The importance of building sustainable communities By Bryan Tuckey

BUILDERS ARE RAISING the bar

on the overall environmental performance and sustainability of new homes and businesses by using innovative design and construction practices across the GTA. Sustainability is a term that is used often and it can mean many things. Broadly, sustainability means meeting our needs without compromising the ability of future generations to meet their needs. It’s not always easy to accomplish this because it takes a balancing act of economic, social and environmental priorities. But as this region grows and evolves, it is becoming more important to create communities that will endure for future generations. All builders must meet the strict standards set out in the Ontario Building Code, which was recently amended to include more energy efficiency requirements. Some builders are even going a step further. BILD member TAS Design Build has a proven track record in green building and creating sustainable initiatives that engage the community. BILD’s Green Builder of the Year in 2014, TAS took an innovative approach to designing and building DUKE Condos, an eight-storey development now under construction on Dundas Street West in Toronto’s popular Junction neighbourhood. Designed by fellow BILD member Quadrangle Architects, every suite will have an innovative system that reduces energy demand and enhances air quality. There will also be planters to harvest herbs

and vegetables on all south-facing terraces and a green roof. All TAS buildings, including the DUKE Condos, will have a 40/60 ratio of window to solid surfaces on the exterior in an effort to increase the building’s energy performance. On the commercial side, land developers and builders are also introducing innovative ways to construct sustainable buildings. Hullmark Developments restored a 117-year-old brick warehouse with the help of Quadrangle Architects at 60 Atlantic Ave. in the city’s Liberty Village neighbourhood. Re-use of the building is an important sustainable aspect of the project. The site was excavated, exposing the basement to a new outdoor courtyard and turning the lower level into a bright, open space that now houses a brewpub with outdoor beer garden. The building’s original brick walls and heavy timber beams were restored, high ceilings were re-instated and generous

windows were installed with a new heating, cooling and air quality system. The project recently received three awards from three different organizations including a Toronto Urban Design Award. In Peel Region, BILD member Orlando Corporation just installed 24 electric vehicle chargers at Heartland Town Centre. It is the single largest installation of electric vehicle charging stations in Canada. This forward-thinking installation at one of Mississauga’s biggest outdoor shopping malls is one way to minimize drivers’ environmental footprint while encouraging sustainable travel. The strides builders and developers are making in sustainable construction benefit new homeowners, tenants and everyone living in the GTA.

If Toronto takes a breather, it could be a good thing By Wayne Karl

WELL, IT WAS BOUND to happen. The Toronto housing market has been so hot for so long, a bit of a breather shouldn’t come as a great surprise. Nor is it alarming news. Unless, of course, Canada Mortgage and Housing Corp.’s more likely forecast scenario of a soft landing gives way to something a little more serious. At the recent Toronto kick-off of its series of Housing Outlook Conferences across the country, CMHC actually used the term “potential correction” in its commentary on the Toronto and GTA markets. As in, it’s a possibility. This in itself is noteworthy, even though the national housing agency stresses it is making only a very cautionary point.

A soft landing in the GTA housing market is the most likely scenario, but near record-high house prices and debt levels relative to income leave households vulnerable to a potential correction, CMHC says. Should a disorderly unwinding of household sector imbalances materialize, it could have sizable negative effects on the local economy. “It’s more a case of us highlighting some problematic conditions that could potentially lead to prices adjusting,” Dana Senagama, principal market analyst for the GTA, told New Condo Guide. “As part of our framework, this really entails looking at aspects of overvaluation, overbuilding and price acceleration, and pointing to the housing industry

– developer or realtor – that there are certain aspects that need close monitoring. It’s a beacon to guide you in your business and decision-making.” Housing starts in Toronto are to edge lower by five per cent to 35,950 units in 2016, and decline further to 32,500 units in 2017, CMHC says. Condos, meanwhile, will dominate construction. Low inventory and price growth – leading to declining affordability – mean housing activity is expected to slow over the next year. Price growth – significantly outpacing income growth – will continue, though at a more moderate pace. So, a bit of a breather in Toronto is not necessarily a bad thing. Indeed, the overriding message at the Toronto CMHC event was that the housing industry – realtors, builders, developers, and of course buyers and sellers – should “take note” of market conditions. “We don’t want to put out the warning of overvaluation when it’s too late, when the market is bound for a strong correction,” Bob Dugan, chief economist, CHMC, told New Condo Guide. “We want to get that message out early. We want to get the information out to potential homebuyers, lenders, builders, to give them the tools to make better decisions.”

YEARS AGO, I REALIZED THAT THE

word “downsizing” was a misnomer when used to describe empty-nesters moving out of large homes into condominium suites. Downsizing has a negative connotation to it, when in fact, this kind of move has positive influences on peoples’ quality of life. I coined the word “rightsizing” to carry the message that the move is to a new home that accommodates changing lifestyles. Smaller square footage is what many of today’s buyers want, in addition to saying good-bye to time-consuming maintenance. Rightsizing can mean moving up in luxury and comfort! For first-time buyers, homeownership is a dream that can be realized with an affordably priced condominium. They want as much space as they can afford, and the most compact layouts today offer efficient spaces that “live” larger than the square footage may suggest. Then there are homeowners who want to move up in size and opt for condo suites with more bedrooms and main living space. These may be urban professional couples, families and even empty-nesters who love condo living and decide to go for a suite with additional bedrooms, or even a penthouse. The point is, there are brand new condominiums designed to fit the needs of just about everyone who wants to rightsize. I have heard from many empty-nesters who moved into a condominium suite and were amazed at how much wasted space was in their large low-rise homes in the way of

hallways, landings and stairs. Remember, a condo suite is only the beginning when it comes to your “usable” spaces. You have beautiful amenities that eliminate the need for exercise equipment, entertainment facilities and more in your actual suite. With common areas such as gyms, pools, billiards rooms, barbecue terraces and the like under your roof, living large takes on a whole new meaning. Residents can keep longstanding traditions, such as hosting large family dinners, without trying to fit everyone into their suite. Most condominiums have dining rooms and party rooms with kitchens to make entertaining a crowd convenient. Leaving behind maintenance is, of course, a major reason for moving from a low-rise home into a condominium. The fact that landscaping, outdoor window cleaning and the cleaning, maintaining

and repairing of everything from hallways to swimming pools is taken care of by professionals through your monthly maintenance fee makes it all worthwhile. Another benefit is being able to lock your door and leave for holidays without worrying about exterior property upkeep and security while you’re away. For those who are aging, a condo suite offers singlelevel living minus navigating stairs on a daily basis. They appreciate the convenience of not having to deal with lawn, landscaping, exterior maintenance, repair and snow removal chores. It’s all about quality of life and affordability. An important item on your new home shopping list of priorities should be rightsizing to meet your specific needs and wants. The “right” size is whatever size is “right” for you!

3 mistakes to avoid when investing with friends and family By Andrew la Fleur

in a property with family or a friend, there are certain benefits that can make it an attractive way to build your real estate portfolio. Most obviously, investing with a partner allows you greater buying power and lowers your personal risk exposure. However, there are potential pitfalls too, and some mistakes that I see investors making time and time again. Here are the top-three mistakes to avoid when investing in real estate with friends or family. 1. Not having your goals aligned The biggest mistake I see investors making is that they don’t agree on their goals up front. Figuring out why you are both investing and what you hope to get out of it is essential to long-term success and avoiding conflict. When you know what you are trying to achieve, it also makes the property selection process easier. The more specific you are with your goal setting, the better, as it will eliminate all but a very small number of potential properties you will even look at investing in. You need to sit down, talk about, and agree upon what your exact goals are before you start evaluating specific property alternatives. Get aligned on goals first. One way to frame the conversation with your partner around goals is to both finish this sentence: “I know our real estate investment will be successful when…”

2. Not having decided upon an ownership structure When buying a property with another person, there are different forms of ownership that you can utilize, the most basic question being, do you incorporate or buy in your personal names? There may be other factors to consider including how your financing will work on the property. Seek out professional advice from your lawyer and accountant on the best ownership structure that is right for you. 3. Not having your exit strategy planned Always talk about your exit strategy alternatives with your investment partner before you buy a property. It may seem strange to talk about how you sell a property before you even buy it, but this step is essential for a successful partnership. You must agree on how, when and under what circumstances you will sell the property. And perhaps the most important question to ask and agree upon: What happens if one partner wants to get out of the investment but the other does not? Can you figure out a way to structure a method for one partner to ‘buy out’ the other that is fair and equitable to both parties?

When buying your first home

PURCHASING A HOME WILL LIKELY be the largest investment you ever make. The most important advice I can give is this: research everything ahead of time and don’t allow yourself to be pressured by anyone.

What can you afford? Review your available cash for deposit, and annual income to pay a mortgage and expenses. Then speak to the mortgage specialists at the bank you deal with and speak to a reputable mortgage broker. Find out how much money you can borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can afford. Do you want a condo or a freehold? Condo living provides a carefree lifestyle, but you pay additional monthly common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want, but

maintenance and upkeep fall on your shoulders. Once you determine what kind of home you want, you need to decide new or resale. If new, the offers are long and filled with clauses that could cost you money or result in long delays. Find the right lawyer A lawyer must guide you in understanding the offer (Agreement of Purchase and Sale). The right lawyer will explain how real estate agents work, what documents you will sign and what is to be included in the offer. Your lawyer must explain all the potential costs you will face and what you may encounter. Arrange a pre-agreed fee with the solicitor. Get the fees locked in. Also, make sure you get a free offer review. Then have your lawyer provide you with a list of disbursements. This is where some lawyers may try to charge large fax, mail and photocopy fees. lawyer justify all expenditures that don’t make sense. Miscellaneous Do you have an updated will? A will prevents sibling disputes, clarifies who will look after children, keeps the government out of your affairs, allows for an orderly disposition of your assets and will help guide your funeral arrangements. You will also need house insurance. This is the right time to look at life and disability insurance, to determine if you should be insuring your mortgage in case something happens to the major wage-earner. As you can see, there is a lot to consider when buying your first home. Being prepared will help you enjoy the experience and find that dream home.

Another day, another warning: should you pay attention to these housing market studies? By Ben Myers

IF YOU ARE A CURRENT homeowner

contemplating selling your place, or a prospective purchaser looking to jump into the market, you are probably getting a lot of mixed signals about the health of the housing market. One month housing starts are up and the market is overbuilding, the next they are down and demand has plummeted. Prices are up which is good, but are they up too much? Over the last month, two new reports on the health of the Canadian and Toronto housing markets were released. The Organization for Economic Co-operation and Development (OECD) indicated that house prices were overvalued in Canada in comparison to rents, and Toronto was ripe for a correction due to oversupply in the highrise condo market. The Canadian Mortgage and Housing Corporation (CMHC) mentioned that 11 of 15 major housing markets in Canada are overvalued, and Toronto is showing potentially problematic symptoms. Do you pay attention to these reports? I stopped giving them credence a long time ago. A survey I conducted of the top housing economists in Canada for my biannual Market Manuscript report indicated that 94 per cent of analysts felt that these studies have no power to predict future house price movements. CMHC actually forecast in October that new home prices, resale prices, and rents will increase in 2016 and 2017 in almost all of the major

markets in Canada. So they obviously don’t think overvaluation in the market is going to cause a decline in values over the next two years. In November I had a chance to speak at The Great Canadian Housing Conference hosted by Veritas Investment Research and Globe and Mail journalist Tamsin McMahon. Speakers from Diamondcorp and Mattamy Homes suggested that the introduction of the Greenbelt in the GTA has driven up low-rise house prices by removing developable land, and forced many buyers to live in highrise apartments due to affordability concerns. Sean Hildebrand of Urbanation pointed out that 94 per cent of the units in condominium apartment buildings that are occupied and not registered have already been sold, and 87 per cent of the units under construction are sold. I added that there shouldn’t be widespread concern over the highrise condo market, as many

developers are leasing out their completed and unsold supply due to super high rental demand. However, the most impactful presentation in my view was given by veteran economist Will Dunning. His analysis showed that Canadian housing is not overvalued, and may actually be undervalued! He also pointed out that if you take the OECD report where it compares prices to rents and prices to incomes and instead compare rents to incomes, it would show that rents are 36 per cent undervalued. This clearly shows faulty reasoning and methodology on behalf of the OECD. My advice is to be extremely careful about what you read regarding the housing market in Toronto. If you take a hard look, you’ll see that residential real estate in the GTA has been on solid footing for about 17 years. Do your research, ask a lot of questions, and buy what you can afford. LESLIEVILLE IS A FRIENDLY

neighbourhood in the east end of Toronto stretching from Greenwood Avenue in the east to Empire Avenue in the west, and from Eastern Avenue in the south to Gerrard Street East in the north. This lively neighbourhood is a study in contrasts. Organic food stores and juice bars share the block with diners and thrift shops. The neighbourhood has undergone rapid gentrification in recent years, with young professionals moving into the area and clothing and shopping options opening to cater to the new crowd. In the area Leslieville is a great place for families, with primary and secondary schools, a public library, parks and playgrounds, and a community centre. The Leslie Street Spit conservation area at the foot of Leslie Street has beautiful walking and biking trails and is the perfect place to spend a bright, sunny afternoon. Planes, trains & automobiles Streetcars on Queen and Gerrard provide 24-hour transit service to Leslieville, and buses run down to the area from several subway stations

on the Bloor-Danforth line. Parking is allowed on both main and side streets, but it can be tough to find a spot and expensive when you find one. There are bike lanes on Dundas and Greenwood and cyclists can also access the Martin Goodman Trail at Lakeshore. The good, the bad & the rest Leslieville is both walkable and friendly. Long-time residents are concerned that established businesses may be driven out of the neighbourhood by rising rents and changing demographics. But despite the changes, everyone agrees that it’s a wonderful place to live. Real estate Property values in Leslieville are going up, and so are housing prices. Home prices are high, and rents on both residential and commercial spaces are close to average but rising.

a third-party fundraising charity committed to raising awareness and funds for mental illness and addiction, and shattering the stigma that surrounds it, recently held its seventh annual Hatsquerade gala. On Friday, Oct. 16 at The Terrace Banquet Centre in Vaughan, more than 700 guests, including Mayor Maurizio Bevilacqua, attended this sold-out soiree with a simple mandate: Wear a hat, show support, raise awareness. This year’s Hatsquerade raised more than $115,000, which will be distributed to organizations that provide support to those living with mental illness and their families, and that strive to share knowledge and eradicate the harmful stigma of mental illness and addiction. Hats on for Awareness has raised more than $500,000 to date. Recipients of donations include the Centre for Addiction and Mental Health (CAMH) of which HOA fulfilled a $270,000 pledge toward a

Budgeting for holiday shopping By Gail Vaz-Oxlade

THE HOLIDAYS ARE JUST AROUND the

corner and only the most savvy of us have everything under control. That’s one of the problems with our very busy lives… there’s just no time. But if you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift. Look at your holiday spending as you would any other big-ticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same – you’re spending a lot of money in a short period of time. In the best of all worlds, you would have started saving for your holiday spending in January. Yup, you would have made it a budget item and set aside $10, $50, $150 a month so when the season rolled ‘round, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come August I start keeping my eyes open for “deals” on things I know my friends and family will love. Failing that, start here, with Gail’s holiday spending plan » Write down the amount you want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos.

» List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the New Year. If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it’ll take you seven years – and cost $365 in interest – to pay it off. Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers. A dash of planning and a dab of creativity can also help you keep your entertainment costs under control » Invite guests to bring something to share at a potluck dinner. » Serve brunch, throw a finger-food party or host a wine and cheese tasting instead of a full-blown turkey dinner.

» Co-host a party with a pal or sibling, and share the cost. » Make sure you set a dollar limit for your soirée. And list the items, ingredients and décor you’ll need and how much each will cost. » Remember, that the best gifts don’t have to cost money. If you’re financially challenged this year, offer up your time babysitting, cooking meals, house cleaning, massaging, sewing, knitting, transporting, or whatever else you’re good at. Clip a picture of the service you’ll provide and be clear on how often, as in “I’ll babysit one weekend a month from February to June.” Or better yet, make your own coupon book. 37 startling facts about Toronto real estate. But there is one very, very startling number when it comes to homebuying in Canada’s largest housing market – 37. That number is now the average age for first-time homebuyers in Toronto. Yes, you read that right. Thirtyseven. Canada Mortgage and Housing Corp. dropped this little tidbit at its Housing Outlook Conference in Toronto last week. And while it might be an exaggeration to say the audience gasped when hearing this new fact, there was definitely an audible reaction from the crowd of builders, realtors, lenders and others in the industry. “I know, it’s a shock, right?” Dana Senagama, principal market analyst for the GTA at CMHC, told New Condo Guide. She clarifies that that figure applies to the Toronto CMA, which does not include Burlington or Oshawa. “It’s a fairly mature age, but I don’t think it should come as any great surprise… mid-30s, by the time you’ve gone to college, paid off your debts and gotten married and thinking about settling, down… But, yeah, it’s getting up there.” Just how much it’s “getting up

there” is even more startling when you compare it to the national number – which, according to various sources, comes in closer to 29. One estimate suggests two-thirds of first-time buyers in Canada are younger than 35, and almost half are between 25 and 34. What’s responsible for the disparity? The tremendous price growth in Toronto real estate. According to the latest House Price Survey from Royal LePage, the average price of a home in Toronto in the third quarter of 2015 was $639,970, up 11.2 per cent from $575,640 in the third quarter of 2014. (In comparison, and to Senagama’s point regarding Oshawa, the average price in that market for the same period was $364,366, up 9.7 per cent from $332,151.) Prices for new homes are even less welcoming for firsttimers in Toronto. The average price of new townhomes, semi-detached and detached homes in the GTA climbed to a recordsetting $811,579, according to RealNet Canada Inc. Highrises are clearly more in the range for first-time buyers. The price in this housing type in September 2015 was $441,156, off only slightly from September 2014 when the average price was $450,014. “Just because the prices are high in Toronto, doesn’t mean that choice doesn’t exist,” says Senagama. “It just means that you may have to compromise in your location and the type of house you want to purchase. “If you’re thinking of downtown Toronto, given the current house prices, especially in lowrise, even a town (home), prices may be out of reach for the typical firsttime buyer. But condos are out there, the price point is significantly lower than lowrise. You do have choice.” First-time buyers intent on buying a lowrise home may want to look outside the city, she says. “Look in Peel region, in areas like Milton and Halton, or in the Durham region, particularly Whitby and Oshawa and those areas.”

2016 housing market outlook By Wayne Karl ATTENTION HOMEOWNERS and prospective homebuyers: the housing market outlook is okay now, but there is a lot of uncertainty in the economy. Make your decisions carefully. This doesn’t necessarily mean consumers should “take cover,” but the overriding message at Canada Mortgage and Housing Corp.’s kick-off Housing Market Outlook Conference series in Toronto on Nov. 3 was that the housing industry – realtors, builders, developers, and of course buyers and sellers – should certainly “take note.” In language not usually used by CMHC at its outlook conferences, terms such as “overvaluation” were common, including the situation unfolding in Toronto, Canada’s largest housing market. CMHC issued similar warnings in late October, when it released its latest Housing Market Assessment, which highlighted that as of October, 11 of the 15 Canadian centres it monitors show at least moderate evidence of overvaluation, up from eight in August. Five of Canada’s largest markets are showing moderate to strong evidence of overvaluation. “We don’t want to put out the

warning of overvaluation when it’s too late, when the market is bound for a strong correction,” says Bob Dugan, chief economist, CMHC. “We want to get that message out early. We want to get the information out to potential homebuyers, lenders, builders, to give them the tools to make better decisions.” Looking at the national picture, where there is modest evidence of overvaluation, CMHC says: » Mortgage rates will begin to rise gradually in late 2016. » Canada’s economy is expected to continue to attract a high level of immigrants. The level of net migration will remain above its historical average and help support Canada’s housing market. » Income is expected to increase modestly as economic conditions in Canada improve. Income growth will remain supportive of housing demand over the forecast horizon. “However, there is a lot of uncertainty in the economy,” says Dugan. Downside risks to the national outlook include:

» Future path of oil prices remains the most significant domestic risk that could limit growth through decreasing exports » Broader slowdown in China’s economic growth will negatively affect the Canadian economy through weaker demand for exports » Household debt levels remaining elevated represent a vulnerability that could amplify an economic shock Under these conditions, CMHC forecasts that GDP growth could range between 1.4 and 2.3 per cent next year, and 1.7 and 2.8 per cent in 2017. Home price growth is expected to slow; the average MLS price will grow to $443,300 in 2016 from $437,700 this year, and to $449,600 in 2017. Economic developments that can serve to dissipate some of the overvaluation include rising disposable incomes, job and income growth and increasing migration. “The other way it can dissipate is if house price growth slows, allowing fundamentals to catch up,” says Dugan. “These are some of the ways in which these overvaluations can be resolved.”

AN EXCITING METAMORPHOSIS is taking place at Don Mills Rd. and Sheppard Ave., in one of North York’s highest points, Emerald City. Fifth on the Park offers the fifth – and newest – residential condominium opportunity in this community that takes master-planning to a new level. Each building in the neighbourhood is being carefully designed by WZMH Architects to create a whole that is strikingly more than the sum of its parts. According to Len Abelman, a principal at WZMH Architects, “Fifth on the Park is situated on the new curved street that connects Parkway Forest to Don Mills Rd. in the master plan. Rather than totally individual buildings, we have designed unique exteriors from a similar palette of materials that relate to each other. They vary in

heights to form a gateway from Don Mills. In this section of the community, the first condominium, The Colours of Emerald City, is approximately 13 storeys. Fifth on the Park will be approximately 24 storeys, rising from a currently proposed three-storey podium.” Abelman explains that because of the land’s grade, the drop-off area and main lobby entry level of the condominium is one floor higher than Don Mills. “The lower level links to The Colours of Emerald City shared amenities and is still infused with some natural light because it is still slightly above the adjacent street level.” He adds that the podium helps to integrate Fifth on the Park with the surrounding streetscape so that the tower scale does not seem overly imposing to pedestrians.

It is expected that the south face of the tower will curve along the street, whereas other building facades are more rectangular. This juxtaposition of angles, curves, and vertical and horizontal elements breaking up the facades would create a stunning look. “We divided the large form of the tower into multiple planes by using two shades of glass on the building facade.” The podium is expected to be predominantly brick, with punched windows. Its Green roof will provide verdant views from the suites that overlook it and will offer other benefits such as enhanced insulation. “There will be retail along the podium edge as well,” Abelman says. “Combined with trees, plantings, signage and storefronts, this building will animate the streetscape and surrounding community.” He explains that the tower is designed from both the outside in and the inside out, with two teams working on the melding of both. “The suites have to lay out well inside the design framework we create, and we went back and forth until we got it just right.” Among the innovative suite elements is the flex room, which can be used as a den, home office, playroom, studio or dining space. Another is the upgraded option of a flexible kitchen island (in certain units) with an expandable pull-out section to serve as a workspace or dining table. Most suites have a terrace or balcony with some overlooking a beautiful park or city views, depending on the direction they face. Straight The most common layout for flooring planks, a straight pattern is typically the easiest to do — especially in standard rectangular or nearly rectangular spaces. In this format, installation usually begins aligned to the longest straight wall, with the planks (or tiles) laid in parallel rows running from one end of the room to the other. In a straight lay, long lines are created that can help a room appear longer. The linear format of the boards acts like stripes, visually lengthening that axis of the space. This layout also typically involves the fewest cuts (since many boards will be installed with no cuts at all), resulting in low material waste and fewer hours of work — perfect for DIYers or those sticking to a strict budget. Because a straight scheme is so classic, it will never go out of style. However, some other options can create a lot more drama, or extend the illusion of a vast space even further. Try this: If a space is actually too long or narrow, like a tight hallway or kitchen, laying the boards or tiles perpendicular to the long axis will help widen the look instead of lengthening it even further, bringing proportion to the space. Diagonal A variation on a straight layout, a diagonal layout either follows one angled wall (if your unit has a less typical shape) or simply runs from corner to corner of the largest room, refusing to be tied down to any wall at all! A diagonal layout takes the lengthening power of a straight lay and maximizes it, creating the longest

line possible to highlight the full size of an open plan. Diagonal lines also naturally create a dynamic energy, helping the eye move about the space for a livelier atmosphere. Because a diagonal layout meets all or most walls at an angle, more cuts will need to be made, and the room for error will be higher, lengthening the construction time (and making work tricky for DIY installers). This look works well in more complex floor plans with no one “best” wall to start from, and elegantly connects adjacent spaces. Try this: Rather than running the diagonal line directly from corner to corner, use a simple 45-degree angle to keep all the cuts consistent Herringbone A herringbone pattern is both a traditional staple and a returned trend, making it a popular choice for creating that high-end look. It’s important though to understand the differences between true herringbone and its cousin, the “chevron” pattern. The primary difference between the two variations comes down to cutting: a herringbone layout places boards at right angles to each other, creating repeated zig-zag patterns that recall the weave of a classic suiting material. Chevron layouts create the same zig-zag, but with the boards cut to meet at a 45-degree angle, for a more clean and contemporary effect. Both of these patterns create a bold statement and a powerful feeling of motion. The preference for chevron’s crisp perfection or herringbone’s more subtle charm comes down to personal taste. This installation naturally requires more time and patience to achieve than the previous two

options. However, the extra cost can be balanced by choosing a less expensive material and letting the layout deliver the drama. Try this: Consider a herringbone treatment for just a key area, such as an entry vestibule or bathroom tile, to create a moment of interest without committing to the look everywhere. Complex While it’s often considered safe to stick to the popular stand-bys, unique designs can have their place in your contemporary condo if you keep an open mind. Here are a few more ideas to get your creative flooring juices flowing: » In a square room, try a square layout: let the wood start from the edges and work into the centre in concentric layers (meeting at a 45-degree angle in the corners.) Just make sure the installer plans ahead to achieve a perfect centrepoint! This look is ideal for a dining area with a central table. » An inset tile treatment can make a perfect visual break in an entryway or kitchen, and will stand up to mucky winter boots or the occasional dropped pot. » Patterns will read as more intentional when applied at a larger scale, so if you’re planning a playful parquet, consider using a larger plank to keep the look less busy and more confident. » If your unit is L-shaped (especially if the bend is a more unusual angle), you can change the flooring direction at the intersection — just don’t change it more than once if you can help it, so the look stays mostly consistent.

Achieve maximum holiday decor in a

time of year, and one of my favourite ways to get in the spirit is by decorating my townhome. Some people may think that because they live in a condo or townhome that it’s difficult to find the space – or storage – to do so, but that’s not the case. Here are some tips on how to bring the holidays to your home with maximum impact no matter how small your space. Let there be light Lights bring a casual, unadorned quality to a space that is very charming. To add an instant burst of charm, run twinkle lights along a mantle or around a door or window frame. Most lights are LED now and come in warm or cool tones. Some are very small but give off a lot of light because they’re densely packed on a strand. To up the ‘wow’ factor, wrap these around a chandelier. Condo-sized trees Whether you prefer real or artificial, trees come in a range of sizes. Where and how you wish to place them will define the size you need. Place a group of tabletop trees on a long rectangular table or mantle or place one single tree on a round coffee table. The tree becomes the centrepiece and you can easily move it around your home. Artificial trees are great for storage. Many have bendable arms to create the shape you want and when the season is over you can pack them away easily.

Ornaments To create a fun festive mood, fill a large bowl with a mixture of brightly coloured round ornaments. This looks great as a centrepiece for your dining room table or coffee table. The number of ornaments in one bowl creates impact. I love hanging ornaments from strings or ribbons at different lengths from a chandelier; and let’s not forget about stockings on the fireplace. The front door is the first space to make a statement no matter how large or small your home. Create the holiday atmosphere by hanging a wreath, mistletoe or homemade decorations.

New-home owners – Tarion wants to hear from you IT’S THAT TIME of year again – when Tarion Warranty Corp. sends out surveys to new-home owners in Ontario to find out if builders, and Tarion itself, are meeting its customer service needs. During November, more than 55,000 new-home buyers in the province who have taken possession of a new home or condo between Oct. 1, 2014 and Sept. 30, 2015 will receive a survey. Participation from new-home owners is essential to improve the new home buying experience in Ontario. “The new-home building industry has a significant impact on our economy, our communities and our residents, but it all starts with the experience of each new homeowner,” says Howard Bogach, Tarion president and CEO. “That’s why Tarion goes straight to the source, and relies on the feedback of new-home owners to tell us if their needs are being met. Our annual survey provides us with invaluable insight into what is important to new-home buyers and how we can work with builders to continue to improve the new homeownership experience.” Invitations will be sent out to all home and condo owners directing them to an online survey. Questions focus on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to aftersales service. Questions also cover the homeowner’s interaction with Tarion. New this year, the survey is available in multiple languages,

The results of these surveys are also used to determine the finalists and recipients of Tarion’s annual builder awards, announced in April. “Tarion sees the opinions of newhome buyers as the very pulse of

the new-home building industry. By sharing their experiences, they can show us what’s working, what’s not, and help shape how customer service is delivered going forward,” says Bogach. “This survey also determines the finalists and recipients of Tarion’s annual builder awards. These are the only awards in the province where homeowners have the ultimate influence on whether their builder should be recognized for customer service.” Home and condo owners will have until Jan. 10, 2016 to complete the surveys.

so when you’re cutting costs, why not cut clutter at the same time? You don’t need to spend your hard-earned money on expensive storage solutions. Chances are, you may have the thrifty answers in your home already! Use what you have. Before rushing out to buy bins and baskets, look around your home for things you can repurpose: » Egg cartons or ice cube trays can be used to organize earring sets, cufflinks or hair accessories. » Empty plastic baby wipes containers can be used to store crayons and markers, first aid supplies or sewing supplies, and they stack easily on a shelf. » Empty baby food jars can be used to keep touch-up paint, spare buttons, or screws and nails.

Corral coin clutter. Do you have loose change in every part of your home, from your junk drawer to the kitchen counter? Grab a clear jar and label it “fun funds.” Now you have a designated place to deposit those coins, both reducing clutter and creating a little nest egg. Once the jar is full, treat yourself to a small indulgence and then begin again. You might even want to create individual fun-fund jars for each family member to encourage saving while keeping coin clutter at bay. Zip-lock bags – the cost-effective cure-all for clutter. Plastic bags that zip shut are for more than just keeping sandwiches fresh. Use the large ones to store shoes when traveling so that they don’t soil your clothing. Use the small ones to organize the contents of your drawers by storing like with like. Place elastic
