When an Act of God strikes a cruel blow such as that delivered in Fort McMurray, Alta. recently, one immediate concern – after personal safety – is home insurance. Quite literally, when residents are allowed to return, they have no idea what they’re going home to. Will my home still be there? Does my home insurance cover fire damage? Does it cover smoke damage? Are our living expenses covered, having been evacuated? And though Prime Minister Justin Trudeau promises “total support” to

the residents of Fort McMurray – and Canadian Red Cross raising $30 million and the Alberta government pledging $100 million in aid – countless questions remain for all parties. Even if you personally are not affected by the events in Fort McMurray, they serve as a painful reminder – check your insurance. Do you have the right policy? Do you have enough coverage? Challenging questions, indeed, but they pale in comparison to what those in Fort McMurray are facing.

Celebrating excellence at annual BILD Awards By Bryan Tuckey

OUR INDUSTRY RECENTLY celebrated the many city builders whose projects, designs and campaigns are not only providing new homes but working to grow and improve our communities in the GTA. At the 36th annual BILD Awards, we recognized 64 member companies for their excellence in sales, marketing, design and construction of new homes and communities. Prizes were handed out in 48 categories. This year’s program featured many new modernized categories that reflect today’s GTA housing market such as awards for innovation and the inclusion of midrise developments within several categories. For Home Builder of the Year, our most coveted prize which recognizes the company that sets the standard for the rest of the industry, we celebrated two builders for the first time ever. In the GTA today, we are building as many mid- and highrise homes as lowrise homes due to provincial intensification policies, so it was appropriate to recognize the leading builders from both markets. Great Gulf Homes won in the lowrise category for its commitment to exceptional architectural design and building quality, considerable philanthropic activities and customer service excellence. For its contribution to industry innovation, exacting quality control process and outstanding employee engagement, Tridel was recognized for the mid- and highrise market.

Tridel also won the inaugural award for Best Customer Care and was named Green Builder of the Year. In 2015, the company built 1,150 new homes in more than 10 million sq. ft. of LEED certified buildings. Best New Community – Built, another award introduced this year, was presented to Hullmark Developments and Tridel for Hullmark Centre in North York. The only award category that recognizes a finished development, it honours the best “complete community” that embodies provincial smart growth principles. Two outstanding new GTA developments were crowned Projects of the Year. This distinction recognizes projects that best combine excellence in design and marketing while exemplifying quality and innovation. The uniquely designed mixedused condominium development Art Shoppe Lofts + Condos by Freed Developments and Capital Developments won the Project of the Year Mid/Highrise award. 35 Wabash by Zinc Developments received top honours for lowrise project. This was one of three awards earned by the modern townhome development. Innovation was a major theme

at this year’s BILD Awards, with an emphasis on recognizing architectural design that is increasing housing choices for entry-level consumers. The award for Best Innovative Suite Design went to Building Capital Inc. for SmartStudios, a modestly priced 274-sq.-ft. condo showcasing multipurpose features within the University Studios project in Oshawa. Best Innovative Home Design was awarded to Mason Homes for the Oakwood, part of its Courtyard Collection development in Port Hope. The inventively designed model offers the flexibility to be built as a detached home, semi-detached home or a townhome with a sale price starting at just $387,900. This is just a small sample of the award winners and the great work being done by the entire home building and land development industry in the GTA. Warranty Corp. is holding its 2016 Annual Public Meeting on May 31 as a webcast. This will provide unprecedented access to residents across the province, including new home buyers and new-home owners, who have an interest in Tarion’s work. Beginning on Tuesday, May 31, at 7 p.m. members of Tarion’s corporate leadership team will be providing an update on the warranty, policies and processes over the last year. The Tarion ombudsperson will also present his report for 2015. After the formal presentations, a live question and answer period will be conducted. Stakeholders from across the province are encouraged to send in their questions in advance of the meeting by visiting research.net/r/APMQA2016 “Holding a virtual Public Meeting makes sense,” says Howard Bogach, president and CEO of Tarion. “After listening to feedback from the public, reviewing the cost benefits and recognizing that we can reach so many more consumers, we made the decision to web cast this year’s meeting. In the past, most participants were from the Greater Toronto Area, and only a few new home owners came from outside the city – some having to travel for many hours. Since we provide consumer protection to new home buyers across the entire province, it’s important that our Annual Public Meeting be similarly accessible.” This new format is consistent with improvements Tarion has made to the warranty process over the years. Moving to online channels has significantly increased home buyers’ satisfaction with the warranty process as they find it more convenient and accessible.

Tarion has held Annual Public Meetings since 2010 to provide an update on the organization, and a forum for the public to interact with Tarion’s management and warranty services staff. In 2015, Tarion made enhancements to this meeting to better reflect the information that new home buyers were asking for. For example, we encouraged questions in advance of the meeting to help tailor our presentations and focus on the information participants were looking for. It also allowed us to respond to many individual questions well in advance of the meeting and to connect with those unable to attend. This year, Tarion plans to post a recording of the meeting on its website after the event. According to Siloni Waraich, Tarion’s vice-president of stakeholder engagement, “Over the years, Tarion has continuously sought new ways to expand our outreach, and interact with all our stakeholders. Earlier this

year we held our fist webcast to home buyers in the London area, and received positive feedback from attendees. Evolving our Annual Public Meeting into a virtual event and posting a recording on our website will make this meeting more accessible to the various groups that Tarion serves across Ontario.” Members of Tarion’s leadership team will respond to a combination of pre-submitted and live questions during the web conference. A team of Warranty Services Representatives will also be on hand to follow-up on individual questions about the warranty. HAVE YOU BOUGHT, or are considering buying, a new home and want to build a fence, shed or deck or otherwise spruce up your residence? Here’s why you might want to check your property boundary first. A recent analysis conducted by Krcmar Surveyors Ltd. showed that about 49 per cent of residential properties in the Greater Toronto Area, for example, have boundary discrepancies with significant potential to cause disputes between neighbours. Horror stories of feuding neighbours, litigation nightmares and tens of thousands of dollars in legal costs are not just the stuff of Hollywood movies – it really does happen. And yes, even with new homes. Sometimes, it’s just difficult to tell where one property ends and another begins. “It’s not as easy as one would think, in a muddy construction zone with no fences and rudimentary driveways, curbs and roads to delineate land parcels,” says Sasa Krcmar, executive director of Krcmar Surveyors Ltd., whose company has helped launch protectyourboundaries.ca, a site designed to help homeowners prevent and resolve property boundary issues. Although legal iron bars are set to mark out each lot prior to construction, they often get knocked out, moved or buried during the building phase.

“Many homeowners, naturally and incorrectly, assume that the wooden stakes that dot the perimeter of their property represent the boundary, and use them as a guide to start planting a hedge or put up a fence,” Krcmar told New Home Guide. “However, these wooden stakes are generally used for site grading. And while they are likely located near the property line, they can’t be relied upon to determine the legal boundary.” Here, then, are a few tips for new-home owners to avoid property boundary issues. » Get the Surveyors Real Property Report: Your property boundary will be recorded in the Surveyors Real Property Report (SRPR) that is performed after the foundation walls are poured (approximately a foot above grade) and the soil is backfilled around the home. The SRPR is your official documentation of your building location and the

Homebuyers are asked to evaluate every customer service touch-point in the new-home buying process. The questions are all centred on customer service delivery. According to Bogach, “Tarion has been working with builders and homeowners for the past 40 years. This insight has taught us that builders who make customer

service a priority create a positive homebuying experience that leads to happy, satisfied homebuyers. The Homeowners’ Choice Awards show that almost every builder can have a chance to be recognized – from small to large, and new to established. It’s all about how a builder chooses to focus on their customers.” To qualify for the awards, builders must have had at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must be returned.

GTA’S TOP BUILDERS AND PROJECTS celebrated at annual BILD awards

and land development industry including top builders, communities, designs and campaigns were recognized at the 36th annual BILD Awards on April 28. Awards for excellence in sales, marketing, design and construction of new homes in the GTA were handed out by the Building Industry and Land Development Association (BILD) in 47 categories. A group of expert judges from across North America determined the winners from more than 900 submitted entries. This year’s program featured many new modernized categories that reflect today’s GTA housing market such as awards for innovation and the inclusion of midrise developments within several awards. For the first time ever, two Home Builders of the Year were recognized, Great Gulf Homes for lowrise and Tridel for mid and highrise. The coveted People’s Choice Award, determined by members of the public through online voting, was awarded to Friday Harbour by Geranium Corporation and Pemberton Group. The resort-style development in Innisfil will feature walkable streets

and inviting public spaces where residents will enjoy amenities like an 18-hole championship golf course, a nature preserve and a vibrant marina. “This is a special award because it is completely decided by the public,” says BILD President and CEO Bryan Tuckey. “The eight projects vying for the title this year were all unique and show how the industry is providing a wide range of choices to new home buyers across the GTA.” In addition to the Home Builder of the Year title, Tridel was named Green Builder of the Year for its leadership in Green building practices, and the company also won the inaugural Best Customer Care award for its many customer service initiatives. The award for the Best New Community currently planned or under development was presented to Aspen Ridge Homes, CountryWide Homes and Lakeview Homes for Queensville – a new community just north of Newmarket. A brand new accolade for Best Midrise Building Design was presented to the Vandyk Group of Companies for The Craftsman Condominium Residences in Mississauga, which consists of three interconnected midrise buildings in the shape of a W, designed as an homage to Frank Lloyd Wright, as well as to create more corner units and terraces. The award for Best Innovative Suite Design, a new award which recognizes suites designed to increase housing choices for entrylevel consumers, was presented to Building Capital Inc. for SmartStudios, a 274-sq.-ft. condo showcasing multi-purpose features within the University Studios project in Oshawa. Best Innovative Home Design was awarded to Mason Homes for the Oakwood, one of its Courtyard Collection residences in Port Hope. At 2,122-sq. ft., it was the Oakwood model’s urban design that enabled it to be built as a detached, semidetached home or townhome with a sale price starting at $387,900. In a special presentation, Ignat “Iggy” Kaneff was honoured with the BILD Lifetime Achievement Award. the housing scene for decades, but this trend is being embraced with new enthusiasm. Over the past few years, there’s been a growing demand for luxury lowrise living in preferred neighbourhoods. And what many people are turning to is a housing form other than the traditional single detached home. While townhouses used to be considered an entry point to homeownership – and many projects still cater to first-time buyers on a budget – a hot market has emerged for elegant townhomes with high-end features and quality craftsmanship. Purchasers of such homes are seeking a residence that is suitable for a family or professional couple, located in an area well served by schools, shopping, parks, highways and transit. Convenience is paramount. Location is still the number one rule of real estate. Many higher end townhome communities are found in infill sites in existing preferred or upand-coming urban neighbourhoods in accessible, vibrant areas. The demand for upscale townhomes will continue to grow, as more people seek homes in settings in or close to the city where they don’t have to deal with long commutes and have a host of shops, restaurants and amenities close by. Some people don’t want to live in a highrise condo, but the price of a detached home is beyond what they are willing to spend. According

to March real estate data from the Toronto Real Estate Board, the average detached home sale price hit $910,375 in the 905 and was more than $1 million in the 416. Townhouses offer many of the same benefits as detached home, but at a more reasonable price. Townhouses are resonating with several types of buyers, including young professionals, young families and downsizers. When a young couple gets married, they naturally want more space than many condos provide – consider that the average square footage of a condo in Toronto is just 600 sq. ft. Townhouses average 1,800 to 1,900 sq. ft. in size. That’s space you can grow in. Many empty nesters want to downscale from their large family homes and all the maintenance it requires. They still want enough space to host family gatherings and have overnight guests. They want superb architecture, interior design and high-end features. The good news is that luxury townhouses offer all of these, so buyers don’t have to compromise their standard of living. Form and function matter. The owner of townhome builder, Dunpar Homes for instance, lives in a townhome, so his experience has helped him create liveable spaces with large kitchens with islands, dining rooms that can handle a dozen people, living room with fireplaces and spa-like bathrooms. Some of their newest townhomes even have heated

floors in the ground floor entry, den and powder room. Many buyers don’t like to buy from plans or can’t get a sense of how the space flows or what the finishes will look like. Buyers appreciate having model homes to tour, so they can see for themselves what the finished product will be like. As well as the lifestyle benefits, townhomes in desirable or up-andcoming neighbourhoods represent a good investment. Areas that used to be on the city outskirts are becoming urban, such as up-andcoming Etobicoke, and these urban areas are expanding beyond Toronto to all of the 905. We are starting to see the effects of Places to Grow, the provincial plan that curbs urban sprawl and requires municipalities to create sustainable communities that use land, resources and infrastructure efficiently. That means less land is available and intensification is happening within existing urban boundaries. Large lowrise new home developments are becoming a thing of the past. These factors will continue to fuel the demand for lowrise homes and result in strong price growth in the lowrise market. Low interest rates will be continuing for some time. Doing the math choosing between fixed and variable rate mortgages By Calum Ross

CHOOSING BETWEEN A FIXED and

variable rate mortgage is an exercise many homebuyers go through, particularly in times such as these when rates are low. Here are some tips that will work in any set of market conditions, and perhaps most importantly, will help you determine the best choice for your own personal risk tolerance and financial circumstances. At any given time, Canada’s capital markets represent about three per cent or less of global capital markets, and our economy is heavily reliant on exports. For Canadian mortgage consumers, no matter how closely we watch our own economy, we will always be subject to changes in our capital markets (debt and equity markets) as a result of shocks to the global system and particularly shocks to our key trading partner – the U.S. What this means to the fixed versus variable decision is this: at any given time, there is a set spread between the difference in the discounted five-year fixed rate (the most popular long-term mortgage product) and the discounted variable rate product. This spread can increase or decrease in response to movements in the overnight lending rate set by the Bank of Canada and the Government of Canada bond market. This difference in rate represents the premium that mortgage consumers have to pay for the peace of mind that a longer term fixed mortgage offers. Conversely, the difference in savings for going

variable represents the reward for taking on the extra risk of not locking in your rate and protecting yourself against future potential rate movements. The only thing a longer term fixed mortgage gives you is a guarantee against your rate and subsequently your payment moving for a longer period. It is essentially an insurance premium against interest rate risk, and like all insurance premiums, they change and are more or less valuable to different market participants. The difference between this longer term fixed rate and the variable rates, rise and fall in different market conditions. Traditionally, the difference between short and long-term rates is highest when inflation is high – at some of these points in time, the difference was more than two per cent. When inflation is extraordinarily low, the difference in these two rates has been as low as less than 0.5 per cent. Regardless of the difference in the two rates, the relative cost-benefit analysis really comes down to your own tolerance for risk and how much you ultimately pay (cost) for that piece of mind, or stand to gain (save) from taking the extra risk. Only you can gauge that decision, but if you want to do the math, it

is fairly simple: just multiply your mortgage balance between the difference in the fixed versus variable. For example – if you have a $100,000 mortgage and the difference between a competitive fixed rate mortgage and a variable rate mortgage is one per cent, then the additional premium per year for that peace of mind is $1,000 or $100,0000 x (the difference in interest rates). If this cost seems reasonable, you are likely suited for a longer term fixed mortgage. If it seems expensive, you might be best to go for a variable rate mortgage. One final caveat: there is no amount of financial gain that ever warrants putting yourself under financial duress. When it comes to mortgage or financial decisions, smart consumers don’t take on more risk than they can financially handle. The implication – if you can’t afford an upswing in rates, then going variable is not a sound decision in any economy. Ignat “Iggy” Kaneff honoured with Lifetime Achievement Award A STRONG BELIEVER in building

communities and a generous philanthropist, Ignat “Iggy” Kaneff has helped to improve the lives of many around the world over the last 65 years. For this and much more, Kaneff received the Building Industry and Land Development Association’s (BILD) highest honour this year — the Lifetime Achievement Award. Builder and land developer, Mr. Kaneff received the accolade at the 36th annual BILD Awards surrounded by his family, friends and more than 1,100 industry colleagues. “It is my privilege to present Mr. Kaneff with this award recognizing his lifetime of achievement,” says BILD President and CEO Bryan Tuckey. “He has made an immense contribution to the lives of people in the GTA and in his hometown in Bulgaria by building places where people can live, work and play.” Born in Gorno Ablanovo, Bulgaria in 1926, Kaneff came to Canada in 1951 and founded Kaneff Properties Limited in 1956. He has been a BILD member since 1959 and is currently CEO and chairman of the Kaneff Group of Companies. He has built thousands of family homes, highrise residential apartment units, as well as retail commercial plazas and office buildings in the GTA. An avid golfer, Kaneff has also created six golf course properties, including the first-class Lionhead, Royal Ontario and Royal Niagara golf clubs. For 45 years, he has hosted an annual golf tournament that has raised more than $1.5 million for Community Living, an organization supporting children with intellectual disabilities in Peel Region.

Guide to building a budget By Gail Vaz-Oxlade

PEOPLE TELL ME they don’t know how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things. So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade. com/resources/interactive_budget_ worksheet.html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.

Okay, here we go. 1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income. If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like).

2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular — like an annual bonus — do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize. …continued on page 46

5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/ lease. Put it under “debt repayment.” 6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable. You can make more money. Work harder, work smarter. Get a second job, a third job, a better job. That’s your budget.

Two more things: 7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.

3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account. 4. We’re going to skip down to

“saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.

8. You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing. (That includes mortgage/rent, condo fees/ maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line. It’s your money. You can do anything you want with it except spend more than you make.

Homeowners’ Choice Awards. This is our annual awards luncheon where we present awards to the builders with the best customer service in Ontario. And how do we know who is the best? We ask every new home buyer in Ontario to rate their builder, and tell us about their new home buying experience. I’m pleased to announce that the results are in, and 2016 Homeowners’ Choice Awards go to: • The Daniels Corporation and The Tricar Group (tied) – Highrise Category • Tribute Communities – Large Volume Category • LEMAY Homes – Maisons LEMAY – Medium Volume Category • Kolody Homes – Small Volume Category Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards are the result of thousands of newhome buyers’ being polled across the province annually. Anyone that moved into a new home between Oct. 1, 2014 and Sept. 30, 2015 was offered the chance to rate their builder by filling out a survey. Home buyers are asked to evaluate every customer service touch-point in the

new-home buying process. Out of more than 56,000 invitations to participate, an impressive 21 per cent of new-home buyers participated. This translated into nearly 12,000 responses that were tabulated by Crunch Research and Nielsen. To qualify for the awards, builders must have had at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must be returned. So why did we change the name of these awards? These awards have always been about new home buyers in Ontario and their level of satisfaction with their individual builder. Changing the name to the Homeowners’ Choice Awards simply reflects the importance of the customer’s experience in the new-home buying process, and how each and every homebuyer can have a say in whether a new home builder receives recognition. I’m pleased to see some familiar names on the list this year. The Daniels Corporation, The Tricar Group and Tribute Communities are all past winners and finalists. In fact, The Tricar Group has won this award for the past three years in a row. These builders demonstrate an unwavering commitment to customer service, which is evident in the scores they receive from homebuyers year after year. As large-scale builders, they are providing service to thousands of buyers, and still manage to uphold

consistent customer service delivery – a clear indication that these builders put their customers first. It is always exciting to me to see new names on the list as well. Both Kolody Homes and LEMAY Homes are first time finalists and recipients. It’s all about how each builder chooses to focus on their customers. On behalf of Tarion, I would like to congratulate all the 2016 Homeowners’ Choice Awards finalists and recipients. AT THE CLOSING OF a new residential

real estate transaction there are usually three groups who get paid: the builder, the government, and the lawyer. Each group receives payment based on fairly specific items, and the builder and your lawyer will collect from you for the government remittance. Generally speaking, your lawyer collects all of the necessary money from your mortgage company and from you. You will need certified cheques, bank drafts or cash because of your lawyer’s trust account requirements. Here’s how the builder gets paid, and where all the money your lawyer wants, needs to go. The builder will get paid the purchase price of the property less the deposit, plus certain other things. You may even get a credit for items called “adjustments.” The adjustments will be reflected on a document called the Statement of Adjustments which contains a multitude of details, all related to your original agreement. The Statement of Adjustments will include the HST payable (the rebate will be broken out), the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. This document is incredibly important. Review it carefully and get everything explained to you, so you understand all the charges that you are required to

It is at this point that you find out the final number you are paying to the builder for your new home. The Ontario government and the City of Toronto will get paid a Land Transfer Tax, unless you are entitled to the rebate or exemption, and sales tax on goods (if applicable). There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Okay, now what about that lawyer? First of all, you are going to pay the legal fee, whatever amount the two of you agreed to. You did of course have a pre-agreed fee, didn’t you? Then there is a list of disbursements. Disbursements are those monies expended by your lawyer on your behalf necessary to properly search and close the transaction. Be careful

— it is here that someone may try to take advantage of you by charging large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Disbursements include registration charges, title insurance, couriers, searches of all kinds, and many other items necessary to close your transaction. Remember, a large part of your closing costs is based on what you negotiate at the beginning of your purchase, and is outlined in your Agreement of Purchase and Sale. Please remember, only a lawyer can provide legal service — that is the law!

WHEN YOU MOVE your home or office, of course you want your belongings to arrive at their destination safely, with nothing broken or misplaced. But there are other forms of safety and security that are also worth important consideration, whether you are moving with or without a professional mover. For example, items that are being transferred to and from the truck or vehicles. How can you ensure that nothing will go missing while all of the movers are in the house or apartment? At Two Men and a Truck Canada, we dispatch movers in teams of three so that one person can be with the truck at all times, supervising the job and keeping an eye on your belongings. When moving with friends and family, make sure you don’t get too caught up in carrying items in and out that you leave vehicles unattended. This is particularly important when moving in or out of an apartment building or condominium, as elevator trips may mean that those carrying the items are away from the moving vehicle for extended periods of time. Another safety aspect is ensuring that no one gets hurt during your move. Professional movers are trained to lift correctly and have strapping and other aides that help to move bulky items. We also understand fragility and treat delicate items with the care they deserve. Untrained people who

help you may inadvertently cause damage because they don’t know how to move certain items. Movers have special packing materials, labels and loading/unloading techniques in place to protect these cherished pieces. If you are planning a business move, it is wise to hire a professional mover and sit down with the move consultant to develop a plan. For example, long before the actual move, begin shredding unneeded documents to save time and money, and to avoid unwanted confusion at either end. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? One approach may be to move critical servers in separate trucks so that all of the information would not be damaged in the unlikely event of a traffic accident. Speaking of sensitive or expensive cargo, whether moving to a new home or office, it’s a good idea to have specific items appraised and insured personally to protect them.

Be sure to create an inventory of these items, take photos of them and provide a copy to the mover. Another aspect of a move that clients may neglect is the ability of the drivers. People who choose a DIY move usually rent a truck or trailer, but do they have the skills, experience or training to drive the vehicle safely? If you are not used to driving with a heavy load in a vehicle it can be risky. A professional moving company provides trained drivers who are used to driving safely from point A to B with your belongings in tow. If you need to store items for a period of time, ask your mover if they have a storage facility that is climate controlled and insured against floods, fire, theft, and the like. A mover who offers full insurance with professional and bonded employees relieves you of the worry and stress of these kinds of safety and security issues. WHEN BUYING A NEW HOME, make sure you do your homework. Here are five helpful suggestions when choosing a new place to call home.

Get your money in order Get your mortgage pre-approved before checking out model homes so you have a better idea what your budget will allow. Don’t just take the lowest rate either. “Keep the completion date in mind,” says realtor Warren Berg. “Independent brokers can usually only hold your rate for 90 days. Banks can lock in a rate for much longer. If your home won’t be ready in 90 days or less, you may be better off dealing with your bank.” Find the right area Location, location, location are still the three most important things in real estate. “While design trends will come and go, location is forever,” says Berg. Look for amenities like parks, shopping, and entertainment that are either in place or planned for your area. But also think of future resale value. “There are negative factors such as overhead power lines and external noise that could discourage potential buyers.” Look past the lipstick “Just as you shouldn’t choose your spouse based solely on appearance, you shouldn’t choose your home without looking beneath the surface,” says Berg. Looking past the granite countertops and hardwood floors may

lead to more important discoveries. Does the heating system meet your needs? Is there adequate parking? Don’t let your wants distract you from the needs of day-to-day living. Rome wasn’t built in a day Good builders rely on quality tradespeople. The problem, especially in a booming market, is that good tradespeople are in high demand so it may take longer to get to your home, but it is well worth the wait. “A reputable builder knows taking extra time to do the job right will save you headaches and themselves money in warranty and service costs,” says Berg.

Cheapest may not be best “Price and value are completely different concepts,” says Berg. “When I was a kid, buying the cheapest bubble gum seemed like a no-brainer. I saved 10 cents on every pack of gum. At the time, 10 cents was enough for me to choose gum that tasted a lot like soap.” Taking the cheap option in your home may lead to doling out more cash in replacement costs down the road. New-home buyers: who’s watching your back? By Wayne Karl

THERE’S AN OLD JOKE in some circles that new-home buyers spend more time researching their next wireless device than they do a new home. Well, those days are over – or they should be, if you want to avoid a homebuying gong show. New homes and their warranty coverage are increasingly in the news these days, whether because of rising prices or other challenges, and are the subject of some debate. And not all provinces handle new home warranties the same way. In Ontario, the provincial government empowers Tarion Warranty Corp. as the sole new home warranty provider – the primary backer of about 50,000 new homes every year. Not everyone agrees with this approach, saying consumers should have more choice in who provides such coverage. In BC and Alberta, the situation is very different – about a half-dozen companies in each province provide new home warranty coverage. Should your new home warranty be any different than the insurance business, where consumers can contract their own car, home or medical coverage? Or should it be any different than when you buy a new car, and the warranty is provided by the manufacturer, or an affiliate thereof? Interesting questions, right? The importance of warranty coverage became frontpage news in Toronto recently when one builder was at risk of being de-registered by Tarion because of concerns over its customer service, high number of warranty claims and financial position. The company recently announced it had initiated restructuring proceedings under the Bankruptcy and Insolvency Act (Canada). Naturally, such developments worry new-home buyers, whether they’ve just put down deposits or have already moved into their new homes and expect warranty coverage. Rest assured, new-home buyers, Tarion still has your back. The status of the builder does not affect your warranty rights. “If the homebuyers receive a completed home, they will also receive the three warranties that come with that home – the one-year, two-year and seven-year warranties,” Tarion President Howard Bogach told New Home Guide. “This is in addition to possible delay compensation.

If buyers do not receive their home, their deposits are protected under the warranty up to a certain amount. For freehold homes, it is $40,000. For condominiums, it is $20,000 (condominium deposits are also protected by the trust provisions of the Condo Act, so condo buyers should receive their full deposit back). The bottom line, dear homebuyer, is that no matter where in Canada you’re located or who provides the warranty coverage – do you research.

New-home builder and warranty checklist » Is home building the company’s profession? Is home building the company’s primary business? Or is it a part-time or more recent focus? Home building is a serious business. It takes commitment to keep up with everything that is going on in the industry, and it requires solid business skills and a track record of satisfied clients. » What is your experience, and how long have you been in business? Good builders are proud of their track record, whether they have been in business for three or 30 years. They will tell you about their background, training and experience, strengths and what sets them apart from others. » Are they a member of the Canadian Home Builders’ Association (CHBA)? Membership in CHBA is an indication of a builder’s commitment to the industry, to the success of their company and, ultimately, to their customers. Members agree to a Code of Ethics that calls for fair and honest dealings with consumers. » Are they a member of a home warranty program? Warranty programs provide additional protection for the homebuyer’s investment. In some regions, there is a variety of warranties available. Ask the builder to explain the details – you want the warranty that best meets your needs for both the short and the long term. » Will they give you references from past clients? Contact past customers to find out how satisfied they are with their new home. Ask if the home was completed on budget and on time, what the builder was like to work with and about the company’s after-sales service.
