to sell?

Check if you need permits!

As property specialists, at Wakefield Vogrig & Boote Lawyers we all-too-often see clients preparing to sell their home only to realise that the works that they completed in the last couple of years actually required a permit.

If you complete any works to your property without a permit, and a permit was required, you can still sell the property, but specific rules need to be followed to ensure the purchaser can’t end the contract.

As a rule of thumb: all building works require a building permit unless an exemption applies.

Whilst there are a range of applicable exemptions, the most common works we see that homeowners are not aware that they need a permit for include decks & verandahs, swimming pools & spas, and pergolas.

When you prepare to sell your property you will be required to have a Section 32 Vendor Statement completed.

In preparing the Vendor Statement, your Conveyancer or Property Lawyer will request copies of the permits, and will also ask whether there have been any works completed without a permit.

Building works can be a complex and often confusing area of property law. If you’re about to start building works at your home and are now wondering if you should obtain a permit, contact a surveyor or registered builder now. If you’re thinking about selling and need to know what to do to make sure your Contract of Sale will be watertight even though your recent building works mightn’t have had a permit, call our office on 03 5623 5166, or head to our website wvblawyers.com.au and book an appointment online to speak to one of our Conveyancers or Property Lawyers today.

While building on a sloping block can be a difficult task, the right builder will use it as an opportunity to create a unique home that makes the most of the space available on your land.

As sloping block specialists, local builders Tom and Madeline Heard from Hotondo Homes in Warragul are the experts when it comes to working with challenging blocks.

“We have years of experience developing innovative solutions for building on tricky sites and significant slopes,” said Tom.

“Our knowledge as well as our passion for the natural landscape has encouraged us to be creative with our use of sites and split level designs to unlock the full potential of a block.”

There are a range of benefits to building on a sloping block.

By building upwards, you can have a larger backyard while also creating additional living space inside your home.

“Another key advantage is that the elevation

of your living areas gives you the opportunity to capture your surrounding views,” said Madeline.

“A slope will also allow you to make use of the natural drainage on your site and be creative with the design of your next dream home.”

Split level designs allow for an abundance of natural light and promote airflow and natural ventilation within your home.

These factors improve climate control and air quality, increasing energy efficiency, reducing heating and cooling costs and helping create a healthier home.

Hotondo Homes’ Sanctuary Split Level Range offers an innovative collection of homes, specifically designed to suit a variety of sloping blocks.

Park sculpture brings Kurnai women to life

From p1

Fleur Craig, lawyer and principal of Armour-Craig Legal, has over 25 years’ experience in property and conveyancing.

Aunty Cheryl opened the event last week and spoke of the many memories she and others have of the three women in the artwork. Each woman is depicted holding an item of significance to them and their story.

polystyrene foam pieces, measuring just under two metres tall.

She worked at a suburban law firm in Malvern for over 20 years before moving back to her hometown of Warragul with her family in 2020.

Fleur enjoys building lasting relationships with her clients. She is happy to take the time to relay her knowledge in everyday easy to understand language.

“As a white person, the stories of Euphemia, Dorothy, and Regina are not mine to tell,” Ms Vandyk-Hamilton said.

She will guide you every step of the way in conveyancing matters, from reviewing or preparing contracts and section 32 (vendor) statements pre-signing right through to settlement. She handles complex property transactions and land titles office applications and is a registered PEXA and SPEAR user.

She can assist with a wide range of property matters including conveyancing of residential, commercial and farming land, and off the plan purchases.

“Jessie, Jeannie, and I have been entrusted with the stories by Cheryl and by their families to continue these stories for future generations.”

Property matters ranging from small sub-di-

At Meridian Sculpture, a foundry located in Fitzroy the artists involved will work over the surface of the foam with plasticine to create the molds for the statue, of which there are 11 pieces.

Dorothy is pictured holding a book, as she is remembered for being devoted to her religion, Euphie holds a galvanised tin washing tub, as she was known for being able to wash clothes and make them extremely white, and Regina is depicted holding a guitar, as she was known for leading singalongs.

“We used to have a cleared spot where the kids used to play... we’d get around the campfire and she’d have the guitar and she’d be singing these songs and we’d be dancing around and doing things,”

Aunty Cheryl said.

“And all of a sudden she used to sneak off and leave us, and then she’d appear at the other end of this clearing and frighten the living daylights out of us.”

Ms Vandyk-Hamilton said that creating large bronze monuments is a very colonial way of commemorating a significant person, and most commonly recognises a white male.

Fleur Craig of Armour-Craig Legal in Warragul can assist you with your conveyancing and property law requirements.

“Less than five per cent of all monuments and statues in Australia are about real women,” she said.

“The design of Three Women on Kurnai Country is to enable some balance to the current monuments in the Baw Baw Shire and wider Victoria, and is a fitting companion for the bronze statue of Lionel Rose in Queens Gardens in Warragul.”

Other organisations involved in the project are Baw Baw Arts Alliance, Women in Gippsland, Baw Baw Shire and the State Government. The project is supported by a $155,416 Victorian Women in Public Art Grant, a state government program that is intended to help immortalise the contributions of women through permanent public art, and $40,000 from the Baw Baw Shire Council’s Public Art Fund.

Baw Baw Shire Cr Tricia Jones said she was “really impressed” by the work done so far. “These women maintained Kurnai culture in Drouin, and we are very fortunate to have that.”

Aunty Cheryl said that growing up with these three women was a “delight” for the children living on Jackson’s Track. Artist, Vandyk-Hamilton said it is important to her that we tell the stories of First Nation’s

Clay miniatures of the sculpture in various stages of the planning process were on display, including a model of what the final piece will look like. The final clay model will be scanned and cut into large

“The artwork promotes today our local First Nation’s stories and the enormous contribution to the culture that these three women made. It also promotes gender equality, and celebrates the importance of women, not only in our state but also in this local area.”

Our team is trained to understand the nuances of landscapes, including soil composition, climate, and plant varieties. They have the knowledge to create a harmonious and sustainable environment that suits your unique preferences.

Mr Weeks said ensuring patients continued to receive the best possible care remained their priority but the most sick or injured would be cared for first.

2. Creativity Unleashed:

The team at Luxescape take your ideas and transform them into a stunning reality, maximizing the potential of your landscape.
