relaxing after a long day at the office to a whole new level. Before I leave, we take a quick tour of the second showhome where I notice a few of Summit’s standard features that I missed in my haste to get to the rooftop deck: side-by-side garage, main floor powder room, air conditioning on the main living level and master bedroom, luxurious Carrerainspired tile in the ensuite, as well as pre-wiring for audio and security camera on the rooftop patio. Kitchens also include walkin pantries, centre islands with magazine rack on one end, and even a built-in wine fridge. So be honest, when did you see a townhome with a wine fridge as a standard? Just my kind of culinary and social hub.

Mortgage fraud is on the rise

LYDIA MCNUTT Senior Editor Yellow Pages NextHome Email: Lydia.McNutt@ypnexthome.ca Twitter: @LydiasTweets

IT LOOKS LIKE RISING HOME PRICES are bringing out the ugly side – or, at least the dishonest side – in some people. Credit reporting agency Equifax Canada reported a 52-per-cent increase in mortgage fraud compared to 2013. Of the mortgage applications that were flagged, 67 per cent were from Ontario and 12 per cent from B.C. Coincidence? Equifax’s survey also found that one in five Canadians who do not have a mortgage are worried they’ll never own a home because of rising prices, and want to buy a home but can’t because of the down payment. Here’s another interesting tidbit – 13 per cent of Canadians said a “little white lie” on a mortgage application is okay, if it’ll get you the home you want. To the fibbers out there: aside from being a crime, by lying on your mortgage application, you’re just kidding yourself. If you weren’t approved based on your actual numbers, then what makes you think that you can afford it? It’s no wonder that the Bank of Canada is waving a red flag about rising household debt and Canadians’ ability (or, more aptly, inability) to pay up. Here’s a word to the wise – make a budget and stick to it. Consider your existing debts, expected mortgage payments, bills and taxes, expenses and lifestyle. Are you secure in your job? How do you envision your life in five years? In 10 years? At retirement? Don’t forget to factor in a potential increase in mortgage interest rates. All things considered, can you afford it? Don’t overextend yourself in the interest of some extra square footage. You want to live in your home, not for your home.

Third-highest selling year on record Vancouver home sales hot in 2016

DETACHED IN ’16 Active listings - 3,711 Sales - 541 Benchmark Price - $1,483,500 Avg. Days on Market - 49

VANCOUVER AREA HOME SALES hit 39,943 by year end 2016, marking the third-highest year for sales on record. This represents a 5.6-per-cent drop from 42,326 sales tallied in 2015, and a 20.6-per-cent jump from the 33,116 home sales recorded in 2014. This puts 2016 in third place when it comes to record sales, behind only behind only 2015 and 2005. Dan Morrison, president of the Real Estate Board of Greater Vancouver (REBGV) attributes the hot sales and rising prices to low supply and high demand, which “brought more attention to the market than ever before,” he said in the REBGV December sales report. Metro Vancouver saw 57,596 homes hit the market in 2016, up 0.6 per cent over 2015 and representing a 2.6-per-cent rise from 2014. “The supply of homes for sale couldn’t keep up with homebuyer demand for much of 2016. This allowed home sellers to raise their asking price. It wasn’t until the last half of the year that prices began to show modest declines,” Morrison said.

“The supply of homes for sale couldn’t keep up with homebuyer demand for much of 2016. This allowed home sellers to raise their asking price. It wasn’t until the last half of the year that prices began to show modest declines.” The MLS Home Price Index (HPI) composite benchmark price for all residential properties in Metro Vancouver ended the year at $897,600, down 2.2 per cent over the past six months, but up 17.8 per cent over December 2015. “As prices rose in the first half of the year, public debate waged about what was fuelling demand and what should be done to stop it,” Morrison said. “This led to multiple government interventions into the market. The long-term effects of these actions won’t be fully understood for some time.”

Advice | HOME SWEET HOME

Housing affordability deteriorates... Again. By Lydia McNutt

MORE ADVICE ONLINE ypnexthome.ca/news/advice

“New mortgage insurance rules may help affordability over time, but 2017 is likely to see a tug of war between these market-cooling policy measures and rising longer-term interest rates, pulling affordability in opposite directions. The net effect of this on the costs of owning a home is unclear at this point.”

SKYROCKETING HOME prices dominated

the headlines in 2016, and it’s no surprise that housing unaffordability remains the news of the day as we kick off a new year. Affordability hit an eightyear low in the third quarter of 2016, according to the latest Housing Trends and Affordability Report issued by RBC Economics Research. Despite the new mortgage qualification rules and policy changes in BC, which had an overall cooling effect on Canada’s housing markets, RBC reports that housing affordability has continued to deteriorate. RBC’s housing affordability measure rose for the sixth consecutive quarter nation-wide – up 1.3 percentage points to 44.3 per cent. The higher the measure, the worse the affordability. Leading the pack once again, single-detached homes rose by 1.3 percentage points to 49.4 per cent, followed by condos, up 0.8 percentage points to 35.6 per cent. To put these numbers in perspective, when you’re applying for a mortgage, lenders combine your total housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). Under the new mortgage rules, your Gross Debt Service (GDS) ratio – total housing costs including mortgage, property tax and heating – must not exceed 39 per cent of your gross income. The Total Debt Service (TDS) ratio, which includes total housing costs plus any 18 YPNEXTHOME.CA

other debt payments, must not exceed 44 per cent. What does this mean? Canadians dreaming of a single-detached, twostorey life should expect to shell out 49.4 per cent of their pre-tax income – providing they earn at least an “average” income. This leaves a 10 per cent gap between the actual cost of home ownership and Ottawa’s new GDS ratio of 39 per cent. Add to this taxes, living expenses and other debts, and that doesn’t leave much for your rainy-day fund, never mind retirement savings. To afford a home, Canadians will need to increase their income, or decrease their housing budget – and expectations. Today, more than ever, creating a realistic budget is key. This will be your first step on the road to home ownership – before you start making your wish list. Your budget will define what area you can afford to live in, the type of home, and the lifestyle you’ll lead long after your offer is accepted and your boxes unpacked. Determine what you can comfortably afford. This doesn’t mean the mortgage amount you’ve been pre-approved for. Calculate your monthly mortgage payments, property taxes and utility costs. Then, add your other expenses: student loans, car expenses, and daily costs like groceries, clothes, medical/ dental and the like. Do you have kids, or are you planning to? That’ll cost you

even more. Then, don’t forget about those retirement savings! Only now can you think about the home itself. Really think about it. Who says the key to happiness is a 2,500-sq.ft. detached house? Maybe your lifestyle is better suited to an urban condo, where you may not need a car and its associated expenses. Weigh the pros and cons, then decide. The perfect home is out there, with something suited to every budget. Maybe you’ll just have to explore some different definitions of “home” to find the right one. “The third quarter could be a turning point toward improving affordability in the Vancouver area in light of a recent easing in detached home prices, but further deterioration is likely to occur in the near term in Toronto,” according to Craig Wright, RBC’s chief economist. “New mortgage insurance rules may help affordability over time, but 2017 is likely to see a tug of war between these market-cooling policy measures and rising longer-term interest rates, pulling affordability in opposite directions. The net effect of this on the costs of owning a home is unclear at this point.” Lydia McNutt is an award-winning writer and senior editor of New Home and Condo Guide. Neighbourhood Profile | YALETOWN

YALETOWN By Sara Duck

ONCE A HEAVILY INDUSTRIAL AREA

dominated by warehouses and rail yards, Yaletown is now one of British Columbia’s hottest neighbourhoods and a frequent stomping ground for celebs. Old heritage buildings have been revitalized into top fashion and design shops, along with uber-hip restaurants and bars. The marinas and parks provide a beautiful backdrop to the highrise buildings that surround the ‘hood. Lifestyle Like many other Vancouver locales, Yaletown benefits from being surrounded by beautiful, natural scenery. Another added perk is that this upscale and trendy area is all about the amenities that surround it. Gorgeous landscape, the hottest restaurants, the best shops and everything within walking distance – it’s the place to see and be seen. 26 YPNEXTHOME.CA

The vibe Urban, upscale and hip are three words that describe this highly sought-after neighbourhood. Yaletown’s vibe is fun, young and happening, which explains why so many people and businesses are flocking to this up-andcoming neighbourhood that combines Vancouver’s natural beauty as well as its shiny new offerings.

In the area You just need to walk outside your door to find major amenities like shopping, restaurants, parks and more. This area has a Walk Score of 97 – it’s a walker’s paradise! Of course, you can’t expect to live in such a hip, happening and convenient area without paying a hefty price. Plain and simple, properties don’t come cheap here.

Meet the neighbours While the majority of Yaletown residents are young professionals between 20 and 40 years old, posh penthouse dwellers, families and a growing number of empty-nesters also call this area “home.” With so much development taking place and slotted to take place over the upcoming years, it’s obvious why the face of this neighbourhood is changing so rapidly.

Dollars & sense Vancouver isn’t considered Canada’s most expensive housing market for nothing – and Yaletown is a classic example of how expensive it can be. An average home is $718,000, which will most likely buy you a bachelor or onebedroom suite at best. Renting the same bachelor or one-bedroom unit here will cost you anywhere from $1,200 to $2,500 a month.

Hot Spots

Planes, trains & automobiles Leave your car behind because Yaletown is a pedestrian paradise. The area also boasts world-class public transit and excellent bike lanes. This urban neighbourhood is an easy walk from the centre of downtown Vancouver, or a quick ferry ride to Granville Island.

Quick Facts » Distance from City Hall: 2.4 kilometres » Average household income: $96,870 » Most common housing type: highrise

Real Estate Market Yaletown has everything going on for its residents, but of course that means that residents pay a premium to live in this exclusive area. Expect big prices but not much square footage. Because Yaletown consists of many highrise buildings, there are lots of rental options available. Prices for rental accommodations in this area are exorbitant. The trade-off: you are paying for a lifestyle, not just a rental.

Street Corner “Yaletown is a fabulous place to live. It has everything I need all in one spot, and that’s a big part of the reason I love living here. The surrounding nature is quite beautiful too!” –Sharon “The prices may be over the top here, but I feel like I have everything I need at my disposal, and that to me is priceless.” –Tom “Great vibe, great shops and restaurants, great nightlife. It’s the perfect place to live for me.” –Hannah

Increase in mortgage fraud, “suspicious” applications THE LATEST DATA FROM credit reporting

agency Equifax Canada suggests highrisk and suspected fraudulent mortgage activity is on the rise noting a 52 per cent increase in suspected fraudulent mortgage applications since 2013. According to data from Equifax’s enterprise fraud management solution, ‘Falsified Account Statements’ and ‘Falsified Documents’ were the most prominent application tags, as reported by investigators. The other was ‘Conflicting Information’. Of those applications flagged, 67 per cent were from Ontario while the next highest was 12 per cent from B.C. Equifax also conducted a survey to chart the attitudes and perceptions of Canadians with respect to the current housing market. One-in-five Canadians, who do not have a mortgage, indicated they are nervous they will never own a home because of rising prices and want to buy a home but can’t because of the down payment. “We’re certainly seeing more mortgage applications being flagged as suspicious by our reporting institutions,” said Tara Zecevic, vice-president, Customer Insight at Equifax Canada. “While we cannot entirely attribute these increases to consumers overstating personal income or falsifying applications, we do want to remind people that there are serious consequences for making false or inaccurate claims on any loan or mortgage applications. Not only will it stretch your finances, it is in breach of your contractual obligations with the lender, and simply put, it’s against the law.”

“There are serious consequences for making false or inaccurate claims on any loan or mortgage applications. Not only will it stretch your finances, it is in breach of your contractual obligations with the lender, and simply put, it’s against the law.” Little white lies With respect to mortgage fraud, the survey showed: 13% of Canadians indicated they felt it was okay to tell ‘a little white lie’ when applying for a mortgage to get the house they want. 16% said they believe mortgage fraud is a victimless crime 8% admitted to misrepresenting the facts on a credit or loan application The cost of buying a home When asked about housing prices, the results of the Equifax survey showed: 84% believe that the cost of home ownership is too high for first-home buyers today Nearly 30% of Canadians cite ‘more demand than supply’ (29 per cent) and ‘foreign buyers’ (27 per cent), as the main factors driving up home prices BC residents were most likely (compared to other provinces) to cite foreign buyers as the top reason for home prices being driven up (75 per

cent versus 42 per cent for all other provinces, respectively) Examining trust When asked about who they trust in the home-buying experience, the survey showed: 44% of Canadians trust real estate agents the least during the homebuying experience About 25% also distrust homeowners (27 per cent) and home inspectors (26 per cent) 20% distrust mortgage brokers, another 16 per cent don’t trust their bank and equally 16 per cent have little trust in their insurance agent 9% said they trust all professionals involved in the home-buying experience

Secondary suites are the “new normal” By Sonia Bell WITH THE COSTS OF buying and maintaining a home on the rise, Canadians are increasingly relying on secondary suites to help mitigate the costs of home ownership. According to a new report by Mortgage Professionals Canada, Canadians who purchased their home within the past two years reflect a “new normal” in the Canadian housing market. Thirty-four per cent of firsttime buyers think it’s important to generate income from their properties, and 13 per cent of homeowners undertook renovations to add space for a rental unit. The report contains data obtained from various sources, including an online survey of 2,000 Canadians. According to the respondents, current homeowners renting a secondary suite indicated that it was a necessity, with 24 per cent stating, “I need to rent a room/unit in my home to afford my mortgage,” and 15 per cent acknowledging that they “would have to make major lifestyle changes if [they] did not have rental income.” “Creating income remains a useful tool for first-time homebuyers,” says Paul Taylor, president of Mortgage Professionals Canada. “People are looking for ways to make owning a home more affordable. Generating income allows them to reduce their mortgage more quickly.” Each year more than one-third of mortgage holders take actions that will shorten their amortization periods, such as creating and renting a secondary suite. For homes purchased between 2014 and 2016, the average contracted

amortization period is 22.4 years. The most recent buyers expect that, on average, they will repay their mortgages in 18.8 years, which is 3.6 years shorter than their average contracted period. There are multiple factors contributing to this “new normal.” Of course, rising house prices, especially in hot markets like Greater Vancouver, have put added pressure on first-time homebuyers to save a larger down payment. Moreover, the new mortgage stress test implemented in October 2016, which has a benchmark rate of 4.64 per cent (far and above today’s actual interest rates), means plenty of prospective homeowners will either have to lower their budget, or continue saving. “It is too soon to measure the impacts of this policy change,” says Will Dunning, chief economist at Mortgage Professionals Canada and author of the Annual State of the Residential Mortgage Market in Canada report. “The survey finds that among potential homebuyers who expect to be subject to that test, their ability to buy a home will be impaired. As a result, they also expect that there will be negative impacts in the overall housing market and in the broader economy.” Homebuyers are seeking various avenues to achieve their down payment. Personal savings is still the primary source of their down payments, but homebuyers are more likely now than ever before to rely on other sources, including loans from financial institutions and withdrawals from RRSPs (via the Home Buyers’ Plan). There is also a larger dependence on the “Bank of Mom and Dad,” where new homebuyers receive funds from parents and family members who have enjoyed rapid increases in their home values in the past decade and a half, affording them the ability to assist their children.

Advice | MIND OVER MORTGAGE

The 4 types of home ownership By Alisa Aragon

MORE ADVICE ONLINE ypnexthome.ca/news/advice

THERE ARE FOUR MAJOR TYPES of home

ownership and it is important to have an understanding of what each of them entails.

Freehold ownership: Freehold, or fee simple, properties are one of the strongest forms of home ownership in Canada. The owner of a freehold interest property has full use and control of the land and the buildings on it, subject to the use of their property which is originated from the zoning bylaws, and permit restrictions set in place by the local city or municipality. A freehold property remains with the title holder unless they transfer it out of their name (sell it) or die.

Strata title: There is a high increase in the amount of condos and townhomes available to purchase in Metro Vancouver and strata ownership is quickly becoming one of the most common forms of home ownership. The strata title form of ownership is designed to provide the exclusive use and ownership of a specific unit or lot within a larger building or development. While the owner of that strata title has full ownership of all the interior elements of their unit, they also share ownership of common areas like halls, grounds, parkades, elevators, etc. 34 YPNEXTHOME.CA

This type of ownership is used for duplexes, apartment blocks, townhome complexes, buildings with residential and retail units (mixed-use properties), warehouses and many other types of buildings. There are some single-family properties that are part of a bare-land strata development, where the owners share the common space and expenses for maintaining those areas that are shared.

Co-operative ownership: Co-operative ownership is very similar to strata title where the owner owns a property containing a number of housing units along with its common area, which some or all members can utilize. The major difference between strata title and cooperative ownership is that, in co-operative ownership, individuals own shares of the entire building and each shareholder is assigned one particular unit in which to reside.

Leasehold ownership: Leasehold ownership most commonly occurs on University Endowment Lands, First Nation reserve land and other areas where the city owns the property. The leasehold interest in an area of land, means that you have the exclusive use of the property occupying that land for a designated period of time. Normally the original leasehold ownership in BC is set for 99 years. It is important to note that this time period is not reset with each new buyer of the property. When buying a leasehold property, it is extremely important to check how much time is remaining on the lease. This is particularly important at the end of the lease, as the owner of the property can choose to resell the leasehold interest, redevelop the land entirely or leave the land vacant.

THIS IS IT. Your first opportunity

to be part of an evolution in North Vancouver’s Moodyville neighbourhood. Introducing Kindred, a collection of 96 condominium homes brought to you by Fairborne. “Moodyville is just emerging as a dynamic, pedestrian-oriented neighbourhood,” says Cristy Edmonds, director of sales and marketing at Fairborne. “People love it because it’s close to transit and popular Lower Lonsdale, there’s easy access to shopping and restaurants, and the outdoor recreation is fantastic.” Edmonds adds that since this will be the first lowrise built in Moodyville, there’s a huge pent-up demand from buyers who want an affordable, stylish alternative to a concrete highrise. Kindred delivers.

Celebrate style Like every Fairborne home, Kindred is built with meticulous attention to the details that make life easy. 38 YPNEXTHOME.CA

Located on a sunny, south-facing slope just east of Lonsdale, the two five-storey buildings wrap around a lush, south-facing terrace where you’ll find walking paths, a barbecue and dining area, kids’ play area, a bocce lawn and community garden plots. “And the views are going to be amazing — downtown Vancouver and right across the Burrard Inlet,” Edmonds says. Inside, homes are bright and spacious with nine-ft. ceilings, two-toned cabinetry, entertainment-sized balconies and private decks, plus laminate hardwood flooring throughout main living areas. Kitchens feature quartz countertops and stainless steel appliances by KitchenAid and Fisher & Paykel. And no matter what sized home you decide fits you best, you’ll have a centre island with bar seating for casual entertaining. Got gear like bikes, skis, skates and camping stuff? No problem. In addition to secure underground parking, each Kindred home comes with bike storage and individual gear lockers. Sounds like Fairborne’s thought of everything. Kindred will be located in the 600 block of East 3rd Street in North Vancouver. Previews start Sat., Jan. 21 at 133 West 1st St. Homes are priced from the low $400,000s. Why 2017 is still a good year to buy a home

ypnexthome.ca/news

By Wayne Karl

CANADA’S VARIOUS HOUSING markets

The Canadian Real Estate Association provides one, in the form of its average price forecast for this year. For BC, it sees prices in Vancouver falling 7.8 per cent, compared to 8.1 per-cent-growth in 2016. For Ontario, it foresees prices climbing just one per cent, versus shooting up more than 15 per cent last year. “There will certainly be opportunity for first-time buyers in both markets,” ReMax Vice-President Elton Ash told YP NextHome. “The challenge will be in the higher qualification rates for high-ratio mortgages. Once first-time buyers reset their affordability expectations, they will see price advantages in buying in 2017.”

were regular headline newsmakers last year, and not always for the most positive reasons, from skyrocketing prices in Vancouver and Toronto, to continuing soft conditions in Alberta, to yet further mortgage rule changes courtesy of the federal government. All of it makes for a growing list of challenges for prospective homebuyers, and might discourage some to delay their purchase. Rest assured, however, there are reasons why 2017 is still a good year to buy a home. (One important caveat, though: If you can afford it.)

1. Pause for the cause Slowing price growth in Vancouver and Toronto is actually a positive development for would-be buyers. Spared from year after year of doubledigit home price growth, purchasers will no doubt appreciate a pause, as it may crack open a window of opportunity for them to buy. Affordability is a serious concern in these two markets. Underlining the matter was a warning from Canada Mortgage and Housing Corp. (CMHC) in October which highlighted that most Canadian housing markets were overvalued, and price growth was to slow through 2018. Home prices have risen ahead of economic fundamentals such as personal disposable income and population growth, CMHC says, resulting in overvaluation in many markets. And then there’s the low supply, high demand reasoning behind rising prices. “Escalating prices caused by low supply and strong homebuyer demand brought more attention to the market than ever before,” said Dan Morrison, 40 YPNEXTHOME.CA

MORE TRENDING ONLINE

2. Big Brother is in your corner – really

president of the Real Estate Board of Greater Vancouver. Personal finance guru Gail VazOxlade has a slightly different view. It’s not lack of supply that’s driving prices up, but rather a shortage of grey matter. “(Supply) is not what is pushing new homes to record prices – stupidity is,” she wrote in a recent Twitter exchange. “#MoreMoneyThanBrains.” Easy credit, CMHC mortgage backing and “banks’ greed” are the real causes, she says. A significant market correction might be the only solution, “but that’ll just leave a whole lot of people upside down.” Pause for the cause, instead.

The latest mortgage rule changes introduced by the federal government late last year were intended to stabilize “overheated” housing markets, mostly in Vancouver and Toronto, slow home price growth and keep mortgage indebtedness under control. What the changes also do, however, is make it more difficult for young Canadians to take that important first home-buying step. Homebuyers who apply for a highratio mortgage (less than 20 per cent down payment) now have to undergo a “stress test” by qualifying at a rate (4.64 per cent) you may not even actually have to pay (if you qualified for a mortgage at some of the current better rates, say 2.5 per cent). These changes may mean that your buying power is reduced, but it’s for your own good. The stress test is intended to assure lenders – and yourself – that you could still afford your payments if

interest rates rise. In other words, the changes are intended to protect you from the “stupidity” (Vaz-Oxlade’s words) of borrowing more easy money than you should. You can also look forward to Ottawa releasing the National Housing Strategy some time in 2017. It is intended to address multiple and varied issues, from affordable housing to rental markets to home ownership, and execute a vision that is equitable across differing economies, markets and conditions. It’s a tall order, indeed. Such complex and far-reaching challenges are why some critics are skeptical that Ottawa can deliver anything meaningful in the strategy. But we’ll take a more positive outlook. Canada has never had a national strategy, and given the growing importance – and challenges – of housing, only good can come from the process.

3. Economic mettle Canada has proven its economic mettle time and time again over the last several years. In its Financial System Review in December, the Bank of Canada says the Canadian financial system remains resilient, as the nation’s economy improves. The proof is in the pudding, in the way of Statistics Canada’s Employment Report from December, which says employment rose by 54,000 for the month, with the unemployment rate at 6.9 per cent. For the fourth-quarter of 2016, employment increased by 0.6 per cent – the largest increase since the second quarter of 2010. For 2016 as a whole, employment gains totaled 214,000 or 1.2 per cent, compared to 0.9-per-cent growth over the same period a year earlier. Just a bunch of numbers, right? Not exactly. Housing markets cannot thrive without a strong economy. Economic growth leads to employment growth, which leads to wage growth, which leads to consumer confidence – which all leads to buying homes and household goods.

4. Alberta rebound Housing markets in Calgary and Edmonton remained relatively stable in 2016, with moderate declines in sales and average prices as a result of the extended recovery of the oil sector. The average residential sale price in Edmonton decreased by two per cent year-over-year, while in Calgary it dropped by four per cent, according to ReMax. Buyer activity is expected to pick up slightly in the second half this year, with improving employment opportunities in the oil sector. For the province as a whole, the Canadian Real Estate Association says 2016 and 2017 will finish up largely flat in terms of price growth – but this is actually an improvement over a 1.9-percent decline in 2015. Alberta, no doubt, will take it. The consensus is that real estate in the province is poised to begin to rebound in the second half of 2017. On the new home front, housing starts – an important sign of economic health – are starting to rise. “A member survey showed home starts are expected to rise a modest 5.7 per cent in 2107,” Donna Moore, CEO of

Canadian Home Builders’ Association – Alberta, told YP NextHome. “That optimism likely reflects gains of almost 50 per cent in oil prices last year that are raising consumer comfort levels after a couple of tough years for the economy.”

5. Interest rates Vaz-Oxlade’s concerns notwithstanding, it’s fair to say Canadians have benefited from the prolonged period of historical low interest rates. Most experts don’t see any significant change here for 2017, though some lenders recently inched up rates on some mortgage products. “It’s no secret that fixed mortgage rates are closely correlated with bond yields,” says Andrew C. MacDonald, a client account manager at Calum Ross Mortgage. He adds, “We’ve already seen an upward movement in bond yields from historical lows, and most lenders have started to raise interest rates slightly, as a result. The good news is rates are still hovering just above historical lows, which makes now a great time to purchase (or refinance) a home.” JAN 20 - FEB 3, 2017  |  NEW HOME & CONDO GUIDE  41

Advice | CONDO SENSE

Expect the unexpected Don’t be blindsided by “surprise” costs

By Cameron McNeill

MORE ADVICE ONLINE ypnexthome.ca/news/advice

IN TODAY’S ACTIVE real estate market, you may be required to make a decision on buying your dream home sooner than what you’re comfortable with, as another family could be looking to make an offer on the same home. In fear of losing the home you’ve fallen in love with, you make a quick offer and the home is yours. Overwhelmed with the excitement of the purchase of your new home, you may have overlooked a few items that you didn’t think about. Unfortunately, it’s usually these overlooked items that will end up costing you money. Here are just a few things to keep an eye out for:

Closing costs: A costly oversight is typically closing costs. Most purchasers understand that there are closing costs, but underestimate the transaction amount. A good rule of thumb is to set aside three per cent of the purchase price for closing costs. Utilities and maintenance: There are a number of online calculators that can help you calculate your estimated monthly expenses. This exercise should be completed before you begin looking for a new home, so you know what to expect. Property taxes: Property taxes are to be paid by every homeowner. The taxes vary from city to city, so it’s important to 46 YPNEXTHOME.CA

know what you can afford. As a firsttime homebuyer, your lender may ask you to pay toward your property taxes every month. The other option is to set money aside so you can make the payment when it is due in July. Furnishing your home: Can you furnish the space? Will the furniture you have fit, or will you have to buy new items? Safety: Is the home equipped with an alarm system? What is the crime rate in the neighbourhood? How are your neighbours? Disclosure statement: If buying new, read through the Disclosure Statement

to make sure there are no surprises. If buying resale, go through any available strata council documentation and ensure you hire a solid home inspector. Purchasing a home can be a very stressful yet exciting time in your life. Although you may need to make a quick decision on your offer on a home, you should ensure that you’ve asked yourself these questions ahead of time. It’s a great way to protect yourself from any surprises after you’ve committed to making a decision this big. Good luck! Property Profile | THE BELMONT

The Belmont at Heritage Made in Murrayville

by Susan M Boyce

IT’S BEEN WINNING hearts and turning

heads from day one. And it’s no wonder. Located in the heart of Murrayville — still one of my favourite Fraser Valley neighbourhoods — The Belmont at Heritage builds on the success of the award-winning Heritage townhome community built right next door, and offers a rare opportunity to purchase an executive condo residence that lives like a single-family home.

Space for your life “So many people who raised their families here in Murrayville have told us they want to stay in the neighbourhood, but they want more space than a typical condo,” says Brandon Trent, senior project manager with Fifth Avenue Real Estate Marketing. “We’ve responded with larger-than-average floor plans — one with over 1,500 sq. ft. of flexible, efficient space — [resulting in] homes that live like a single-family residence but offer the convenience of lock’n’go living.” Trent points to one of Belmont’s most 60 YPNEXTHOME.CA

popular — the two-bedroom-and-den E1 plan. “How often do you find a condo with a Great Room that’s 21 ft. wide?” he asks. “And that centre island is 10 ft. long — perfect for anyone who loves cooking and entertaining. Plus, you’ve still got room for a formal dining table that will comfortably seat eight to ten people.” Personally, I confess I instantly fell in love with this plan’s enormous balcony — 21 ft. wide by 10 ft. deep, Trent tells me. With a natural gas outlet for a barbecue or heater, this is where you’d find me savouring the sunsets and dining alfresco in all four seasons. And here’s another unexpected bonus — a true laundry room with side-by-side washer/dryer and more storage space. Clearly, Infinity Properties has thought of everything. The Belmont Home Store and model home are now open from noon to 5 p.m. daily except Fridays, at 22084 Fraser Highway in Langley. When you visit, be sure to allow time to have coffee and

GVHBA has also taken a number of bold, innovative steps including a specific category for in-fill multi-family projects, another for building science, and one honouring excellence in the growing market for small-scale homes like laneway housing — all showcasing creativity in a highly demanding marketplace. FRASER VALLEY HOUSING AWARDS OF EXCELLENCE Who: Canadian Home Builders’ Association – Fraser Valley Where: chbafv.com Inside scoop: Aimed specifically at the Fraser Valley subset of the Metro Vancouver market, 2017 will be the first 66 YPNEXTHOME.CA

year these awards are presented. The website is a bit difficult to navigate, and although at press time the gala was less than a month away, no finalists had been announced. Presumably these are just growing pains, though, and everything will simply get better for 2018. VANCOUVER URBAN DESIGN AWARDS Who: City of Vancouver Where: Vancouver.ca/design-awards Inside scoop: Launched in 2016, the inaugural competition honoured 13 examples of architectural excellence and vision that highlight why Vancouver is a city others look to for inspiration. It was a quiet celebration with virtually no advance publicity or media coverage — which was a shame because the sheer beauty, innovation, and outside-the-box design of these entries were outstanding. Hopefully

the City will get the word out more in 2018 when the second awards are scheduled. VIBE AWARDS Who: Canadian Home Builders’ Association – Vancouver Island Where: vibeawards.ca Inside scoop: Rapidly taking Vancouver Island by storm, 2017 marks the third year for the Vancouver Island Building Excellence awards. Held in Nanaimo, this competition is rapidly becoming the Island’s premier housing event. CARE AWARDS Who: Victoria Residential Builders’ Association Where: careawards.ca Inside scoop: Originally a chapter of CHBA, this association is now independent, allowing the CARE Awards to now focus exclusively on the talent found in Greater Victoria.

After a strong showing at the 2016 Georgie Awards, Royce by White Rock-based Forge Properties was named best Multi-Family Low to Mid Rise at the CHBA National Awards for Housing Excellence

years, this prestigious, province-wide competition has two unique features: finalists are not announced ahead of time and, whenever possible, judges actually visit shortlisted projects to see them for themselves. There’s a strong emphasis on sustainable, pedestrianfriendly design that integrates public spaces, community amenities and transportation alternatives to reduce private vehicle use.

Innovative movable screens that created a dynamic, ever-changing façade helped 999 Seymour by Townline get gold in the inaugural Vancouver Urban Design Awards

TOMMIE AWARDS Who: Canadian Home Builders’ Association – Central Okanagan Where: chbaokanagan.ca Inside scoop: With more than two decades of history, the Tommies take place in Kelowna and draw entries from throughout the Okanagan. Savvy, sophisticated, and innovative, many of the winners have gone on to strike gold at the Georgies.

GEORGIE AWARDS Who: Canadian Home Builders’ Association – BC Where: georgieawards.ca Inside scoop: One of the oldest housing competitions, a recordbreaking 700+ people were on hand at the Hyatt Regency to applaud last year’s 49 Gold Georgie award winners. The Georgies attract entries from around the province, many of them companies who were previously honoured at a local level.

KEYSTONE AWARDS Who: Canadian Home Builders’ Association – Central Interior Where: chbaci.ca Inside scoop: Kamloops is home base for these awards that turn 12 in 2017.

UDI AWARDS FOR EXCELLENCE Who: Urban Development Institute Where: udi.bc.ca Inside scoop: Held once every two

CHBA NATIONAL AWARDS FOR HOUSING EXCELLENCE Who: Canadian Home Builders’ Association Where: chba.ca Inside scoop: New name, same high standards of excellence. Originally known as the SAM Awards that were established 38 years ago, these awards are a highlight of CHBA’s annual national conference and members responded enthusiastically to the new 2016 program with a record number of nearly 700 entries. Often considered somewhat a west-versuseast competition, the 2016 MultiFamily Low to Mid Rise category was noteworthy in that all five finalists were from Metro Vancouver. REAL ESTATE FOUNDATION LAND AWARDS Who: Real Estate Foundation Where: refbc.com Inside scoop: With only four categories — private, public, non-profit and Land Champion — the Land Awards are arguably the most diverse and difficult to judge. A fundraiser for non-profit organizations that enable positive change and innovative, sustainable land use in BC communities, the focus is on leadership, innovation and collaboration. It’s a night that honours integrity — doing what’s right, but not necessarily easy. JAN 20 - FEB 3, 2017  |  NEW HOME & CONDO GUIDE  67

relaxing after a long day at the office to a whole new level.

AWARD WINNING BY DESIGN “Last year, Hayer Builders Group was awarded a Canadian Home Builders’ Association (CHBA) National Award of Excellence in the attached home category for Exchange in Langley,” Brandon says as he walks me to my car. “At Summit, they’ve taken all that knowledge plus feedback from their buyers, then kicked the quality and design up another notch.”

Summit Serious Wow Factor

LET’S GET ONE THING STRAIGHT RIGHT FROM THE BEGINNING. If you’re on the quest for a brand new home with some big-time Wow Factor, you owe it to yourself to check out Summit in Surrey’s Panorama Heights neighbourhood. Seriously, these three-bedroom and flex townhomes have a whole lot of personality and attitude plus some super-cool features you just don’t see elsewhere.

“Every Summit home has a rooftop patio, and every one of them is structurally engineered to be hot tub friendly.” - Brandon Trent A LIFESTYLE AS UNIQUE AS YOU “Summit’s location on a sloped property allowed a splitlevel design that’s unique in Panorama Heights,” says Brandon Trent, senior project manager with Fifth Avenue Real Estate Marketing, as he opens the door to the first of two display homes. It takes only seconds for me to realize he’s not exaggerating. Immediately to my right is a comfortably sized den that I’d instantly be claiming as my home office, but it’s when we arrive at the kitchen where I discover the first of Summit’s truly big surprises. In addition to a well-sized, casual family lounging area that opens directly onto the walk-out back patio, there’s a sunken living room spanning the entire front half of this home. And if you’re thinking “sunken” means a six-inch dip, think again. This beauty allows a soaring 11-foot ceiling and is filled with natural light from oversized windows with transoms above. There’s even a cool pass-throughstyle opening to the kitchen above so the family cook can enjoy all that sunshine too. Next we head up to the bedroom level. Two

generously-sized additional bedrooms plus the convenience of side-by-side laundry with built-in fold/ sorting counter that’s an intelligent design feature I seldom see except in single-family homes. Now here’s the coolest part. The master suite is situated at the top of a four-step stairway creating the effect this adult oasis occupies its own, private wing. Sweet… and definitely not what I’d expect. Still, I know there’s one final detail I just can’t wait to see. I guess my eagerness is showing, because Brandon simply points and says, “it’s up there.” Scampering up the final staircase, I open the door and step onto a massive rooftop deck with barbeque and counter space, picnic table, plus comfy outdoor sofa setting. The view of the North Shore Mountains truly is, as Brandon puts it, “jaw dropping.” I hear myself give a sigh of sheer appreciation. This is definitely where you’d find me spending many, many happy hours. “Every Summit home has a rooftop patio, and every one of them is structurally engineered to be hot tub friendly,” Brandon says. Now that takes the concept of
