WELCOME TO WAREHOUSE HOME ISSUE SEVEN In the last issue of Warehouse Home magazine we announced the launch of a new interior design and sourcing service. In Warehouse Home Issue Seven we are proud to unveil one of our most recently completed interiors projects for a leading property developer (pages 6-11). CONVERTED SILOS

n 1923, Le Corbusier noted, “Thus we have the American grain elevators and factories ... magnificent first-fruits of the new age.” As testaments to a bygone era, these utilitarian structures continue to be worthy of our full admiration. Those silos to which Corbusier referred then were most likely constructed in steel and concrete and it is for this reason that so many survive today. But as fortunes and industries changed, many silos fell into disrepair and dereliction. City officials and developers have had to be brave and bold converting these soaring structures. The spatial variations mean these projects are particularly challenging. Most storage silos are windowless towers and only have ground floors. But vision and perseverance pay off. Where grain was once weighed, cleaned and stored, communities and visitors can gather, homeowners can now set up house. Cultural venues use the dramatic proportions, while design-conscious homeowners embrace the epitome of urban living. And so silos become new focal points defining their districts and honouring local heritage for decades to come.

Deventer, Netherlands The Zwarte (Black) silo has a distinctive dark exterior due to its bitumen coating and stands imposingly beside Deventer harbour. Constructed in 1923, the former grain silo became derelict in the 1990s. A local foundation specialising in the regeneration of historically significant buildings approached the Eindhoven-based studio Wenink Holtkamp Architecten. The silo’s authentic features, such as its loading cells, were preserved; tall windows were added. Today, the building is bringing new life to the area, housing a bustling street food market that has dramatic harbour views. weninkholtkamp.nl

Thomas Heatherwick Heatherwick Studio from London has achieved a remarkable hotel in a 1920s grain silo set on Cape Town’s waterfront. Formerly the tallest building in the city, the silo now holds the Zeitz Museum of Contemporary Art Africa, South Africa’s largest art gallery. The six floors over the museum hold The Royal Portfolio’s Silo hotel. Many original features, including 42 cylindrical storage silos, have been retained. Bulging pillowed glass windows, inspired by the shape of grain, offer far-reaching panoramas. heatherwick.com

High Hopes Brisbane-based artist Guido van Helten is transforming facades of decommissioned silos. His murals powerfully pay homage to the local community and chart the changing history of the outback. Van Helten used a computer to digitally map each artwork, with allowance for the difficult curvatures of the silos. Working from a cherry picker, the artist employed a spray gun, roller and a brush to bring the imposing figures to life. guidovanhelten.com

SILO EFFECTS

COBE Architects Copenhagen, Denmark This 17-storey old grain silo is the largest building standing in Copenhagen’s Nordhavn (North Harbour). The enormous post-industrial development is currently being transformed into a new district for the city and Danish architects COBE were tasked with reworking the soaring silo. The recladding of the concrete exterior has updated its appearance with galvanised steel patinating over time while maintaining an essential link with the silo’s past. Internally, many of the 38 single and multi-level apartments retain raw concrete while floor-to-ceiling windows offer panoramic views. cobe.dk

Located in Manchester’s vibrant Northern Quarter, Brownsfield Mill was recently named by The Times as one of Britain’s most exciting places to reside. The old cotton mill exemplifies the extensive regeneration taking place in the surrounding areas and is a connection to the city’s industrial past as well as a mark of its new fortunes and future.

Developers Urban Splash have pioneered warehouse living in the north of England for more than 25 years. And now, collaborating with leading architect Roger Stephenson, they’re converting one of Manchester’s last Victorian mills into 31 large loft apartments. BURNING FOR DESIRE The Austrian tile manufacturers Karak unite traditional practice and modern spirit. The digitally designed tiles are hand crafted using a centuries-old Japanese firing technique - Raku. A clay mix is pressed into tile forms. A geometric pattern is applied by silkscreen. Paper Palettes Washi is traditional Japanese paper, the word literally combining ‘wa’ meaning ‘Japanese’ and ‘shi’ meaning ‘paper’. It is made from the fibre of local Japanese trees which are processed by hand and is therefore generally more robust than ordinary paper because it incorporates wood pulp. The long, intricate process is conducted in winter as pure and cold running water is essential to inhibiting bacteria and the decomposition of the fibres. The subtle textures and tones of this tougher paper, used in traditional Japanese crafts like origami, also make it a popular choice for modern homes.

Much of Japanese design is steeped in tradition, fusing local materials and ancient craftsmanship. We take careful note of the finest highlights.

Lagom|Balance Lagom is a Swedish word that can be taken to mean ‘just the right amount’, not too much and not too little. It’s also often widely translated as ‘in moderation’ or as ‘in balance’. While not specifically an interior design expression, in the home Lagom would be the practice of only selecting homeware that is functional as well as beautiful and avoiding clutter in favour of a simpler and more curated scheme. Follow the example set in this beautifully balanced bathroom and select a palette comprising only a limited number of complementary colours. Contrast practical hard-wearing materials like concrete with softer textures such as timber and use minimal amounts of elegant brushed brass as the final touch to a balanced space. hygge|cosiness The Danish concept of Hygge roughly translates as ‘cosiness’, but it really means a lot more than this. It is connected with creating a warm and welcoming environment, in which good things are enjoyed with good people. Denmark is often celebrated as the happiest country in the world. Meik Wiking, author of best-seller The Little Book of Hygge, is CEO of the Happiness Research Institute in Copenhagen and therefore well-placed to comment on Lykke. But, for the Danes, Lykke is perhaps most closely associated with hope and optimism, finding enjoyment and beauty in simple things. A powerful message for us all. To Stay thekrane.dk On Copenhagen’s northern harbour, Nordhavn, is the city’s coolest new hotel. With just a single bedroom and set within a converted 1940s crane, you might be forgiven for thinking this would be the most basic of accommodation. But this is no ordinary offering. Further to the bedroom, there is a separate living room, a spa and sauna, and a conference room. Much of the old structure has been retained. The minimalist Nordic interiors are black-stained, linking to the coal they once held. 1. & 2. Accommodation is set about 50 feet above the ground.

riginally a Viking fishing village, Copenhagen became the Danish capital in the 15th century. The city celebrated its 850th anniversary in 2017 - a landmark determined by the fact that in 1167, a fortress was built on the location which now houses the Christiansborg Palace. The medieval city centre is best explored on foot or, as this is one of the most bicycle friendly cities in the world, on two wheels. The waterfront promenades and parks make this a destination to explore at a more relaxing pace. The 13th century Gammeltorv (‘Old Square’) and the Christiansborg Palace should certainly be followed by a stroll along Magstræde,

one of the oldest streets in Copenhagen. And in the Tivoli Gardens, the world’s earliest amusement park will attract thrill-seekers of all ages. The beautiful bronze statue on a rock at the waterside of the Langelinie promenade honours The Little Mermaid fairytale by Danish author Hans Christian Andersen. His former home can be visited in Nyhavn district. And after a day of exploring the city along old cobbled streets, the converted harbourside warehouses of Copenhagen reward visitors with dinner in a choice of several exceptional restaurants. Here in Copenhagen, as Hans Christian Andersen once wrote, “Life itself is the most wonderful fairy tale”.

To Eat Copenhagen is replete with restaurants offering excellent cuisine and beautifully conceived interiors. New location 108 has quickly won acclaim from critics. A spin-off from world-famous Noma, the restaurant that put Nordic cuisine on the map, 108 focuses on locality as well as seasonality. Specialising in pickling and fermenting, it has already earned a Michelin star. Meanwhile, in the 18th century warehouse that once housed Noma, diners will find Barr. And finally, Malmö is only 35 minutes away from Copenhagen and worth a visit for Malmö Saluhall, a former freight depot converted into a food hall in 2013 and today a mecca of artisanal foodstuffs.

New Copenhagen showroom Menu Space is a must for design-conscious visitors to the city. Design firm Menu collaborated with renowned Norm Architects to create this elegant space, combining a showroom, office and café. It is situated in Nordhavn, an area now flourishing following the conversion of The Silo by COBE architects and recent launch of The Krane. The use of concrete and steel references the locale and is complemented by minimalist interiors. If time allows, we also recommend a visit to the West Indian Warehouse. Once used for storing sugar and rum, today it is home to The Royal Cast Collection; over 2,000 plaster sculptures.
