Deciding to move is easy Looking for a new place can be overwhelming. The stress of finding something suitable, plus the pressure to sign legally binding contracts can create a lot of anxiety. However, anxiety can be controlled — if not eliminated — by managing two important factors: how prepared you are financially and how knowledgeable you are about the process. This includes the details of your transaction, what is expected from you from a legal standpoint and all of your financial obligations. With so much information available these days on the web, it’s easy to
get distracted. For tips and financial advice, and the latest property listings available across Canada, check out this issue and our website, YPNextHome.ca. Not only will you find an easy way to connect with prospective properties, you’ll be able to dig deep on details such as costs, neighbourhood information and much more. Deciding to move is easy, finding a place that matches your criteria can be the tough part. Let us help. Drop us a line and let us know if you have any questions or comments. We’d love to hear from you.
A painful reminder for us all

When an Act of God strikes a cruel blow such as that delivered in Fort McMurray, Alta. recently, one immediate concern – after personal safety – is home insurance. Quite literally, when residents are allowed to return, they have no idea what they’re going home to. Will my home still be there? Does my home insurance cover fire damage? Does it cover smoke damage? Are our living expenses covered, having been evacuated? And though Prime Minister Justin Trudeau promises “total support” to
the residents of Fort McMurray – and Canadian Red Cross raising $30 million and the Alberta government pledging $100 million in aid – countless questions remain for all parties. Even if you personally are not affected by the events in Fort McMurray, they serve as a painful reminder – check your insurance. Do you have the right policy? Do you have enough coverage? Challenging questions, indeed, but they pale in comparison to what those in Fort McMurray are facing.

Advice | BILD REPORT
Celebrating excellence at annual BILD Awards By Bryan Tuckey
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
OUR INDUSTRY RECENTLY celebrated the many city builders whose projects, designs and campaigns are not only providing new homes but working to grow and improve our communities in the GTA. At the 36th annual BILD Awards, we recognized 64 member companies for their excellence in sales, marketing, design and construction of new homes and communities. Prizes were handed out in 48 categories. This year’s program featured many new modernized categories that reflect today’s GTA housing market such as awards for innovation and the inclusion of midrise developments within several categories. For Home Builder of the Year, our most coveted prize which recognizes the company that sets the standard for the rest of the industry, we celebrated two builders for the first time ever. In the GTA today, we are building as many mid- and highrise homes as lowrise homes due to provincial intensification policies, so it was appropriate to recognize the leading builders from both markets. Great Gulf Homes won in the lowrise category for its commitment to exceptional architectural design and building quality, considerable philanthropic activities and customer service excellence. For its contribution to industry innovation, exacting quality control process and outstanding employee engagement, Tridel was recognized for the mid- and highrise market.
Art Shoppe Lofts + Condos by Freed Developments
35 Wabash by Zinc Developments
Tridel also won the inaugural award for Best Customer Care and was named Green Builder of the Year. In 2015, the company built 1,150 new homes in more than 10 million sq. ft. of LEED certified buildings. Best New Community – Built, another award introduced this year, was presented to Hullmark Developments and Tridel for Hullmark Centre in North York. The only award category that recognizes a finished development, it honours the best “complete community” that embodies provincial smart growth principles. Two outstanding new GTA developments were crowned Projects of the Year. This distinction recognizes projects that best combine excellence in design and marketing while exemplifying quality and innovation. The uniquely designed mixedused condominium development Art Shoppe Lofts + Condos by Freed Developments and Capital Developments won the Project of the Year Mid/Highrise award. 35 Wabash by Zinc Developments received top honours for lowrise project. This was one of three awards earned by the modern townhome development. Innovation was a major theme
at this year’s BILD Awards, with an emphasis on recognizing architectural design that is increasing housing choices for entry-level consumers. The award for Best Innovative Suite Design went to Building Capital Inc. for SmartStudios, a modestly priced 274-sq.-ft. condo showcasing multipurpose features within the University Studios project in Oshawa. Best Innovative Home Design was awarded to Mason Homes for the Oakwood, part of its Courtyard Collection development in Port Hope. The inventively designed model offers the flexibility to be built as a detached home, semi-detached home or a townhome with a sale price starting at just $387,900. This is just a small sample of the award winners and the great work being done by the entire home building and land development industry in the GTA. Tarion aims to provide greater access with a virtual 2016 annual public meeting IN A HISTORIC FIRST, TARION
Warranty Corp. is holding its 2016 Annual Public Meeting on May 31 as a webcast. This will provide unprecedented access to residents across the province, including new home buyers and new-home owners, who have an interest in Tarion’s work. Beginning on Tuesday, May 31, at 7 p.m. members of Tarion’s corporate leadership team will be providing an update on the warranty, policies and processes over the last year. The Tarion ombudsperson will also present his report for 2015. After the formal presentations, a live question and answer period will be conducted. Stakeholders from across the province are encouraged to send in their questions in advance of the meeting by visiting research.net/r/APMQA2016 “Holding a virtual Public Meeting makes sense,” says Howard Bogach, president and CEO of Tarion. “After listening to feedback from the public, reviewing the cost benefits and recognizing that we can reach so many more consumers, we made the decision to web cast this year’s meeting. In the past, most participants were from the Greater Toronto Area, and only a few new home owners came from outside the city – some having to travel for many hours. Since we provide consumer protection to new home buyers across the entire province, it’s important that our Annual Public Meeting be similarly accessible.” This new format is consistent with improvements Tarion has made to the warranty process over the years. Moving to online channels has significantly increased home buyers’ satisfaction with the warranty process as they find it more convenient and accessible.
MORE TRENDING ONLINE nexthome.yp.ca/news
Tarion has held Annual Public Meetings since 2010 to provide an update on the organization, and a forum for the public to interact with Tarion’s management and warranty services staff. In 2015, Tarion made enhancements to this meeting to better reflect the information that new home buyers were asking for. For example, we encouraged questions in advance of the meeting to help tailor our presentations and focus on the information participants were looking for. It also allowed us to respond to many individual questions well in advance of the meeting and to connect with those unable to attend. This year, Tarion plans to post a recording of the meeting on its website after the event. According to Siloni Waraich, Tarion’s vice-president of stakeholder engagement, “Over the years, Tarion has continuously sought new ways to expand our outreach, and interact with all our stakeholders. Earlier this
year we held our fist webcast to home buyers in the London area, and received positive feedback from attendees. Evolving our Annual Public Meeting into a virtual event and posting a recording on our website will make this meeting more accessible to the various groups that Tarion serves across Ontario.” Members of Tarion’s leadership team will respond to a combination of pre-submitted and live questions during the web conference. A team of Warranty Services Representatives will also be on hand to follow-up on individual questions about the warranty. Invitations to attend the 2016 Annual Public Meeting will be emailed to all consumers and builders registered through MyHome and BuilderLink.

Advice | FUNDAMENTALLY SPEAKING
Why you should always check your property boundary property boundary lines. Builders typically provide this plan when you close the deal. Be sure you receive a copy and keep it in a safe place for future reference.
By Wayne Karl
MORE ADVICE ONLINE
» Mark the four boundary corners of your property: Ask the builder to have the surveyor mark the four boundary corners of your property with iron survey bars as a condition of closing. Even if the builder charges a nominal fee for this service, it is a cost-effective practice that will allow you to add structures and landscaping with confidence and peace of mind in years to come.

HAVE YOU BOUGHT, or are considering buying, a new home and want to build a fence, shed or deck or otherwise spruce up your residence? Here’s why you might want to check your property boundary first. A recent analysis conducted by Krcmar Surveyors Ltd. showed that about 49 per cent of residential properties in the Greater Toronto Area, for example, have boundary discrepancies with significant potential to cause disputes between neighbours. Horror stories of feuding neighbours, litigation nightmares and tens of thousands of dollars in legal costs are not just the stuff of Hollywood movies – it really does happen. And yes, even with new homes. Sometimes, it’s just difficult to tell where one property ends and another begins. “It’s not as easy as one would think, in a muddy construction zone with no fences and rudimentary driveways, curbs and roads to delineate land parcels,” says Sasa Krcmar, executive director of Krcmar Surveyors Ltd., whose company has helped launch protectyourboundaries.ca, a site designed to help homeowners prevent and resolve property boundary issues. Although legal iron bars are set to mark out each lot prior to construction, they often get knocked out, moved or buried during the building phase.
“Many homeowners, naturally and incorrectly, assume that the wooden stakes that dot the perimeter of their property represent the boundary, and use them as a guide to start planting a hedge or put up a fence,” Krcmar told New Home Guide. “However, these wooden stakes are generally used for site grading. And while they are likely located near the property line, they can’t be relied upon to determine the legal boundary.” Here, then, are a few tips for new-home owners to avoid property boundary issues. » Get the Surveyors Real Property Report: Your property boundary will be recorded in the Surveyors Real Property Report (SRPR) that is performed after the foundation walls are poured (approximately a foot above grade) and the soil is backfilled around the home. The SRPR is your official documentation of your building location and the
» Protect the iron survey bars that define your property: Protect the iron survey bars that define the corners of the property. They are legal monuments that provide the most important evidence of your property boundaries. Don’t remove or move them, or allow others to. » Be a good neighbour: Be a good neighbour, while at the same time ensuring that your neighbours don’t establish a pattern of using part of your property for their routine activities. » And, if all else fails: Visit protectyourboundaries.ca, where, for a cost that varies depending on the surveyor (usually $200 to $300), homeowners can find their exact property boundaries.

Great Gulf wins top builder lowrise at the 36th Annual BILD Awards
GREAT GULF WAS AWARDED the Oscar of the building industry from the Building Industry and Land Development Association (BILD) for Lowrise Builder of the Year, at the 36th annual BILD Awards on April 28. This coveted award celebrates distinction within the building and development industry recognizing builders who through their professionalism and dedication to excellence, set the standard for the rest of the industry. “We are very proud and excited to have been recognized with this award and want to congratulate and thank the entire Great Gulf team on our win for the Home Builder of the Year Lowrise. I would also like to thank recent new home buyers for their trust and confidence in our ability to provide them with well-built, architecturally well-designed homes,” says Christopher Wein, president, Great Gulf. “This is the third time in our company’s history that we have

won this prestigious award and at a particularly fitting time as we celebrate our 40th anniversary.” One of the main considerations for this award is a customer satisfaction survey completed by recent occupants of the builder’s communities. Great Gulf’s sales staff and upgrade selection process were ranked highly and some buyers stated they would consider Great Gulf before any other builder for the purchase of their next home. Great Gulf marries design innovation, construction technology and craftsmanship ensuring precision building. It uses an innovative approach to building with H+ME Technology. It starts with a three dimensional computeraided design for all its homes. Wall and floor panels are assembled robotically in a controlled 200,000 sq. ft. factory environment. The result is straighter joints, squarer walls, improved structural integrity and virtually no errors or deficiencies. Once shipped to site, homes can be assembled in two days. With this building science, Great Gulf has revolutionized the building industry and the homebuying experience. Its reputation as a premium builder is a result of 40 years of experience and a commitment to superior design and cuttingedge technology. Precision Building, Ideal-Condition Building and H+ME Technology Built Certification lead in the future of construction and producing the best possible end product.

TARION NAMES WINNERS OF THE 2016
Homeowners’ Choice Awards THE PROVINCE’S HOME BUILDERS
with the best customer service have just been announced! Tarion is proud to present the 2016 Homeowners’ Choice Awards recipients, as chosen by Ontario’s new-home buyers. These are the only awards that focus exclusively on customer service, and let the buyers decide who should shine.
And the winners are… » The Daniels Corporation and The Tricar Group – Highrise Category (tied) » Tribute Communities – Large Volume Category » LEMAY Homes – Maisons LEMAY – Medium Volume Category (first time finalist and recipient) » Kolody Homes – Small Volume Category (first time finalist and recipient) “Today’s best companies know that positive reviews by real customers are the key to success,” says Tarion President and CEO Howard Bogach. “The Homeowners’ Choice Awards, presented by Tarion, recognize that when it comes to defining success in the province’s residential building industry, the voice of the homeowner matters. Being attentive, responsive and listening to homebuyers is what makes these builders rise above their peers.” Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards are the result of thousands of newhome buyers’ being polled across the province annually. Anyone that moved into a new home between Oct. 1, 2014 and Sept. 30, 2015 was offered the chance to rate their builder by filling out a survey. Out of more than 56,000 invitations to participate, an impressive 21 per cent of new-home buyers participated. This translated into nearly 12,000
responses that were tabulated by Crunch Research and Nielsen. The survey asks homeowners to share their opinions of their builders’ customer service delivery. Homebuyers are asked to evaluate every customer service touch-point in the new-home buying process. The questions are all centred on customer service delivery. According to Bogach, “Tarion has been working with builders and homeowners for the past 40 years. This insight has taught us that builders who make customer
service a priority create a positive homebuying experience that leads to happy, satisfied homebuyers. The Homeowners’ Choice Awards show that almost every builder can have a chance to be recognized – from small to large, and new to established. It’s all about how a builder chooses to focus on their customers.” To qualify for the awards, builders must have had at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must be returned.
The Daniels Corporation tied for first in the Highrise Category
The Tricar Group tied for first in the Highrise Category
Tribute Communities won in the Large Volume Category

GTA’S TOP BUILDERS AND PROJECTS celebrated at annual BILD awards
p Home Builder of the Year, Lowrise – Great Gulf
THE BEST OF THE GTA’S HOME building
and land development industry including top builders, communities, designs and campaigns were recognized at the 36th annual BILD Awards on April 28. Awards for excellence in sales, marketing, design and construction of new homes in the GTA were handed out by the Building Industry and Land Development Association (BILD) in 47 categories. A group of expert judges from across North America determined the winners from more than 900 submitted entries. This year’s program featured many new modernized categories that reflect today’s GTA housing market such as awards for innovation and the inclusion of midrise developments within several awards. For the first time ever, two Home Builders of the Year were recognized, Great Gulf Homes for lowrise and Tridel for mid and highrise. The coveted People’s Choice Award, determined by members of the public through online voting, was awarded to Friday Harbour by Geranium Corporation and Pemberton Group. The resort-style development in Innisfil will feature walkable streets
and inviting public spaces where residents will enjoy amenities like an 18-hole championship golf course, a nature preserve and a vibrant marina. “This is a special award because it is completely decided by the public,” says BILD President and CEO Bryan Tuckey. “The eight projects vying for the title this year were all unique and show how the industry is providing a wide range of choices to new home buyers across the GTA.” In addition to the Home Builder of the Year title, Tridel was named Green Builder of the Year for its leadership in Green building practices, and the company also won the inaugural Best Customer Care award for its many customer service initiatives. The award for the Best New Community currently planned or under development was presented to Aspen Ridge Homes, CountryWide Homes and Lakeview Homes for Queensville – a new community just north of Newmarket. This award recognizes a community that embodies the smart growth principles of the provincial Growth Plan. The inaugural award for Best New Community – Built was presented to Hullmark Developments and Tridel for Hullmark Centre in North York. This new award, the only one given out for a constructed project, honours the best existing “complete community” that embodies provincial smart growth principles. Completed in 2015, Hullmark Centre features residential, office and retail space with direct access to the Yonge-Sheppard subway station. Two outstanding new GTA developments, one lowrise and one mid/highrise, were crowned Project of the Year. This distinction recognizes projects that best combine excellence in design and marketing while exemplifying quality and innovation. A townhome development called 35 Wabash by Zinc Developments won the prize for Project of the Year Lowrise and a uniquely designed mixed-use condo development at Yonge and Eglinton called Art Shoppe Lofts + Condos by Freed Developments and Capital Developments won the Project of the Year Mid/ Highrise award.

A brand new accolade for Best Midrise Building Design was presented to the Vandyk Group of Companies for The Craftsman Condominium Residences in Mississauga, which consists of three interconnected midrise buildings in the shape of a W, designed as an homage to Frank Lloyd Wright, as well as to create more corner units and terraces. The award for Best Innovative Suite Design, a new award which recognizes suites designed to increase housing choices for entrylevel consumers, was presented to Building Capital Inc. for SmartStudios, a 274-sq.-ft. condo showcasing multi-purpose features within the University Studios project in Oshawa. Best Innovative Home Design was awarded to Mason Homes for the Oakwood, one of its Courtyard Collection residences in Port Hope. At 2,122-sq. ft., it was the Oakwood model’s urban design that enabled it to be built as a detached, semidetached home or townhome with a sale price starting at $387,900. In a special presentation, Ignat “Iggy” Kaneff was honoured with the BILD Lifetime Achievement Award. The CEO and Chairman of the Kanefff Group of Companies has built thousands of family homes, highrise residential apartment units, as well as retail commercial plazas and office buildings in the GTA. “The GTA is home to some of the best projects in the world thanks to the hard work of local industry professionals,” says Tuckey. “Their hard work is a testament to the quality of our communities, which is what makes the GTA such a great place to live.” With more than 1,450 members, BILD, formed through the merger of the Greater Toronto Home Builders’ Association and Urban Development Institute/Ontario, is the voice of the land development, home building and professional renovation industry in the Greater Toronto Area. BILD is proudly affiliated with the Ontario and Canadian Home Builders’ Associations.

Advice | TRENDING IN LOWRISE
Townhomes an increasingly important part of the lowrise market By Michael DiPasquale
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
TOWNHOMES HAVE BEEN A PART OF
the housing scene for decades, but this trend is being embraced with new enthusiasm. Over the past few years, there’s been a growing demand for luxury lowrise living in preferred neighbourhoods. And what many people are turning to is a housing form other than the traditional single detached home. While townhouses used to be considered an entry point to homeownership – and many projects still cater to first-time buyers on a budget – a hot market has emerged for elegant townhomes with high-end features and quality craftsmanship. Purchasers of such homes are seeking a residence that is suitable for a family or professional couple, located in an area well served by schools, shopping, parks, highways and transit. Convenience is paramount. Location is still the number one rule of real estate. Many higher end townhome communities are found in infill sites in existing preferred or upand-coming urban neighbourhoods in accessible, vibrant areas. The demand for upscale townhomes will continue to grow, as more people seek homes in settings in or close to the city where they don’t have to deal with long commutes and have a host of shops, restaurants and amenities close by. Some people don’t want to live in a highrise condo, but the price of a detached home is beyond what they are willing to spend. According
to March real estate data from the Toronto Real Estate Board, the average detached home sale price hit $910,375 in the 905 and was more than $1 million in the 416. Townhouses offer many of the same benefits as detached home, but at a more reasonable price. Townhouses are resonating with several types of buyers, including young professionals, young families and downsizers. When a young couple gets married, they naturally want more space than many condos provide – consider that the average square footage of a condo in Toronto is just 600 sq. ft. Townhouses average 1,800 to 1,900 sq. ft. in size. That’s space you can grow in. Many empty nesters want to downscale from their large family homes and all the maintenance it requires. They still want enough space to host family gatherings and have overnight guests. They want superb architecture, interior design and high-end features. The good news is that luxury townhouses offer all of these, so buyers don’t have to compromise their standard of living. Form and function matter. The owner of townhome builder, Dunpar Homes for instance, lives in a townhome, so his experience has helped him create liveable spaces with large kitchens with islands, dining rooms that can handle a dozen people, living room with fireplaces and spa-like bathrooms. Some of their newest townhomes even have heated
floors in the ground floor entry, den and powder room. Many buyers don’t like to buy from plans or can’t get a sense of how the space flows or what the finishes will look like. Buyers appreciate having model homes to tour, so they can see for themselves what the finished product will be like. As well as the lifestyle benefits, townhomes in desirable or up-andcoming neighbourhoods represent a good investment. Areas that used to be on the city outskirts are becoming urban, such as up-andcoming Etobicoke, and these urban areas are expanding beyond Toronto to all of the 905. We are starting to see the effects of Places to Grow, the provincial plan that curbs urban sprawl and requires municipalities to create sustainable communities that use land, resources and infrastructure efficiently. That means less land is available and intensification is happening within existing urban boundaries. Large lowrise new home developments are becoming a thing of the past. These factors will continue to fuel the demand for lowrise homes and result in strong price growth in the lowrise market. Low interest rates will be continuing for some time. And that’s why there may be no better time to consider buying a townhouse. Michael Di Pasquale is Vice-President of Finance and Operations for Dunpar Homes

Advice | MORTGAGE FINESSE
Doing the math choosing between fixed and variable rate mortgages By Calum Ross
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
CHOOSING BETWEEN A FIXED and
variable rate mortgage is an exercise many homebuyers go through, particularly in times such as these when rates are low. Here are some tips that will work in any set of market conditions, and perhaps most importantly, will help you determine the best choice for your own personal risk tolerance and financial circumstances. At any given time, Canada’s capital markets represent about three per cent or less of global capital markets, and our economy is heavily reliant on exports. For Canadian mortgage consumers, no matter how closely we watch our own economy, we will always be subject to changes in our capital markets (debt and equity markets) as a result of shocks to the global system and particularly shocks to our key trading partner – the U.S. What this means to the fixed versus variable decision is this: at any given time, there is a set spread between the difference in the discounted five-year fixed rate (the most popular long-term mortgage product) and the discounted variable rate product. This spread can increase or decrease in response to movements in the overnight lending rate set by the Bank of Canada and the Government of Canada bond market. This difference in rate represents the premium that mortgage consumers have to pay for the peace of mind that a longer term fixed mortgage offers. Conversely, the difference in savings for going
variable represents the reward for taking on the extra risk of not locking in your rate and protecting yourself against future potential rate movements. The only thing a longer term fixed mortgage gives you is a guarantee against your rate and subsequently your payment moving for a longer period. It is essentially an insurance premium against interest rate risk, and like all insurance premiums, they change and are more or less valuable to different market participants. The difference between this longer term fixed rate and the variable rates, rise and fall in different market conditions. Traditionally, the difference between short and long-term rates is highest when inflation is high – at some of these points in time, the difference was more than two per cent. When inflation is extraordinarily low, the difference in these two rates has been as low as less than 0.5 per cent. Regardless of the difference in the two rates, the relative cost-benefit analysis really comes down to your own tolerance for risk and how much you ultimately pay (cost) for that piece of mind, or stand to gain (save) from taking the extra risk. Only you can gauge that decision, but if you want to do the math, it
is fairly simple: just multiply your mortgage balance between the difference in the fixed versus variable. For example – if you have a $100,000 mortgage and the difference between a competitive fixed rate mortgage and a variable rate mortgage is one per cent, then the additional premium per year for that peace of mind is $1,000 or $100,0000 x (the difference in interest rates). If this cost seems reasonable, you are likely suited for a longer term fixed mortgage. If it seems expensive, you might be best to go for a variable rate mortgage. One final caveat: there is no amount of financial gain that ever warrants putting yourself under financial duress. When it comes to mortgage or financial decisions, smart consumers don’t take on more risk than they can financially handle. The implication – if you can’t afford an upswing in rates, then going variable is not a sound decision in any economy. Watch for summer openings of these popular eateries. The 2,045-sq.-ft. Wendy’s restaurant will be located at Dundas and Sumach streets. Subway and Yogen Früz will be located at the base of The Daniels Corporation’s One Park Place Condominiums on the Urban Mews. Advice | MONEY MATTERS
Guide to building a budget By Gail Vaz-Oxlade
PEOPLE TELL ME they don’t know how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things. So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade. com/resources/interactive_budget_ worksheet.html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.
Okay, here we go. 1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income. If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like).
2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular — like an annual bonus — do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize. …continued on page 46

5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/ lease. Put it under “debt repayment.” 6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable. You can make more money. Work harder, work smarter. Get a second job, a third job, a better job. That’s your budget.
Two more things: 7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account. 4. We’re going to skip down to
“saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.
8. You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing. (That includes mortgage/rent, condo fees/ maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line. It’s your money. You can do anything you want with it except spend more than you make.

Advice | TARION REPORT
Tarion asked homeowners to rate their builders, and the results are in! By Howard Bogach
TARION RECENTLY HOSTED THE 2016
Homeowners’ Choice Awards. This is our annual awards luncheon where we present awards to the builders with the best customer service in Ontario. And how do we know who is the best? We ask every new home buyer in Ontario to rate their builder, and tell us about their new home buying experience. I’m pleased to announce that the results are in, and 2016 Homeowners’ Choice Awards go to: • The Daniels Corporation and The Tricar Group (tied) – Highrise Category • Tribute Communities – Large Volume Category • LEMAY Homes – Maisons LEMAY – Medium Volume Category • Kolody Homes – Small Volume Category Formerly known as the Tarion Awards of Excellence, the Homeowners’ Choice Awards are the result of thousands of newhome buyers’ being polled across the province annually. Anyone that moved into a new home between Oct. 1, 2014 and Sept. 30, 2015 was offered the chance to rate their builder by filling out a survey. Home buyers are asked to evaluate every customer service touch-point in the
new-home buying process. Out of more than 56,000 invitations to participate, an impressive 21 per cent of new-home buyers participated. This translated into nearly 12,000 responses that were tabulated by Crunch Research and Nielsen. To qualify for the awards, builders must have had at least five new home possessions during the survey timeframe and a specified number of completed questionnaires must be returned. So why did we change the name of these awards? These awards have always been about new home buyers in Ontario and their level of satisfaction with their individual builder. Changing the name to the Homeowners’ Choice Awards simply reflects the importance of the customer’s experience in the new-home buying process, and how each and every homebuyer can have a say in whether a new home builder receives recognition. I’m pleased to see some familiar names on the list this year. The Daniels Corporation, The Tricar Group and Tribute Communities are all past winners and finalists. In fact, The Tricar Group has won this award for the past three years in a row. These builders demonstrate an unwavering commitment to customer service, which is evident in the scores they receive from homebuyers year after year. As large-scale builders, they are providing service to thousands of buyers, and still manage to uphold
WATCH THE VIDEO ONLINE nexthome.yp.ca/tarion-2016-awards
consistent customer service delivery – a clear indication that these builders put their customers first. It is always exciting to me to see new names on the list as well. Both Kolody Homes and LEMAY Homes are first time finalists and recipients. This inaugural recognition demonstrates that every good builder has an equal chance to be recognized – from small to large, and new to established. It’s all about how each builder chooses to focus on their customers. On behalf of Tarion, I would like to congratulate all the 2016 Homeowners’ Choice Awards finalists and recipients. Tarion has been working with builders and homeowners for the past 40 years. This insight has taught us that those builders who make customer service a priority create a positive homebuying experience and helps build confidence in the building industry. Being attentive, responsive and listening to homebuyers is what makes these builders rise above their peers. Homebuyers can check the Ontario Builder Directory on tarion.com to see if their builder has been awarded for customer service over the past 10 years. For more information on the 2016 Homeowners’ Choice Awards, like Tarion on Facebook at facebook. com/tarionwarrantycorp or follow us on Twitter @TarionWarranty.

MORE ADVICE ONLINE nexthome.yp.ca/news/advice
AT THE CLOSING OF a new residential
real estate transaction there are usually three groups who get paid: the builder, the government, and the lawyer. Each group receives payment based on fairly specific items, and the builder and your lawyer will collect from you for the government remittance. Generally speaking, your lawyer collects all of the necessary money from your mortgage company and from you. You will need certified cheques, bank drafts or cash because of your lawyer’s trust account requirements. Here’s how the builder gets paid, and where all the money your lawyer wants, needs to go. The builder will get paid the purchase price of the property less the deposit, plus certain other things. You may even get a credit for items called “adjustments.” The adjustments will be reflected on a document called the Statement of Adjustments which contains a multitude of details, all related to your original agreement. The Statement of Adjustments will include the HST payable (the rebate will be broken out), the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges, to name but a few. This document is incredibly important. Review it carefully and get everything explained to you, so you understand all the charges that you are required to
Generally speaking, your lawyer collects all of the necessary money from your mortgage company and from you. pay. It is at this point that you find out the final number you are paying to the builder for your new home. The Ontario government and the City of Toronto will get paid a Land Transfer Tax, unless you are entitled to the rebate or exemption, and sales tax on goods (if applicable). There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Okay, now what about that lawyer? First of all, you are going to pay the legal fee, whatever amount the two of you agreed to. You did of course have a pre-agreed fee, didn’t you? Then there is a list of disbursements. Disbursements are those monies expended by your lawyer on your behalf necessary to properly search and close the transaction. Be careful
— it is here that someone may try to take advantage of you by charging large fax, mail and photocopy fees. Have your lawyer justify all expenditures that don’t make sense. Disbursements include registration charges, title insurance, couriers, searches of all kinds, and many other items necessary to close your transaction. Remember, a large part of your closing costs is based on what you negotiate at the beginning of your purchase, and is outlined in your Agreement of Purchase and Sale. Please remember, only a lawyer can provide legal service — that is the law!

Neighbourhood Profile
Oakwood-Vaughan A neighbourhood in transition By Andrea Yu
Ossington lines running 24 hours. Many Oakwood-Vaughan residents rely on the quick and reliable bus service and believe its efficiency is helping to turn around the community. Construction on the Eglinton Crosstown Light Rail Transit is causing traffic chaos, although its completion around 2020 will undoubtedly help the community prosper.

OAKWOOD-VAUGHAN is named
for the neighbourhood’s central intersection and is bordered by Eglinton Avenue to the north, Winnett and Arlington avenues to the east, St. Clair Avenue West to the south and Dufferin Street to the west. Lifestyle Oakwood-Vaughan is largely residential with commercial strips on its bordering streets and namesake roads. Plenty of schools and parks offer recreational and educational options for families. The area was historically an Italian and Portuguese community and the legacy of these cultures remains here through bakeries, restaurants and sports bars. The annual Oakwood Village Arts Festival and the Oakwood Village
Library and Arts Centre promote a burgeoning artist community. Meet the neighbours This neighbourhood is nicknamed “Five Points” for the streets that meet at its central intersection — Oakwood Avenue, Vaughan Road and Belvedere Avenue. Much like this moniker, Oakwood-Vaughan is a community where several different cultures coexist — long-time Italian and Portuguese residents and Caribbean communities are prominent here. Planes, trains & automobiles Drivers heading out of the city find easy access via Allen Road just north of Oakwood-Vaughan. TTC buses service Dufferin, Oakwood and Vaughan, with Dufferin and Oakwood/

Dollars and sense Downtown gentrification has yet to reach Oakwood-Vaughan. There are plenty of cheap and cheerful places to eat, shop and drink here, making the cost of living extremely affordable. A No Frills on St. Clair just east of Oakwood offers affordable groceries for the neighbourhood. Properties closer to St. Clair are still pricey but become more affordable as the neighbourhood progresses north to Eglinton. Basement suites and highrise apartments cater to lower-budget renters. Real estate First-time homebuyers will find downtown-accessible neighbourhoods such as OakwoodVaughan welcoming. Properties are still pricey, with detached homes ranging from $500,000 to $750,000 and prices increasing closer to St. Clair. The Hub from Empire Communities at Oakwood and Eglinton is one of the neighbourhood’s first highrise projects with condo units and townhomes. A wide range of affordable rentals is available here, including basement units, home rentals, lowrise and highrise apartment buildings.

Five big ideas for your small home By Lydia McNutt
MORE ADVICE ONLINE
4. Focus! Plan your room around one main focal point. Emphasize your favourite feature by arranging your furniture to complement and highlight it. Maybe it’s a great view or a cosy fireplace.
nexthome.yp.ca/news/advice
IT’S TRUE WHAT THEY SAY, good things come in small packages. And even better things come in small spaces. Those who’d rather give up some square footage in the interest of a convenient urban location are in luck, with today’s sleek and stylish micro furnishings taking the spotlight. Make the most of your small home. It only takes some creativity, some advance planning, and a little good advice.
1. First impressions count When you walk into that small home, what’s the first thing you see? Is it pleasing? Inviting? Does it reflect what you want your home to say about you? You only have one chance to make an impression, so make it count!
5. Measure twice, buy once The old “measure twice, cut once” adage will save you frustration, time and money. Always make sure the door size will accommodate the largest furniture piece. And in any small home, don’t forget to take your tape measure into the stairwell and corridors, too.
Lydia McNutt is an award-winning writer and editor of New Condo Guide. Lydia’s love of architecture, interior design and the written word have landed her happily at home at Yellow Pages NextHome, where real estate rules. Follow her on Twitter @LydiasTweets.
2. Pleasing proportions For furniture to serve the double duty of fashion and function, it must be well proportioned to the space. Rule of thumb: the smaller the room, the smaller the furnishings. This also applies to artwork and accessories. 3. Leave the traffic jam for the road Especially in a small home but really for any sized space, it’s important to keep high-traffic areas clear of furniture, for functional purposes as well as aesthetic ones. Ensure you can open doors without bumping them into your brand new coffee table. 58 YPNEXTHOME.CA

Advice | MOVING ADVICE
Aim for a safe, secure move By Chuck Resnick
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
WHEN YOU MOVE your home or office, of course you want your belongings to arrive at their destination safely, with nothing broken or misplaced. But there are other forms of safety and security that are also worth important consideration, whether you are moving with or without a professional mover. For example, items that are being transferred to and from the truck or vehicles. How can you ensure that nothing will go missing while all of the movers are in the house or apartment? At Two Men and a Truck Canada, we dispatch movers in teams of three so that one person can be with the truck at all times, supervising the job and keeping an eye on your belongings. When moving with friends and family, make sure you don’t get too caught up in carrying items in and out that you leave vehicles unattended. This is particularly important when moving in or out of an apartment building or condominium, as elevator trips may mean that those carrying the items are away from the moving vehicle for extended periods of time. Another safety aspect is ensuring that no one gets hurt during your move. Professional movers are trained to lift correctly and have strapping and other aides that help to move bulky items. We also understand fragility and treat delicate items with the care they deserve. Untrained people who
help you may inadvertently cause damage because they don’t know how to move certain items. Movers have special packing materials, labels and loading/unloading techniques in place to protect these cherished pieces. If you are planning a business move, it is wise to hire a professional mover and sit down with the move consultant to develop a plan. For example, long before the actual move, begin shredding unneeded documents to save time and money, and to avoid unwanted confusion at either end. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? One approach may be to move critical servers in separate trucks so that all of the information would not be damaged in the unlikely event of a traffic accident. Speaking of sensitive or expensive cargo, whether moving to a new home or office, it’s a good idea to have specific items appraised and insured personally to protect them.
Be sure to create an inventory of these items, take photos of them and provide a copy to the mover. Another aspect of a move that clients may neglect is the ability of the drivers. People who choose a DIY move usually rent a truck or trailer, but do they have the skills, experience or training to drive the vehicle safely? If you are not used to driving with a heavy load in a vehicle it can be risky. A professional moving company provides trained drivers who are used to driving safely from point A to B with your belongings in tow. If you need to store items for a period of time, ask your mover if they have a storage facility that is climate controlled and insured against floods, fire, theft, and the like. A mover who offers full insurance with professional and bonded employees relieves you of the worry and stress of these kinds of safety and security issues. You can DIY, but in the end, is it worth it? Chuck Resnick is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

Advice | BEFORE YOU BUY
Five things to know when buying a new home By Greg Donnelly
MORE ADVICE ONLINE nexthome.yp.ca/news/advice
WHEN BUYING A NEW HOME, make sure you do your homework. Here are five helpful suggestions when choosing a new place to call home.
Get your money in order Get your mortgage pre-approved before checking out model homes so you have a better idea what your budget will allow. Don’t just take the lowest rate either. “Keep the completion date in mind,” says realtor Warren Berg. “Independent brokers can usually only hold your rate for 90 days. Banks can lock in a rate for much longer. If your home won’t be ready in 90 days or less, you may be better off dealing with your bank.” Find the right area Location, location, location are still the three most important things in real estate. “While design trends will come and go, location is forever,” says Berg. Look for amenities like parks, shopping, and entertainment that are either in place or planned for your area. But also think of future resale value. “There are negative factors such as overhead power lines and external noise that could discourage potential buyers.” Look past the lipstick “Just as you shouldn’t choose your spouse based solely on appearance, you shouldn’t choose your home without looking beneath the surface,” says Berg. Looking past the granite countertops and hardwood floors may
lead to more important discoveries. Does the heating system meet your needs? Is there adequate parking? Don’t let your wants distract you from the needs of day-to-day living. Rome wasn’t built in a day Good builders rely on quality tradespeople. The problem, especially in a booming market, is that good tradespeople are in high demand so it may take longer to get to your home, but it is well worth the wait. “A reputable builder knows taking extra time to do the job right will save you headaches and themselves money in warranty and service costs,” says Berg.
Cheapest may not be best “Price and value are completely different concepts,” says Berg. “When I was a kid, buying the cheapest bubble gum seemed like a no-brainer. I saved 10 cents on every pack of gum. At the time, 10 cents was enough for me to choose gum that tasted a lot like soap.” Taking the cheap option in your home may lead to doling out more cash in replacement costs down the road. Greg Donnelly is a former broadcast journalist and TV producer who now does freelance writing while doing his main job — being a stay-at-home dad to his two daughters.

Inspiration | DESIGNER ADVICE
Between SEASONS, between SPACES By Yanic Simard | Photography by Ted Yarwood
SPRING IS FINALLY HERE! The warm weather is slowly setting in outside — it’s only natural to want to enjoy this sunny feeling indoors as well. With these design tips, you can start to enjoy the great outdoors immediately!
Branch out » Florals are experiencing a huge revival, updated from the
overly fussy patterns we associate with Granny’s curtains, to become contemporary, organic touches of natural beauty. In this dining room space, I used an elegant, leafy wallpaper to draw a connection to the outdoors, and then continued it into the kitchen to visually link the two rooms. For a similar effect, try Graham & Brown’s Claire or Harem Tulips prints. Visit grahambrown.com

Florals are experiencing a huge revival, updated from the overly fussy patterns we associate with Granny’s curtains, to become contemporary, organic touches of natural beauty » Did you know that wallpaper can make a beautiful backsplash? Of course it’s a little impractical by itself, but adding simple glass panels over top gives an easily cleaned surface while letting the paper shine through. This way, you can use one favourite print throughout, or choose a special accent to create a unique backsplash feature.
Keep your options open » Sometimes, the best way to introduce fresh, fun colour in a space is to start with none at all — keeping your fixed elements neutral gives you a flexible backdrop for ever-changing accents to suit your moods. However, that doesn’t mean I let these spaces be boring: introducing variety through patterns, textures and …continued on page 66 MAY 14 - 28, 2016 | NEW HOME GUIDE 65

different materials (such as a wood table and clear plastic chairs) gives even a neutral palette lots of depth and visual interest year round. » Once you have this beautiful neutral canvas, introduce colour through accessories. Live plants add a friendly infusion of green to liven up your dining table or countertop. Removing the doors from a standard cupboard creates an open shelving display for colourful dishes and glassware — just keep the doors stashed away for later. Add a few beautiful books or an oversized vase, and suddenly you’ve got a whole colour scheme you can switch up at any time.
SH
Blur the lines » I love pieces that can work indoors and out, such as the classic Bertoia dining chair (pictured right). The open metal frame makes a midcentury statement inside, but is totally practical outdoors, so it can be moved to wherever you want extra seating. Other pieces such as ceramic garden stools, stonetopped bistro tables, or clear plastic stackable chairs provide equal flexibility – consider investing in these even in the colder months and love them all year round. » Whether you have a wall full of windows around a patio door or a small sliver of glass, keep the view as open as possible by hanging a simple sheer over top. By draping the full wall you help blur the line between the walls and windows, making the warm light the focus, and preserving the sight lines while also maintaining your privacy. Place the rod just below the ceiling and run the fabric to just above the
ground, for a clean, contemporary effect.
Sing the blues » Blue and green (which is half blue) are both natural hues that we are used to seeing in the world in a tone-on-tone effect, so they make great near-neutrals and work
especially well when combined in multiple shades. This makes it especially easy to slowly add an accessory collection over time (as you happen across different stores) without wondering about whether pieces will “match.” If you stick to the blues, you won’t have a worry in the world.

AS THE WEATHER WARMS, Mattamy’s community of Mount Pleasant North is expected to draw even bigger crowds. This popular masterplanned community still offers the most pleasing options available for affordable living in Brampton. It’s been some time since Mattamy’s three-storey towns have been available here and the release will be as welcome as the blossoms and the local songbirds. It’s clear the whole of Mount Pleasant North offers a standing invitation to get out and get around. That’s because the design premise aimed to build a community that was fully connected to everything a modern family would require. The
design was conceived to create a place where the most common needs of modern living could be easily and quickly accessed.
Look forward to a limited number of popular three-storey townhomes with backyards Mount Pleasant North stands as proof that a well-designed community can still get kids to play outdoors. This is where sunshine replaces the glare of the computer screen and where a walk, bike ride or games in the park are great reasons to turn off the TV. All of which is why a visit to Mount Pleasant North will show you exactly how to interact with the streets, parks, playgrounds

and the numerous paths and trails. That’s because you’ll see kids, families and pets outside on any given day enjoying themselves. This is a community that keeps you involved and connected to all of its wonderful features and lifestyle options. Mount Pleasant North remains one of the more popular communities in Brampton, with intriguing streetscapes, varied home styles and a variety of natural, neighbourhood offerings. Eighteen kilometres of hiking and biking trails wind among the greenspaces that include lush over 185 hectares of revitalized woodland and preserved wetlands. In addition, more than 120,00 trees and shrubs were planted to accommodate the local bird and wildlife. For those who work elsewhere, a bonus is the dedicated Mount Pleasant GO Station that leads straight into the city. As well, the rapid regional ZUM network and Brampton Transit also service your community. Of course, thoroughfare roads ring
the perimeter and offer effortless access to major highways such as the 410, 401, and 407. We recommend you plan on coming up soon for the best selection of three-storey townhomes and the other inspirational spaces that help make Mount Pleasant North a most desirable place to live. Mattamy has always insisted that there’s nothing better than a satisfied homeowner. Named the
GTA Builder of the Year Award – for an unprecedented sixth time – by the Building Industry and Land Development Association (BILD) in 2015, Mattamy is particularly proud of this award as it’s based on feedback from Mattamy homeowners. The Mattamy sales centre is closed temporarily. Register on Mattamy’s website mattamyhomes.com

New-home buyers: who’s watching your back? By Wayne Karl
THERE’S AN OLD JOKE in some circles that new-home buyers spend more time researching their next wireless device than they do a new home. Well, those days are over – or they should be, if you want to avoid a homebuying gong show. New homes and their warranty coverage are increasingly in the news these days, whether because of rising prices or other challenges, and are the subject of some debate. And not all provinces handle new home warranties the same way. In Ontario, the provincial government empowers Tarion Warranty Corp. as the sole new home warranty provider – the primary backer of about 50,000 new homes every year. Not everyone agrees with this approach, saying consumers should have more choice in who provides such coverage. In BC and Alberta, the situation is very different – about a half-dozen companies in each province provide new home warranty coverage. Should your new home warranty be any different than the insurance business, where consumers can contract their own car, home or medical coverage? Or should it be any different than when you buy a new car, and the warranty is provided by the manufacturer, or an affiliate thereof? Interesting questions, right? The importance of warranty coverage became frontpage news in Toronto recently when one builder was at risk of being de-registered by Tarion because of concerns over its customer service, high number of warranty claims and financial position. The company recently announced it had initiated restructuring proceedings under the Bankruptcy and Insolvency Act (Canada). Naturally, such developments worry new-home buyers, whether they’ve just put down deposits or have already moved into their new homes and expect warranty coverage. Rest assured, new-home buyers, Tarion still has your back. The status of the builder does not affect your warranty rights. “If the homebuyers receive a completed home, they will also receive the three warranties that come with that home – the one-year, two-year and seven-year warranties,” Tarion President Howard Bogach told New Home Guide. “This is in addition to possible delay compensation.
If buyers do not receive their home, their deposits are protected under the warranty up to a certain amount. For freehold homes, it is $40,000. For condominiums, it is $20,000 (condominium deposits are also protected by the trust provisions of the Condo Act, so condo buyers should receive their full deposit back). The bottom line, dear homebuyer, is that no matter where in Canada you’re located or who provides the warranty coverage – do you research.
New-home builder and warranty checklist » Is home building the company’s profession? Is home building the company’s primary business? Or is it a part-time or more recent focus? Home building is a serious business. It takes commitment to keep up with everything that is going on in the industry, and it requires solid business skills and a track record of satisfied clients. » What is your experience, and how long have you been in business? Good builders are proud of their track record, whether they have been in business for three or 30 years. They will tell you about their background, training and experience, strengths and what sets them apart from others. » Are they a member of the Canadian Home Builders’ Association (CHBA)? Membership in CHBA is an indication of a builder’s commitment to the industry, to the success of their company and, ultimately, to their customers. Members agree to a Code of Ethics that calls for fair and honest dealings with consumers. » Are they a member of a home warranty program? Warranty programs provide additional protection for the homebuyer’s investment. In some regions, there is a variety of warranties available. Ask the builder to explain the details – you want the warranty that best meets your needs for both the short and the long term. » Will they give you references from past clients? Contact past customers to find out how satisfied they are with their new home. Ask if the home was completed on budget and on time, what the builder was like to work with and about the company’s after-sales service.

WELCOME TO JUST ANOTHER BEAUTIFUL SPRING DAY
The calls of the returning songbirds are as joyous as anywhere. The bursts of colour and fragrance too, are no more or less profound. Still, springtime in a Mattamy community can be richer for one simple reason: we design our spaces so that all of our homeowners can share the wonderful experience of community. Come and see how our neighbourhoods are conceived around common green spaces. Imagine places where children are free to act their ages. Where families can share a snack or toss a ball. Where you might simply lay a blanket to finish a book. Bicycle, jog, or simply stroll here along our countless paths and trails. When you meet your neighbours, greet them with a wave and a smile. Or stop to say hello. Just don’t be surprised to discover how much you have in common with someone else who prefers to call a Mattamy community home. Discover how Mattamy designs homes & communities for the way people love to live.
