Schools students from three states namely Johor, Negeri Sembilan and Melaka participated in the first Johor Biodiversity 360° Programme

J

ohor Biodiversity 360˚ is an initiative under the State Government of Johor which is monitored by Johor Biotechnology and Biodiversity Corporation (J-Biotech). The core objective of this initiative is to create awareness and enhance the public’s understanding on highimpact biodiversity conservation. This is done by obtaining contribution from learning institutions, public and private companies. This initative was first conducted in year 2016 in Endau-Rompin National Park with the commercial name of 360˚ Biodi Education Programme. The programme was a collaboration with prominent private and public companies and school students. It was done to produce junior scientists among the school students which can act as ambassadors on biodiversity conservation. The students were given hands-on education to encourage them to appreciate the superiority that Johor has in term of the biological diversity. 360˚ Biodi Education Programme was an impactful event. The programme has successfully gained support from various parties. Four public agencies, five universities and 80 students have participated in this programme. The students came from other states such as Negeri Sembilan and Melaka. This programme has successfully helped in promoting Johor as a state which is committed in preserving and conserving the environment.

In year 2017, realising the momentum should be continued, the State Government of Johor, once again granted the blessing to J-Biotech to execute Johor Biodiversity 360˚. This time, it was a collaboration with a prominent multi-national hotel namely Pheonix Hotel located in Forest City, Gelang Patah, Johor. The commercial name for this event was 360˚ Biodiversiti Fun Day. This programme came with the core objectives to create awareness and promote healthy lifestyle. The approach was more modern and unique. The awareness was given through digital, culture and art platforms. The target audience was school students, public companies and non-governmental organisations (NGOs). Similar to the previous year, this programme has successfully highlighted the commitment from the state in preserving and conserving the environment, but with the additional element of sustainable development. A total of 157 participants had participated in this programme. This programme has also encouraged the school teachers who came with the school students to be more creative in delivering the knowledge on conserving the environment to their students. They now realised that the awareness not only can be delivered through science but also through culture and art. J-Biotech realises that delivering the knowledge to the public should be continuous. The public should be educated constantly but with more creative and unique approaches. Therefore in future, J-Biotech is expecting to have more vibrant programmes under the branding of Johor Biodiversity 360˚. The support from other parties, especially the State Government of Johor is needed to make sure whatever planned can be successfully executed and achieved. Hopefully, with commitment from all parties, the preservation and conservation of biological diversity in Johor is a dream no more.

Three-wheelers Morgan parades to 10 districts in Johor

T

he most anticipated annual event by Johorians is the Kembara Mahkota Johor (KMJ) which rolled out in style this year with a parade of 10 units of Morgan vintage three-wheeler cars as the chosen mode of transportation by His Majesty Sultan of Johor, Sultan Ibrahim and the royal family. The 20th edition of KMJ covered 808km route across 10 districts in Johor despite the wet weather across Johor Bahru, Pasir Gudang, Kota Tinggi, Mersing, Kluang, Batu Pahat, Segamat, Tangkak, Muar, and ending the trip in Kulai. The trip took four days and flagged off at Dataran Bandaraya Johor Bahru which pulled a

massive crowd as early as 7am to witness the departure of His Majesty alongside Her Majesty Raja Zarith Sofiah, Tunku Ismail Sultan Ibrahim, Che Puan Khaleeda Bustamam, newlyweds Tunku Tun Aminah and Dennis Muhammad, Tunku Idris, Tunku Abdul Rahman, and Tunku Abu Bakar. Johor Menteri Besar, Datuk Seri Mohamed Khaled Nordin before flagging off said that KMJ has successfully broken the feudal wall which is also a testament that there are no boundaries between the Sultan and the rakyat since it was first introduced 17 years ago. otary Club of Johor Bahru (RCJB) treated 32 children aged six to twelve years old from Ang Tiong Loi-Rotary Children’s Home, Skudai and Villa Paulos Children’s Home including their four caregivers to a day of fun and excitement at LEGOLAND Malaysia Resort. “We want to bring joy to the children and give them

the opportunity to experience and enjoy the park,” said RCJB President, Datuk Teo Shiok Fu, adding that he and his team will carry out various community service projects to help the needy and underprivileged with a focus on children’s welfare and education. “It is my first time here and I am really happy to be given the chance to visit LEGOLAND,” said

Colouring the Patriotism in Children Pulai Springs Resort organised children’s colouring contest with 3 local schools in conjunction with Malaysia Day celebration

I

n a vision to promote and enhance the spirit of patriotism among children at a young age, 30 year one students from Sekolah Kebangsaan Taman Universiti 4, Sekolah Jenis Kebangsaan (Tamil) Kangkar Pulai and Sekolah Jenis Kebangsaan (Cina) Pu Sze participated in the competition. The children were given one and a half hour to complete the colouring sheet provided by the resort. After that, they joined Chef Nor, the resort’s pastry chef in decorating a large cake with patriotic-coloured cream, icing and Malaysia Day-themed decorations and toppings. awareness among the young ones and promote love for the nation. “This is the third time the resort is organising a Malaysia Day programme for children as we want the young to love Malaysia and to encourage the spirit of patriotism,” he said, adding that they also want to encourage children to use colouring as a form of

Johor to Receive First Cardiac Centre

I

nstitut Jantung Negara Holdings (IJN) signed a Memorandum of Understanding with Permodalan Nasional Bhd (PNB) to open a new and first cardiac centre hospital outside Kuala Lumpur. The hospital outside the capital will reach out to a larger customer base down south and be developed on a land currently owned by Permodalan Nasional Bhd (PNB) in Taman Perling, Johor Bahru. IJN’s Group Chief Executive Officer, Datuk Seri Mohd Azhari Yakub said the new centre will help patients who lives beyond Kuala Lumpur, and help minimise travel

costs and time. Other than cardiology and heart related treatments, the new hospital will also cater to other specialisations such as diabetic management and renal care to meet the community’s needs. PNB President and Group Chief Executive, Datuk Abdul Rahman Ahmad said with IJN Holdings’ strong reputation, the new hospital will serve as a catalyst for Taman Perling’s integrated development and a boost to the overall growth of medical tourism in Johor. - by Priya Manikam TI

Triple Gain for the Third Time

or three consecutive years, Le Grandeur Palm Resort Golf and Country Club together with TJ Mart Saleng have made it again for their Sunset Charity Run for Fund this year, successfully raising up to RM38,800 for a good cause. The run saw 750 participants running at the resort’s 8km, Melati golf course during Malaysia day and among all, children in strollers were also seen enjoying the sporting event in goodwill. The proceeds collected were then distributed to Palliative Care Association of Johor Bahru and The Befrienders Johor Bahru with both receiving RM25,000 and RM13,800 respectively. “There are many people nowadays who suffer from depression and face many problems. They do not know where to turn to and sometimes they just need someone to talk to who is supportive and understanding. The Befrienders step in to fill that crucial role and in the process, we hope to prevent imminent tragedy. This first-year participation in the run is

atriotism filled the air when over 100 Cerebral Palsy children and adults celebrated the National Day with lots of activities apart from receiving facilities and gifts from Columbia Asia Hospital. Several Cerebral Palsy children took part in reciting poems apart from celebrating birthdays for the August babies and parading in their National Day themed fancy dresses.

hen was the last time you watched a movie in Golden Screen Cinemas (GSC) at Pelangi Leisure Mall? If the mall rings a bell, you would remember several known retail outlets during its high time circa early 2000’s with Why-Pay-More, MPH Bookstores, McDonald’s and more which established it as one of the trendiest mall in town before the rise of other malls. Years have gone by, and the public have wondered what happened to the mall which previously pulled a huge crowd from youngsters to family groups until the outdoor car park was fully occupied! Pelangi Leisure Mall began its operation since 1996 and PNB Commercial Sdn Bhd took over from Pelangi Berhad in 2006 until present times. The two-storey building has a total lettable area of 268,000 square feet, but today, clearly Giant Hypermarket is the anchor tenant of the building that followed second in line after Giant Hypermaket Plentong in terms of sales. After a while, the building remains as it is with Giant Hypermaket that can attract visitors to keep coming to the mall. I hope the management can bring back the old Leisure Mall with a cinema and other branded retail outlets,” said Nur Hidayah who grew up visiting the mall regularly during her schooling days.

I.J Convent Turns 92

I

t was an emotional day for 93-yearold Prisudiamah Kathirasoo, to come back and walk on the same pathway she walked past as a student almost nine centuries ago. Being one of the pioneering students to study in Infant Jesus Convent (I.J. Convent), she was glad she is still alive to witness the day the school celebrated its 92nd anniversary. “I distinctively recalled my standard one class just around the corner, and also going to mass in the same chapel here in 1930,” she said. The nonagenarian was also lucky to have had a chance to meet and be blessed by His Excellency Most Rev. Joseph Marino, the Apostolic Nuncio to Malaysia who was at the school to be a part of the celebration. The Reverend was also there for a tree planting ceremony,

signifying the 92nd anniversary of the school. I.J Convent Johor Bahru was established back in 1925, with 83 students including boys. It was not until after 1938 that the school was made into an all-girls school. s part of Asia Pacific Marriott International’s Take Care – Spirit to Serve the community’s movement initiative, Renaissance Johor Bahru followed suit by having

their inaugural ‘Run to Give 2017’, for the National Kidney Foundation Malaysia. 160 enthusiastic runners participated in the early morning run at Ponderosa Golf & Country Club covering a 5km stretch. Several bighearted kids and parents were seen finishing the course by pushing their baby strollers to support the cause. “This is the first time we organised the charity run and are overwhelmed by the immense response and support from our associates as well as the public.

Looking from the number of participation we received this year, we hope that we can cross up to 250 participants at the next round of event next year,” said General Manager of Renaissance Johor Bahru, Gagan Singh when interviewed. The proceeds collected throughout the concurrent events running nationwide will be channeled to assist the Foundation to purchase dialysis machine that is valued at RM40,000. - by Maressa Esa TI

Ian Gan, is a graduate from Nanyang Technological University majoring in Mathematical Sciences (Statistics). Upon graduating, he joined a global bank as part of the Graduate Programme and was exposed to various roles and functions within the bank’s technology in the Credit Risk space. The role rotations gave him short training stints in London and New Delhi, giving him an opportunity to develop a deeper appreciation for technology within the banking space. He then joined the corporate office of Care Luxury Hotels & Resorts in early 2016, and is now playing an important role in the expansion of the brand.

We will be giving the existing Hotel Selesa a new leash of life under a new brand and the hotel will feature 283 rooms with different themes of exploration making each stay a unique one. This can be seen as a positive sign that there is growing demand for room inventory. However, the demand here is still mostly driven by domestic travellers and Singaporeans planning for

Therefore, we need to constantly motivate and invest in them. More importantly, it also has made me realise the amount of coordination required between various teams to deliver on the guests’ experience which is why it’s essential that there is always a transparent and open communication. It costs 5 times more to attract a new guest than to retain a guest who has walked through our doors, hence I have come to realise that guest retention is extremely important and we need to constantly ensure that each individual’s expectations are anticipated and met through the various service touch points they come in contact with. Generally, the hospitality industry is a vibrant one and pretty much alive, and each day always presents new challenges and problems which forces you to think creatively on how to resolve it. Although I have not been in this industry long enough as compared to most of my peers, I always believe in keeping an open mind and a sense of curiosity towards learning from this industry and this is what keeps me going.

Your aspirations for Johor’s tourism scene? The Johor tourism scene is already a vibrant one. What one can hope for is to see an increase in the variety of higher value tourism product offerings and improvements in existing ones. Through proper dialogues and planning, this can create shared synergies among product owners in attracting both domestic and international tourists to JB. TI

The Johor Pineapple – Inspiration for Invention

the start of something BIG! Recently I met the winning team with their teachers and mentors and learned more about their exciting journey to such an amazing achievement. Head of Physics Department, Farrah Zainol, who taught Physics, Science and Mathematics to Form Four classes, talked about how she would get students involved in their class projects to fire up their interest in Science and Physics. After she had laid the foundation for a passion in Physics, these students who moved into Form Five classes would then be guided by their teacher Geetha Nair, who would prepare them for exams. In a brainstorming session, the teachers and the R & D Team finally agreed on creating an Infinity Spoon using four types of flour. But why did they choose to create a spoon? When the team gave serious thought to inventing a product that will combat two major problems in the community – plastic pollution and agricultural waste – they observed how plastic spoons were widely used and discarded. This prompted the idea of an eco-friendly Infinity Spoon. Supervised by Farrah and mentored by Aziemah Zaini, the team worked on creating a biodegradable spoon from various types of flour and the prototype from this research project was presented at the Asian Young Inventors Awards and Expo 2017 last February. Bring your appetite and indulge in crowd’s favourites such as Tomyam Soup, Seabass with Mango Salad, Minced Chicken with Tofu, Fried Squids with Butter Sauce, BBQ Prawns, Kailan with Salted Fish and Omelette with Oysters. All dishes come in large portions and are reasonably priced. The restaurant is open daily from 11am-3pm and from 6-10pm. I highly recommend you to dine here for a wonderful burst of flavours. ravelling to a stranger’s land would give you a little chill when they speak a different language, unknown roads, and the measure on how friendly the locals would be when you are visiting. In most dictionaries, ‘friendly’ is defined as a pleasant behaviour, a kind way towards someone, not harmful, helpful, and liking each other. Is Malaysia a friendly country? The answer is YES! According to a research by International Living on Annual Global Retirement Index, Malaysia ranked the 6th spot as the best country to retire in; quoting Malaysians as the friendliest in Asia. As we are living throughout modernity, our values are tested from time to time with several surrounding factors but will it affect our friendliness towards others? The Iskandarian put Johorians’ definition of friendliness to the test by asking several expatriates living within Johor Bahru on helpfulness, language literacy, manners, handicap friendly, and more. A Philippines national Jane Reynaldo who works as a spa manager in a hotel at Jalan Trus just moved to Johor Bahru from Kuala Lumpur since March this year, and finds that the locals here are friendlier than the people in the capital city as they were more accommodating when she needed help during her first familiarising trips in town. “I find that the people here are very helpful and they can entertain tourists if they need help. Johor Bahru is also developing rapidly like Kuala Lumpur too, but overall, it’s much more peaceful here. I’m also very impressed by Johorians’ love towards their Sultan,” Jane added when interviewed. An expatriate from the Land of the Rising Sun, Mihoko Maisara Yui who has been living in Johor Bahru for the past 25 years and is a teacher in The Japanese School of Johor, Bandar Seri Alam finds that language barrier is still an alarming issue even to communicate in English for several youngsters. “The newer generation has difficulties when conversing in English which I think is a universal language for

most foreign tourists. Sometimes, language barrier like this can make tourists feel unwelcome. However, what I love most is that I see Johorians are respectful to their elders which is almost similar to the Japanese culture,” said Mihoko. When discussing on treatment towards the disabled or handicap group, the disparity is apparent but if we unanimously shift our mind to be thoughtful or compassionate towards each other regardless of race, religion and appearance; this doesn’t prove to be an issue at all. “For almost four years of living and working with Johorians, I admire the way they treat and respect others especially the less fortunate despite the differences in religion and beliefs. I noticed similarities between Johorians and us where we respect and have a big heart in taking care of the handicapped people,” said a 24-year-old Albert H. Villapando from Philippines who works in Horizon Hills Golf & Country Club. As we embrace the rapid development and catching up with our surroundings may somehow affect our self-principles of modesty, respect and compassion towards another but showing friendliness to others can definitely make someone’s day. In early September, North Korea tested its most powerful nuclear weapon; threatening to escalate tensions with Washington and frightened the global stock market. To make things worse, Hurricane Irma swept Florida, USA and caused 3 million families to evacuate. Interestingly, the market did not react to these few incidents with panic selling. If you were “sold” into one of this bad news, chances are, you’d regret it in the next few days. In Malaysia, the sentiment has turned positive at the time of writing. The KLCI has once again stood above the MA50 line and poised to break at 1800. With some certainties existing amid challenges, how is our portfolio performing thus far?

2) CRESBUILD Even though its share price is yet to perform, CRESBUILD’s Q2 earnings is impressive, with revenues up to RM110.7 million and net profit of RM7.2 million or EPS of 4.2 cents per share. Earlier, the company MD indicated that 2017 is going to be a good year as the company is looking to complete a couple of projects this year. With 4.2 cents of earnings per share (EPS), CRESBUILD has definitely met market expectations. If the company is able to sustain its profits in the next few quarters, its forward PE will become 6-7, which is very undervalued. According to its 2016 annual report, the company has an outstanding order book of 1.3 billion and is still bidding 1.8 billion projects. This shows the company has good earnings visibility. 3) JHM JHM achieved RM63.8 million sales in Q2, which is slightly below its Q1. To many, this is below market expectation. Fortunately, its net profit for Q2 is 1 million higher than Q1. This shows its net margin has improved which is a good sign. Another strength of JHM is that 60% of its raw materials are purchased in USD, therefore, the weakened USD would provide a natural hedge to the company’s earnings. Moving forward, the management is optimistic of the company’s future owing to growing demands of automotive and motorcycle LED.

Since its inception in November 2015, we have gained 284% of returns until 11th September 2017. As the earnings’ reporting season has just ended, let’s discuss how our companies fared in the latest quarter. 1) HSSEB While the company recorded its highest revenue of 37.9 million since listed, its net profit is similar to the last quarter which is 3 million. It is expected that HSSEB would show a stronger second half towards the end of the year. According to its Q2 report, the company has secured a few contracts above RM41.6 million since 30th June 2017. On a positive note, HSSEB has been transferred to the main board on 8th September under trading and service sector. This positive development has bided well for the company’s future.

4) MMSV As one of the star performers, MMSV reported exceptional results, achieving RM29 million revenue and 9 million of net profit, or 5.6 cents per share in Q2. This is more than double when compared to Q1. The management attributed this stellar performance to new customers and higher machine orders from manufacturers of smart devices. Furthermore, MMSV has proposed to transfer to the main board on 25th August 2017. The management expects the rest of the year to be optimistic. Conclusion, as time go by, you can see the market is less susceptible to events such as wars or natural disasters. This means the market has become more mature now. So long as the company continues to deliver good earnings, the rest is secondary. TI

leven teams from secondary schools around Johor battled it out at the state-level of the Petrosains Science Show Competition (PSSC). Held at Auditorium Jabatan Pendidikan Negeri Johor, the teams were contending to be state champion and subsequently represent Johor in the Grand Finals this October at Putrajaya. Entering its ninth year, the nationwide competition was first introduced to promote Science along with effective and informal learning methods amongst secondary school students in line with Petrosains’ role as the corporate social responsibility arm of PETRONAS in education. PSSC required students to present a scientific concept and showcase an experiment or demonstration to prove

it, either individually or in teams of two in a 15-minute presentation on stage. They were judged based on content, showmanship, vocal elocution, language and props used. Nur Husniena Izzaty and Siti Raudhah of SMK Sultan Ismail who presented on Marine Science, effectively illustrated the ‘Bernoulli principle’ and how hydrofoil shaped fins help sharks float and swim faster; and that lead them to be crowned as state champions. The duo will represent Johor in the Grand Finals where they stand a chance to win an all-expenses paid trip for four to the National Museum of Emerging Science and Innovation (MIRAIKAN) in Tokyo, Japan worth more than RM30,000 including the opportunity to appear on the PSSC Astro

Interact Leaders Training Session RCJB organised the session to guide and teach student leaders to manage their clubs better

he Rotary Club of Johor Bahru (RCJB) organised an Interact Leaders Training Session at SMK (P) Sultan Ibrahim (SIGS) for its Interact clubs, namely SMK (P) Sultan Ismail (SIGS), SMK IJ Convent, SMK Dato’ Jaafar and SMK Sultan Ismail with the absence of SMK Aminuddin Baki. 63 students comprising 33 club officers from the 4 Interact Clubs and 30 SIGS Interact club members attended the Training Seminar. The objective of the

Seminar was to guide and teach the student leaders how to manage their clubs, lead their members and improve their clubs. They were guided on how to carry their own community service projects. The S e m i n a r ’s Interactive Sessions and Workshops were conducted by RCJB members who volunteered their time to help. Secondary school students get involved with Rotary through Interact clubs which are sponsored by Rotary Clubs and are

managed by the students through their elected Board of Directors and club officers. They are guided by their Schools’ Teacher Advisors and Rotarian Advisors. he Star online r e p o r t e d that Iskandar Waterfront City Bhd’s (IWCity) unit Tebrau Bay Sdn Bhd (TBSB) will end up with an additional 107.2 acres in Plentong, Johor Bahru, under a land exchange deal struck with the Johor state government. However, TBSB will also have to fork out RM309.12mil, to be satisfied partly in cash and partly by absorbing the cost of a construction job to be done for the state government. IWCity said under the alienation cum development agreement, the Johor government would compulsorily acquire 121.58 acres of freehold agricultural land from TBSB for a total compensation sum of RM222.8mil. In consideration of TBSB’s irrevocable agreement to the compulsory acquisition, the state government would alienate 228.78 acres, also in Plentong, to TBSB for RM531.92mil. These alienated lands, which are adjoining TBSB’s existing coastal land in Plentong, will require reclamation as they are completely submerged. TBSB will have to settle the RM309.12mil

difference between the compensation for TSSB land and the cost of the alienated land in cash and kind. Among others, it will be required to build 570 residential units and nine shoplots on the state-acquired land for the Johor government at its own cost (RM189.12mil construction cost plus ancillary costs of RM9.94mil). It will also pay RM100mil in cash as the premium imposed by the relevant state authority for the land alienation, and pay RM10mil in cash to Johor state government’s unit Kumpulan Prasarana Rakyat Johor Sdn Bhd (KPRJ). (KPRJ is also a substantial shareholder of IWCity, with a 6.4% direct stake and 37.8% indirect.) The RM10mil cash payment will be used to build a multi-purpose hall in Bandar Baru Permas Jaya, Johor Bahru. IWCity had recently sealed a merger agreement with Iskandar Waterfront Holdings Sdn Bhd (IWH) and IWCity’s two other substantial shareholders, Credence Resources Sdn Bhd and Johor state government investment arm, Kumpulan Prasarana Rakyat Johor Sdn Bhd (KPRJ). he word location carries a broad definition, and it needs to be broken down into three different scales

or levels. The first level is at the

grandest scale. It can be which city or town, or which part or district of the city. For example, Subang Jaya, which sets the tone for the overall level or range of values of any properties there is also where any prevailing trends or arguments on the implications of distance to the marketability of a property are taken into account vis-a-vis other factors such as transportation, connectivity, social structure, public amenities and etc. Urbanisation can turn a once remote location into a new hot spot. As such, the argument still revolves around location. Next down the locational tier is the neighbourhood, scheme (Taman) or township that the property is situated in. To a certain extent, this is where branding of the particular area plays a major role. Typically initiated by the original developer of the project, the brand identity of the area can also be affected by the perceived image

over the years that may have either enhanced or reversed the original branding. Therefore, timing is a key factor as far as branding is concerned. Some people think that brand association can override locational factors such as using the word “Damansara” in a project nomenclature. However, without a common geographical location, it will not last the test of time, especially now that it is overused. Timing and branding are therefore, still dependent on location. Third is the positional location of the property whether it’s a number 4 or 8 along the street, occupying the intermediate or corner lot, fronting a school or an open space, facing a T-junction or a cul-de-sac and so on. Similarly, in a stratified property the value is determined by whether it is facing the next block or out to the horizon, the higher the level the more premium it commands but where there are no elevators, the opposite is true.

Even though the above is a simplistic look at how location at various scales from macro to micro levels affect property values, it somehow vindicates and justifies why “location, location, location” is a timeless basis - if not a mantra, and remains as a relevant underlying factor, and not a marketing gimmick of the real worth of real estate. Should you consider yourself as discerning and meticulous whenever you’re in the market for property, there is no harm in going back to basics and not swayed by populism which seems to be in sync with the trends. Then only can your decision carry you through the ups and downs of the cyclical property market and prevent you from getting stuck in a trough where trends tend to fade away as soon as the next in-thing becomes fashionable. Appeal to Relax Regulations for FirstTime Home Buyers It was recently highlighted that The Real Estate and Housing Developers’ Association (REHDA) appealed to the government to relax regulations for first time house buyers and properties below RM500,000. REHDA’s President, Datuk Seri Fateh Iskandar Mohamed Mansor said the request includes a lower interest rate and longer loan tenure for transactions in the above two categories and urge the government to be more flexible to end financing issues. Iskandar commended the federal government for its efforts at helping first time buyers with, among others, the MyHome Scheme which offered RM30,000 in incentives for each affordable housing unit built. However, the allocation is considered insufficient now and it is hoped the government will increase it in the upcoming budget.

Developers Not to be Blamed It was reported that developers should not be blamed for rising house prices because in actual fact it represents the appreciating land value with residential planning approval. At PropertyGuru Malaysia Real Estate Summit forum entitled; “The increasing costs of being a developer”, Binastra Land Project Director, Steven Ooi, said that the rising cost is due to two main factors — actual production cost and compliant cost. Oi added that besides the changes in financing due to the sales and purchase agreement, new regulations such as firefighting system, production and foreign labour costs have also added to the cost. With all these challenges, he said developers should think about cutting cost and introducing quality products via the IBS (industrialised building system) which lowers the cost of production.
