Christie ’s international Real Estate Northeast Valley – Luxury Market Summary – January 2022 This summary analyzes single family homes over $500,000 in all areas of the Northeast Valley, including Scottsdale, Paradise Valley, Arcadia, Biltmore, Carefree, Cave Creek, Fountain Hills and Rio Verde. SUPPLY During December, the active listing count dropped to 926, This Year 926 down from 1,173 at the start of the month. This is down Last Year 1,439 21% in a single month and 36% below the start of 2021. It is also by far the lowest supply we have ever recorded. The supply picture varies by price range. Homes between $500,000 and $2 million have seen supply fall 38% compared to a year ago, and the supply is at the lowest level ever. It is down a massive 81% from the spring of 2016. Listings over $2 million are down 30% compared with a year ago, but this is better supply relative to demand than the ranges under $2 million. It is down 50% from the spring of 2016. Almost all active listings are normal with just two pre-foreclosures and one lender-owned home. Active Listings
DEMAND - SALES The level of closing activity remained high during December. This Year 739 We saw 739 closed listings, down 10% from December 2020 Last Year 818 but comfortably beating all earlier December totals, the prior record being 507 in 2019. Limited by very weak supply, sales between $500,000 and $600,000 dropped 42%. In contrast, the range over $3 million was up 42%. Sales
DEMAND – UNDER CONTRACT We can anticipate future sales by looking at homes under # Homes Under Contract contract. We started 2022 with 718 listings under contract, This Year 718 which is down 16% from January 2021 and down 23% from Last Year 854 930 last month. We deduce that we are likely to see closing numbers during January that are lower than both January 2021 and December 2021. The numbers get stronger as we move up the price ranges. Homes under $800,000 are down 41% but homes over $2 million are up 30% compared to a year earlier. Normal sales comprise 99.6% of luxury homes in escrow, with only two pre-foreclosures and one lender owned home.

SALES PRICING Due to relatively low volumes and a wide range of price points, the Northeast Valley luxury market can display a lot of volatility if measured monthly. We therefore prefer to measure price per sq. ft. over a longer period to identify trends more accurately. The twelve-month average currently stands at $407, up 26% from $322 in December 2020. The six-month average stands at $422, up 27% from $333 in December 2020 and the threemonth average stands at $442, up 28% from $346 in December 2020. The pricing trend is now heading strongly upwards again after a slight pause over the summer months. UNDER CONTRACT PRICING The average under contract price per square foot stands at $529, up from $492 last month and far higher than the $371 in January 2021. This month the under-contract pricing implies yet higher pricing for January sales.

January, 2022 The number of active listings in Arcadia fell from 34 to just 22 during December and is now 58% down from twelve months ago. Closed sales came in at 25, down from 31 in December 2020. Average price per sq. ft. was strong again last month. The twelve-month average has grown 27% from $442 to $560 over the last twelve months. The six-month moving average has risen 30% from $466 to $606, while the more volatile three-month moving average increased 24% from $477 to $591.

There were 15 closed sales during December, up from 13 in December 2020. Pricing has taken off recently and the twelve-month average has moved up 26% from $342 to $432 per sq. ft. over the last year. The six-month average is up 28% from $353 to $451, and the volatile threemonth average has seen a 32% increase from $352 to $464.

The supply of active listings dropped sharply from 64 to 59 during December. This total is down 32% from the 87 that we saw on January 1st, 2021. There were 45 closed sales during December, up from 41 during December 2020 and the highest December total ever seen. The market in Fountain Hills is unusually unbalanced with demand far exceeding supply. Pricing has started accelerating again. The twelve-month average price per sq. ft. came in at $309 in December, up 21% from $255 a year earlier. The six-month average rose from $260 to $317 over the last year while the volatile three-month average was $323 per sq. ft., up from $267 a year earlier.

On January 1st, we had just 305 active listings, down from 373 last month and down 43% from a year ago. This is easily the lowest level of supply we have ever recorded. Closed sales totaled 192 during December, down 29% from 272 in December 2020, no doubt restricted by the lack of supply. Prices continued to rise steeply. The twelve-month moving average $/SF came in at $424, up 29% from $328 in December 2020, while the six-month average rose from $343 to $438. The volatile three-month average was $458 having been $360 a year earlier, an increase of 27%.

Supply in Paradise Valley fell again during December standing at 136 active listings as of the beginning of January 2022. This is down 31% from 197 at the same time last year, so is not only far below normal but the lowest we have ever recorded. Closing counts came in at 40 for December, down from 53 in December 2020. Prices continued to advance and the 12-month average price per square foot now stands at $587, up 30% from $451 in December 2020. The six-month average stands at $618, up 36% from $455 last year, while the three-month average came in at $661, up 37% from $482 in December 2020.

January, 2022 On January 1st, Scottsdale’s active listing counts hit yet another new all-time low of 541. This is down 36% from the same time last year. In December we counted 489 closed sales, down from the 540 we saw in December 2020. Prices continued to show strong rises over the last year. The twelvemonth moving average $/SF came in at $395, up 28% from $309 a year earlier. The six-month moving average stands at $410 up 27% from $322 a year ago and the more volatile three-month average was $426, up from $337 in December 2020, a rise of 26%.
