Christie ’s international Real Estate Northeast Valley – Luxury Market Summary – July 2021 This summary analyzes single family homes over $500,000 in all areas of the Northeast Valley, including Scottsdale, Paradise Valley, Arcadia, Biltmore, Carefree, Cave Creek, Fountain Hills and Rio Verde. SUPPLY There was another slight dip in the active listing count during This Year 1,264 the last month. On June 1st we had 1,285 active listings over Last Year 2,170 $500,000 and by July 1st this had fallen to 1,264. Supply has held very steady around this level for the last three months, but it is 42% below this time last year and inventory is at the lowest level we have ever recorded. The supply picture varies by price range. Homes between $500,000 and $1 million have seen supply fall 45% compared to a year ago, but the supply is now increasing. Between $1 million and $2 million supply is down 50%, which results from a very steep decline over the past nine months. Meanwhile listings over $2 million are now down 27%, a declining trend which only started eight months ago. However, the top end still has better supply than the ranges under $2 million. Almost all active listings are normal with just seven pre-foreclosures and no lender-owned properties. Active Listings
DEMAND - SALES The level of closing activity across the luxury market remains Sales extremely high though it fell back slightly between May and This Year 886 June. June gave us 873 closed listings, up 51% from June Last Year 579 2020. Record levels for the month of June were recorded in every price range, except $500,000 to $600,000. The higher up you look, the greater the annual increase in closed listings, with the range over $3 million up 311% from 17 to 70. DEMAND – UNDER CONTRACT We can anticipate future sales by looking at homes under # Homes Under Contract contract. We started July 2021 with 960 listings under This Year 960 contract, which is down 13% from last month, and represents Last Year 944 the third sign of buyer fatigue in 2021. It is still up only 1.8% compared with July 1st, 2020. We are likely to see closing numbers during July that are only slightly higher than July 2020. The numbers get stronger as we move up the price ranges. Homes under $1 million are down 12% but homes over $2 million are up from 123 last year to 202 in 2021. SALES PRICING Due to relatively low volumes and a wide range of price points, the Northeast Valley luxury market can display a lot of volatility if measured monthly. We therefore prefer to measure price per sq. ft. over a longer period to identify trends more accurately. The twelve-month average currently stands at $362, up 20% from $302 in June 2020. The six-month average stands at $392, up 26% from $312 in June 2020 and the three-month average stands at $410, up 33% from $308 in June 2020. The appreciation rates have been accelerating over the last eleven months since July last year and are today at their highest level. UNDER CONTRACT PRICING The average under contract price per square foot stands at $435, up only slightly from $434 last month but far higher than the $335 in July 2020. Prices have been accelerating much faster in 2021 than 2020, but it looks like July will show a smaller increase in average pricing when compared to both July 2020 and June 2021. The average under contract price for normal listings is $436 per sq. ft. Short sales and pre-foreclosures average $323 per sq. ft. The tiny number of lender-owned homes average $220 per sq. ft.

The number of active listings in Arcadia fell from 41 to an extreme low of 29 during June, down from 92 twelve months ago. All listings are normal. Closed sales fell back to 20 down from 27 in June 2020. Average price per sq. ft. was strong again last month. The twelve-month average has risen 21% from $405 to $490 over the last twelve months. The six-month moving average has risen from $419 to $515, while the more volatile three-month moving average surged 30% from $414 to $538.

The supply of active listings stands at 22 at the start of July, down from 30 last month. It was 45 this time last year. There were 20 closed sales during June, up from just 6 in June 2020. Pricing continued to increase. The twelve-month average has moved up 15% from $334 to $383 per sq. ft. over the last year. The 6-month average is up from $347 to $413, and the volatile 3-month average has seen a 25% increase from $351 to $437.

The supply of active listings rose from 81 to 89 during June. This total is down 30% from the 127 that we saw on July 1st, 2020. There were 46 closed sales during June, up from 27 during June 2020 and the highest total ever recorded for June. Pricing was strong once more. The twelvemonth average price per sq. ft. came in at $281 in June, up from $243 a year earlier. The six-month average rose from $249 to $301 over the last year while the volatile three-month average was $317 per sq. ft., up from $251 a year earlier.

On July 1st, we had 409 active listings, down from 447 last month and down 50% from a year ago. Closed sales totaled 245 during June, up 42% from 173 in June 2020 and the second strongest June we have ever recorded, losing out to June 2005. Pricing continued to leap higher. The twelve-month moving average $/SF came in at $376, up from $303 in June 2020, while the 6-month average rose from $313 to $410. The volatile three-month average was $424 having been $310 a year earlier, an increase of 37%.

Supply in Paradise Valley fell further during June reaching a low of 158 active listings as of the beginning of July. This is down 47% from 298 this time last year. Closing counts came in at another record of 61 for June, which compares with 34 in June last year. It was also up from 57 last month. Prices continued to advance. The twelve-month average price per square foot stands at $505, up 16% from $434 in June 2020. The six-month average stands at $555, up 24% from $446 last year, while the three-month average came in at $536, up 31% from $438 in June 2020.

During June, Scottsdale’s active listing count rose very slightly from 758 to 760. We now have 41% fewer active listings than this time last year. All except three are normal. In June we counted another huge total of 553 closed sales, up 43% from the 388 we saw in June 2020. Prices continued their acceleration. The twelve-month moving average $/SF came in at $351, up 23% from $286 a year earlier. The six-month moving average stands at $380 up from $297 a year ago and the more volatile three-month average was $395, up from $294 in June 2020, a jump of 34%.
