Ponderosa Signs Strategic Affiliation with Japan’s Aomori Royal Golf Club

P

onderosa Golf & Country Resort and the Aomori Royal Golf Club in Japan signed a Memorandum of Understanding (MoU) to facilitate an inter-regional members’ cross-golfing privilege programme. Representing the Aomori Royal Golf Club in the signing ceremony was its Chairman, Kenji Maeda, and the Club’s Director General, Katsuhiko Fujita, while Ivan Teo, General Manager of Ponderosa Golf & Country Resort represented the Malaysian Club. “The MoU marks a strategic affiliation between both our clubs not only to facilitate an inter-regional members’ cross-golfing privilege programme but to ultimately promote both countries’ culture and tourism through golf,” said Teo, who also heads various travel and hospitality NGOs as the Chairman of The Johor Tourist Association for the 2018 term. The MoU was organised in conjunction with Dato’ Dr Siow Kuang Ling’s “Momiji Golf & Autumn Hirosaki” Charity Photo Exhibition.

In a statement, Dato’ Dr Siow who is also the Chairman of JAGAM (Japan Graduates’ Association of Malaysia) expressed his love for golf in Japan particularly in the month of October and would take the opportunity to photograph the natural autumn colours of Japan’s flora and fauna. Through a special art technique, Dato’ Dr Siow converted the photographs to look like brush paintings and these art pieces totalling 36 were on display at Ponderosa’s lobby from 24th February to 4th March 2018. The art pieces were for sale at RM2,000 per piece with the dual intention of raising funds for charity at the same time for the purchase of permanent premises for JAGAM. The Aomori Japanese Club is designed around the slopes of Ajara Mountain with a view of Mt Iwaki. Aomori City is located at the northern most prefectures on the main island of Japan. The facilities also include a practice range and accommodation provided by the Aomori Royal Hotel, which is endowed with a hot spring ‘onsen’. - by The Iskandarian TI

JARO launches Building Upgrade Local Council Raised Funds for Charity and Renovation Project The Johor Area Rehabilitation Organisation (JARO) needs RM1.8million to upgrade and renovate its current premises that it has occupied for the past 50 years

T

he Johor Area Rehabilitation Organisation (JARO) launched a project for the upgrading and renovation of its current premises that it has occupied since 1968. The premises are a rehabilitation centre and houses workshops for the physically, intellectually and visually challenged people. Here, people with disabilities can learn various skills such as sewing, basket weaving and bookbinding, and the crafts that they produce are then sold to the public. “JARO is an organisation that is unique because the disabled who come here for training are paid a salary with all the mandatory contributions in place,” said Johor Menteri Besar Datuk Seri Mohamed Khaled Nordin whose statement was delivered by Tuan Haji Amran bin A. Rahman. In his statement, Khaled said that he hoped the upgrading and renovation project will achieve its desired objectives and that the beneficiaries will enjoy the benefits that it will create and that no groups should be marginalised, left behind or excluded; and this includes people with special needs. JARO President Dato Jimmy Low Boon Hong said that the upgrading and renovation

of the premises includes the installation of an elevator, toilets, cafeteria and kitchen. “The building upgrade will finally enable the disabled to comfortably move around the building and be more productive without having to be concerned with accessibility,” Low said. “RM1.8 million is needed, and I am happy to announce that Think City Sdn Bhd is contributing RM500,000 to the project,” he added. Low said he hope corporations and individuals will also contribute generously and “I have a Memorandum that I am asking Tuan Haji Amran to pass to our Menteri Besar,” hinting that a formal request for financial assistance is hoped for from the state government. Also present at the launch

of the project were Rajpal Singh, Singapore’s Consul-General and Think City Sdn Bhd’s Managing Director Hamdan Abdul Majeed. Think City has been providing technical assistance to JARO since 2015. “An initial audit and design recommendation report was developed by Universiti Malaya’s Professor Naziaty Mohd Yaacob and now we are collaborating with local architect Yap Yew Peng to oversee the building upgrade”. “ The upgrade and renovation is targeted for completion at the end of this year, and we hope that JARO can celebrate its 50th anniversary of their move to this premises with all the upgrades and renovation in place,” said Hamdan. - by Shufiyan Shukor TI

Q&A

MONTHLY DRILL

Developed in 1990, has Tanjong Puteri Golf Resort undergone many changes? Although, Tanjong Puteri was developed over 25 years ago, it has expanded its offerings both in terms of software and hardware. Most recently, we have commenced renovation and upgrading works to our 34 Villas, and are in the process of enhancing our signature golf course; the Plantation Championship course. Our members and regulars enjoy the unique Clubhouse heritage infrastructure and ambience, so we’ve retained the traditional structure whilst improving areas selectively within the Clubhouse to maintain its unique golf & family resort identity. We believe in being relevant to the current and newer generation’s trend and preferences especially in the area of facilities and services. With that in mind, we are constantly brainstorming new ideas to cater to our customers’ needs. In fact we will be doing a very special launch of a “Family & Golf Now!” package early next month. This is a very attractive package with a view to let golf and families get together and unwind in a nature-infused escapade at TPGR. However, this promotion is for a limited period only. What are the current refurbishment works being done? Tanjong Puteri offers a variety of facilities to its Members and Guests. Aside from the 3 x 18 hole golf courses, it has Accommodations in the form of Clubhouse Rooms, Villas and Bungalows. The current projects are to refurbish one of the golf courses, namely Plantation Course and work includes the construction of new greens and bunkers, re-turfing selected tees and addition of subsoil drainage pipes.

The objective is to bring back a signature championship golf course that will be challenging, enjoyable but also a unique golfing paradise for members to invite their guests for a golfing good time. On top of that, we are taking the opportunity to refurbish all the Villas and Function rooms. The design theme is “Back to Nature” therefore, the interior design works for the Villas are very much based on nature, with light colours and we’re using plants as the basic of focus in the décor. This will allow us to expand our offerings into hosting bigger events, dinners and weddings. Situated in Pasir Gudang, how do you remain competitive when you are located much further than the other golf resorts? Whilst we are located further than those within the city limits, TPGR is actually not that far away. It is accessible via the EDL and a mere 30 minute drive from the Causeway check point. Our returning regular golfers over the last 2 decades are a testimony that the traffic is not an issue to get here. Being an integrated Resort, we offer a variety of facilities that is catered to all members of the family. We also offer good value packages to stay competitive. Visitors and guests usually do not have to get out of the Resort as we can meet their needs in the Resort. How is the golfing scene? The golfing scene has been on the decline or at least slowed down for some time now. The older generation of golfers although some “die hard” groups are there, but many others have retired from the scene altogether. The generation of golfers who played regularly in the 1990s are in their 70s or even 80s now, thus they do not play

Experienced in managing sizable projects, Benjamin has spearheaded the renovation and construction of 2 golf courses and clubhouse projects. Having managed both member and proprietor club, his knowledge of golfing and hospitality industry is evident with Tanjong Puteri undergoing refurbishments and emerging as a renewed competitor in the scene. as often. On the other hand, the younger golfers coming into the scene are not as many as before so basically there is a gap when it comes to replacements. If the younger generation doesn’t fancy the game, what do you think will be the future of golf? I still believe there is potential in the golfing scene. Recognition for outstanding individuals, good support and sponsorships are critical. If the younger generation can see that there is a future in it, then they will be interested. The Koreans, Japanese and even the Thais have done it, so, why not us? What are the available facilities at Tanjong Puteri? Besides the 3 Golf Courses, we have an Olympic Size 50M Swimming pool, 2 Children fun pool, 4 Tennis courts, 2 Squash Courts, a 52 Bay Driving Range, 21 Clubhouse rooms, 32 Bungalows and 34 Villas, a Horse Riding School, 8 Lane Bowling alley, a Sandy Volley Ball court, Campfire site, Futsal & Football fields, Team Building facilities, Children’s playground and a Khatulistiwa Spa to unwind. More importantly, we are not just a resort facility – we are an integrated family and golf experience, very ideal for a weekend escapade to rejuvenate. What is your view on Iskandar Malaysia? I like what I see being planned, done and

built at Iskandar Malaysia. It is generally good for Johor and Malaysia as a whole. The only setback for us at this time is that most of the happenings are located on the Northern and Western side of Johor Bahru. We, being on the Eastern front have not fully experienced the full benefits of the implemented plans but we are eagerly waiting for what is in store as more can be done on this end. How often do you receive complains and how do you address them? While we do not receive many complains nor are they often, we do get feedbacks every now and then. I see feedbacks as necessary and useful as they can help us improve ourselves. Normally, we will try to get into the root of the issue as quickly as possible and work from there to prevent problems from recurring and at the same time evaluate our own performances. We seek to provide service from the heart - by listening to our guests’ needs so we can constantly improve on our offerings. TI

Book Talk with Student Leaders

A leader who reads widely expresses opinions clearly,” said Teacher-incharge of Book Talk in SMK Dato Jaafar Johor Bahru, as she shared with me, how it aims to inculcate the reading habit among student leaders. Teacher Navinder Kaur d/o Dhiraj Singh said that students from Forms Two to Six, who are keen to develop leadership skills, may opt to join the student leader group. I met Navinder several years ago at her previous school, in a student leaders’ event and am familiar with how she is actively involved in encouraging and shaping her students through extracurricular activities.

She was also at my book launch event for, My Johor Stories: True Tales, Real People, Rich Heritage last year. And when Navinder discovered that school principal, Mohd Hanafi Samad, was a regular reader of my blog and had also bought my book, they wanted to invite me to speak at their Book Talk. The monthly Book Talk that features invited speakers, aims to create more learning opportunities to mould active student leaders. Other objectives of the group are to develop soft skills where students are trained to lead confidently, speak effectively and work together as a team. Navinder said part of the teachinglearning approach in the 21st century is learning beyond the four walls of the classroom and working together with the community. When I received the invitation to speak at the Book Talk, Navinder briefed me about the audience of 30 student leaders and that I should introduce my book in an interactive way to help them gain more confidence to speak in English. Since my book launch, I’ve had the privilege to present my book to various groups including members of Johor’s oldest Rotary Club, the Rotary Club of Johor Bahru, and the expatriate ladies of the International Women’s Association here. I have also presented my book with a public reading of selected portions of my book in Meet-the-Readers events organised by MPH Publishing in their bookstores, first in Johor Bahru and later in Kuala Lumpur. Each of the previous presentations was skewered towards the target audience and for the student leaders, I planned to present it differently because they are from

Aware that SMK Dato Jaafar Johor Bahru is an all-boys school, I designed my talk with elements to stir their imagination and capture the interest of teenage boys. Why Giving Space in Your Relationship is Important? – Part 2 Healing from Energetic Friction When two people share the same space, their Auric Field is connected to each other. There is some aspect of our energy which is compromised by others. There is also an experience of spark of attraction or repulsion, but this may not appear on the physical level. However, we do experience some form of friction in the energetic level. Any friction will directly involve the wear and tear of the body. Have you ever experienced tiredness after spending time together for a lengthy period? Have you ever felt mentally or emotionally suffocated from time to time? Energetic friction happens even in small amounts and usually it is not harmful. However, whenever the body shows the sign of people-

Spending time alone in a relationship is as important as being together. These are the benefits of giving space to your loved ones:

Love Begins with One’s Self A loving relationship begins from Self-Love as the essence of Love is to be given. Couples who can love each other are people who have the capability to love themselves first. Loving oneself is about understanding, learning, mastering and exploring an individual’s journey and life purposes. This includes a process of healing each other’s body, mind and emotions. When couples allow exploring each other’s journey individually, they can expand their learning about each other too.

fatigue, it tells us that we need an alone time to recover. Imitation vs Authenticity We often imitate each other’s characteristics without realising it. At the same time, we are longing for self-authenticity. Imitation provides us a learning experience of others, but imitation doesn’t last, and authenticity does. Spending time alone is about providing an opportunity to each other to discern between authenticity of one’s self and imitation of others. The deeper the couple knows the difference between these two characteristics, the better they understand their relationship.

here is more to Kukup than just seafood. Kukup Island is a rare gem – a mangrove island and a Ramsar site that is home to wild boars and other intriguing creatures, and it’s just a few

minutes’ boat ride from the area’s popular restaurants. Kukup Island has mythical origins too because its mystical ambience seems to envelope you as soon as you land in the island and step on its wooden boardwalk. On all sides, tall mangrove trees rise from the mud and the distant call of birds in its canopy follow you through the forest. It’s best to walk quietly here, and keep your eyes peeled. For rustling about in the undergrowth are several wild boars and scuttling about on the mud at low tide is a myriad of critters from mud lobsters to mangrove crabs and mudskippers. To get a bird’s eye view of the

island, climb up the lookout tower. Not only will you be able to see nearby neighbouring countries, you also get to enjoy the tree canopy and perhaps spot a Grey or Purple Heron, Lesser Adjutant Stork or White-belly Fish Eagle. Some lucky visitors have even seen Dugongs in its surrounding waters! Kukup Island is managed by the Johor National Parks Corporation (JNPC), who occasionally organises tree-planting events that allow you to participate and contribute to the island’s upkeep. But the park is well worth a visit even without this greater purpose – and then you can head back to shore for some delicious seafood! TI

T

o answer this big question, there is no absolute definitive conclusion that one could derive. It’s not uncommon for female candidates to lie when the interviewer bombs us with a question on family planning. Who wouldn’t? Especially if the role has potential career progress! However, there will come a time when we start thinking of the right time to start a family. Some few concerns which we may have are if our performance and attendance be affected, and if we will be capable of being fully committed to work physically and emotionally? Concerns that the company may have on female employees are the constant leave application for medical checkup and doubts to delegate certain tasks due to their condition since pregnant women are stereotyped to be capricious and sensitive during the first three pregnancy stages. Furthermore,

work

Ladies, Should We Put Our Family Planning on Hold? – Part One the company will be planning to hire substitutes when these female employees are on maternity leave. Generally speak ing, female employees shouldn’t be discriminated in employment on the grounds of gender, as Article 8 provides that everyone are equal before the law and entitled to the equal protection of the law. To add to that, Malaysia ratified CEDAW in the year 1995 which is a treaty that spells out women’s rights and the need for national legislation to protect such rights. The unfilled blank is to what extend these laws can safeguard female employees from being discriminated on the grounds of gender, specifically pregnancy? Regardless of the existence of Article 8 of the Federal Constitution as well as CEDAW, there are still female employees in hesitation to get pregnant or otherwise due to certain reasons such as the nature of the job or the enforcement of a bonding agreement that prohibits them. Let’s say, you are an air stewardess who gets pregnant after a year working with an airline company and you refuse to resign upon informing your Manager. Due

to your condition and refusal, the company terminates you for getting pregnant. You claim for unlawful dismissal or complain about the unfairness for discriminating you on the grounds of pregnancy. This delusive perception of discrimination on the grounds of gender specifically pregnancy is

fictitious in nature because of the fact that Article 8 doesn’t prohibit any gender discrimination in employment of private sectors. This has been clearly established by the Federal Court in the case of Beatrice Fernandez v Sistem Penerbangan Malaysia [2005] 3 MLJ 681 which held that an employee

can be legally dismissed for being pregnant owing to one specific clause in the collective agreement stating that in a situation if an employee becomes pregnant, they will be either be terminated or will have to resign. I will explore more on Article 8 in the next issue. TI

Time to Hold More Cash On 28th February 2018, we sold 106,667 Masteel shares at 1.23 following the disappointing quarter results released on 27th February 2018. According to the quarter report, the lower margin was due to higher raw materials and consumable costs. Nonetheless, we view this result as below expectation in comparison to its peers, such as Southern Steel and Lion Industries. The sales proceed from Masteel was RM131,200.

o far, 2018 has been a bumpy year for the stock market. Since the correction started in February 2018, the Dow Jones Index (DJI) rebound back to an optimistic 25000 above. However, it did not last long before it came down to form a second bottom at around 24000. When everyone was about to relax, President Trump announced the 25% and 10% tariffs for steel and aluminum respectively, signifying the beginning of a trade war.

Despite the volatility, the US still shows steady growth and strong job data. This fundamental is in harmony with the chart pattern of the DJI (refer chart 1), S&P and Nasdaq Indexes, as the candles are still standing above the MA50 and MA200 lines, implying that the mid

to long term uptrends are likely to continue. However, Malaysia’s stock market tells a different story. Even though the KLCI Composite Index is well above the 1800 level, the local market has showed very weak sentiments. First, many bullish counters have started to turn bearish in the last few weeks. Second, we tend to see more losers outweighing gainers in most of the trading days, with the ratio of two to one, at least. Third, apart

from the finance and consumer sectors, other sectors have showed bearishness. This trend change has started since February this year. In such challenging times, let us see how our portfolio has performed. Here is our portfolio summary on 14th March 2018: As you can see, we have reduced the number of counters from six to five this time. Our returns have reached 249% since it started in November 2015. Although one company was removed, we have added more shares into an existing company. Sold Masteel (5098)

Added Comfort (2127) In spite of the market volatility, it is obvious to see the glove industry remaining bullish. As a small player, Comfort Gloves Berhad has showed attractive valuation with PE ratio of 16 at the price of 1.1. Seeing its net cash position, high Return of Equity (ROE) and bright prospects, we added 20000 shares of Comfort (2127) at 1.03 per share. With the addition of previous cash and the sales proceeds from Masteel, plus the deduction of Comfort Gloves investment, our new cash level is now at RM153,325. In a nutshell, one way to reorganise your portfolio is to reduce number of counters while increasing weightage on an existing company. By doing so, not only your cash level has gone up, you would be able to focus more on the existing companies and invest when opportunity arises. TI

or most Johorians and Malaysians in general, securing a job opportunity in Singapore spells a massive transformation in career progression and financial stability – especially in terms of the triple earning power when compared to earning in Malaysian Ringgit. Despite that being the case, most Malaysians working in Singapore find a constant struggle between juggling their salary and surviving the renowned expensive lifestyle of Singapore. With that in mind, savings platform Cuponation Malaysia lists down a guide to surviving everyday life in Singapore for working class Malaysians on a budget. Housing on a budget Buying property can spell a major dent in your bank account hence the next savvy option would be to stick to renting out a home to make your daily work commute more convenient. Ideally, living in Johor and crossing over to Singapore every morning seems like the cheaper option, however let’s be realistic – this option will have you burnt out in less than a month. • Rent HDB flats One way to go around this is by renting a HDB flat for around MYR1484 to MYR 2375 monthly. You can always check out platforms like iProperty to find suitable rooms or apartments within your budget and preferred location.

play

The Working Girl’s Guide to Surviving Singapore on a Budget • Sharing is caring If you are alright with living with strangers, you can opt to share a room. Check out some options on Easy Roommate where you can further split rental costs. However, bear in mind the fact that renting out in prime locations closer to town can really cost you. If extensive commuting is a concern, then let’s check out the following point: Commute with Public Transport Getting around in Singapore is considered extremely convenient with punctual and efficient public transport. You can live practically anywhere around Singapore (not necessarily prime locations) and still be able to get to your office with public transport. • Monthly Transit Passes Knowing that you will be commuting on a daily basis with MRT and buses to save cost, consider investing in a monthly pass so you don’t end up overspending on your daily commute. • Be Active Singapore is one of the most pedestrian friendly cities. We may have similar climates but walking is made easier to get from one bus or train station with proper paths and pedestrian traffic lights. Yes you can still shop! Living and working in Singapore may

provide the impression that you might have to make certain financial sacrifices for example cutting down on those shopping trips.

DIY Meals Eating outside constantly for breakfast, lunch and dinner will definitely be the death of your bank account. One solution is to evaluate your food spending habits:

• Check out hidden gems Instead of shopping at high-end outlets, check out thrift stores and smaller boutiques around Chinatown and Little India for unique and affordable clothes. Not only are you shopping savvy, you can also be a trendsetter with threads you can barely find at commercial outlets.

• Meal Prep Grocery shopping in bulk at grocers like Giant Singapore or even in Johor Bharu during the weekends will definitely help you save cost and if you meal prep for the rest of the day, you can continue to save on the usual sum of cash spent on eating outside.

• Shop smart Go online with your shopping efforts in terms of getting extra discounts with discount codes and special first time purchase promotions. Also consider buying items from apps like Carousell.

• Eat outdoors – for cheap That being said, it does not mean that you cannot eat outside at all. In fact opt for the wide range of hawker centres and food courts which offer meals within the range of MYR18 and less. TI

Building Better Communities with Communa

M

ore of our Understanding Strata Living series with Alastair McCracken, Director at Edgenta TMS Sdn. Bhd. Today, we look at better Strata Living and the new management company by UEM Edgenta - Communa (www. communa.my) . What is Communa? “Communa” is a registered trademark of Edgenta TMS Sdn. Bhd., a Joint Venture of Medini Iskandar Malaysia Sdn Bhd, UEM Sunrise Berhad and UEM Edgenta Berhad. Communa brings together the UEM Sunrise history of building great communities with the asset management experience of UEM Edgenta, Malaysia’s largest asset management company. Together we bring to life the mission of UEM Group, “pushing boundaries and innovating to advance communities”. So, Communa a new brand and the technology platform we use to serve the Iskandar Puteri region - and the name is what property management is all about; building better communities.

Does all UEM properties come with readily available Property Managers and does Communa take over all of UEM’s properties? It’s the developer’s responsibility to establish the initial management of every project jointly with buyers, and then to convene the first AGM which will establish the management corporation. We support many property developers through this process and it is a service which we provide to selected UEM properties. Here in the Iskandar region our purpose is to deliver world class property management for this booming region, and ensure there is professional property management in place. After the first AGM, of course the owners may elect to continue with Communa to manage or appoint other professional management companies out there. But a company like Edgenta and UEM Sunrise with their commitment to creating successful communities need to ensure that there is successful management and they implement a management service to provide high quality services from the beginning because the temptation is always there to go for the cheapest.

What is the USP we’re looking at in subscribing to Communa compared to getting someone cheaper or via other preferences? Our responsibility is to ensure that we create successful and sustainable communities. What this means is we’re concerned with building value for that community. Value is built through maintaining the quality of life of all residents, supporting growth in investor returns, and maintaining the desirable brand value of the developed estate. Therefore, Communa delivers high quality services to enhance the brand presence and reputation of every building that we manage. Many people believe good management is delivering the lowest cost service. Property owners are quickly learning that the cheapest service providers are not going to give you the best outcome in the mid term. We ensure the cost of community management is competitive to market prices but our USP is the value we add to the community as we introduce technology, our online platform and apps to communicate with Communa uses technology to better manage its properties community members. We Now, under the Board of Valuers, manage with the purpose of building real Appraisers, Estate Agents and Property estate values through enhancing rental returns, Managers (BOVAEP), all valuers, estate agents investor yield and ensuring that the quality of and property managers have to register life in a Communa managed property is better and implement professional standard in the than other properties. Our managers are industry, and Communa supports that 100%. professionally trained to be committed to create Communa under UEM Edgenta is important for a financially sustainable community. the nation, the community and it’s vital for us to play a role in making sure every community Currently, how many projects has Communa we manage is safe and secure, financially been running successfully? We’re running about 38 properties in the sustainable and socially successful. Is it important to have a Professional Asset Management company in place? Professional Asset Management profession has never been more important in Malaysia. Property Management above all is about trust. The Property Manager must be trusted and act orderly and transparently. Property Managers are not just maintenance managers. The property manager must be financially literate, and also at different times a legal adviser, engineer, diplomat, dispute mediator, administrator and so on - it’s a complex job. The role requires significant training, and Communa is our response to that.

Iskandar region and in Kuala Lumpur as well, and Communa itself operates as a brand in Iskandar. This amounts to almost 24,000 units of commercial, retail, residential use, ranging from very high-end apartments, and complexes such as Teega, Sky View and Marina View Towers, as well as large mixed-used developments like Imperia, business parks, retail malls, and specialised projects. We’re certainly one of the larger managers in Iskandar Puteri and probably one of the biggest employers in the property management business in the region. What are the key duties of the Strata Manager? Accurate, open and complete communication of all activities – real time and accurate financial reporting. Property Managers accept funds in trust, hold funds in trust and spend those funds solely at the instruction of Owners. At Communa, transparency in accounting is so important. There are no undisclosed contracts, payments or invoices, and our entire process is available transparently to owners at any time. We are about to open our Puteri Harbour Customer Service Centre where our clients, investors and prospective buyers can come and talk to us about any issues they have related to any of the properties that we manage. Whether it is specific issues related to paying their service charges invoices, obtaining help with maintenance needs, or addressing other concerns, our team is there to help. Coupled with this is on line support for all owners 24/7, live real time support. Our community platforms enable anybody to communicate with us on line through their smart phones, PC, tablets at any time, there is 24/7 helpdesk, the ability to chat, and talk about your community. Our people are trained for both online and face to face customer service level. Regarding comments or complaints raised by the owners via this platform, our teams are required to respond to any emails within two hours, provide a complete response within two days and rectify issues within four days. If something is more complex, our managers are required to openly discuss with the owners and set clear timeframes to rectify any problems. In Iskandar, over 80% of our property owners do not actually live in those properties. Therefore, communicating on a traditional Notice Board will only ever talk to the 20% of owners who are living here - if they ever even look at the notice board. But at Communa, we communicate via email, posts on the community wall, receive and read invoices, book facilities, pay your service charges, receive updates of community events as well as access to Minutes of Meeting, management reports and financial information. Tell us more about Communa’s Online smart home & lifestyle services The Communa portal and mobile app connects you to an endless range of tools and in home services for investors, residents and Joint Management Body (JMB). For example, if you

Alastair McCracken need any maintenance works to be done, we have identified specific suppliers to deliver high quality home services. We deliver this via online communication platforms and apps so people can order anything they need for their home, e.g if air-conditioning needs to be fixed or if shower head needs to be replaced or painting needs to be done. We do not own those service companies. We are merely making it easier for the owners especially since 80% of those owners do not live here and this service helps them find local service whom they can trust and rely on to get the job done at high quality standards. This again boils down to maintaining the high value of their property, and making it attractive for people to live there and as investment purpose. How does Communa help create higher market value for home owners & investors? There are many ways you can save costs in buildings. A simple example – general practice in Malaysia is for nominated technicians to be assigned to a specific building. With only site based staff – it is impossible to offer all the skills that are required to maintain a complex development at a reasonable cost. So site staff without the necessary expertise are asked to handle maintenance jobs outside of their skillset. A better approach is to appoint a professional management company with the technical service professionals to provide specialised care and technical support to the building. In Communa, we have mobile specialist teams doing specialised planned and reactive maintenance works in all of our buildings instead of having a host of people at the building standing by for repair work as they arise. It means having fewer site-based staff, but more specialised mobile teams moving around the properties. This is safer, more cost effective, and delivered at high quality at a lower cost. Also, our Homeowner Services teams support property owners through the Vacant Possession, and handover process. Homeowner Services teams accompany the owners who come in to inspect their properties, and list the defects that need to be rectified by the developers. While the Property Manager’s sole responsibility is the common areas of the building, a separate division of Edgenta provide these support services, and make sure owners receive good service and build value in their real estate investment.

Among the platforms provided by Ihsan Johor is a community project that promotes a high spirit of volunteerism among the various communities. With this, the Rumah Ihsan Johor house was built in only 3 days involving 50 volunteers from Universiti Technologi Malaysia (UTM Faculty of Built Environment), Kolej Politeknik Metro Johor Bahru, Kolej Sayong Didik (Kulai), and staff of CGPV and Forest City Golf Hotel. Cash Flow Management

M

anaging your cash is important to ensure that you have complete control over your finances. Since cash is an exchange tool that allows you to buy goods and services, it is important for you to first understand your money managing habits. Do you normally run out of cash before your next pay cheque arrives? Or are you the type who has more than enough balance in your bank account? Regardless of your answer, this first step of a realistic assessment will help

you analyse how much cash you earn against what you spend. This simple concept is called cash flow management. Analysing your cash flow can tell you a lot about the nature of your income, spending habits and lifestyle requirements. Let us get started by learning about cash flow management. What is cash flow management? Cash flow management is the process of monitoring, analysing and adjusting your personal cash flow. Your personal cash flow is

Brought to you by:

made up of two main components; your income (inflows) and your expenses (outflows). Your income or cash inflows may consist of active income and passive income. Active income It’s derived from your employment or business ventures. The moment you stop working or doing business, your active income also stops. Examples of active incomes are salaries from employment and profits from businesses. Passive income It’s derived from your savings or investments. Passive income is received regardless of your employment status. Examples of passive incomes are income from interest or profit, rentals, dividends and royalties. Cash outflows, on the other hand, include fixed expenses, variable expenses and discretionary expenses. Fixed expenses It’s fixed in nature. These expenses are generally necessities and the

amounts incurred are normally the same every month. Examples are housing loan and hire purchase instalments, rental payments, insurance premiums and childcare expenses. Variable expenses Vary from month to month. Like fixed expenses, most variable expenses would also be considered necessities. Examples are food, clothing, utilities, mobile phone bills and essential household items. Discretionary expenses These are optional expenses. Most discretionary expenses are items which are considered non-necessities or nice-to-have. Examples are dining out, branded clothing, air-conditioning, cable TV, entertainment and nonessential household items. Now that you have an

understanding of cash inflows and outflows, let us study its application through a cash flow statement. What is a cash flow statement? A cash flow statement shows all your income (cash inflows) and expenses (cash outflows) for a given period of time. It is a basic tool to check your financial health and assess your financial position. Proper management of your cash flow ensures that you always have sufficient income to pay for all your expenses and puts you in a good cash position. What is your cash position? If you receive more than what you have spent after deducting your expenses, you have a surplus (positive) cash position. However, if you spend more than what you get, then you are said to be in a deficit (negative) cash position. TI
