WELCOME TO WAREHOUSE HOME ISSUE FIVE There is a growing trend towards urbanisation and, in response, planning laws are being relaxed to accommodate more conversions from commercial and industrial to residential use. Since launching Warehouse Home in 2014, we have tracked a sharp rise in the popularity of loft living. Our global readership confirms that this is an ever more popular lifestyle and aesthetic. So, we are excited to reveal in this fifth issue of Warehouse Home magazine, the debut Warehouse Home coffee table book. Featuring the most inspirational homes around the world, in former factories, textile mills, spice warehouses and pumping stations, it celebrates authentic industrial features and exceptional architecture and design. The unique characteristics of industrial conversions are complemented by luxurious fabrics like velvet and leather (pages 14-15) and metal furniture and accessories. In this issue, we celebrate both patinated

Directors Peter Cliffe-Roberts Sophie Bush

(page 10) and polished designs. And, inspired by these, we’re launching two exciting new design collaborations; our first lighting collection, handcrafted in solid brass by Bare Bones Lighting, and a captivating wallpaper based on oxidised metal by 17 Patterns. Both can be admired in situ in a stunning scheme styled in a London factory conversion (pages 20-21). And they are available exclusively from mywarehousehome.com/shop. Whether you live in an industrial residence or, like so many of our readers, you simply love the look, there is a magazine, an e-shop and now a book providing the essential inspiration for channelling that distinctive aesthetic. If you need specific recommendations, please contact our in-house design team. And don’t forget to join the conversation on social media by following @mywarehousehome and by using #WarehouseHomeIssueFive. I hope you enjoy the latest issue!

READ ALL ABOUT IT

GLOBAL BOOK TOUR A Grade II listed former mill in East London inspired the launch of Warehouse Home in 2014. The magazine has now been read in over 60 countries worldwide. A new interior design service, sharing specific decor ideas and inspiration with homeowners, has proved so popular that our editor was inspired to write a book reviewing the world’s most remarkable industrial conversions.

n this first Warehouse Home book, we travel from New York to Melbourne, London to Hong Kong, visiting some of the world’s most inspirational industrial conversions. We have made an important distinction between industrial and ‘industrial style’, reviewing only those homes in conversions with a genuine industrial or manufacturing past. From live-work spaces to family friendly lofts, single family dwellings to substantial developments, we showcase remarkable residences in historic granaries, former textile factories, tanneries, old printworks and, of course, warehouses. And we celebrate the original architectural features which make these homes truly unique: exposed timber beams and bare brickwork, structural columns and industrial doors. The ‘loft living’ phenomenon, the transformation of industrial shells for habitation, has its origins in 1950s New York City. The middle classes were leaving overcrowded and polluted Manhattan for the family- friendly suburbs. The disused and derelict industrial buildings of the area now known as SoHo (south of Houston) became popular with artists. Attracted by the generous proportions and more affordable rents of the cast-iron frame former warehouses, they set up bohemian and basic, innovative if often illegal, residences. The area began to flourish once again and the warehouses’ future was assured. Residences that had once been avant-garde were now aspirational. By the 1990s, developers were transforming complexes in the USA, UK and overseas. We have selected some of the finest examples of modern-day loft living for inclusion in the debut Warehouse Home book. SOPHIE BUSH, EDITOR

ANDREW FRANZ ARCHITECT This 3,000 square foot top floor loft was reconceived as an expansive entertaining space, its original features celebrated and a seamless connection to the outdoors created. Much of the former warehouse’s structural character, including the arched windows, exposed brick and beams, were preserved. A new, specially commissioned steel staircase, featuring wooden treads fashioned from salvaged roof joists, leads

to a mezzanine. This enclosed hanging courtyard is an architectural triumph, its retractable roof opening up to a rooftop terrace above offering breathtaking views.

Caviar Warehouse

Liquor Warehouse ODA NEW YORK Remarkably, the current owner of this 14,000 square foot triplex purchased the entire building on eBay. After the far from conventional acquisition, he commissioned leading firm ODA New York to redevelop the 19th century warehouse into three apartments, a five bedroom 14,000 square foot triplex and a street-level store. Commissioned in 1892 by liquor merchant Joseph H. Beams, this was the first of several warehouses designed for Beams by architect Julius Kastner. The Romanesque Revival style warehouse was subsequently secured by a pistachio baron and later an artist, but fell into disrepair. Following decades of neglect, the beautiful brick facade was painstakingly restored. Arched windows topped with ornate terracotta mouldings, decorative cornices and capitals with foliate details were among the original features preserved. Internally, the use of steel, glass and reclaimed timber reflect the building’s original industrial character.

(Above) Reclaimed beams inspired the design of the staircase rising up three floors of this penthouse in Lower Manhattan. Wooden handrails reflect the old timber; wrought iron banisters reference the joists.

SAN FRANCISCO

Industrial Garage ERICA SEVERNS ARCHITECT Property developer John Parker Willis was responsible for the conversion of Hyde Garage, dividing the former industrial property into seven residential units and retaining one for himself. Willis stipulated white oak flooring, Carrara marble and a light colour palette for his impressive 2,770-squarefoot apartment. In the lovely bedroom, understated décor in soft pastel tones reflects the raw concrete and ensures a huge steel truss transecting the original factory window is the principal focus. Line details in the furnishings serve to subtly balance the heavy-beamed ceiling, painted white, above.

(Right) A huge steel truss is the defining feature of this bedroom. The dramatic structure is offset by soft, minimal decor.

“ To celebrate the building’s history, we preserved raw concrete and trusses and offset them with refined modern details.”

Shoe Factory ANGUS POND ARCHITECTS A compact yet immaculately conceived apartment in a 1930s shoe factory in London’s Clerkenwell is the residence of Dexter Fletcher, who is a director of film and theatre, and Dalia Ibelhauptaite, a director of opera and theatre. For this creative couple, architecture is akin to script-writing. So their brief to Angus Pond Architects was to transform their flat while preserving its authenticity and distinctive details, and to create a home that was deeply personal. An original fire door inspired the grey palette. A new open floorplan ensures the old metal-framed windows, which still have their oversized levers, can be appreciated throughout.

(Left) A perfectly formed open kitchen is an elegant stage for entertaining. (Above) The scheme was inspired by an original set of metal fire doors dating from 1938. Their patination makes them a key focal point within the conversion.

“ Inspired by the clients’ love of theatre and artistic clarity, the monochrome palette is highlighted by the subtle introduction of light tones, industrial steel blues, olive green and unexpected textures.” a r c h i t e c t an g u s p on d

Physical processes behind the wallpaper’s design inspired its name Acro-, from Nosca Inc’s personal fear of heights or Acrophobia. 17 Patterns artist Paris painted lines and drips onto a canvas from a great height. Creative collaborator Christina K then applied eroding techniques to this artwork. Finally, the piece was expertly digitally manipulated and transformed in the studio by Nosca Inc. Turn to pages 20-21 to see the Acro- wallpaper installed to amazing effect in an East London factory conversion.

Bare Bones Lighting Exclusive brass lighting designs Based in the heart of the Midlands, Bare Bones Lighting hand make a wide range of vintage industrial style and contemporary lighting designs using traditional methods. With 30 years combined experience, they were the ideal partners for the production of Warehouse Home’s debut lighting range. This capsule collection of pendants and wall lamps has been expertly hand spun from solid brass exclusively for Warehouse Home. Their forms were directly inspired by classic factory shapes but given a modern twist as well as a refined finish. Midnight blue braided flex is the perfect finishing touch for three pendant shades, which are equally striking whether hung in clusters, in a row or individually. Meanwhile, two very different brass wall lamps cast warm directional light over bedsides and reading corners, at the same time serving as stylish features. RESPONSIBLE READING Alison Simpson Limited Edition Warehouse Home mirror Scottish artist Alison Simpson specialises in paper-based design. She used damaged copies of Warehouse Home Issue Four to create this original frame for a circular mirror. Shredded magazines were combined with pulped cotton linters, a byproduct of the clothing industry, to give rigidity. The combined materials were then pressed firmly into a round mould before being left to dry out. The frame was covered with black Japanese Sumi ink and touches of gold leaf to enhance its tactile quality. Limited Edition, £350, mywarehousehome.com/shop

To enhance the natural qualities of leather, Poltrona Frau has developed exclusive processes based on 20 different production phases, over double the number normally used in the leather for furnishing industry.

FEELING BLUE

Sizeable steel columns in this factory conversion were the inspiration for a bold scheme in midnight blue. Set against our dramatic wallpaper, are a large vintage steel desk and a showstopping side table crafted from reclaimed materials. Spun and hammered brass, together with patinated pewter all reference the building’s original features. Rich velvets enhance the sense of luxury and warmth.

DESIGN TRAINING

styling by hannah franklin

A vintage leather gym mat was the starting point for this smart bedroom arrangement in a warehouse conversion. Hanging, it becomes a sizeable headboard beneath the enormous original windows and offsets the dark exposed brickwork. A palette of dusky pinks and neutral shades softens the industrial space, while the juxtaposition of various textures, including soft woven leather, sheepskin, luxe velvet and linen, creates an inviting environment for early nights and morning lie-ins. This is an exercise in style.

PLACE & SETTING In this impressive residence, in a former factory in London, we styled a dramatic dining space. Exposed original brickwork and timber beams and flooring are offset by a scheme defined by mixed metals, linen and leather. A showstopping floor rug and elegant light fixture frame the scene. Whether dining alone or enjoying a special occasion, this is surely a space in which to savour pure industrial style.

ASIA SPECIFIC

Harbour Desire Hong Kong is a colourful melting pot, influenced by years of British rule and boasting a vibrant culinary scene. Interior designer Joyce Wang is renowned for her industrial aesthetic, original use of materials and sensitive depiction of cultural nuances in design. Her latest project, Rhoda, is a restaurant with a difference.

R

hoda is at once true to Hong Kong’s past and present and a subtle reflection of its British chef’s passions and practices. Stepping from the bustling street and through the oversized raw-steel garage doors, guests are greeted by expanses of smoked and burnt metal, charred wood and reclaimed material. It’s an impressive industrial setting that cleverly evokes the menu as well as the urban environs. But Rhoda is far from being Wang’s first major project in Hong Kong; in fact it follows several other very successful restaurant schemes across the city. AMMO, a vibrant Mediterranean restaurant in the Asia Society headquarters, is housed on the site of a former explosives compound built by the British army in the mid-19th century. The interior decor of the restaurant (opened in 2012) pays tribute to that cultural and historical significance. Raw materials reference the military and industrial context, with chandelier shades crafted out of bent copper mesh. But luxurious materials such as leather and velvet were selected to offset harder edges and textures. Six metre high ceilings enhance the dramatic nature of the space and its decor. Then came Haymarket, in 2013, robust and cinematic. And in 2014, Mott 32 opened beneath the Standard Chartered Bank landmark, its interiors a fantastical rendering of an immigrant’s travels. Today, with the latest opening of Rhoda and the continued vision of Joyce Wang, Hong Kong locals and visitors take memorable culinary journeys. joycewang.com

1. AMMO is surrounded by tropical gardens. Inside, designer Joyce Wang chose patinated copper, with shades of pink, orange, green and brown as a visual link to the verdant exterior. 2. Haymarket is a restaurant, dining and gaming hall for members of one of Hong Kong’s most prestigious Jockey Clubs. The design challenge was to enable diners to be sociable yet private, with buffet food always accessible.

(Main) Interior designer Joyce Wang worked closely with head chef Nathan Green to conceive an interior scheme that reflected his individual style of cooking. Burnt walls reflect the chef’s culinary techniques. Washing-machine drums hanging above the bar were smoked as a reference to his charcoal grilling. A similar treatment is also carried through in the choice of timber cladding on the restaurant’s walls and columns; Wang chose shou sugi ban, a traditional Japanese method of smoking and preserving wood which gives it a stained look. On a more personal note, Nathan’s love of hot rods and vintage car restoration inspired the use of copper detailing in the restaurant.
