Christie ’s international Real Estate Northeast Valley – Luxury Market Summary – August 2021 This summary analyzes single family homes over $500,000 in all areas of the Northeast Valley, including Scottsdale, Paradise Valley, Arcadia, Biltmore, Carefree, Cave Creek, Fountain Hills and Rio Verde. SUPPLY There was a slight rise in the active listing count during the This Year 1,308 last month. On July 1st we had 1,264 active listings over Last Year 1,958 $500,000 and by August 1st this had increased to 1,308. However, the supply has held very steady around this level for the last four months, while supply outside the Northeast Valley and in the non-luxury market has been increasing. Supply is 33% below this time last year. The supply picture varies by price range. Homes between $500,000 and $1 million have seen supply fall 37% compared to a year ago, but the supply is now increasing. Between $1 million and $2 million supply is down 38% and stable. Meanwhile listings over $2 million are down 22% and still falling. The top end still has better supply than the ranges under $2 million. Almost all active listings are normal with just five pre-foreclosures and two lender-owned properties. Active Listings

DEMAND - SALES The level of closing activity across the luxury market remains This Year 728 high by historic standards, but is starting to decline, month to Last Year 713 month. July gave us 728 closed listings, up 2% from July 2020 and down from 873 in June. However, 728 is still a new record total for July. The higher up you look, the greater the annual increase in closed listings, with the range over $2 million up 43% from 72 last year to 103 in 2021. Sales

DEMAND – UNDER CONTRACT We can anticipate future sales by looking at homes under # Homes Under Contract contract. We started August 2021 with 889 listings under This Year 889 contract, which is down 2% from August 2020 and represents Last Year 906 our fourth consecutive month of increasing buyer fatigue in 2021. We are likely to see closing numbers during August that are slightly lower than August 2020. The numbers get stronger as we move up the price ranges. Homes under $800,000 are down 22% but homes over $2 million are up from 122 last year to 180 in 2021. The buyer fatigue only seems to be affecting buyers with smaller budgets. SALES PRICING Due to relatively low volumes and a wide range of price points, the Northeast Valley luxury market can display a lot of volatility if measured monthly. We therefore prefer to measure price per sq. ft. over a longer period to identify trends more accurately. The twelve-month average currently stands at $369, up 21% from $304 in July 2020. The six-month average stands at $400, up 28% from $313 in July 2020 and the three-month average stands at $412, up 34% from $308 in July 2020. The appreciation rates have been accelerating over the last eleven months since July last year and are today at their highest level. However, the signs are that price increase are starting to slow down, as the three-month average rose only 2% over the last month, the smallest increase in twelve months. UNDER CONTRACT PRICING The average under contract price per square foot stands at $442, up from $435 last month and far higher than the $333 in August 2020. Price rises slowed down during July, but it looks like August will show there is still life in the housing boom, at least for the Northeast Valley.

August, 2021 The number of active listings in Arcadia rose slightly from 29 to 31 during July, down from 92 twelve months ago. All listings are normal. Closed sales came in at 20 again, down from 33 in July 2020. Average price per sq. ft. was strong again last month. The twelve-month average has risen 19% from $423 to $503 over the last twelve months. The six-month moving average has risen from $419 to $533, while the more volatile three-month moving average surged 31% from $429 to $560.

August, 2021 The supply of active listings stands at 19 on August 1st, down from 37 this time last year, and the lowest level we have ever recorded for the start of August. There were seven closed sales during July, up from six in July 2020, but July is usually a quiet month for the Biltmore district. Pricing continued to increase. The twelve-month average has moved up 13% from $340 to $385 per sq. ft. over the last year. The six-month average is up from $358 to $420, and the volatile three-month average has seen a 18% increase from $362 to $426.

The supply of active listings rose from 89 to 95 during July. This total is down 18% from the 127 that we saw on August 1st, 2020. There were 35 closed sales during July, down from 40 during July. Pricing is starting to hesitate though far above last year’s level. The twelve-month average price per sq. ft. came in at $284 in July, up from $247 a year earlier. The six-month average rose from $256 to $309 over the last year while the volatile three-month average was $315 per sq. ft., up from $261 a year earlier.

On August 1st, we had 399 active listings, down from 409 last month and down 45% from a year ago. Closed sales totaled 217 during July, up 15% from 189 in July 2020 and the strongest July we have ever recorded. Pricing continued to leap higher. The twelve-month moving average $/SF came in at $383, up from $305 in July 2020, while the six-month average rose from $319 to $417. The volatile three-month average was $429 having been $311 a year earlier, an increase of 38%.

Supply in Paradise Valley fell further during July reaching another extreme low of 149 active listings as of the beginning of August. This is down 45% from 270 this time last year. Closing counts came in at 41 for July, which compares with 57 in July last year. It was also down from 61 last month. Prices continued to advance. The twelve-month average price per square foot stands at $518, up 19% from $435 in July 2020. The six-month average stands at $557, up 25% from $447 last year, while the three-month average came in at $584, up 40% from $418 in July 2020.

During July, Scottsdale’s active listing count rose slightly from 760 to 817. We now have 29% fewer active listings than this time last year, so the gap is closing. All except three are normal. In July we counted 493 closed sales, up 8% from the 458 we saw in July 2020. Prices continued their acceleration. The twelve-month moving average $/SF came in at $358, up 24% from $289 a year earlier. The six-month moving average stands at $387 up from $297 a year ago and the more volatile three-month average was $399, up from $295 in July 2020, a jump of 35%.
