and they ain’t too shabby. The company and its subsidiaries across Canada, the U.S. and Mexico reported sales to the tune of $19.2 billion – up 8.3 per cent year-over-year. That buys a lot of home improvement. Homeowners love their castles, and are doing what they can to make them just that – their castle. With spring around the corner, perhaps a full-on renovation or some simple upgrades are on your mind. The warmer weather, and the urge to refresh and revive after a brutal winter, take over. Couple that with what is gearing up to be another hot real estate season in Toronto, and you can bet that you won’t be the only one on the block to pick up a hammer. Whether you’re buying a new place or selling your old one – and many will be doing both! – a few upgrades can go a long way. Renos for resale: Before you put your home on the market this spring, get an objective assessment of its appearance. Ask someone who will feel comfortable giving you an honest opinion, such as a real estate agent or a professional home stager. The right reno can put more dollars back in your pocket. But before you start knocking out walls, ask yourself if the return will we worth the cost, time and inconvenience of a major reno. Demand should also factor into your decisions. Would you pay extra for solid gold bathroom faucets? Aim in line with the look, feel and price of the area. Remember, neighbourhood often dictates price more so than the home itself. Short of a massive renovation, a fresh coat of paint, some new hardware and great lighting goes a long way to showing your home at its best without costing an arm and a leg.
Buyers’ upgrades: Just as renovating your home can get you a better return on your sale, a renovation can get you a bigger bang for your buck when you buy. If neighbourhood is the most important factor (and for many it is), then get in at a price you can afford, and work on those upgrades later once you’ve built up some equity. Whether you’re buying an old fixer-upper or a brand new place, remember that Rome wasn’t built in a day, and your dream home may not be either. Your financial picture will change, as may your family structure, needs, wants and home-building trends. Taking your time with something as pricey as a home renovation could pay off in the long run – especially if you’re planning to stay a while.

Beyond sticker price: WHAT’S THE REAL BOTTOM LINE? By Kara Kuryllowicz
A
s much as location affects everything from the size of home to lifestyle and commute times, most Canadian homebuyers’ decision-making is still driven primarily by sticker price and mortgage payments. A recent study by Pembina Institute and RBC, Location Matters: Factoring location costs into homebuying decisions, looks at how location-related factors affect the overall costs of a home through the eyes of four homebuyers, beyond just sticker price. While the homebuyers were in the Greater Toronto Area, the study raises a number of questions and highlights issues that are relevant to Canadian homebuyers from coast to coast. “The main takeaway is that any homebuyer should figure out the total home-ownership costs and impact on lifestyle when making a home purchase,” says Erica Nielsen, vice-president of home equity financing at RBC. “It comes down to personal preferences and what you are willing to trade off – perhaps it’s living a bit closer to the city and giving up one car, or living in a neighbourhood with easy transit. Widening your criteria in your home search could yield savings, and sometimes those savings aren’t immediately obvious.”

Sticker price versus the bottom line Since home-buying math is a complex equation, buyers must also consider costs beyond sticker price, like their monthly home maintenance and transportation expenses, many of which are tied to location and type of home: transportation (car versus public transit), property taxes, utilities, insurance, home repairs or improvements, furniture and decor. “We tend to focus on the sticker price first, because we see it as a lump sum, then the weekly, biweekly or monthly mortgage payments which are sizeable, but location can also have a major impact on transportation costs – what will it cost to drive everywhere?” says Markus Moos, assistant professor at the School of Planning, University of Waterloo in Ontario. “In smaller towns and rural areas, the housing costs less, but homebuyers need to consider the additional costs – if that location will require bigger vehicles and/or a vehicle for every adult who drives.” At first glance, the larger home with the extra bedrooms and big backyard may appear worth the fourhour round-trip commute. However, Moos also suggests you carefully assess both the financial and less tangible costs, such as impact on mental and physical health, work-life balance and relationships – monthly, annually and long term. “The total cost can vary by adjusting the location and transportation costs,” says Nielsen. “It’s important to evaluate all of the variables to make sure the total cost fits into your budget. Often, adjusting needs and wants could save you money in the long run.” You may be pre-approved and able to carry the mortgage on a $600,000 home, but also consider the lifestyle you want. Can you carry the home and still afford the annual vacations, the kids’ hockey program, and date night with your spouse? You also have to ask the tough questions: what if you lose your job or your partner – how are you protected? “You have to be honest and budget for that,” says Nielsen. “Buying a home is personal and you have to look at what you need, what you want and what you are willing to give up if you can’t have both.”

Chilly conditions as January housing sales slip
J
anuary was a chilly month in Canada, not just due to the frigid temperatures and wicked weather. The latest figures from the Canadian Real Estate Association (CREA) show national real estate sales slipped last month, down due to the drag in activity in the Prairies. Real estate sales slip The number of MLS home sales fell 3.1 per cent in January 2015 compared to December 2014. “As expected, consumer confidence in the Prairies has declined and moved a number of potential homebuyers to the sidelines as a result,” says Beth Crosbie, CREA president. “By contrast, housing market trends in the Maritimes are continuing to improve, which underscores the fact that all real estate is local.” The drop in sales was seen in about 60 per cent of all local housing markets. “Comparing sales activity for January this year to sales one year earlier, there was a fairly even split between the number of markets where sales were up versus the number of markets where sales were down,” says Gregory Klump, CREA’s chief economist. “The decline in national sales largely reflects weakened activity in Calgary and Edmonton. If these two markets are removed from national totals, combined sales activity remained 1.9 per cent above year-ago levels.” New listings, inventory up While sales fell, new listings rose 0.7 per cent from December 2014, led by Edmonton and Greater Toronto. By contrast, Greater Vancouver, Calgary and Regina posted the largest monthly declines in new listings. The national sales-to-new-listings ratio was 49.7 per cent in January – the first time it fell below 50 per cent since December 2012 – marking a return to a balanced housing market. Another factor indicating a balanced market was the amount of housing inventory, which reached 6.5 months – the highest reading since April 2013.

Prices continue to climb The actual (not seasonally adjusted) national average price for homes sold in January 2015 was $401,143 – up 3.1 per cent year-over-year. This average, however, is skewed by Greater Vancouver and Greater Toronto, which are among Canada’s most active and expensive housing markets. Taking these two markets out of the equation, the average price is a relatively more modest $312,280, which represents a year-over-year decline of 0.3 per cent. Two-storey single-family homes continued to post the biggest yearover-year price gains (+6.57 per cent), followed by townhomes (+5 per cent) and one-storey single-family homes (+4.61 per cent). Price growth remained comparatively more modest for apartment units, at 3.11 per cent. Greater Vancouver (+5.53 per cent), Greater Toronto (+7.47 per cent) and Calgary (+7.76 per cent) continued to post the biggest year-over-year increases, though that rate is slowing in Calgary. In other markets from west to east, prices were up on a yearover-year basis in the Fraser Valley, Victoria and Vancouver Island, while remaining stable in Saskatoon, Ottawa and Greater Montreal. By contrast, prices declined on a year-over-year basis in Regina and Greater Moncton.

Karl Lagerfeld puts style stamp on Art Shoppe Lofts + Condos

Art Shoppe Lofts + Condos builds buzz with LEGOs
W
ith the looming launch of Toronto’s highly anticipated new condominium project in early spring, the development team behind the Art Shoppe Lofts + Condos built up some hype by building LEGO. Art Shoppe Lofts + Condos will be built on the site of the former Art Shoppe store at Yonge and Eglinton, a wellknown site for modern furnishings. Given this legacy, and the developers’ appreciation for contemporary design, Freed Developments and CD Capital Developments commissioned a team of LEGO brick artists, from Cube Works Studio, to create a unique, large-format sculpture, 74 NEW CONDO GUIDE FEB 28 - MAR 14, 2015
utilizing more than 20,000 pieces of the popular children’s building set. The 7.5-by-14-ft. sculptural installation featured a large-format representation of the condominium’s iconic and colourful logo, erected and displayed within one of the Art Shoppe presentation centre’s large show windows (located along Yonge Street). 5 common packing mistakes to avoid By Chuck Resnick
M
ore than four million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination: 1. Consider purchasing boxes from your mover. The most common packing mistake we see are people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight. Use this rule of thumb: The heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store that have been used to ship produce could contain insect larvae that may transfer to your belongings. 2. Be realistic about the number of boxes you need. Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement. Often, we hear of renters who think 40 or 50 boxes will be enough, and then realize they need upwards of 80, two days before moving day.
3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating than trying to move customers’ belongings while they are attempting to shove items into boxes and we get in each others’ way. This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lamp shades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure. Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on, and this decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money! 4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your home and stack them along a wall near

the front door. Having them by the door, organized and ready to go, instead of having movers go back and forth to each room can shave 10 to 20 seconds off the time for each box. Saving 20 seconds per box can save lots of time and money. 5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety. When it comes to moving, a little forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.

t was love at first sight when we saw the stunning floral textiles from Bluebellgray. Sara Duck chats with the designer behind the brand, Fi Douglas. Where does the name come from? FD u I love bluebells, seeing them carpeting a wood in the springtime is one of my favourite experiences and something I look forward to every year. I knew I wanted to use a flower in the name and bluebell felt right. The ‘gray’ part is reference to the fact I often print on natural linen cloth that has a gray colour. I liked the fact the name gives a sense of the aesthetic of the brand. What inspires your designs? FD u Inspiration is everywhere you look – from a walk in the park, seeing a great movie, reading a book or even a tree in your garden. For me inspiration is about taking the time to look and appreciate what a beautiful world we live in.

What do you love most about being a designer? FD u Being able to share something which can bring a little happiness into someone’s home or life. At the end of the day it’s the most wonderful job in the world to be able to paint something from the heart and for other people to enjoy that too. What has been your most popular design? FD u The Abstract pieces have been very popular – I think they offered something new and sit so well with the florals. up the Bluebellgray style. I adore large, oversized florals and using a rainbow of colours – it may not be traditional or expected, but it really comes from the heart. If you could design a custom piece for anyone, who would it be and why? FD u I’d love to design something for the Duchess of Cambridge. She seems quite traditional so I’d love to do something for her with a modern take on traditional florals.

Which online shops do you love to peruse? FD u Anthropologie and Liberty are definitely favourites, and Jonathan Adler always has great design pieces to covet. I do have a little boy, Archie, and another baby on the way, so a lot of my online shopping time is dedicated to them. This Modern Life and Molly Meg are nursery favourites right now – full of beautifully crafted unique pieces with lots of natural materials. If money was no object, which decor store would you love to have a shopping spree in? FD u Earlier this year we took a trip to New York City and I could definitely have spent a small fortune in ABC Home. The rugs and design pieces were just incredible and the store was so beautiful. We lost a lot of time wandering around there in a colourful cloud! What are your plans for Bluebellgray this year? FD u There is so much going on right now so it’s a very exciting time. Spring 2015 will see the biggest collection launch to date for Bluebellgray, so we are full steam ahead right now finalising designs and planning photoshoots. There are of course signature Bluebellgray florals in there, and also some very exciting new designs which will offer our customer something a little bit different and maybe something they are not expecting.

T
o celebrate the success of The Bond Condominiums and the tremendous character and bustle found in Toronto’s iconic Entertainment District, Lifetime Developments turned to the community. Wanting to engage people in the area with its development, Lifetime launched the Connect and Capture Instagram Photo Contest early last fall. People in the community were encouraged to participate in an interactive dialogue by sharing photos of what they found distinctive about the Entertainment District. “This contest was really about celebrating the Entertainment District and how it has changed; it is so different than it was even 10 years ago. The photos captured a view of this city that was beyond our imagination and gave us, as developers, a truly remarkable perspective into how Torontonians really view and experience their city,” says Brian Brown, vice-president of Lifetime Developments. “Through their eyes, we saw the buildings we see every day in a new light. The submissions captured a lot of love – beyond just people’s love for the Entertainment District, but for the whole city of Toronto.” Weekly, over a 12-week period from August to October 2014, Lifetime selected a favourite photo – tagged with the #BondTO hashtag – that captured people’s “bond” with the city and the Entertainment District. Every week, a lucky photographer won a $50 gift card to a select restaurant in the neighbourhood and the chance to win the grand prize of a new iPhone 6. In addition to generating a feel-good vibe about the Entertainment District and the City of Toronto, Lifetime went one step further to encourage people to enter the Connect and Capture contest. The developer committed to match a $1 donation for each use of the #BondTO hashtag. All of the proceeds went to Lifeline, Lifetime Developments’ recently launched charitable foundation with the mission to provide aid and support for Toronto’s homeless and at-risk communities.
