FACTORY CONVERSION

SUGAR RUSH T

he original Domino Sugar plant in the Williamsburg area of Brooklyn, New York, was built in 1856. By 1870, it processed more than half of the sugar used in the United States. In 1882, a fire completely destroyed the original building and it was rebuilt in brick and stone. Finally, after a long struggle, the Domino Sugar Refinery, which was once the largest in the world, shut down in 2004. In 2013, the developers gave Brooklyn based photographer Paul Raphaelson exclusive access to the derelict refinery before demolition work began. He was the last photographer in the building and his book 'Brooklyn's Sweet Ruin' is a powerful record of a New York icon's final days.

As Domino Park opens, in the first phase of an ambitious project to redevelop part of the refinery and a substantial area of land surrounding it, it is fitting to share some of Raphaelson's photographs. Here, in all its colour and chaos, is a prime example of post-industrial America. But as we marvel at its past, we also celebrate its future. A different brick in the wall Exposed brick is another feature admired in warehouse homes. If you are embarking on building work, consider innovative Dutch firm StoneCycling. They recycle industrial waste to hand- and machine make sustainable bricks in a variety of sizes and colours.

Former warehouses offer heritage features seldom found in standard homes. Their distinctive windows are so sought after that the look is being recreated for every property; small scale and soaring solutions.

BEAMING WITH PRIDE The I- or H-beam, also known as the Double-T, is a structural steel often left exposed in older industrial conversions, bearing heavy loads in the construction of the building. CRITTALL WINDOWS

ON THE SQUARE

Francis Berrington Crittall purchased an ironmongery in Braintree, set on the south eastern coast of England, in 1849.

When his son took over the business in 1883 he soon began to implement new practices, and 1884 saw the production of metal windows for the first time. Today, Crittall windows are readily recognisable.

A

ssociate Director at award-winning architects Stiff + Trevillion, Chris Eaton recently spoke to Warehouse Home about the practice's residential work. And he discussed in particular a strong commitment to close collaboration with every client to achieve an outcome entirely individual to each property. With that in mind, it might then seem contradictory, he concedes, that so many of the firm's residential projects have incorporated Crittall windows. And notably none of these projects has been an industrial building.

But there have clearly been sound reasons for installing this iconic glazing treatment in every one of these properties. It is a timeless design. "Contemporary glazing can age very easily," explains Eaton, "but Crittall windows don't date, they create a good balance between traditional and contemporary and don't look out of place with other period features." The construction of this fenestration sets it apart too. "The slender steel frames are robust but also strike an elegant aesthetic. And by altering the dimensions of the panels, you achieve radically different looks." An entire wall can be replaced with Crittall windows to divide space while maintaining a visual connection, a smaller glazing panel can be inserted above a doorway to complement sash windows and bring in more light. "We first incorporated this glazing into a residential project in 2005. I was inspired by a bakery in Copenhagen," reflects Eaton. "Our recent projects include a family home in North Kensington, London. And the industrial window style is still admired." stiffandtrevillion.com

In the bathroom, a matching pair of Crittall encased units stand either side of the bath and contain a large shower and toilet. The black frames set the tone for the sophisticated yet dramatic monochromatic interior.

This project, a family home originally constructed in the mid 1880s and sited within a London Conservation area, is the final result of an extensive collaboration between home owner and architectural firm.

As well as fully restructuring the internal floorplates, Stiff + Trevillion conceived a new basement level, a two-storey side return and an extension to the rear of the property. In using stucco together with a London stock brick, the firm ensured that the additions to this property complemented the neighbouring properties.

A spacious, light-filled family home was the striking result.

In Ealing, west London, Stiff + Trevillion were challenged with bringing an industrial aesthetic into a large family home filled with antiques and original art.

Here, concrete, steel and metro tiles successfully sit in perfect harmony with parquet flooring.

Crittall windows on the exterior of this home and internally too serve as a connecting idea for old and new elements. They're at once traditional and modern.

So while glass doors serve to open up the interiors, they are also the right choice to suit the homeowners' lifestyle and their eclectic decorative tastes. And we would suggest that they are this property's defining feature.

Notting Hill Narrow win

The use of white metal frames in the dining area immediately creates an entirely different impression. These interior windows provide plenty of natural light in the dining room and ensure the staircase can be admired.

The narrow faรงade of this west London house hides an interior of surprisingly large volumes. It is a retained faรงade. Behind it, the intelligently reconstructed floorplan has created generous new ceiling heights. And it is the spaciousness of this family

home that Stiff + Trevillion have focused on emphasising further with sliding doors and glazed internal screens. The inclusion of distinctive Crittall windows in the property's exterior wall acts as a beautiful framing for views of the two-level patio garden in the kitchen's dining area. A set of double factory style doors is a striking focal point in this part of the home's ground floor too.

Mycelium is the vegetative part of a fungus, consisting of a mass of branching, white thread-like hyphae. This might sound like an unlikely starting point for homeware, but enterprising designers are finding ways to craft these natural fibres into a material akin to suede that can be used for designs ranging from tables to lamps. Such sustainable solutions for homes should be second nature.

LOUNGE AROUND

A brick-built Victorian building that started life as a furniture warehouse was an appropriate place for our team to style a series of original schemes showcasing striking new designs and vintage finds. The distressed timber flooring and soaring beams, together with flaking paint on the exposed brick walls, set a raw industrial backdrop. We embraced these captivating original features and the dramatic double-height spaces and enhanced them with fine furniture items in leather and velvet.

In this room, the enormous sliding doors and large windows further emphasise the dramatic height and open floor space. Vintage metal furniture, which has patinated with age, is placed beside robust modern designs and colourful old and new powder-coated pieces. A table with a reclaimed plank top is dressed with a linen cloth and mismatched terracotta and china tableware for a relaxed dining scene. Above, two attractive prismatic glass pendant lights, evoking Holophane factory lighting, complete the arrangement.

The success of this beautiful bedroom scheme rests upon the contrast between the luxurious bed, upholstered in sumptuous pink velvet, and linens in Salmon, Umber and Copper. Out Of Office In 1952, the Danish designer Arne Jacobsen was commissioned to conceive a gift for the offices of the American-Scandinavian Foundation in New York. The handsome AJ52 Society Table has been relaunched as a part of the Carl Hansen & Søn collection. A distinctive design in its time, the desk remains an icon to this day. Tapping In 2018 marks the 50th anniversary of Vola taps, originally produced as a collaboration between Danish brand Vola and the celebrated architect and designer Arne Jacobsen. In 1968, Verner Overgaard, founder of Vola, enlisted Jacobsen's input on his idea for modern wall-mounted spouts. In two of possibly the most unlikely locations, sited at different ends of the earth, we discovered remarkable retreats created out of old industrial remains. Where one nestles in lush mountainous terrain, the other resort makes its mark against a barren backdrop.The success of both hotels is that their founders have embraced industrial origins and ensured that all of the contemporary additions complement rather than contradict older features.

Alila Yangshuo

Renowned as a paradise on Earth, there is also something almost other-worldy about Yangshuo. Situated in the southeast of China, the area is characterised by its karst mountains, verdant hills and broad sweeping Yulong river. Amidst this dramatic scenery is an old sugar mill, built in the 1960s and rescued from demolition by the owners of the Alila hotel group, who had a singular vision for a unique retreat. Beijing based Vector architects and Shenzhen firm Horizontal Space Design embraced the picturesque setting and the heritage features of the old mill and then complemented these with contemporary furnishings, most of which are Chinese designs. A tranquil pool is framed by original industrial trusses.

SWEDEN Fabriken Furillen Rute Furilden 870, 624 58 Lärbro, Sweden Furillen is located on a remote peninsula in the north eastern corner of the Swedish island of Gotland. Still largely unknown to tourists, the whole area has been designated as a UNESCO World Heritage site, with its deserted beaches and, at its heart, an old limestone gravel quarry. The former quarry's buildings have been cleverly converted by entrepreneurial photographer Johan HellstrÜm into an eco-friendly escape.

He had initially used the site

as a location for fashion shoots and filming rock music videos.

But in 1999, he converted the factory buildings into a unique boutique hotel surrounded by a rough wilderness and craggy rock. Minimalist Scandinavian interiors ensure the emphasis remains securely on the hotel's astonishing setting, which can be explored by bike. The menu changes daily, with ingredients from the local family farm and dishes enjoyed overlooking the azure Baltic. designhotels.com

Guest rooms are largely housed in the newly built wing. Every one has a private terrace opening out to the dramatic surrounding landscape. A remarkable vista can be enjoyed at the sunken pool and restaurant too.

The simple, understated decor in the hotel's guest rooms ensures visitors' eyes remain fixed on the impressive views outside their windows. A wood burning stove provides warmth and comfort for colder winter evenings.

The Chablé Resort & Spa on Mexico's Yucatán Peninsula is set amidst green vegetation in a restored 19th century estate. Its three restaurants are presided over by Jorge Vallejo, the world’s 12th best chef, but Ixi'im in particular stands out; it's a gastronomic and architectural triumph.

Enormous metal beams, inserted into a ruined former textile factory's engine room, frame a modern dining experience. The new steel framework references the building's industrial past while also making a clear distinction between heritage and the intervention. The facility once flourished in the production of sisal textiles but today the factory complex encircles a tranquil courtyard.
