Christie ’s international Real Estate Northeast Valley – Luxury Market Summary – November 2021 This summary analyzes single family homes over $500,000 in all areas of the Northeast Valley, including Scottsdale, Paradise Valley, Arcadia, Biltmore, Carefree, Cave Creek, Fountain Hills and Rio Verde. SUPPLY There was another slight rise in the active listing count last This Year 1,350 month. On October 1st we had 1,309 active listings over Last Year 1,994 $500,000 and by November 1st this had risen to 1,350. However, the supply has been constrained to the range 1,250 to 1,350 for the last six months. The latest total is 32% below this time last year. The supply picture varies by price range. Homes between $500,000 and $1 million have seen supply fall 32% compared to a year ago, and the supply is now gently rising. Between $1 million and $2 million supply is down 37% and continuing to stay low. Meanwhile listings over $2 million are down 28% but saw a slight rise over the last two months. The top end still has better supply relative to demand than the ranges under $2 million. Almost all active listings are normal with just five pre-foreclosures and for the first time, no lender-owned properties. Active Listings
DEMAND - SALES The level of closing activity across the luxury market remains This Year 672 high by historic standards, but is now in decline, both month Last Year 787 to month and year over year. October saw 672 closed listings, down 15% from October 2020 and down 2% from 684 in September. However, 672 is still the second highest total ever recorded for October and third place is a lowly 432. The higher up you look, the stronger the picture grows for closed listings, with the range over $2 million up 14% from 92 last year to 105 in 2021. Sales
DEMAND – UNDER CONTRACT We can anticipate future sales by looking at homes under This Year 991 contract. We started November 2021 with 991 listings under Last Year 1,070 contract, which is down 7% from November 2020 but a slight increase over last month. We deduce that we are likely to see closing numbers during November that are similar to October but lower than November 2020. The numbers get stronger as we move up the price ranges. Homes under $800,000 are down 26% but homes over $2 million are up 23% from 159 last year to 200 in 2021. SALES PRICING Due to relatively low volumes and a wide range of price points, the Northeast Valley luxury market can display a lot of volatility if measured monthly. We therefore prefer to measure price per sq. ft. over a longer period to identify trends more accurately. The twelve-month average currently stands at $392, up 24% from $316 in October 2020. The six-month average stands at $414, up 30% from $318 in October 2020 and the three-month average stands at $417, up 27% from $328 in October 2020. After two months of the quarterly average declining, the trend is heading upwards again. The appreciation rates over the last year are all over 24%. UNDER CONTRACT PRICING The average under contract price per square foot stands at $475, down from $484 last month but far higher than the $356 in November 2020. Last month the under-contract pricing suggested the higher sales prices we just saw, but this month they are suggesting slightly weaker pricing for November sales.

November, 2021 The number of active listings in Arcadia rose from 37 to 43 during October but remains well down from 80 twelve months ago. Closed sales came in at a modest 20, down from 33 in October 2020. Average price per sq. ft. was strong again last month. The twelve-month average has risen 26% from $431 to $543 over the last twelve months. The six-month moving average has risen 33% from $442 to $589, while the more volatile three-month moving average surged 36% from $455 to $618.

November, 2021 The supply of active listings stands at just 20 on November 1st, down from 42 this time last year, and down five from last month. There were 18 closed sales during October, up from twelve in October 2020, the highest October count we have ever recorded. Pricing has taken off recently and the twelvemonth average has moved up 24% from $336 to $415 per sq. ft. over the last year. The six-month average is up 27% from $351 to $447, and the volatile three-month average has seen a 34% increase from $350 to $468.

The supply of active listings recovered slightly from 77 to 88 during October. This total is down 17% from the 106 that we saw on November 1st, 2020. There were 39 closed sales during October, down from 44 during October 2020 but still the second highest October total ever seen. The market in Fountain Hills is unusually unbalanced with demand far exceeding supply. Pricing has started accelerating again. The twelve-month average price per sq. ft. came in at $301 in October, up 20% from $251 a year earlier. The six-month average rose from $256 to $315 over the last year while the volatile three-month average was $316 per sq. ft., up from $250 a year earlier.

November, 2021 On November 1st, we had 379 active listings, up from 366 last month but down 47% from a year ago. Closed sales totaled 164 during October, down 37% from 259 in October 2020, no doubt restricted by the lack of supply. Prices continued to rise steeply. The twelve-month moving average $/SF came in at $409, up 28% from $320 in September 2020, while the six-month average rose from $323 to $432. The volatile three-month average was $438 having been $336 a year earlier, an increase of 30%.

Supply in Paradise Valley was little changed during October standing at 169 active listings as of the beginning of November. This is down 37% from 267 at the same time last year, so remains far below normal. Closing counts came in at 43 for October, down from 54 in October last year, but still the second highest total for any October. Prices continued to advance and the twelve-month average price per square foot now stands at $559, up 26% from $444 in October 2020. The sixmonth average stands at $595, up 39% from $429 last year, while the three-month average came in at $606, up 37% from $441 in October 2020.

November, 2021 Between October 1st and November 1st, Scottsdale’s active listing count did not change, stuck at 792. This is 34% fewer active listings than this time last year. In October we counted 425 closed sales, down 16% from the 504 we saw in October 2020. Prices continued to show dramatic rises over the last year. The twelve-month moving average $/SF came in at $381, up 27% from $301 a year earlier. The six-month moving average stands at $403 up 32% from $306 a year ago and the more volatile three-month average was $407, up from $317 in October 2020, a rise of 28%.
