Christie ’s international Real Estate Northeast Valley – Luxury Market Summary – October 2021 This summary analyzes single family homes over $500,000 in all areas of the Northeast Valley, including Scottsdale, Paradise Valley, Arcadia, Biltmore, Carefree, Cave Creek, Fountain Hills and Rio Verde. SUPPLY There was a slight rise in the active listing count during the This Year 1,261 last month. On September 1st, we had 1,261 active listings Last Year 2,019 over $500,000 and by October 1st, this had increased to 1,309. However, the supply has held very steady around this level for the last five months. The latest total is 35% below this time last year. The supply picture varies by price range. Homes between $500,000 and $1 million have seen supply fall 33% compared to a year ago, but the supply is now gently rising. Between $1 million and $2 million supply is down 45% and continuing to dwindle. Meanwhile listings over $2 million are down 28% but saw a slight rise over the last month. The top end still has better supply relative to demand than the ranges under $2 million. Almost all active listings are non-distressed with just four pre-foreclosures and one lenderowned property. DEMAND - SALES The level of closing activity across the luxury market remains This Year 684 high by historic standards, but is now in a slight decline, both Last Year 724 month to month and year over year. September saw 684 closed listings, down 5% from September 2020 and down from 697 in August. However, 684 is still the second highest total ever recorded for August. The higher up you look, the stronger the picture grows for closed listings, with the range over $2 million up 10% from 77 last year to 85 in 2021. Sales
DEMAND – UNDER CONTRACT We can anticipate future sales by looking at homes under This Year 918 contract. We started October 2021 with 918 listings under Last Year 1,031 contract, which is down 11% from October 2020 but a slight increase over last month. We deduce that we are likely to see closing numbers during October that are similar to September but lower than October 2020. The numbers get stronger as we move up the price ranges. Homes under $800,000 are down 29% but homes over $2 million are up 27% from 157 last year to 200 in 2021. Nondistressed sales comprise 99.5% of luxury homes in escrow, with only four pre-foreclosures and one lender owned home. # Homes Under Contract

SALES PRICING Due to relatively low volumes and a wide range of price points, the Northeast Valley luxury market can display a lot of volatility if measured monthly. We therefore prefer to measure price per sq. ft. over a longer period to identify trends more accurately. The twelve-month average currently stands at $383, up 23% from $311 in September 2020. The six-month average stands at $406, up 29% from $314 in September 2020 and the threemonth average stands at $405, up 27% from $320 in September 2020. This is the second consecutive fall in the quarterly average. The appreciation rates have been accelerating over the last year but have started to slow down over the past two months. UNDER CONTRACT PRICING The average under contract price per square foot stands at $484, up from $461 last month and far higher than the $360 in October 2020. Price rises slowed down during July through September, but it looks like October will show a stronger upward trend.

October, 2021 The number of active listings in Arcadia fell from 41 to 37 during September but remains well down from 90 twelve months ago. Closed sales came in at 24, down from 30 in September 2020. Average price per sq. ft. was strong again last month. The twelve-month average has risen 25% from $424 to $532 over the last twelve months. The six-month moving average has risen 33% from $434 to $579, while the more volatile three-month moving average surged 36% from $455 to $620.

October, 2021 The supply of active listings stands at 25 on October 1st, down from 36 this time last year, and down two from last month. There were nine closed sales during September, down from ten in September 2020, but a respectable score after August’s low count. Pricing continued to increase with a stronger trend than last month. The twelve-month average has moved up 18% from $341 to $402 per sq. ft. over the last year. The six-month average is up from $356 to $438, and the volatile three-month average has seen a 21% increase from $362 to $439.

The supply of active listings dropped slightly further from 79 to 77 during September, taking it once again to the lowest level we have ever recorded. This total also down 31% from the 112 that we saw on October 1st, 2020. There were 55 closed sales during September, up from 43 during September 2020 and by far the highest September sales total we have ever seen. The market in Fountain Hills is unusually unbalanced with demand far exceeding supply. Pricing is starting to slow down though still far above last year’s level. The twelve-month average price per sq. ft. came in at $295 in August, up from $249 a year earlier. The sixmonth average rose from $252 to $314 over the last year while the volatile three-month average was $311 per sq. ft., up from $253 a year earlier.

On October 1st, we had 366 active listings, down from 384 last month and down a staggering 52% from a year ago. The shortage of inventory is more extreme in North Scottsdale than the city as a whole. Closed sales totaled 164 during September, down 29% from 230 in September 2020. Price rises started to slow down a little. The twelve-month moving average $/SF came in at $400, up from $313 in September 2020, while the six-month average rose from $317 to $421. The volatile three-month average was also $421 having been $325 a year earlier, an increase of 32%.

Supply in Paradise Valley recovered a little during September reaching 174 active listings as of the beginning of October. This is down 32% from 256 at the same time last year. Closing counts came in at 23 for September, down sharply from 42 in September last year. It was also down from 32 last month. Prices continued to advance despite the fall in sales volume. The 12-month average price per square foot stands at $542, up 19% from $438 in September 2020. The six-month average stands at $574, up 25% from $433 last year, while the three-month average came in at $576, up 26% from $429 in September 2020.

October, 2021 During September, Scottsdale’s active listing count barely moved, fading from 793 to 792. We now have 36% fewer active listings than this time last year. All except one are non-distressed. In September we counted 456 closed sales, up just two from the 454 we saw in September 2020. Prices slowed slightly but still showed dramatic rises over the last year. The twelve-month moving average $/SF came in at $373, up 26% from $296 a year earlier. The six-month moving average stands at $395 up from $301 a year ago and the more volatile three-month average was $394, up from $307 in July 2020, a rise of 28%.
