First State Women’s Multicultural Chamber of Commerce In the 158-year history of Nevada Nevada became the 36th state on October 31, 1864

Dear Members & Readers, The Women’s Chamber celebrates 20 year anniversary with our members and major corporations who have supported the official Nevada State Women’s Chamber since May 8, 2002. As the Founder, President and CEO and investing my own funds for the first five years, it has been a lifetime experience as a woman business owner since 1977 to now donating my time and funds to start this next journey (retirement) to help women of Diversity, Equity and Inclusion, here is a little of our history. History: The WCCNV (DBA) Women’s Chamber of Commerce of Nevada© is a Women-Owned not for profit official Nevada State Chamber in Nevada’s 158-year history. The official historical State Women’s Chamber of Commerce of Nevada© was established May 8, 2002 by myself, June L Beland, I also own ABC Publishing© since 1977. I was introduced to the idea of starting a Women’s State chamber for Nevada through the U.S. Chamber of Commerce, which I was a member for my own business for over 20 years. What most people do not know is that I invested my own money for the first five years until which time the WCCNV membership and corporations grew to financial stability moving forward with the help of my own company ABC Publishing©. I used my publishing company to promote the history of our Women’s Bi-Monthly Chamber Business Journal© to help market the members and give them a platform in the media in Las Vegas and Nevada (About local and state news, chamber membership-relocation & visitors’ section). We are also celebrating our Women In Power Business Magazine © that I designed and developed to raise extra dues revenue for our chamber while promoting women. Now we needed to establish our own nonprofit so in 2016 we established the WCCNV Legacy Foundation 501 [c] [3] nonprofit organization to raise funds for our scholarships for at risk high school students “Achieving Your Dreams through Education.” Our funds go through the Public Education Foundation PEF. As a State Women’s Chamber for the Nevada, we are Non-Partisan, no political affiliation with any side (Our members chose their own candidates not WCCNV). We support all diversity women in business and local and state officials. We are a NON-Partisan Chamber (No political affiliation or PAC fund) and support all women of DEI in all areas of ownership or careers. Our Government Affair Council Director is Ms. Anita Laruy who has served 30 years in legal and government arena. We also have a Diversity-Equity-Inclusion Committee DEI and cover all aspects of diversity with our New Director of (DEI) Jan-Ie Low who hosted our very first live Diversity Luncheon May of 2020 during Asian Pacific American Heritage Month. At this event WCCNV had a panel of three top Asian Women in Las Vegas and with DiversityEquity-Inclusion council member Ms. Rita Vaswani. As the CEO of WCCNV I am always promoting all diversity Chambers of Commerce within the State of Nevada. We work with all 45 state chambers in the US, and email all our publications to thousands of city chambers around the US as well. We are happy to celebrate our 20th State Chamber Anniversary for Women. June L. Beland Founder, President and CEO MAY | JUNE 2022

Our public schools are facing a teacher shortage crisis... and PEF is teaming up with education and community leaders to support new pathways into the classroom. The Public Education Foundation partners with the community and the Clark County School District to meet immediate, critical education needs that will strengthen our public schools. Together, we are driving public education forward. Thanks to our many community partners, we work to ensure every public school student can succeed through the following programs: Scholarships Plus will provide $4 million in college scholarships this year to help students pursue their dreams of attending college or vocational school. The PEF Teacher Superstore (formerly the Teacher EXCHANGE) provides school supplies to teachers to reduce their out-ofpocket expenses. These supplies are then passed along to students who often can’t afford them. Leadership Institute of Nevada identifies, recruits, develops, and retains good-to-great leaders from the education and

private sectors to propel public education to higher levels of performance and impact. Family Learning Program utilizes national best practices to empower families to more effectively support their child's learning at school and strengthen life skills that help disrupt generational poverty. Artists With Kids inspires CCSD students to express their creativity and foster a lifelong engagement in the arts by creating experiences that connect them with community artists. Building on the successes of the past 30 years, PEF is continuing its collaboration with community organizations dedicated to improving public education and introducing new programs to address the greatest needs of our public schools. Join us at thepef.org.

Teacher Pathway recruits, supports, and retains local diverse, qualified individuals committed to a teaching career in CCSD. Our teachers make an incredible impact on our students, but many students do not have the benefit of a permanent classroom teacher.

Can you help us prepare more teachers for the classroom by donating to Teacher Pathway? “Back home in Kenya, education is not free. Becoming a licensed teacher gives me the superpower to give my students the tools my family never had.” - Fatuma Abdullahi, Specialized Programs Teacher Assistant

How Much Do I Need To Put Down? By Tamra Coulter Happy New Year! I hope that 2022 is off to a fantastic start for you and your family. Do you have plans to buy a new home this year? If so, you’re probably thinking and saving for a down payment, but how much do you need? There are many loan options, and you may not need 20%.

Conventional Loans

Have you heard of Fannie Mae or Freddie Mac? These are the companies that provide conventional home loans. If your credit score is in good shape, you’ll only need to put 3% down on your new home

FHA Loans

Are you a first-time homebuyer? Then, an FHA loan might be a good option for you. Generally, you could put as little as 3.5% down.

VA Loans

If you’re a veteran or currently active military, your service is appreciated. Getting a VA loan doesn’t require a down payment.

Tamra L. Coulter Realtor | NVRE# 0175665

USDA Loans

USDA Loans are backed by The US Department of Agriculture’s Rural Development Program. These loans are for rural and suburban homebuyers. Check with your lender for income and loan requirements if you feel this is the right loan for you. That’s just a brief idea of the loans that allow you to save a little cash upfront. Of course, a mortgage professional will help you find the best option for you. I work with incredible lenders that can help. If you’re ready, give me a call, text, or reply to this email. I’d be happy to help you with your move.
