Shopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, sales offices and model suites to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear on what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying reflects the quality you want.
Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before signing on the dotted line.

March 3rd, the 2014 deadline for making RRSP contributions, is just around the corner. If you have yet to make your maximum contribution for 2013, don’t delay. RRSPs can be a boon to first-time homebuyers, who can withdraw up to $25,000 tax-exempt, thanks to the Home Buyers’ Plan (HBP). Although second-time homebuyers can make use of their RRSPs, the funds they withdraw are considered part of their annual income, so they will have to withdraw money carefully to avoid being bumped up to the next income bracket, and taxed accordingly. According to the 24th Annual RBC RRSP Poll, “more
Canadians are citing saving for retirement as a top financial priority compared to those who are prioritizing paying off debt.” Contribute what you can before this year’s deadline, and consider enrolling in a Continuous Savings Plan (CSP) to keep you on target for next year. By making automatic deductions of a specified amount of money, a CSP can ensure that RRSP contributions remain a priority, helping increase overall savings. This is a win when it comes time to draw on your RRSPs, whether to invest in property or to retire. Happy new condo hunting!

OKAY, IT’S TRUE. When it comes to Maillardville, I have a bit of a soft spot in my heart. There’s an engaging charm, a warm sense of welcome to this historic neighbourhood that I find totally irresistible — like I’ve somehow stepped back in time but can still enjoy all the distinctly 21st Century flair I love. Which is why I’ve been keeping close watch on the way Bluetree Homes at Mackin Park has been progressing. Clearly, I’m not the only one. “Almost everyone who comes into the presentation centre has already driven past the site and wants to learn more,” says sales manager Lori Dyck. “The architecture is so striking, so unique — and now that the first building is almost complete, you can really see how these apartment residences are redefining the entire corner.” Striking indeed. From the street, cleverly staggered balconies create the lively sense of movement and neighbourhood connection that I’ve long associated with the vibrant French Canadian villages that are Maillardville’s heritage. At street-level, retail spaces with soaring 20-something-foot ceilings and huge patios that effortlessly blend
indoor and outdoor spaces are taking shape, apparently just waiting the arrival of trendy boutiques or fun’n’fabulous eateries. I find myself already thinking ahead to spontaneous summertime get-togethers with friends — sipping cool drinks and sharing our latest bicycling or shopping adventures. Mind you, from a previous visit when the first of Mackin Park’s two buildings was still being framed, I remember that the views from those staggered, private balconies were dazzling — Mount Baker and all the way round to the Patullo Bridge from the south-facing homes and intimate garden or mountain views to the north. Could be tough to choose, but after all, choice is always good.

and transit — the Braid Street SkyTrain Station is barely a 10-minute walk — to outdoor activities, SFU and the freeway. Plus there’s always something going on here. For example, did you know Maillardville is the largest Francophone community west of Winnipeg and that for many years, the Festival du Bois has been the biggest cultural event in Metro Vancouver?” I do now. We take a few minutes to compare notes on some of our favourite hot spots for casual dining, and soon agree it would be tough to choose between the new Town Hall just down the road or the fun-loving John B Pub on Austin. “And of course, there’s Mackin Park right across the street — perfect for picnics when you’re not using the walking trails or sports fields,” Lori says.

s a Real Estate Sales and Marketing firm, we spend some of our time educating first time buyers about homes. We find that the greatest amount of hand wringing arises not about location, or interior features, or even amenities. Trying to make many micro decisions cloaks the greatest uncertainty of all: when the buyer will be mentally and emotionally ready to make the purchase decision. The mantra that buying a home is often the largest financial decision you’ll make in your life remains true. The first step tends to be the hardest — and first time buyers are the most hesitant when it comes to making a decision. We are inundated with world news and economic statistics, and it all boils down to one principle: change. Change is all
around us all the time. Amidst change and uncertainty, it can be especially hard to feel confident when placing so much of your life savings into one asset. But a home is unlike any other savings vehicle available. A home is your shelter. It’s a gathering place for your loved ones and your cherished possessions. It’s where you rest and rejuvenate. And, once you own, you begin building equity in a housing asset and become a part of the housing market. Even if housing values decline in five years, you may be able to realize greater overall savings when you trade up to a larger property that has also seen its value decline. If housing values appreciate, you’ll have realized capital gains in addition to having more savings to show for yourself. Over the long term, the economy grows, and the value of most investments increases. A home is not an investment decision that you should try to time with overall market conditions. Rather, buying a home is a deeply personal decision that needs to suit your financial abilities and your lifestyle. If you find a home in a great neighbourhood with amenities nearby, that’s a size that you can live with (it’s a bonus if you need to clean out clothes and possessions you no longer need), that has a layout that suits your everyday habits, and if you are making a financially prudent purchase within your means from a reputable developer, then you will have made an excellent financial decision. You will be a part of the housing market, and every mortgage payment you make will go towards both the roof over your head today and your savings tomorrow. So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save.
espite all media warnings, financial planners’ tut-tutting and the popularity of books such as David Chilton’s The Wealthy Barber which made its fame telling a simple story – “Save 10 per cent” – we are a spendthrift bunch. We haven’t always been. We saved ten per cent or more for twenty years, from 1973 to 1993* - more than enough time to have established the habit. Our savings rate reaching a peak of 18.5 per cent in 1982 (In our enthusiasm, did we overdo a good thing?), we bounced around the ten per cent mark for about a decade, and then in 1993 we began our great slide. By 1999 we’d hit a low of 3.6 per cent and in April of 2007, we finally made it into negative territory: our savings rate was -1.4 per cent. Yes, we were officially spending more money than we made. Negative 1.4 per cent is a long way off ten per cent, and an even longer way off the RRSP contribution limit calculation, which is based on putting aside 18 per cent of earned income. You could blame our higher taxes and you’d be somewhat justified. Taxes as a percentage of our total incomes rose from 18.43 per cent in 1973 to 23.9 per cent in 1999. But you would also have to take a close look at our spending habits. What we spend on goods and services has gone up steadily since 1982. And we’ve availed ourselves of more credit. Liabilities - what we spend on our credit cards, loans, mortgages and the like – rose from .67 per cent of our annual income in 1982 to over 4.9 per cent in 1999. Consumer credit – the money we borrow to feed our passion to consume stuff – makes up a big chunk of that as it rose from -.06 per cent in 1982 to 1.34 per cent in 1999. And according to a report entitled Canadian Economy: Personal Savings Rate put out by Industry Canada, in 1998 total accumulated debt per household in Canada was equal to 114 per cent of after tax income. Whew! How could we possibly save anything when we’re spending more than we’re making servicing our debt? These figures seem to fly in the face of most of the predictions for how the baby boomers will behave as they age. In Boom Bust and Echo, David Foot asserted: “When you are young, you are a borrower. In your 40’s and 50’s, you are trying to build a nest egg for retirement.” Financial advisors are standing by, holding their breaths, waiting for the money to come pouring in as boomers hit their peak earning years. Yet since 1993 as we watched the first of the baby boomers turn the corner to middle age, Canada savings rate has plummeted despite a healthy economy, low inflation and more being written about money than every before in history. So why aren’t we saving? It really doesn’t matter what reason we give – too much debt, high cost of living, taxes – the real reason we aren’t saving is because we’ve forgotten how important it is to save. Perhaps the gloomiest part of the savings picture is the legacy we are leaving our children. Not only are we teaching them how to be avid consumers: spending their money on everything from trading cards at $5 a pop to horrendously expensive video gaming toys; we are, by omission, teaching them not to save. And we’re willing to

allow credit purveyors to entice our children into a world of debt with nary a lesson on how to keep a balanced financial picture. For while credit card companies wouldn’t dream of issuing a credit card without an adult meeting significant credit criteria – they’d have to have a job, for example – students in university are assaulted by easy credit, making it easy for them to dig debt ditches they must subsequently struggle out of.
WHY SAVE Saving gives us a sense of security and mastery over our finances. As our savings grow – be they in a run-of-the-mill savings account or invested in equities – we can take pride in our sense of discipline and increased ability to weather a storm. The more we’ve accumulated in savings, the harder those savings work for us. It can be truly rewarding to see substantial sums of money generated solely by our savings. Saving takes us closer to our goals. It also creates a strong sense of independence by putting us squarely in a position of control. We have the resources to cover unexpected expenses without incurring debt at high rates of interest. We have the flexibility to take advantage of investment opportunities as they arise. We can change jobs, change homes, change countries without the sense of anxiety that comes from existing paycheque to paycheque.
HOW TO SAVE This is perhaps the area in which we are the most confused. ven at the best of times, moving day can be stressful for everyone involved. Whether you are moving into or out of a condominium, lowrise home or a commercial property, a move involves trucks, boxes, packing materials, workers and a certain amount of organized chaos. As with any major event, preparation is key. There are certain things to do on moving day to make things go as smoothly as possible. The first is to be sure to bring your manners with you.

Think of the following tips as moving etiquette: > Let your neighbours at both ends know when to expect the movers to pull into your place. Ensure that the movers park and unload to avoid blocking anyone else’s driveway or trespassing on other property while items are being carried into or out of your new place. It is important to respect your neighbours’ privacy and property. > If you are booking a residential move and have the choice, select 9 or 10 a.m. for your truck to arrive. This is a time when people who work the 9-to-5 shift are not at home, and you are less likely to cause them any inconvenience. > Everyone wants to move at the same time, but this can tie up the elevators and make it impossible for residents to come and go, so instead of chaos, the property management will book a block of time for you to move. Book the elevators well in advance – in both the building you are leaving and the building you will be moving into – so that you can have the benefit of arranging your time comfortably. You should also check to see if movers are restricted to using specific doors. Sometimes there are service areas to use for moving so that the rest of the tenants aren’t disturbed or inconvenienced, or to accommodate large, heavy pieces of furniture. > Make arrangements for your pets to be cared for elsewhere. The very nature of a move means that doors will be open for long periods, and having animals wandering in and out can be dangerous for them and for those carrying your belongings.

> If the movers are playing a radio, ask them to keep the volume down to avoid bothering small children or elderly neighbours who may want peace and quiet. > The physical nature of moving means that your movers will get thirsty and hungry. Although it is not necessary, offering cool drinks and some snacks is always greatly appreciated. Cold water and pop during the summer, or coffee and hot chocolate in the winter can go a long way to keeping movers refreshed and energized. > Most people wonder about whether to tip movers. Tipping is not compulsory in our industry, so it is totally up to you. If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. Whether or not you tip, you should expect excellent service. > Most moving companies are good about removing packing materials, crates, boxes, etc. when they leave. If anything is left behind, collect it yourself and dispose of it. > As items are moved out of rooms, take advantage of the opportunity to sweep, mop and clean what you can. Think about how you would like to find the place you are moving into and act accordingly. Some people hire cleaners to come in and work their magic before turning in the keys over to the landlord or the new owners. You may even want to check your lease – some leases and tenant agreements stipulate the condition of cleanliness and you don’t want to be sent a bill from your old landlord because you didn’t fulfil your obligations at your old apartment when leaving. > Keep your cool. By moving day, you are likely to be tired and worried

If you feel your moving crew has done an exemplary job, by all means, show your appreciation that way. about all your items arriving at your destination without any damage. So, it’s all about common courtesy – treating others the way you would like to be treated – and it works both ways. New Homes Registry Keeps Homebuyers Informed The New Homes Registry provides free access to find out if a home has a policy of home warranty insurance and is built by a Licensed Residential Builder, or whether it’s built without home warranty insurance. Homebuyers can obtain valuable information such as the name and contact number of the warranty provider, the builder’s warranty number and whether an owner-built home can be legally offered for sale. Every new home built for sale by a Licensed Residential Builder in British Columbia is protected by mandatory third-party home warranty insurance. Better known as 2-5-10 home warranty insurance, this coverage includes: two years on labour and materials, five years on the building envelope (including water penetration), and 10 years on the structure. It’s the strongest system of construction defect insurance in Canada.

W
hen you buy into a new development, you are usually buying something that doesn’t exist, or if it does exist, is under construction and hasn’t had its tires kicked. Condominium development is big business. Savvy developers hire great marketers to sell a product that you can’t see or touch for hundreds of thousands if not millions of dollars. Beautiful demonstration suites, light and airy showrooms, tantalizing lifestyle marketing, modern luxury and skilled salespeople entice you to accept the additional risk that comes along with buying new construction. Since you can’t examine what you are buying before you sign on the dotted line, it is critically important
that you understand the purchase contract, the purchase process and the legal risks. You need to see through the marketing gloss, ask difficult questions, review all of the documents and negotiate like a pro. For this reason, I always recommend to friends and clients that they involve their lawyer early on and find a knowledgeable real estate licensee or Realtor to guide them through the process. You shouldn’t shop for a new condo alone or allow the salesperson working for the developer to represent you in your purchase. When purchasing directly from a developer, you will usually be asked to sign a lengthy contract drafted by the developer’s lawyer and weighted in their favour. Given the uncertainty that comes along with new construction, these contracts are often necessary, but you shouldn’t review or negotiate them alone. Consumer protection legislation requires that developers provide you with an extensive disclosure statement describing the technical and legal structure of the development. After signing your contract and receiving your disclosure statement, you have a short seven-day cooling off period in which you can cancel your contract. This is a great time to obtain independent legal advice so that you can walk away if you aren’t comfortable with the risks.
When purchasing a new condo, take the time to review the documents and work with professionals. Once your new condo is complete, you will have an opportunity to inspect the unit for deficiencies. This can be a stressful experience, especially if your new condo doesn’t meet the lofty expectations created by the developer during the sales process. New condo buyers often ask me whether they can refuse to complete their purchase or hold back funds if the developer fails to fi x any deficiencies before the completion date. Most of the time, the answer is no. New construction contracts usually give developers lots of leeway to make final repairs at their convenience and, unless there are glaring problems with your new condo, it can be very costly for a buyer to refuse to complete a purchase. Given the marketing and sales machine working against you when shopping for a new condo, an experienced real estate licensee or Realtor can help level the playing field. Engaging a lawyer early in the process can help you obtain timely legal advice in the short window available to you after signing a contract. When purchasing a new condo, take the time to review the documents and work with professionals. Buying new construction carries many risks, and you owe it to yourself to enlist the help of professionals to help you make the best decision possible.

hough Ontario passed this legislation over 10 years ago, the deadline for Depreciation Report compliance for B.C. was December 13th, 2013. These reports determine if reserve funds are established and allocated properly, reducing the risk to lenders by making strata homeowners less likely to face large special assessments. Depreciation Reports are not meant to force people to pay higher strata fees, although they can illuminate the need for higher contingency funds. After initial preparation, the reports must be reviewed every three years. The cost to prepare the initial reports may be several thousand dollars, but follow-up reports may cost less, as much of the input may just be revisions of existing data.
Important ways they may affect your property value or mortgage approval
Now the part that everyone seems to be going crazy about… increasing condo fees! Legislation does not force strata corporations to increase condo fees or even to follow the financial recommendations. For far too long though, these fees have started artificially low to get folks in the door and to keep current owners complacent, only to have many cry foul when they have to pay cooperatively towards an “unexpected” roofing project on a 35-year-old property. Inevitably, some condo fees should go up after a report is completed.
Do your due diligence; the banks will! The ongoing proof of a property’s current state of repair will place proactive strata corporations who raise funds appropriately and focus on maintenance in a favourable light versus those who focus on a more costly repair-and-replace approach. As a current condo or townhome owner, a Depreciation Report gives you valuable insight into the financial health of your strata, as well as the scope and cost of future repairs. Conversely, Depreciation Reports grant the home purchaser more transparency and help anticipate the costs of upcoming maintenance. Depreciation Reports also protect lenders. As more and more properties use them, lenders will also rely on them to determine their risk of lending on a mismanaged property. Lending rules for qualifying for a mortgage have changed over the last few years: now, lenders may either refuse to lend on a property if there is no report provided or if recommendations have not been implemented or they may lend less money, contingent on a potential future levy or assessment. Finally, although Depreciation Reports may add a little cost and effort up front, they protect investors from future contingency shortfalls and so protect the value of their investment for the long term.
Basic functions of a properly prepared Depreciation Report 1 Document an inventory of the common property, and common assets, as well as other strata property to be maintained. 2 Provide for an on-site inspection of the properties and assets to determine the overall condition or current state of repair. 3 Establish the remaining useful life of the inventoried properties and assets. 4 Estimate a projected maintenance, repair and replacement cost over a 30-year period. 5 Prepare a forecast for how the strata corporation plans to raise the capital to fund the outlined anticipated cost of repairs and maintenance.

Norbert discovers Delta Rise // BY SUSAN M BOYCE
As a single parent, he felt quite content with his single-family home in North Delta. Well, okay, sometimes the yard maintenance was more time consuming than he’d like, but he was willing to overlook it. After all, North Delta was a great place to raise his two boys. Then one afternoon, Norbert decided to check out Delta Rise, the condominium tower he’d heard was coming to the corner of Scott Rd. and 80th Ave. Instantly, his whole concept of “home” changed.
LAST FALL, A NEW HOME WAS NOT IN NORBERT’S PLANS.
Great Style: Serendipitous Timing After living in North Delta for 15 years, Norbert admits he’d been considering a move closer to Vancouver. But when he saw the display suite at Delta Rise, he fell in love and thoughts of downtown vanished. Two weeks later, he’d purchased a two-bedroom home on the 36th floor. “I love summer and sunshine, so the floor-to-ceiling windows are great. And the size of those decks… amazing. It’s like having another whole room.” He grins and his eyes twinkle with enthusiasm. “I’m definitely going to need some new patio furniture.” Cinching the deal was Delta Rise’s efficient, yet oh-so-
livable interior design — a design that fell into perfect alignment with Norbert’s goal of downsizing and simplifying. “With all the built-ins, you really don’t need a dresser in the bedroom. I also went with the option of getting an island in the kitchen, so I won’t need a dining room table either.” And he admits he’s looking forward to being able to lock’n’go whenever he gets the urge to travel — which is frequently. “People say timing is everything,” Norbert says. “And the timing on Delta Rise is perfect for me. By the time this structure is done in a couple of years, who knows where my kids will be. Most likely I’ll live here by myself, but it could be with one of my sons or even my two sons on their own. Or I might rent it out. This gives me so many options.” Family Affair Although Delta Rise won’t break ground until June this year, there’s already an epilogue to this story. The day after he bought, Norbert suggested his sister and brother-inlaw, who also live within blocks of the presentation center, should take a look. “Initially my sister said no, but I told her to go just for the heck of it,” Norbert says. The result? Another home sporting a bright red SOLD sign, this time on the 24th floor — which makes spontaneous family get-togethers even easier. You want it to have punch and personality – here are some categorized ways to achieve that: WALL TREATMENT Painting all of the walls in a matte black finish might have you feeling like you’re sitting in a dark hole – so I wouldn’t advise taking that route. If you’re going to paint all the walls black, go with a semi-gloss or even high-gloss finish. A true black paint that I like to use is Benjamin Moore’s Jet Black, 2120-10. To add to the black walls, why not have one feature wall using a black tone-on-tone wallpaper. Graham & Brown offers a good variety at affordable price points. One of my personal favourites is the Black Cubix Pattern.
An all-black, modern furniture setting can sometimes seem a little cold. Warm it up by layering as much as you can. DIFFERENT FINISHES Combining a variety of different finishes helps create a more visually appealing room, in any room setting, but especially if you’re designing in a monochromatic colour scheme. Bring in a variety of different materials, such as stone, glass, leather and black painted metal. A reflective accent finish such as chrome, gold or copper is really hot right now. Designing with black isn’t so scary after all, is it? LAYERING An all-black, modern furniture setting can sometimes seem a little cold. Warm it up by layering as much as you can. Load up your sofa or bed with a tonne of black cushions, I’d say a minimum of five, and put one or two on your side chairs as well. Since all of the cushions will be black, mix up the different types of fabric you use – faux fur, cotton, silk, velvet. Again trying to steer away from the “flat” black look. Another way to layer is with your area rugs. Layer one area rug on top of another, such as a 9-in-by-12-in rectangular rug with a 5-in-by-7-in cowhide on top.
WARMING IT UP If I haven’t fully convinced you about designing a space entirely in black, then warming it up with an accent colour is completely fine. Black looks particularly elegant with navy blue and/or caramel tones. Infuse your accent colours in artwork, pillows, blankets and accessories. Most people get a little nervous when it comes to the thought of designing with black. The funny thing is, I’ve noticed that whenever it’s done in a model home, it sends the reviews skyrocketing and has people raving at how stunning it looked! And if you do it in your home, you’ll have your family, friends and guests talking about the beauty of it for years to come.

f you’re considering making a move in 2014, then you’re probably plagued by questions of where the real estate market is heading, and concerns about whether it’ll keep climbing or come to a crashing halt. Well, according to the Royal LePage House Price Survey and Market Survey Forecast released recently, the road looks golden moving forward. The average home price in Canada

increased between 1.2 per cent and 3.8 per cent in the fourth quarter of 2013, and real estate experts are expecting much of the same for the first half of 2014 – a projected 3.7-per-cent increase nationally from 2013, and a shift to a seller’s market. “A few short months ago, the country’s housing market emerged from a year-long correctional cycle of dramatically slowed sales volumes. Later 2013 was marked by a transition to buoyant sales volumes and above-average price growth,” says Phil Soper, president and chief executive of Royal LePage. “In the absence of some calamitous event or material increase in mortgage financing costs, we expect this positive momentum to characterize 2014. In fact, we expect a market tipped decidedly in favour of sellers for the first half of the year, after which we project a shift to a more balanced market.” Soper attributes the rising house prices to a few factors – the typically busier spring market, and in addition to normal demand, “housing prices in Canada this year will be influenced by buyers who put off purchase plans in the very soft spring of 2013,” he says. “Talk of a ‘soft landing’ for Canada’s real estate market in the new year is misguided. We expect no landing, no slowdown and no correction in the near-term. Conditions are ripe for as strong a market as we saw in the postrecessionary rebound of the last decade.” Buying in a seller’s market: In a seller’s market, demand for homes is greater, which drives prices up. If you’ve found a great home, chances are someone else has too. Whether you’re buying brand new or resale, these strategies may tip the scales in your favour: TIP #1: KEEP YOUR EMOTIONS IN CHECK. Combine a hot real estate market with a hot head, and you start to lose sight of the goal: to make a smart purchase and a sound investment. Don’t become a bidding war casualty. Set your budget and stick to it. A home is only worth so much, and it’s up to you to decide what that magic number is. TIP #2: GO WITH A PRO. Your real estate agent, financial adviser and lawyer are your Holy Trinity in the home-buying process, helping you to keep your emotions in check (see #1 above) and make a purchasing decision based on facts and figures, not feelings. Use their expertise and make a smart bid that reflects what the home is worth and what you can comfortably afford – even if (and when) interest rates rise by one, two or three per cent. TIP #3: GET PRE-APPROVED FOR A MORTGAGE. With this in your back pocket, you’ll be locked-in at today’s low rates for up to 90 days, and when you do find a great home and are ready to make an offer, it won’t be conditional on financing since you already have this in order.
You’ve undoubtedly lost some sleep over the decision as to whether now is a good time to buy a home. A final word to the wise: do it when you’re ready for the market, not when the market is ready for you. By sitting on the fence and waiting for the “perfect” market conditions to roll around tomorrow, you could miss out on some great opportunities today.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
