Solidarity with Refugees: 12,688 Registered Refugees in Johor UNHCR Stakeholder Meeting highlights the needs and solutions for refugees in the South

M

alaysia hosts over 161,000 refugees and asylum-seekers, mainly from Myanmar and other countries such as Sri Lanka, Pakistan, Somalia and Syria. These are persons who have been forced to flee their countries due to war and human right abuses. Refugees live in a very challenging environment in Malaysia. The UN Refugee Agency (UNHCR) has been the primary provider of protection for refugees for over 30 years. It has worked closely with a small number of dedicated non-governmental organisations (NGOs) to support the most pressing needs of refugees. Based on the October 2018 statistics, there are 12,688 registered refugees population in Johor. 96% are from Rohingya and 4% from Syria, Palestine, Yemen and Iraq. Of which, 2,947 of them are children. Recently, UNHCR held a multi-sectoral Stakeholders’ Meeting in Johor to discuss issues pertaining to protection and solutions for refugees living in the southern region of

Malaysia, and explore opportunities for new collaboration and cooperation. “For many years, civil society groups and refugee communities in the southern states of Malaysia have done excellent work in assisting the refugee community living here. But if we really want to help refugees in Malaysia, we have to empower them to look after themselves better. We know that communities that are able to look after themselves are more resilient, more resourceful, and are less of a burden on the hospitality and resources of the host community. If they are allowed to live and work here lawfully, with proper documentation, this will be a ‘win-win’ situation for Malaysia and the refugees. Refugees will be safer and less exploited and Malaysia’s concerns about law, order and security and the economy will be more effectively addressed,” said Richard Towle, UNHCR Representative. The Stakeholders’ Meeting was attended by over 70 participants comprising

Country Garden Pacificview (CGPV) Sdn Bhd, the developer of Forest City had forked out RM550,000 to revitalise the 100year old school in Gelang Patah, Johor. Apart from the funding, Forest City’s own in-house project, landscape, design and construction team were also hands on involved in the revitalisation project. As part of Forest City’s longterm plan to uplift the quality of education, especially in the rural areas, SK Tanjung Adang is the first of 7 schools adopted by Forest City that undergoes the Forest City School Revitalisation Project. School Principal Noriah Md Jidin said the children are proud of their school, and their

enthusiasm to come to school has increased after the revitalisation works were completed. The renovations included repairing the staircases, repainting the façade, refurbishing the mural, common areas, security guardhouse and sports facilities. Country Garden and Forest City’s Director of Strategy Ng Zhu Hann in his speech said that education and poverty alleviation have always been the hallmarks of Forest City and the Country Garden Group. Meanwhile, State Housing and Rural Development Committee Chairman Sr Dzulkefly Ahmad who launched the revitalisation of SK Tg Adang, said the state government encourages publicprivate partnerships, especially CSR programmes that would enhance the lives of the locals. - by Moazan Emran TI

Government representatives, NGOs, civil societies, corporate sector, academia and refugee communities. Through this Stakeholders’ Meeting, they hope to expand the network of supporters to include new partners, including private sector and the local government. Dr. S. Ramakrishnan, the Chairman of Johor Consumerism, Human Resources and Unity Committee said, “It is crucial that we all come together now, because awareness of the importance of individual roles as well as a concerted effort by all stakeholders and the willingness to share the burden will make any intervention and effort more effective and efficient on various levels. It is not just up to UNHCR but all stakeholders from all sectors and walks of life who need to come together to stand in solidarity with the refugees and in finding solutions together. The solutions are to enable refugees to be self-reliant and resilient, to be able to contribute to our local economy and play a role in ensuring the prosperity and continued development of

Johor.” In light of the commitments in the Government’s Manifesto which outlines several areas to strengthen support for refugees, innovative approaches and new areas of cooperation and collaboration can be explored to address both the legitimate interests of Malaysian and the protection need of refugees, in ways that are mutually reinforcing. During the Stakeholders’ meeting, discussions were held around several key thematic areas of livelihoods namely work rights, education, healthcare, child protection, and sexual and genderbased violence as well as protection, including detention. - by The Iskandarian TI

Johor Industries Must Also Play Its Part in Retaining Local Talent

J

ohor International Trade, Utilities and Investment Committee Chairman, Jimmy Puah calls out to key industrial players from the state and elsewhere, to set up operations in Johor or if able, move existing operations into better industrial areas with updated and modern facilities. In the industrial 4.0, workers demand more and a better environment that will boost work productivity. “It’s the age of Google and Facebook, and nowadays workers want more; not for the sake of themselves but also for the productivity when they are working. This is the reality. And if we in Johor are not ready for this paradigm shift in the working environment, we will be left

behind,” said Puah. These are the steps he feels that are needed to retain local talents from braving the Causeway regardless of rain or shine, and traffic congestion. The PKR Deputy Chief also mentioned that these people must learn to be attached and be willing to work within the state’s economic corridors. He said this at the Senai Airport City Forum recently. The forum saw the presence of Dato Sri Che Kalib, Group Managing Director of MMC Corporation Berhad. Gan Seng Keong, General Manager of Senai Airport City, Datuk Hhoe Mee Ling, Divisional General Manager of Eco World Development Group Berhad and Chery Lim, Marketing Director of Ipark Development Sdn. Bhd.

Puah believes that in the current industrial age, cooperation from industry players and hearing the growing demands of workforce are crucial steps to retain local talent within the state’s many industries, adding that a better working environment will improve productivity and also create a conducive working lifestyle for Johoreans. These factors must be addressed as a yardstick to measure the quality of working life here as opposed to braving the Causeway for higher wages. Fur thermore, infrastructures and facilities must be able to accommodate the workforce in order to unleash the state’s true economic potential. - by Amin Khairuddin TI

major power outage incidents caused many parts of Johor Bahru city to be left without electricity unexpectedly in recent times. The latest occurrence of this power failure was in September 2018 where the Johor Bahru City Centre and its surrounding areas were affected. Johor International Trade, Investment and Utility Committee Chairman, Jimmy Puah mentioned that he had requested an incident

report from TNB to address this issue as it is unacceptable for Johor Bahru to face such problems gearing up to be an International City. “There must be steps taken to preempt such incidents from happening again, and it is not acceptable. According to the TNB report, precaution is taken through upgrading the electric network in Johor Bahru and through routine maintenance,” Puah said at a press conference near Senai Airport City,

recently. TNB will invest RM349 million in total of 142 projects to upgrade all the systems in Johor Bahru within 2 years. “17 projects are aimed to improve the 33kV systems in JB with an approximate cost of RM229 million whereas RM120 million will be set aside for the upgrading of the 11kV systems. All upgrading works are expected to be completed by December 2019,” Puah added. - by Harish Mustak TI

The job of fulfilling Tourism Johor’s mission in marketing Johor as a destination of excellence and to make the tourism industry a major contributor to the socio-economic development of the state lies in the hands of the current Director of Tourism Johor, Abdul Malik bin Ismail who brings 28 years of experience in various portfolios to the drawing board. Among his previous significant positions held by him were the Deputy Mayor of Pengerang Local Authority, and Director of the Johor Landscape Department. The Tourism Johor top position was presented to him in late 2017 when there was a reshuffle in the Johor Civil Service (JCS). Taking over the reins from his predecessor, Abdul Malik has enabled modernisation towards the tourism industry in Johor such as promoting cashless tourism and digital marketing

As one of the biggest states in Malaysia, how does Tourism Johor manage to promote and drive the tourism industry here? There is no doubt that Tourism Johor depends on the support and collaborative efforts from various government agencies and the private sector, namely industry movers to develop the tourism industry in Johor. The Tourism Johor Action Council (JTAC) and District Tourism Action Council (DTAC) have been established to ensure that all activities that revolve around the tourism industry are implemented well through proper planning, development, coordination, monitoring, promotion, and marketing. Both councils are crucial to assist Tourism Johor in coordination and implementing new tourism plans at the district and state levels. Besides that, these councils act as a platform for industry players to discuss arising matters or issues regarding the tourism landscape with the state government. Indirectly, it strengthens the collaborative relationship between government agencies, the private sector, and non-government bodies in developing the tourism industry in Johor.

Can you share some data on the number of tourists visiting Johor?

The tourism industry in Johor is seen to be on a good track and has the potential to continue moving forward. Statistics show that the number of incoming tourists to Johor has risen by 5.3% from 7 million in 2016 to 7.4 million tourists in 2017. Tourism Johor is confident that the

numbers will rise for the year 2018 and 2019 due to the various completed and ongoing development projects that are related to tourism in the state of Johor such as the Desaru Coast development projects which includes Hard Rock Hotel, Anantara Desaru Coast Resort & Villas, The Westin Hotel, Aman Resort, and the Desaru Coast Adventure Waterpark which is the biggest waterpark in South East Asia. Among others also include the World Class Indoor Theme Parks at Capital 21, and Sea Life at LEGOLAND Malaysia Resort and B5 Johor Street Market.

tourism industry in the state of Johor have been expanded in each district. This is due to the unique nature of each district. With that being said, the state government through the Johor State Financial Planning Unit (UPENJ) has prepared a Johor State Tourism Blueprint 2014 – 2023, which encompasses the tourism developments in each district through the expansion of 11 tourism clusters and concepts.

What are among the promoted sectors in Johor’s tourism landscape?

Normally, Tourism Johor would receive feedback from tourists through email, social media and industry players such as tourism agencies, tourist guides, and hoteliers. Generally, Tourism Johor receives positive feedback from both domestic and international tourists. There are also calls for improvement that comes in, such as the expansion of information dissemination through digital mediums, improvement of infrastructures and support facilities such as sign boards, tourist boards, toilets, maps, and more. Feedbacks from tourists are important to Tourism Johor as we can benefit by improving our products and quality of service.

Beautiful sceneries and natural attractions such as islands and beaches to the historical heritage and culture is not the only thing that the state has to offer. Tourists and locals are spoilt for choice when it comes to food and lifestyle too, right from shopping to golfing, and the numerous theme parks such as the Angry Birds Activity Park to the Puteri Harbour Indoor Theme Park. The main tourist sector in Johor at the moment is eco-tourism, agro-tourism, islands and beaches, homestays, golftourism, theme parks, sports-tourism and not forgetting, food-tourism. Tourism Johor has also identified new segments of tourism in the state that has the potential to increase the inflow of tourists to the state which is M.I.C.E-tourism, healthtourism, and education-tourism.

Is there a strategic plan for the 10 districts of Johor in terms of Tourism vision?

Efforts and responsibilities to develop the

How do you find the feedback from local and overseas tourists about Johor in general?

What are your thoughts on the integration of environment and health in the tourism industry (i.e. eco-tourism, health-tourism and etc.)?

Eco-tourism has definitely become one of the major attractions for tourists in Johor.

There are 5 national parks that are popular among tourists in the state which are Tanjung Piai National Park, Pulau Kukup National Park, Endau-Rompin National Park, Gunung Ledang National Park, and Bekok National Park. As for health-tourism, Tourism Johor is in the midst of enhancing and improving it so that it becomes one of the sought-after attractions in Johor. There are a total of 16 specialist hospitals in Johor which offers various medical and treatment services. Tourism Johor believes that the combination of these two tourism sectors will further strengthen the position of the state as a tourist destination that one should visit.

What can we expect in 2019?

Tourism Johor expects more mega development projects in 2019 that will cater to the tourism sector. Also on the forecast is the increase of tourists to Johor in the next year and many more holiday packages will be marketed by tourist agencies within and beyond the country. Tourism Johor plans to boost promotional campaigns and marketing by organising more tourism events and participation in exhibitions both locally and internationally through traditional and digital mediums.

What is your favourite Johor dish and where can it be found?

I’m fond of Mee Bandung Muar and Asam Pedas especially when I travel to visit my relatives back in Muar at Jalan Abdul Rahman and at Parit Bakar. TI

Students, Schools and the Community More Environmentally-Aware Increased community interest and participation in the 6th Iskandar Malaysia Ecolife Challenge (IMELC) and book launch

E

nvironmental Conservation is one of Iskandar Malaysia’s Circle of Sustainability development focus. The Iskandar Malaysia Ecolife Challenge (IMELC) aims to educate and encourage the community to lead a low carbon lifestyle by saving water and electricity, and managing waste wisely. In its sixth year running, it had attracted a record participation of 403 schools and 40000 students from Johor. Fifteen schools with the highest savings in electricity and water usage and with the highest number of collection of recyclable waste had a chance to pitch their environment-saving ideas, for a chance to win a shared cash prize of RM30000 for school-development activities. This year, the IMELC participants were judged according to learning, content, and how the school had communicated with the community about its efforts.

A total of 9 cash prizes were given out to three categories: Utility - SK Tanjung Langsat with 46% utility savings; Recycling Waste (weight) - SJKC Masai 16998 kg; and Final Presentation - SK Taman Suria. The total carbon reduction submitted by participating schools was equivalent to a savings of RM266,153.51. Income reported from recycling amounted to RM58,664.55. A savings of RM174,925.14 and RM32,923.82 for electricity and water respectively were also reported from IMELC; this shows that efforts made to reduce carbon emissions by living a green lifestyle could save and earn money. At a separate event, Datuk Ismail Ibrahim, Chief Executive of Iskandar Malaysia Regional Development Authority (IRDA) launched the Low Carbon Community Best Practices Book at Le Grandeur Palm Resort. The book highlights 15 of the growing

successes of communities, schools, and corporations towards a greener Iskandar Malaysia. Since 2011, IRDA has teamed up with a number of leading Japanese and Malaysian research institutes to develop the Low Carbon Society (LCS) Blueprint for Iskandar Malaysia 2025. LCS policies were designed to be scientifically-grounded while also being a communityrooted, people-centric, holistic, and integrated approach. The LCS Blueprint has implemented 55 completed and ongoing programmes and projects, aiming to encourage more participation and collaboration from all parties to make the Low Carbon Society agenda a reality. The run was flagged off by Mah Sing’s Chief Operating Officer, Benjamin Ong, Velocity Event Management’s Director,

Ivan Looi, and the management team of Mah Sing. The uniquely designed activity wrapped up in high spirits with all the participants having an unforgettable running journey featuring entertaining water activities and sensational music. In addition to the extraordinary running experience, participants also got to enjoy the performances from famous DJ duo, the Leng Sisters, as well as a memorable classical and pop violin show by talented violin artiste, Jessica Loo. It was a sight to behold as everyone was having an amazing time dancing to the music and getting wet at the same time bringing out the inner child in them. Even the local firefighters chipped in the fun by spraying the crowd with their water cannons. “We are happy to see the huge crowd at the Hazel launch carnival. Our SongkRun was a big hit since it was announced and we will continue to reinvent the way we interact with the public and shall come up with more attractive activities in future to enhance the lives of the residents living around our township to ensure that there’re constant interactions within the community,” said Datuk Ho. - by Moazan Emran TI

Melancholy - The Hidden Creativity or Potential Depression? – Part 2

M Rose Osman is a Certified Human Design Professional. She’s a guide for Living Your Design Workshop and coaches others on self healing for anxiety via E-courses and group workshops

yourpersonalmotivator BucketOfRoses www.roselifecoach.com

elancholy is inevitable. All ages experience it. Despite how similar the state of melancholy is, the reactions between adults and children are somewhat different. Children often deal with melancholy innocently. They normally want to be with themselves and express their feelings through their favourite activities. This is one way of channelling creativity. For adults, our perception that we are a creative being is limited. Therefore, to spend time alone and to connect with melancholy may not be our first choice, let alone expressing the emotional sadness. This is why we lack creativity. We

suppress the process because we think melancholy is something not worth paying attention to. If you experience this feeling of sadness that happens without a cause, the first thing you need to do is sit through the feeling. Observe if your mind is trying to create a story behind the melancholy; which is not important. Never suppress the feeling because it only leads to disruption of the energy flow. Prolonged suppression could cause severe sadness and potential depression and anxiety. If you have a child that often experiences melancholy, it is healthy to let your child know that the feeling is just a chemical process of

being a human being. Guide them to channel their creativity in the way they want it. Children who are forced to not accepting melancholy often express aggressive behaviour as a sign of dealing with interrupted energy flow. Understand that melancholy is a normal behaviour in adults and children. As a person, we are a highly creative creature, and creativity always finds its way to be in this world. The process is not easy and normally painful because creativity is a creation. It takes time for creativity to ripe; therefore, we are constantly being pulled to experience melancholy. It’s just a way of creativity saying, “Sit with me so I can be produced”! TI

MARY POPPINS RETURNS

n Disney’s “Mary Poppins Returns,” an all new original musical and sequel, Mary Poppins is back to help the next generation of the Banks family find the joy and wonder missing in their lives following a personal loss. Emily Blunt stars as the practically-perfect nanny with unique magical skills who can turn any ordinary task into an unforgettable, fantastic adventure and Lin-Manuel Miranda plays her friend Jack, an optimistic street lamplighter who helps bring light and life to the streets of London. PL Travers first introduced the world to the no-nonsense nanny in her 1934 children’s book “Mary Poppins.” However, the subsequent adventures of Mary Poppins remained only on the pages of the

seven other PL Travers’ books… until now. “Mary Poppins Returns” is drawn from the wealth of material in these additional books. The film takes place in 1930s Depressionera London 24 years after the first film was set. Michael Banks works for the same financial institution that employed his father and still lives at 17 Cherry Tree Lane with his three children, Annabel, John and Georgie and their housekeeper Ellen. Carrying on in her mother’s tradition, Jane Banks campaigns for workers’ rights and provides a helping hand to Michael’s family. When the family suffers a personal loss, Mary Poppins magically reenters their lives and with Jack’s help, brings joy and wonder back into their home.

out is a common form of arthritis caused by uric acid crystal deposits in the joints, primarily in the smaller bones of the feet and hands. An acute gout attack can cause sudden pain, tenderness, redness and swelling around the joints. Historically, gout is known as the “rich man’s disease” or “disease of kings” from overindulgence in food and wine. In modern day, risk factors such as certain medications (e.g. diuretic medications or “water pills”), obesity, crash diet, a high purine diet and excessive alcohol intake predispose one to gout. Purine is a chemical that is found naturally in the

body and in certain foods. It is broken down into uric acid which is then passed in the urine. When your diet is rich in purine, this

Here are some recommendations to reduce your risk of developing gout: • Limit intake of red meat such as beef, pork and lamb and choose poultry and fish (except those mentioned in the chart). As poultry and fish contain some purine, 1-2 palm size a day can be part of a healthy diet. • Avoid soft drinks and commercial high fructose fruit juice. Fructose is a natural sugar that is broken down into purine. It is advisable to eat whole fruit rather than fruit juice as fruit juice contains a higher concentration of fructose compared to whole fruit. •

Drink at least 8 glasses of water daily and

Avoid rapid weight loss or crash diet as rapid break down of body tissues can increase uric acid level and trigger painful gout attack. Gradual weight loss (2-4 kg a month) through healthy diet and physical activity is the best way to lose weight safely.

Lifestyle changes are important for managing gout. By staying hydrated, maintaining a healthy body weight and following a low purine diet, you can help reduce your risk of developing gout attacks. TI

Otterly In Love… I With Otters!

t’s so easy to get addicted to otterwatching… these mammals often seem to be playing as they roll in the mud, peek at people, and swim around jetties. Otters tend to move in family groups, though they are occasionally spotted hunting in pairs. Often heard before they are seen, they seem to call out to each other to warn of danger or to keep the group together. In Sungai Pendas, otters are known to raid the jetties – sometimes opening traps to retrieve fish or crab, then sitting on top of it to eat their lunch. Malaysia has four species of otters, and all are listed on the IUCN Red List of Endangered Species. Johor is known to have the Smooth-coated otter (Lutrogale perspicillata) and the Asian small-clawed otter (Aonyx cinerus). Otters are speedy swimmers and have thick fur coats that keep them warm and buoyant. They can live up to 16 years, but sometimes they are hunted for their coats and the pet trade. Otters are good indicators of the health of a riverine system as they need

clean waters to survive. They are often the first species to disappear when their habitats are destroyed or fragmented from development, so spotting them somewhere is a good sign that the area is still healthy. Kelab Alami Mukim Tanjung Kupang (kelabalami.weebly.com) conducts research on the otters in our mangroves and coastal areas; a research project sponsored by the Johor Port Authority (LPJ), in collaboration with the University of Malaya. Office Gossiping – Grounds for Dismissal?

G

ossiping is often known as a threat to team work within an organisation. It affects relationship between co-workers and creates unnecessary assumptions and speculations, o f t e n leading towards negative results. The big

question is whether o f f i c e gossiping amounts to misconduct and if so, whether it

is sufficient to justify dismissal. The issue of gossip has been deliberated by the Industrial Court of Malaysia. In the case of Malaysia National Insurance Berhad v Ratnawati Mohamed Nawawi [2007] 1 ILR 189, the PA to the Chairman of the Company was terminated because she was gossiping through the company ’s computer. She was also charged with using derogatory and vulgar language against some senior officers. The Industrial Court held that the dismissal of Ratnawati was unlawful based on the following reasons: • “It is quite common and natural for staff to gossip about their superior officers. It can happen anywhere and anytime especially when there is a gathering. It could be over coffee or tea or a meal that the gossip could happen. In the instant case it happens to be in the emails of the claimant and her friends. The court believes the claimant’s story that it was not meant to undermine any senior officers but merely a tea-room gossip. It was only meant to be within the knowledge of four friends.” With regards to the usage of vulgar language, the Court commented as follows:

Victor Gan “There is no doubt the words used were vulgar and derogatory… However those words were not used directly in the fact of the senior officers. It would be a clear case of misconduct if it was said directly to the officers concerned.” Several other cases were brought before the Industrial Court over the years and the Court has consistently applied the principles outlined above. Through that, it appears gossiping does not give rise to a direct cause of action in which case employers ought to explore alternative options to handle this challenge. Some suggestions are as follow: • Determine if the gossiping can give rise to other courses of action, i.e. insubordination, unprofessional conduct, misuse of company phone/laptop, etc. This means the gossiping must have impacted the Company / or an officer of the Company directly (as opposed to merely having sight or witnessing a conversation). • Consistently promote a healthy, trustworthy and positive culture from within – promote positivism. • Confront issues and address concerns openly. • Provide an outlet for employees to vent their challenges and frustrations. Gossips happen when an outlet is not readily

available or if employees feel that their voices don’t count. Raising awareness and providing training for Managers to handle misconduct effectively. TI

Accumulating Wealth Tips & Tricks

Is the crash really coming?

J

ust when the Dow Jones Industrial (DJI) started a strong rebound from the last trading day of October and rallied for nearly 2000 points, trend reversal began on 12th November, seeing a collapse of 602 points. The technology indicator Nasdaq Composite Index saw a 2.8% decline on the same day, led by Apple and its suppliers which their future orders have caused alarmed. The crude oil price has fallen from above $70 a month ago

to $55 in mid-November. It has entered a bear territory, even though some forecast that oil could breach $100 in year-end. Indeed, the recent volatility has much to do with the market’s concerns of rising rates, slowing global growth and the impact of the trade war between US and China. As of now, many have advocated it’s time to sell everything and wait for the crash so that you can buy back at much lower prices. However, is the crash really coming? What if it doesn’t and the recent sell down is merely a healthy correction? Before we delve into it, let’s have a look at our portfolio performance in these two volatile months: The portfolio above has showed a gain of 219% since November 2015, which is a bit lower compared to last month of 228%. We have added a company in our portfolio in November. Bought RANHILL (5272) Via its subsidiary SAJ Ranhill Sdn Bhd, Ranhill is the exclusive provider of source-to-tap water in Johor. It holds an exclusive license by the government, which enables the company to complete the cycle of potable water supply services from sourcing and treatment of raw water to consumers, and the maintenance of the water supply. There are four highlights of Ranhill: 1. Its monopoly position of water treatment and supply in Johor state. 2. Attractive valuation at PE of 11 at RM0.99. This is especially so as a utility company with competitive advantage. 3. High dividend yield at 7% (at the time of purchase), paying on quarter basis, is deemed appealing in times of uncertainty. 4. Its growth catalysts include the scheduled rate hike for Johor water, water-sewerage integration, potential Non-Revenue Water (NRW) contract wins. We bought 45000 shares of Ranhill at RM0.99, which is an investment of RM44550. With the cash brought forward, our new cash level is now at RM3645.

What causes the bear market? To answer this question, we need to go back to fundamentals, as the stock market is a barometer to the economy. If the economy will do badly, or it has showed signs of deteriorating, the stock market will go down first. So, is the US economy doing badly, or showing signs of worsening? In fact, it’s quite the opposite. The rate hikes of the US Federal Reserve bank means that the US economy is recovering, and this act is meant to curb inflation to prevent the economy from overheating. Let’s look at some numbers. According to US Labor Department, the US wages hit nine-year high in October and grew at an annual rate of 3.1%. In addition, the US unemployment rate has gone down steadily from 4.1% in January to 3.7% in October this year. This is echoed by its quarterly released GDP, which has grown from 1.8% in January to 3.5% in quarter 3 this year. All these are signs of stronger economy, which has inevitably made the reserve bank to increase interest rate for this and next year. Technically, the US market is not yet in the bear territory because a bear market is defined as a fall of 20% from the peak. For instance, if the Dow Jones Industrial (DJI) average has ever reached 26951 points as the highest, 20% means 5390 points. So for the bear market to occur, the DJI has to fall below 21560, which we are 3500 points away at the time of writing. I am not saying the bear will or will not come soon. My point is that for the bear to come, I believe the economy needs to show signs of weakening, which we are yet to see. Conclusion So, instead of guessing whether the crash is coming, why not be prepared based on the scenarios of ‘yes’ and ‘no’. Let us explore the feasible actions to take in both scenarios in the next issue. TI

Construction of Direct Access Road to Mah Sing’s Meridin Bayvue in Sierra Perdana Commences Infrastructure upgrade is expected to be completed by Q1 2019

C

onstruction work of the direct access road connecting Mah Sing Group Berhad’s (Mah Sing) seafront mixed integrated complex, Meridin Bayvue in Sierra Perdana to the Johor Bahru East Coast Highway had commenced earlier in October after getting the approval from the authority and is expected to be completed by Q1 2019. Upon completion, the new direct access will shorten the travel time for Meridin Bayvue’s home buyers and retailers to go in and out of the development. In addition, it will also enhance the connectivity of the development by shortening the travel distance between Johor Bahru East Coast highway and Meridin Bayvue to approximately 12 km, allowing easier access to areas such as Kawasan Perindustrian Pasir Gudang, Johor Bahru City Centre, Sultan Iskandar Customs, Immigration and Quarantine Complex (CIQ) and Singapore. Mah Sing’s Chief Executive Officer, Datuk Ho Hon Sang said, “We are glad to announce that the construction work for the direct access road to Meridin Bayvue has started. Our buyers and the surrounding community will be able to benefit from this once the road is completed as it provides easy access into our development and enhances the connectivity to nearby areas.” The enhanced connectivity will be a plus point for Meridin Bayvue; increasing the value of the project. It will also further promote Meridin Bayvue as a sustainable development that offers seafront living with excellent facilities at a price range that many can afford.

The new direct access comprises of an ingress and egress that connects to the access road that leads the highway. It is a single lane in and out of Meridin Bayvue to the highway. The connecting road is right in front of Meridin Bayvue mixed integrated complex, an additional feature which will attract homebuyers looking for residential unit with excellent accessibility to Johor Bahru City Centre. Meridin Bayvue is a freehold property located at Sierra Perdana’s commercial area fronting the coastal highway from Pasir Gudang to Johor Bahru City Centre. Meridin Bayvue comprises of four towers; 2 Covil towers and 2 Caspian towers which offers a three-bedroom serviced residence, from 980 sf-1316 sf. The serviced apartments sit on a 10 acres freehold land with in-house facilities and a retail podium of 93 units of lifestyle retail lots with built ups up to 1,851 sf. The entire residential project has a take up rate of 70%. Covil Tower is now available for viewing at Meridin Bayvue Sales Gallery and the units are priced from RM437,000. The current move in rate is approximately 50% where most purchasers are buying for own use. Meridin Bayvue is complemented with a complete education amenity through nearby universities, local and international schools with international living community with a list of distinguished schools in the City of Knowledge in Bandar Seri Alam and further enhanced by nearby shopping convenience such as Tesco Seri Alam, Aeon Permas Jaya,
